statement function to a new for E8 Introducing Kinetica, an inspirational new apartment building of one, two and three bedroom apartments. The thirteen storey tower features a 20m vertical wind turbine to produce its own renewable energy contribution and outdoor space is wellutilised – private balconies for many, a green roof for communal enjoyment and brown roof for urban wildlife.

harnessing nature Wind turbines capture the wind, channelled to them through the aerodynamic shape of the building, generating power, creating light Kinetica, located on Ramsgate Street E8, is the exception - and is exceptional. From its distinctive form to the interiors of the homes within, it has been designed by those who think outside the box. Powerfully cutting edge in its contemporary design, it also creates some of the power it needs from its own wind turbines. So while this is a building that will make an imaginative and striking addition to the urban landscape of E8 and to the capital beyond - when it comes to reducing carbon footprints it’s approach is progressive. In short, from aesthetics to the environment, location and lifestyle, when it comes to 21st Century urban apartment living, Kinetica provides it all.

Kinetica has been designed around four 5m high wind turbines which will directly contribute 10% of its electricity requirements, reducing its consumption from the National Grid. The unique form of the tower provides an acceleration of the air around the leading edge of the building, when the prevailing wind is from the south west, producing optimum airflow past the service core spine of the tower. These turbines are virtually silent and vibration free; ideally suited to urban sites. Their elegant helical form will provide a striking focus to the rear elevation of Kinetica and will be a persuasive example of the Governments’ renewable energy initiative.

At Telford Homes we don’t believe in cut-andpaste buildings, instead we bring exciting new architecture wherever we build. With a strong presence in East London, we have the expertise and experience to build homes that make bold statements, enhancing their surroundings and the skyline - as individual as they are distinctive. At Kinetica we worked with architects Waugh Thistleton whose name is synonymous with progressive and innovative design, a practice with an outstanding reputation for everything from urban planning to its architecture. Kinetica is a first for an apartment development in Hackney - representing the future, right now.

The ÂŁ10billion, five year investment programme for the London transport system will benefit Hackney through the East London line extension and North London line improvements. A brand new station at Dalston Junction, on the East London line extension, just 500m from Kinetica, is due for opening in 2010. Hackney Marshes are to receive a ÂŁ3m investment for sports and leisure improvements. The Olympic Media Centre is being built in Hackney Wick, offering longterm opportunities for media and communication industries. The largest urban park created in Europe for 150 years will beconnected to East Marsh by a new land bridge. Source: www.hackney.gov.uk (Jan 08)

Hackney has already seen a rise of 19% in house prices over the past year* and plans for further improvements to the Borough over the next few years are geared to boosting the local economy even further. *Source: Financial Times, Feb 08.

As a host borough for the 2012 Games, Hackney Borough Council are seizing the opportunity for Hackney by working to provide lasting benefits for better public transport; job opportunities; local businesses; improved sports facilities; a better environment. These plans work to promote Hackney as a top East London destination for work, living and investment. The 2012 Olympics will enable Hackney to benefit from improved public transport services, the Borough will be fully linked to the tube network via the extension of the East London line at Dalston Junction. Whilst major investment to the North London line, will also bring improved transport facilities to Hackney. Long-term benefits to the area include major business and enterprise opportunities, a new neighbourhood to the east of the Borough and improved green space. During the Olympic Games, approximately 20,000 journalists will report from Media Centres in Hackney Wick which will also feature a new bus station, cafĂŠs and shops, alongside sports facilities and green spaces. These first-class connections offer long term opportunities for media and digital industries, supporting the vision for an employment hub in East London. Meanwhile, plans are well underway for the redevelopment of Dalston Lane South. Adjacent to the new East London line extension at Dalston Junction, this project is the largest in the area, incorporating new homes, commercial and community space, a new library, a new bus station and a huge 4900sqm of public open space. Nearby, Gillett Square has already been transformed into a vibrant new hub for the town centre, brimming with retail and cultural attractions.

The 2012 Olympic Games at Stratford will be even closer as the transport network for Kinetica is already seeing changes Located on Ramsgate Street, just off of Dalston Lane, Kinetica is just an 8 minute walk from the existing Dalston Kingsland station to the south, whilst Hackney Downs station is little more than 10 minutes walk to the east. The East London line extension will bring a brand new station at Dalston Junction which will mean that by 2012, when the line is due for completion, residents of Kinetica will have a choice of three railways lines closeby. Kinetica is within easy reach of the nearby Queensbridge Road and Kingsland Road (A10) for the City and connections to the M25, for journeys further afield. Frequent bus services run on Dalston Lane, Kingsland High Street and Balls Pond Road, offering fast and efficient routes into and around the City, serving an abundance of locations such as Victoria, Oxford Street, King’s Cross, Bank and Canary Wharf.

By 2010, faster and closer tube connections are due into service via the extension of the East London line: Hackney will have new stations at Dalston Junction, Haggerston, Hoxton and Shoreditch. The link is due to extend to Highbury and Islington by 2011. Dalston Junction will also be a very local stop for Crossrail, the brand new high-speed rail link which will connect this area of London to the City and Canary Wharf, giving residents another transport option right on the doorstep. Hackney Council has also secured major improvements to the North London Line, with around ÂŁ200m being invested in longer trains and more frequent services by 2010, forming part of the new London Overground, creating an orbital route around the Capital and beyond. The area is already seeing key infrastructural changes and improvements - including the much improved transport links long associated with revitalisation of any local economy, enhancing property demand and creating investment potential. Kinetica offers you the opportunity to be part of this wave of change in Hackney in cutting-edge style.

Hackney, vibrant and alive with energy

Hackney is one of the most vibrant and diverse places in the world. A stone’s throw from the City and a short trip to the West End, Hackney is an inner London borough where one third of the area is park or open space and more people are choosing to live and invest. When it comes to charging your batteries, Hackney is the place to be! Residents at Kinetica will have easy access to a wide selection of shopping, cuisine and entertainment, all close at hand. Eating in, or eating out, this is a global village when it comes to food stores and restaurants. From Turkish delights to Vietnamese and Caribbean, SouthEast Asian to West African, if you cannot find your favourite culinary delight – then you’re not looking! There are cafés and coffee shops, bars and bistros and quirky venues like The Former Railway Station, on Amhurst Road - voted Best New Late Night Bar and Restaurant in London. As those who choose to live in a hip London borough would expect, shopping facilities are plentiful. An abundance of local grocery shops spread along Dalston Lane, while the neighbouring Kingsland Shopping Centre is home to well known high street stores such as Matalan, Iceland, Topshop, Oasis and Sainsburys – making you extremely well-placed for shopping from the everyday to the esoteric. The weekly shop takes on a whole new dimension at Ridley Road market with its cornucopia of culinary goods. Whilst close to central Hackney, Broadway Market has become a growing hub of community life, a magnet for those looking for chic restaurants and food stalls. Whatever you are seeking, Hackney offers a wealth of shopping facilities, from budget to designer.

Hackney is a byword for a cutting edge scene from arts to cuisine. Ever improving, Hackney is the ideal location in which to live or invest. In central Hackney there is Hackney Empire; close by, Hackney Museum, Free Form’s Hothouse, Space Studios and a wide selection of restaurants and bars stretching from Mare Street through London Fields Park to Broadway Market. Neighbouring Hoxton creates a vast force of energy, both artistic and culinary at its cafés and restaurants, late-night bars and nightclubs and art galleries, Hoxton Square’s landmark White Cube. With leisure facilities such as Esporta Health Club, Virgin Active, and Hoxton Square Academy Health and Fitness Centre. A short bus hop away, Islington and Upper Street restaurants, N1 Centre and 9-screen Vue cinema are in easy reach Perhaps it’s major attraction, Hackney boasts more green open space than any other London borough - including the Green Flag winner Clissold Park (just a 30 minute walk from Kinetica) London Fields Park (20 minutes walk) and Hackney Downs (just 19 minutes on foot). A little further afield, discover Victoria Park, the oldest public park in Britain and take refreshment in Victoria Park Village.

The Telford Homes brand is about consistent delivery of high quality, desirable new homes supported by dedicated customer service, providing the perfect balance of product finish and service excellence. Our dedicated Customer Service team undertake quality control checks throughout each and every apartment at regular intervals during construction right up until completion, providing full runningin advice on handover day. And because each Customer Service team member has a detailed knowledge of every Telford Homes development, any contact point will be able to offer advice and answer most questions. For the first two years, we also provide a 24/7, 365 days a year free emergency service, to ensure there is always someone to help with any urgent problems that may arise out-of-hours. Over 75% of Telford Homes’ customers buy with renting-out in mind at some stage. Local contacts with reputable letting and management agencies, furnishing specialists and our own tenants’ induction service can all support you in this business. This (with proven yields and high occupancy levels over recent years) may well be why over 95% of surveyed customers who took ownership of a Telford Homes property in 2006 would recommend us to their friends and family.
