aster can mean different things to different people; some view it as the most important date in their religious calendar, others as an opportunity to eat as many Creme Eggs in one sitting as is humanly possible. Whatever you believe, many of the rituals and traditions that surround this time of year seem to revolve around food: hot cross buns, eggs (both chocolate and chicken) and Simnel cake all play a part in the festivities. In honour of this, we have compiled an eggstravagant Easter chocolate guide that has suggestions ranging from Pierre Marcolini’s two-foot tall Russian Doll confections to Fortnum & Mason's hand-decorated floral chocolate eggs, all on page 43. Also, in the food section, is our review of the brilliantly eccentric Church Street Hotel – a little slice of Cuba nestled in the bustling streets of Camberwell. If vibrant style and tantalising tapas are your thing,

a little staycation should definitely be on the cards. Find out more on page 41. This month it was the task of our editorial assistant, Stephanie King to interview artist to Her Royal Highness the Queen, Darren Baker and discover why his art is often mistaken for digital photographs. Turn to page 12 to find out how she fared and to ascertain what hyperrealism actually means. If off the beaten track is where your interests lie, our wild Nevada travel story will have you packing as you read page 54. Cue the untamed mustangs and breathtaking desert landscapes. Thank you very much for reading, have a lovely Easter and make sure the only April fools you are served are of the raspberry variety. Enjoy! u

hey say perfection is a futile aspiration. But when you’re as good as hyperrealist artist Darren Baker, it’s an attainable goal. As one of the 21st century’s most talented painters, the 39-year-old Yorkshireman possesses a proficiency for mimesis and tonal nuance rivalling that of a digital camera. Unsurprisingly, Baker's CV is impressive, already including Official Portrait Artist to HM The Queen and Professional Footballers’ Association amongst a slew of other accomplishments. His largest exhibition to date, titled ‘Hyperrealism’, sees over 60 pieces go on display at M1 Fine Art Gallery this May. Absolutely spoke with the London 2012 Olympics official artist who is giving modern technology a run for its money.
STEPHANIE KING: Let’s start with an easy one: can you please tell me about your creative process? DARREN BAKER: The process starts with an idea, one I’ve been thinking about for a while. I don’t make sketches and notes, I just think about it for several weeks. Once I’m ready to commence the drawing, then I’ll set up some models, or if it’s a still life, set up the subjects in the studio and make sketches and take photographs…maybe one or two different references to start working on the actual piece, which could take up to 100 hours. It’s quite intensive... SK: What is it about your favourite subjects that fascinates you?

photograph. When they look closely they see the brush or the pencil strokes, but even at that scope they’re still unable to see the level of detail because it is so finely rendered. SK: Have you ever considered painting in other styles? DB: I think [hyperrealism] reflects my personality: perfecting things in high detail. When I was a student I tried working looser; not abstract, but experimenting with media. That informed my work because it enabled me to make up my mind and see what works to make things look realistic.
I JUST love to MAKE THINGS as realistic AS POSSIBLE. DB: I don’t really have a favourite subject. I mean, I love people. I try to capture people in portraits, their signature work – whether that’s in ballet or some other subject. I just love art and to make things as realistic as possible. SK: You are renowned for being an exceptional hyperrealistic painter... DB: Thank you. Yeah, a lot of people, unless they’re familiar with my work, they take a second glance to see that it’s not actually a
SK: How do you capture the personality of a city? Is it any different from capturing an individual’s? DB: Yeah, it is; you’ve got all of the different light quantities of the day, and each city varies. One of my favourite cities is London, but also Greenwich; it’s got so much great content there for an artist: the light, the atmosphere, the architecture. SK: Does producing a cityscape require less time than a portrait? DB: It can be more because there’s a lot of detail involved in capturing the architecture. One of the most time-consuming pieces [I did] was the Palace of Westminster with all of the stone carving and windows. It was an absolutely mammoth drawing to do. SK: Would you say that your big break came when you were commissioned by Leeds United Football Club?

ARTS & CULTURE / PROFILE DB: Yes, that was pretty much when I first came out of college. Billy Bremner had, sadly, passed away and they wanted a drawing to commemorate him. [It was] to be released into limited edition prints, and that’s what got my name established in the sports industry. Then I got the commission from the PFA and I’ve been their artist ever since. I’m now the resident artist of the National Football Museum in Manchester.
'Classical Horse', 2008, oil on canvas, 12" x 9"
SK: How do you go about selecting the pieces that go into an exhibit? DB: This next one in May in Greenwich will encompass the full range of my work: from still life, cityscapes, portraits, to equine and interiors. I’m really excited about it. I love Greenwich and the relationship I have with M1 Fine Art, so I’m looking forward to it! SK: Any works included in your upcoming exhibit that you're especially proud of? DB: The most recent pieces: the landscapes and cityscapes of Greenwich and London. Every recent piece is kind of the most valuable [to me], because I’m obviously a perfectionist and I’m trying to get there with every piece. Those in my eyes are the best. But I hope people will enjoy all of them. SK: Did you have much involvement in the exhibition curation process? DB: Yes, I worked hand-in-hand with the gallery and the owners in selecting pieces; what pieces they would like to exhibit and what their collectors would like to see. This links to a couple of works-in-progress: I’m kind of revealing my technique…how it comes across; how it’s developed; and the actual work that goes into it. When you see the finished piece, how it’s built up and created is really what’s interesting. SK: Why M1 Fine Art? Does Greenwich hold certain significance for you? DB: Yeah, I’ve known the gallery for a few
'Rose in Glass', 2006, pastel on paper, 8" x 9"
years and launched my children’s book there a couple of years ago, which was really good. M1’s been selling my work really well and established my name in that part of London. Also, I really like [Greenwich] – I spent lots of courting time with my now wife in that part of the world. It’s a special place.
SK: Aside from the Queen, who would be on your bucklet list of dream portraits to paint? DB: I would love to have a go at the Pope or the President, that would be quite spectacular and a great honour. Or if The Vatican or The White House are listening, give the gallery a call!
SK: Now, we can’t ignore the Queen. How did that commission come about? DB: I was approached by the Royal British Legion to paint the Queen for their 90th anniversary in 2011. It was just a fantastic opportunity having access to Buckingham Palace, and having the live sitting with the Queen is something I’ll never ever forget. The Queen was really experienced at sittings and putting you at ease. It was wonderful.
SK: What’s in store for the next five years? Any exciting projects in the pipeline? DB: Yes, I’ve got my residency with the Football Museum and then I’m looking forward to working on the next Olympic games. So we’re looking forward to Rio! u

WAIST NOT WANT NOT Wo r d s v i o l e t n e y l o r - l e y l a n d
’m not beating around the bush - I have become addicted to I Keeping up with the Kardashians. Like a large minority of people, I’m now obsessed with Kim and Chloe’s awesome bottoms, which give the illusion of particularly teeny waists. Although irritatingly, and in Kim’s case especially, these girls do have tiny waists. Gah! Unfortunately my Latino-physique is a far-off dream. Yet, while some lunatics pop off to their local surgeon for implants to create the perfect waist-to-bum-ratio, I sit here wondering (when there’s a cheaper, more stylish, less mentally deranged and what’s more REVERSABLE solution) why?! They’d evidently never heard of waisttraining: shrinking your waist by regularly donning a corseted garment, which you gradually tighten. Bizarrely, despite having co-designed a corset range, it never occurred to me that anyone other than Burlesque artists would do this. So, I decided to try it – well my version, which didn’t include going to the gym in one (like Kim). Wearing a corset for three consecutive evenings, it appeared I had lost three-quarters of an inch around my waist, not only this but it actually looked smaller. I can’t vouch for this method’s lasting effects or whether success was due to being unable to eat as much dinner, but it worked. So here are my three favourite corsets – the Violet’s Box Nude Victorian overbust £295, the M&S Collection Firm Control Waist Sculpt Panelled Waspie £25, and the Chantal Thomass Secret d’ Alcove Basque , £395 from Petis Bisous. u ● V I O L E T ' S B OX by Violet Naylor-Leyland

woman’s behind is a sensitive For those of us not blessed A topic. (or burdened) with a derriere of Kim Kardashian proportions, bikini season can be a frightful concept. So considering summer is an inevitability, Nuriss Skincare and Wellness Centre is here to offer some ass-istance. And the state-of-the-art health clinic’s Perfect Peach Bottom Toning treatment is the solution. Led by skin expert Dr. Anita Sturnham, the TV doctor will help you carve out a summer-ready silhouette using their range of advanced contouring technology. Nuriss beauty specialists employ the Exilis Elite’s radiofrequency and ultrasound abilities to literally melt away fat in your nominated problem areas. Pain-free and completely safe, the 30-45 minute non-surgical procedure targets fatty tissue by penetrating deep into the skin, heating fat cells to a comfortable 43 degrees and eliminating them in the process. The result? Dr. Anita promises a visible change even after the first treatment, although foursix weekly sessions are recommended. Starting from £350, Nuriss’ Perfect Peach Bottom Toning is ideal for an extra lift or help shifting cellulite. Finally, emerging from winter-induced hibernation into bodybaring territory is no longer daunting. u

oodie fragrances, or gourmand scents, are those moreish perfumes that bridge the gap between taste and aroma, the smells you can almost taste. Interestingly, smell makes up around 90% of what we perceive as taste through a process known as retronasal olfaction; the reason you have the primal urge to pinch your nose when you take your medicine. A word for this dual-sense sensation does not exist in the English language, but the French word arôme describes exactly that - the tastesmell combination. It is strange to me, one even might say ‘Alien’, that Thierry Mugler’s 1992 scent of that name is credited with being the first gourmand fragrance when way back in 1889 Aimé Guerlain created the ground breaking
This new breed is masterful, MULTIFARIOUS and RICH

‘Jicky’ with synthetic vanillin in its base. Continuing the theme in 1925 Guerlain’s nephew, Jacques, used the stronger-smelling ethyl vanillin, which does not occur naturally, and gave the world the iconic and still much loved ‘Shalimar’. These are complex multi-layered creations - not the candy concoctions we now think of as gourmand. By recalling this original tradition there is a new wave of complicated food fragrances, unlike the saccharine-sweet scents of recent years this new breed is masterful, multifarious and rich. Rightly considered by many to be the best vanilla scent of recent years, Josh Meyer’s Memoirs of a Trespasser’ [01] from his spearheading perfume house Imaginary Authors, resonates with resinous notes and smoky myrrh beneath a cloud of sensual Madagascan vanilla. One to own. ‘The Dark Heart of Old Havana’ [02] from ‘4160 Tuesdays’ is described by its creator Sarah McCartney as the smell of a walk
31 DUL_April15_Perfume.indd 31
through old Havana in the evening; wafts of coffee and tobacco and sweet, sugary desserts. Sassy, sexy and sublime. Shifting continents and concept; Smell Bent’s best-selling scent Tok’yo Mama Fizzzzz by Brent Leonesio [03] is a sparkling citrus vanilla fragrance with juicy yuzu, crisp hinoki, charged ozone and green cedar. Uplifting, bright, modern, fun and fashionable. New Italian brand Sammarco’s Bond T’ [04] is Giovanni Sammarco’s olfactorial memory of a visit to a chocolate factory in Pisa, cocoa absolute with patchouli and a touch of osmanthus. Gorgeously powerful and dark, it is a fragrance guaranteed to turn heads. Equally artisanal, and also layered with chocolate, Josh Lobb’s ‘Ore’ from ‘Slumberhouse’ [05] is rich with wafts of whisky and the elusive herb; dittany of Crete. Magical and mysterious. We finish our Gourmet experience with Maison des Rêves’ Mousse au Café [06], a shot of steaming espresso stirred into frothy milk. A nutty heart of almond and coconut is cocooned in sweet, sticky caramel. A complimentary base of vanilla is perfectly contrasted with slightly spicy sandalwood. u

ou might notice your skin starting to change this month. The precious spring sunshine will give it a much-needed boost, and the constant stress of moving from icy blasts to central heating and back again will start to abate. Calm is, hopefully, restored. It's a great time to try out a new foundation. Perhaps you might buy something one shade darker than your winter foundation in preparation for summer or simply to fake a pre-summer glow. Whatever the reason, there's a
whole raft of new foundation launches and some of them are truly innovative. The new Cover FX Cover Drops are particularly brilliant. Just add one drop - a little goes a long way - to moisturiser or face oil to create your perfect base. You can even - and this is where I think it's a real winner - add a drop to your high factor spf. The Bobbi Brown Serum cleverly combines their excellent skincare with their even better foundation. The SPF 40 is one of the highest factors in foundation I have come across. Finally, I'll also be looking after my nails this spring with this Deborah Lippman base coat which cleverly blurs dry ridges and gives a polished, buffed look. u

FOOD & DRINK / REVIEW
Buenos Noches
After luxuriating in our surroundings (and posing for a few pictures with the roses between our teeth) we head down to Angels & Gypsies for supper. We ask for a wine recommendation and are presented with Cair Cuvée 2011, a Spanish red, a nice fusion of Tempranillo and Merlot, which is spicy and smoky and delicious. We read through the menu together and are immediately relieved that we are allowed to choose more than one dish each from the tapas menu. My friend and I decide on the Orkney hand-dived scallops with thyme butter, the Basque Tortilla Bacalao with guacamole, the Jamón Ibérico De Bellota, some Gambas al Ajillo and Pulpo a la Gallega. The scallops are beautifully presented in shells, swimming in thyme butter and live up to their visual promise: fresh, bursting with salty flavour and the perfect scallop texture. The Basque tortilla is enormous and fluffy – the bacalao (dried, salted cod) saves it from any blandness and the guacamole adds a hint of sweetness.

inding a good hotel in London is hardly a struggle; you have the Savoy, the Goring and the Ritz for those who crave luxury and the chain hotels for guests looking for functionality and uniformity. It is harder, however, to discover a hotel with distinct personality, charm and comfort that won’t also break the bank. The answer? The Church Street Hotel. Located handily close to central London, this Camberwell hotel is also home to The Communion Bar and Angels & Gypsies tapas restaurant. When my friend and I arrive, we are greeted warmly at the front desk and shown up to our Habitacion Mambo Rey-Deluxe Ensuite room. The walls are lime green with a painted effect and our iron framed bed is strewn with Mexican-style blankets. Roses in empty Havana Club bottles pepper the bedside table and desk which also boasts
a bottle of champagne and some Green & Blacks chilli chocolate. The aesthetic is based around Spanish Americana and has a warm exotic feeling throughout but the pièce de résistance is the bathroom; tiled from top to bottom with terracotta and blue tiles, it really is a sight to behold.
41 C&A_APRIL15_Food_Review.indd 41
The jamon, which you can see on display on the counter in it’s full glory, is exceptional, a real authentic Spanish staple and is gone before the next dish arrives. Our final two dishes, tapas classics, are the prawns (gambas) in garlic butter and the octopus (pulpo). I can safely say that, along with lashings of the scrumptious red wine, these two dishes finish us off. It will surprise you then, that we actually manage a spot of dessert – but only because the churros with melted chocolate sauce smell so divine, we are powerless to resist. Doughy, sugary and utterly indulgent; we do not regret our decision. Satisfied and very full, we make our way up to our colourful bedroom and enjoy an excellent night’s sleep. u

he mustangs are on the move. Thundering across the Nevadan plains – hooves pounding, flared nostrils snorting, a whirling dust cloud in their wake – these wild horses are running for their lives. Like bestial Bonnie and Clydes, they’re on the run from the government, who in 2008 announced that 30,000 of these horses were to be slaughtered or sold in a bid to control numbers, destined for cruelly crowded corrals at best or the European meatmarket at worst. As a result, one of the most iconic symbols of the Wild West is slowly disappearing, and with it a piece of authentic American history. But there is one place where these horses have found refuge. Created by billionaire animal rights campaigner Madeleine Pickens, Mustang Monument is a luxurious not-for-profit eco-resort situated in the high desert of Nevada. Here you’ll find 1000 of these wild horses, rescued and roaming free on 600,000 acres of rolling desert plains. Believing that the answer to their plight is tourism, Pickens is spreading their story through the visitors who come to stay here and experience the mustangs’ own unique brand of magic.

This place is FAR
MORE THAN JUST
your average dude RANCH
Yet the resort has faced opposition, with local cattle ranchers contesting the benefits of Picken’s altruism. Seen as an agricultural pest, they argue that the horses threaten their livelihoods and without a natural predator, numbers will become unsustainable. Sabotage
attempts have been made, from wire fences cut to allow unsolicited trespassing on neighbouring lands, to stallions being planted in castrated herds to breech breeding regulations. Local men who work here have even been disowned by their families, such is the intensity of emotion that the ranch provokes. Despite this, Mustang Monument has proved a huge success, and it’s easy to see why. This place is far more than just your average dude ranch – accommodation here takes the form of either luxurious, handpainted teepees or decadently designed cottages. Illustrating the true meaning of glamping, teepees come kitted out in Navajo rugs, huge beds and bundles of cosy faux-fur throws. Pick the teepee painted with running horses and you’ll get to watch the mustangs in flight once again as the sun goes down and the crickets begin to sing. Meanwhile, for those who prefer their creature comforts, the sumptuous safari cottages are decked out in Ralph Lauren interiors and beautiful bathrooms with a tub big enough for two. Days are spent in the saddle, out on horse safaris in search of the herd or hacking over Spruce Mountain to picnic up on the hilltops overlooking the

TRAVEL / WANDERLUST It’s eerily quiet as you RIDE, WITH NOTHING but the UNTAMED wilderness around you Goshute Valley. These rides along take you along the dirt tracks of the desert scrubland, past deserted pioneer villages and into the shadows of the pinyon pines as the smell of wild sage floats on the breeze. It’s eerily quiet as you ride, with nothing but the untamed wilderness around you. Atop the mountain, views across the valley stretch as far as the eye can see into the piercing blue horizon – there’s not another living soul in sight. Apart from the Mustang Monument team of course, who cruise up in 4x4s to spread out the blankets, plump up the pillows and prepare an alfresco feast for lunch. Here, luxury is never far away. But you don’t have to be an equestrian enthusiast to enjoy all that Mustang Monument has to offer. Resident cowboy Clay Nannini is on hand to teach you how to lasso and take you out on the old, open wagon before breakfast to feed the herd. Rattling down the track behind the two giant draft horses, Pat and Duke, these trips make you feel like you’re starring in an episode of Little House on the Prairie. It’s worth the early start though – lured in by the food, the mustangs come tantalizingly close, allowing you to get as near as humanely possible to these wild animals. It’s easy to waste hours watching them. But for those looking for some more high-octane activities, there’s also rock-
climbing, shooting and off-road buggy rides on offer. You can fire anything from small pistols to large assault rifles on the ranch’s range, where the targets take the shape of various villains – zombies and bandits who each squirt fake blood when you make a hit. Ex-SEAL Monty Heath runs the adrenaline-fuelled rides in the Maverick, an off-road buggy complete with roll cage. Even with seatbelts and crash helmets, it’s still a hair-raising ride as you whizz around the dirt tracks at 70mph, dust flying in your trail as you narrowly avoid rolling. After a long day out on the plains, things taker a slower pace back on the ranch where guests return to a homecooked meal served communal style in one of the dedicated dining teepees. Food is wholesome and hearty – think pumpkin soups, roast chicken, corn on the cob and
cherry crumble to finish. After dinner, roll on over to the saloon bar, take a seat on one of the saddle-turned-stools and enjoy the country tunes crooning over the stereo as the bourbon flows. As the night rolls on and your teepee beckons, take a moment to reflect in one of the wooden armchairs under the twinkling night sky. Out of the silence of the cool desert air comes a distant rumbling rolls as the hooves once again begin to pound across the plain. It’ll be while yet before the mustangs stop running. u Steppes Travel (steppestravel.co.uk / 0843 778 9926) offers a seven day itinerary with four nights at Mustang Monument in Nevada (mustangmonument.com) and three nights at the Sundance Resort in Utah from £2,725 per person based on two people sharing, including economy flights to Salt Lake City, car hire, full board accommodation and all activities at Mustang Monument, and room only accommodation at Sundance.

ne of the most famous terraces in the world, The Royal Crescent is an archetypal example of Georgian architecture. The sweeping row of terraced houses is Grade I listed and debuts the same Georgian stone façade and Ionic columns from when it was first built in the late 1700s. Designed by architect John Wood the Younger, the Royal Crescent has become a key historical site for Bath’s steady flow of tourists which, after an 18 year battle, are no longer allowed to visit the crescent in tour buses. Each house has a rich historical tapestry that has been sown by many a famous face. Writer Christopher Anstey resided in number 5, while jurist and explorer Thomas Falconer lived in number 18, and Major Bernard Cayzer bought number 1 in 1970 and gave it to the Bath Preservation Trust as a gift to the people of Bath. The hotel occupies number 15 and 16 on the crescent and is all long sash windows, panelled walls and original features. This set the scene, helped by the blustery wind, typecast staff and black cat, for a weekend that could’ve come right out of a Jane Austen novel.

any of the bedrooms and suites at the hotel have been named after notable historical figures who’ve stayed or resided in the different houses at some point in the past. These include the Sir Brinsley Sheridan Suite, the Elizabeth Linley room and the Ralph Allen Suite. The latter, where we stayed, is elegantly kitted out with a large, cloud-like bed, a walk-in wardrobe, and even a secret hideaway study, which on our stay became the popular ‘red wine room’. There is no minibar, which took us by surprise, but the in-house sommelier is as efficient as can be and makes things special by popping the cork for you in your room.

ander out of the main house into the enclosed acre of gardens, where there is a striking pillared Pavilion, manicured lawns and preened flowerbeds. There’s also a back-building that houses both the restaurant and the spa. The spa, which is a destination in its own right, is simple and pared back. There are plenty of treatment rooms, but it’s the indoor swimming pool (inspired by the famous baths in town) that really draws the crowd. Treatment-wise, the spa has all the classics, but we suggest opting for the Royal Crescent’s Signature Treatment. The 90-minute ESPA treatment includes a back massage, scalp massage and facial. amberwell-based Lydia Syson’s third C novel continues her passionate drive to open up neglected periods of history to teenaged readers. Liberty’s Fire examines tangled loves and friendships that evolve around the tumultuous events during the Paris Commune of 1871 As allegiances shift between the dedicated communard Rose, gutsy teen Zéphyrine, fatally-divided opera singer Marie, idealistic violinist Anatole and detached photographer Jules, so the forces of revolution and repression threaten to engulf them all. This exciting and unflinching novel is a hugely satisfying read - and a fascinating one too. ◆

Advice for students and parents on picking the best kind of holiday tuition before exam season starts
s we head towards the final leg before the countdown to A GCSEs, AS-levels and A2s begin, it is vital that students have a clear revision schedule mapped out. Ideally this should begin now, avoiding the mad, last minute cramming spree. Using constructive criticism received from their mock exams, specific areas of weakness can be identified. If extra tuition is needed this can then be arranged in advance. Doing so helps to ensure that the student has the tutor of their choice, which will likely result in more effective study. Quality over quantity is definitely a cliché that rings true in this instance. There is no point in spending hours poring over books if the student’s main achievement at the end of a day is staring out of the window for several hours or arranging their summer holidays to the minutest detail. So what revision approach should students adopt when? It is far better to combine structured and rigorous study sessions with outdoors study, where possible, and sports to keep both the brain fresh and morale up. And, it goes without saying, a healthy, balanced diet and plenty of sleep are key to an alert mind and prolific memory. Though simple, these tactics are the best methods for students to learn their class material, as efficiently (and as painlessly) as possible.u

ometimes great change happens quietly. Such a moment happened a year ago in a corner of south-west London when King’s College School hosted True Grit, a conference on developing emotional resilience in schools. A conference to openly address issues surrounding teenage mental health with representatives from the country’s most elite schools was a first. Within a week of advertising the event tickets were sold out, with nearly 200 leading school head teachers and pastoral heads attending. Highlights included a speech from child psychologist Prof Tanya Byron, Prof Russell Foster’s talk on adolescent sleep and neuroscientist Sarah-Jayne Blakemore shedding some light on the complexities of the teenage brain. The day was a resounding success. As Robert Milne now says: “The wave of public interest and support that surged the True Grit conference along has continued into other schools, professional
63 CHIS_APRIL15_Education.indd 63
development events and the media.” Closer to home, Godolphin & Latymer recently ran a week of ‘resilience training’ for its high-flying girls entitled Challenge Your Limits. And in south-east London, Colfe’s School’s ‘Developing resilient minds’ programme shows that concern for teenage well-being is still uppermost in teachers’ minds. So much so that Dr Nihara Krause, an adolescent psychologist and key speaker at True Grit, has been asked to headline the Headmaster’s Conference deputy heads’ conference in Glasgow. King’s hasn’t stood still either, a few weeks ago it ran a sister conference entitled ‘Caring to Achieve’ and mental health campaigner Ruby Wax making the keynote speech. Why has personal resilience struck such a chord? King’s headmaster Andrew Halls says: “It is partly because we were openly discussing matters that some schools have been very reluctant to address. With an apparent perversity, some adults and children seem to ‘have everything’ – except happiness.” u

London’s ‘seedy underbelly’? Dean Street, Soho
Y
ou might wonder why an apartment within an Art Deco block in Soho might fetch £2.75 million when it’s in an area which was recently called the ‘seedy underbelly’ of London. And that was by one of its fans. Why is it so popular with online house hunters? The property has been viewed nearly 30,000 times online, making it the most frequently viewed even though it’s one of hundreds of apartments for sale over £2.5 million in central London. So what’s going on? Rob Hill, MD of Greater London Properties, says it’s probably because the vendor, the CEO of a huge multinational corporation, recently dropped his asking price by £250,000 and this will have put the property on people’s ‘reduced price properties’ alerts. But the apartment, which features high ceilings and a large roof garden, is also typical of the new kind of upmarket apartment now available on Dean Street and this

MOST POPULAR.indd 136
reflects the changes that Soho’s property market is undergoing. Not so long ago multi-millionaire CEOs were unlikely to have considered it an appropriate place to have a London crash pad and instead would have settled for neighbouring Mayfair, Knightsbridge or Kensington. But attitudes are changing. Only a few years ago, Soho was best known for its sex shops and hedonist nightclubs which have dominated the area since the 1950s. But under pressure from Westminster Council to licence or close, many of these establishments have chosen the latter and are making way for more conventional retail outlets. The area is gentrifying too radically for some. Stephen Fry recently
headed up a Save Soho campaign supported by Benedict Cumberbatch, Pete Townsend and Eddy Izzard to have Soho’s square mile of mostly low-rise Georgian and Victorian houses declared a ‘heritage zone’. And this apartment is in the thick of it. Famous residents and visitors to Dean Street include Mozart, who gave a recital at No.22, while Admiral Nelson spent the night in a house on the street before the Battle of Trafalgar plus an impoverished Karl Marx lived at both No.28 and No.56. The street also has strong connections to the music industry, the chief of which is Dean Street Studios (at No.59). A litany of artists have recorded songs there from David Bowie to Duran Duran. But for how long will it continue to be a working area as well as a residential one? Now that the sex industry has been largely rooted out it’s becoming better known as a prime property market, helped by the expected marble-cladding of Dean Street’s northern end; Tottenham Court Station is to be torn down to accommodate Crossrail and reborn as a combined tube and rail station plus new offices, a theatre and housing.

As well as a diverse range of property, this area has something for everyone, Royal Parks, historical landmarks, boutique shops and fantastic transport links to central London. What is your company ethos? Professional, ethical and to help our clients
through what can be an emotional process, whilst maintaining accurate, commercial, and candid advice. Favourite property: I’m biased because I grew up in the Westcombe Park area so Foyle Road stands out for me, and this property has been
completely renovated (pictured below). Market predictions: We saw a price correction in 2014 and predict that 2015 will be steady and stable – committed sellers and motivated buyers will make for a busy year for JLL.

he Acorn Group made it into the London Stock Exchange’s 1000 Companies to Inspire Britain in 2015. The report is a celebration of the UK’s fastest-growing and most dynamic small and medium sized businesses (SMEs). To be included in the list, companies needed to show consistent revenue growth over a minimum of three years. The Acorn Group is the leading independent residential estate agency business in South East London and Kent. The Group operates three high profile estate agency brands - Acorn, Langford Russell and John Payne, as well as Start Financial Services and MAP Surveyors, which are all well-established and trusted
brands in the areas in which they operate. Founded in 1984, The Acorn Group has remained a dominant player in the Residential, Commercial, Land, New Homes and Financial Services industries. Robert Sargent, Chief Executive Officer of The Acorn Group said, “Our business has a unique approach to the delivery of residential property services across both private and corporate clients. The ability to offer a ‘one stop shop’ and build long term, ongoing client relationships has undoubtedly been the key to our success. However, our biggest debt of gratitude goes to our clients for their continued support, without which we would never have achieved this distinguished accolade. We look forward to working with them in 2015 and building upon our mutual success.”

IN THEIR OWN WORDS
Tim & Charles Proctor Partners at Proctors, Park Langley & West Wickham Photography: rebecca noonan TIM PROCTOR:
CHARLES PROCTOR:
A A t university, I was very envious of my friends studying for vocational degrees, who seemed to know exactly what they wanted to do with their lives. As Proctors is a family business, property had always been a topic of conversation, but I was determined to get a job off my own back before deciding whether estate agency was for me. My first job was with a rural estate agency in Sussex, but after four years I joined the Park Langley office in 1996, where the pace of life was notably faster. I’ve now been here for almost twenty years. Beckenham is such a great place to live, and has a strong sense of family. Repeat business has been a strong theme for Proctors over the years, we often act for different generations of the same family. The property market here has returned to normality after a frenzied period in 2014; demand was exceptional, with many buyers moving out of central London to enjoy all the borough has to offer. Since Proctors was established in 1946 my father, and grandfather before him, worked extremely hard to build the brand and the business. I feel proud to run one of the offices he cherished for so long and, after 20 years, one of my strongest motivations is to ensure we maintain his high standards. The best thing about this career is the people. Many sellers have told us we have reversed their preconceptions of estate agents; doing a good job to help a client move to a home they have set their heart on is extremely fulfilling.
fter leaving school, I wasn’t sure what I wanted to do and soon found a job in the hospitality department at Harrods. It was an exciting place to work, but I needed more of a challenge. It wasn’t long before I followed my father into property – I’ve now been at our West Wickham branch for over twenty years. I love the challenges and rewards that come with helping people to sell and move to their dream home. Bromley has got the best of everything; fantastic transport links, outstanding schools, acres of green and open space. After last year’s hectic market, we’re lucky that there is now a little more property available. Previously known as George Proctor & Partners, we decided to rebrand after carrying out extensive customer research. Everybody refers to us as Proctors, so it just made sense. We also felt modernisation was a progressive step and updating our branches would appeal to a wider and increasingly younger market. What hasn't changed though is our people; our key strength is in the experience of our partners and staff, many of whom have been with us for decades. Both Tim and I have been thrilled with the extremely positive response to the rebrand and I know our grandfather George would have been completely behind it. We are more determined than ever to ensure the experience and professionalism offered by Proctors over the past seventy years continues for years to come.

his ironic that a type of property built exclusively to house the servants of London’s super wealthy during the 18th and 19th centuries has ended up being the latest and most fashionable type of property that London’s well-heeled want to live in. Mews homes, which were designed to keep the horses and servants who looked after them away from the front of London’s
ABSOLUTELY MAGAZINES

Victorian mansions, were until recently seen as a second-best choice for today’s wealthy house hunters. But that is no longer so. Yes, they are usually cheaper than the huge houses they back onto but nevertheless they are doing their best to catch up. While a large white stucco Regency mansion in Kensington might fetch £40 million at the moment, the mews houses at its back can achieve up to £15 million. Built in their thousands all over London, mews houses are most commonly found in Mayfair, Marylebone, Knightsbridge, Kensington, Bayswater, Notting Hill and Fitzrovia. They are named after the annual ‘mewing’ or moulting that Falcons go through each year because the buildings in which these birds lived (during the 13th and
14th centuries) later became stables. And the name stuck. “Mews homes are also found in lesser numbers in Battersea and Fulham but not so much in the latter as this area developed at a time when the incomes of even the wealthy could no longer pay for private coaches and coachmen,” James Robinson of estate agent Lurot Brand. But wherever they are found, mews homes have been enjoying a renaissance over the past five or six years. “Above all, buyers like them because they are in quiet, private roads that are often dead ends,” says James Robinson. “Mews residents also usually enjoy a really amazing sense of community. Also, many come with their own garages which, in central London can be a rare and valuable feature.” Such privacy makes them extremely popular with celebrities. There’s a list of over a 100 who have owned or currently live in mews homes including WW2 pilot Douglas Bader, F1 driver James Hunt, Sharon Osbourne, Paula Yates, Sean Bean, Daniel Craig and perhaps the most famous mews house of all, the property where the Profumo affair played out (in Wimpole Mews, Marylebone). But search in London for a mews and you’ll soon discover that ‘mews style’ new homes are almost as numerous as their period counterparts. In recent years developers have realised ‘mews’ and its connotations of bijou luxury can be applied to almost any small new-built townhouse in London – although some do lay them out as recognisable mews streets, but without any links to falconry or servants.
