o matter how old I get and how distant my teenage years begin to feel, I have never been able to shake off the idea of September as the start of the year. Back to school, back to university, the end of summer – it’s the perfect time to make a change, whether it be your wardrobe, your address or your diet. Luckily, we have suggestions for all of these in our brand new September issue. If it’s a sartorial overhaul you’re looking for, take a look at this month’s fashion shoot – ‘The Autumn Edit’ – on page 28, to make sure you stand out from the London Fashion Week crowd. Want eye catching make-up to match? Turn to page 45 to see what Arabella Preston, our resident Makeup Insider suggests for fall. Those wanting to give their home a makeover rather than their wardrobe should turn to page 91 to discover the secret treasure troves and independent designers responsible for upping London’s interior design game. Instead of falling for foodie fads this autumn, we suggest getting in on the growing urban farming trends that are here to stay. On page 50, Elizabeth Hutton discovers the individuals responsible from transforming the city’s rooftops and window boxes into sustainable green spaces. Finally, anyone wanting to leave the city behind and go totally off-grid can find no better inspiration than our lead interviewee Bear Grylls. Find out how the urban jungle compares to, well, the actual jungle on page 16. I hope you enjoy the issue. Ciao! u

ARTS & CULTURE / SPOTLIGHT THE TRI-ANNUAL family-run EVENT HAS quickly BECOME a must-visit AMONGST THE PUBLIC

amily-owned operations are always better than others. Put it down to deep-seated, seemingly hereditary passion or an unwavering concern for legacy, for whatever reason, they always have a warmth and sense of devotion that underpins them. Battersea Park’s Decorative Antiques & Textiles Fair is the ultimate example.
First started in 1985, the Fair was originally intended for interiors industry professionals; but, the tri-annual family-run event has quickly become a must-visit amongst the public, especially those on the hunt for the perfect one-off or rare 20th century textile. On 29 September, the event dedicated to uniting the antiques and interior design trades is returning for its autumn showcase, bringing together over 140 dealers.
15 BATT_Sept15_DECORATIVE_ANTIQUES FAIR.indd 15
The range of items on display is vast and varied. An impressive stock of art, furniture, lighting and decorative pieces will adorn the Fair’s walls and floors. Around every corner lies a surprise, and the friendly, knowledgeable traders’ room recreations will provide you with ample ideas for furnishing your home. This September put on your decorator’s chapeau and scour the many, many exhibiting stalls. Even if you don’t find anything (unlikely), inspiration abounds. In its essence, the Decorative Antiques & Textiles Fair is one event where the heart is clearly at the root of this home design show. u

BEAR’S Urban Wilder ne ss
He’s been known to drink his own urine, scoff scorpions and sleep in a carcass but Bear Grylls is also a family man I n t e r v i e w C A M I L L A D AV I E S

ometimes a TV star’s tough guy image seeps into the public consciousness. But former SAS man Bear Grylls, the face of Mission Survive, The Island and Escape From Hell, can’t help but give off the niceguy vibe. According to Bear, it’s not about the brawn: anyone with their wits about them can become a survivor. “Knowledge is such an important tool for survival, but a real key to it is about heart, the determination to keep going despite the pain. And that’s in all of us, it’s how we’re made,” he says. Bear himself learnt his survival instincts from an early age, exploring at weekends with his dad before joining the Scouts – today his official title is Chief Scout – and then the military. A back injury forced him to leave the army but after an impressively fast recovery, by the age of 23 he had succeeded in his goal of climbing Mount Everest, making him the youngest Brit to do so. “Survival is in us all, it takes a bit of scratching beneath the surface to find. And also practice.

BENEATH THE SURFACE to find
The more you get used to hardships and discomfort the better you become at coping with it. It’s definitely in everyone, it’s just about grit and heart.” Of course, some people are more prone to the adventure bug than others. It seems Bear can’t stay still for long, and even at home he isn’t quite on solid ground, choosing to live on a barge along the Thames. “The houseboat is a great way of being in London,” he says. “You don’t necessarily feel like you are stuck in the middle of a big city and yeah, I love it. It’s a really good community, great views…” The idea of Bear in a semi-detached redbrick doesn’t quite compute, anyway.
His waterside home is his rest spot to recover from his stays in the wild. “We originally bought it when I was leaving the army and I got married. We were pretty broke and it was a fun way of us being in London.” Even now, three children on, the couple show no signs of jumping ship. “Many years later, we still don’t feel any temptation to go and get a big house in London. We love it, it is a wonderful thing in our lives and we’ll always love it.” If the family want to get somewhere quickly, their mode of transport sure beats the tube. “We have a little speed boat tied to the side and it’s a great way to be in London.” Bear may be a London boy, but he also owns St Tudwal's, a Welsh island, just off the South Caernarvonshire coast – which many would consider an unusual holiday home. He also spends time in the heart of TV world, Los Angeles. “But when we’re in London, we love it,” he says firmly. “We try to film during term time when the boys are at school… I try to be pretty disciplined about taking days off when they are at home, saying no to all the other fluff.”

Bear may crave time at home, but he’s aware that his 9-5 is very different to most Londoners’ jobs. “It’s never felt like a job. I love it, I work with my best friends, I get to travel the world, so I feel super lucky,” Bear grins. “I’ll probably pick up a few more scars and a few more aches and pains along the way but I’ll try and keep on going for as long as I can.” Tenacity is an important skill in Bear’s line of work, but he admits there have been times where he’s worried about where an adventure will be leading him. He says that the goal of any show he presents is always getting home in one piece. “There has been a tonne [of accidents], from parachute failures to being caught in rapids, chased by sharks
and crocodiles... but again I try to focus on the good times, the times it worked out. I always say to the crew that you only get it wrong once. If there is doubt, then there is no doubt, stop and we’ll reassess, no ego, we’ll find another way round it. It’s actually about getting it right rather than wrong.” He knows better than to be reckless – whether it’s swimming too close to crocodiles or simply biting the head off a tick. “Because we film so much of it, we are pretty smart as a team about managing risk and we’ve all learned the thing about no egos and bravado when we film. We make quiet, smart good
decisions, but once we decide on something we really go for it and throw ourselves into it.” Of course, occupational hazards do come with the job - otherwise Joe Public would be harpooning his dinner and frying beetles for an afternoon snack. “There is a tinge of recklessness that the wild demands, but I think the skill is knowing how to use that and when to use it,” Bear says. “But essentially, if we were just reckless in the stupid sense we wouldn’t still be here. It’s reckless in the sense that it does demand a little bravery pill to do something, but that is a kind of recklessness that is healthy. But as the crew say, we used to be 100% reckless and now we’re 70% reckless, so that is good progress.”
19 Chis_Sept15_Bear_Grylls.indd 19
Bear’s survival tips spread far and wide; from what to eat when you’re trapped in the wild to how to create a sleeping bag out of a dead animal and so forth. For urbanites in the capital however, perhaps his best life lesson is one that applies on a day to day level: to never give up. “That is at the heart of a great survivor… Everything else can be learned but the real heart of great survival, whether it’s in the jungle or everyday life, is to hang on in there.” u Bear Grylls has just launched the Bear Grylls Survival Race: an event designed to empower people to test and extend their adventure fitness. The inaugural BG Survival Races will take place in London, October 3-4, 2015. beargryllssurvivalrace.com

our friends, eight frames, a dedicated mix it all together and what F following: do you get? The recipe for Finlay & Co., the handmade sunglasses company born right out of central London. Since July 2012 Finlay & Co.’s Fashion Weekfriendly pieces have garnered a league of followers, with beauties such as Jessica Alba, Gigi Hadid, Emma Stone, Naomi Watts and January Jones all jumping on the F&C bandwagon. But fair enough, though: this independent label’s uniquely distinct, yet wonderfully wearable accessories only exist because of their 32-stage production process and gold standard material composition. Finlay & Co.’s 2015 range accommodates every eyewear taste, owing to its UVA/B-protective polarised lenses, sustainable hardwoods in oak and walnut wood stains, and durable acetates of tortoise shell, champagne, and opaline blue varieties (see: the new Draycott model). The Ledbury’s classic Wayfarer shape is updated by its hardwood incarnation, while Thurloe’s accentuated wooden temples and thin frames (available in gold and silver tones) are definitely ‘It’ items for spring. And let’s not forget the super covetable notched nose bridge of Hudson, made even cooler when worn in the newly-added light blue or gold mirrored lens styles. Another recent addition to Finlay & Co.’s repertoire is its £40 engraving service, in which you can have both the acetate and hardwood sunglasses personalised. Without giving too much away, the team behind this particular operation also have plenty more optics-related developments in the pipeline. In other words? Stay tuned... u

FASHION / MEN’S STYLE
WARDROBE MASTER The menswear brands you should know about right now B y T e o va n d e n B r o e k e

e men are creatures of habit. When we shop, we shop loyally and we spend deeply. If we find a shirt we like, from a brand we trust, the likelihood is that we’ll buy the same shirt again and again, year after year. The thing is, sometimes it pays to mix things up a bit. That same blue cable knit jumper you’ve been wearing since 1989 might be as comfortable as a second skin, but you can bet the threads its woven from that it’s looking more than a little tired. Here, to help you branch out a bit, is my edit of the five most interesting brands in menswear right now.
1 | 1205
Overseen by founder Paula Gerbase, who is also the creative director at heritage British shoe brand John Lobb, 1205 is the place to go for understated, perfectly cut basics with a contemporary edge.
Gerbase’s real talents, however, lie in her use of fabric. Close-cut alpaca blazers in shades of charcoal and dove grey come teamed with just-floatyenough seersucker trousers in navy and drapey-yet-flattering overcoats in light wools and crepes. u
collections which he shows in Paris every season. A master with fabric and pattern, for Autumn Winter ’15 Van Noten produced richly embroidered jackets, soft track pants and floaty bombers which stole the show. u
Best For: Cross-seasonal outerwear, particularly Gerbase’s overcoats. 1205.eu
Best For: Jacquard blazers with an immaculate cut. thecorner.com
2 | O u r Le g acy
5 | G u cc i
Swedish brand Our Legacy is one of Scandavia’s most successful exports. Best known for a refreshingly boxy cut, refreshingly floaty cut and a sporty approach to tailoring, the brand is my go to for perfectly cut slub cotton T-shirts, soft leather jackets and drawstring waist pyjama style trousers. u Best For: The brand’s zip-up suede shirts are second to none. ourlegacy.se
3 | Ba a rtm a n s & S i e g e l
Owned by Anglo-Dutch design couple Wouter Baartmans and Amber Siegel, Baartmans & Siegel, is well known for its contemporary use of fur, but over the last few seasons the brand has also branched into sportswear-inspired, brilliantlytailored menswear. Shades of navy and forest green dominate and cuts are sharp. u
Best For: AW15’s kangaroo-trimmed loafers, a playful take on the brand’s classic horsebit style. gucci.com
Best For: The fur-trimmed parkas, great as the weather gets colder. baartmansandsiegel.com
4 | D r i e s Va n N ote n
Belgian designer Dries Van Noten consistently wows with his thoughtful, richly referenced

Though Florentine brand Gucci has been around for almost a century, new designer Alessandro Michele has injected a much-needed dose of on-point creativity into the brand. Eschewing the sexed-up vibe of Tom Ford era Gucci in favour of a more floaty, feminine approach – Michele’s Gucci feels modern and clever. Slouchy navy trousers came teamed with lace (yes lace) shirts, oversized parkas, fur trimmed jackets and slim-cut seventies style suits in soft shades. u

So what does Paul Jennings Fitness do? We work with you to make you a fitter, leaner and stronger version of yourself with emphasis on body transformation, weight loss and core strength to ensure you achieve all your personal goals. What happens with my nutrition? The Paul Jennings Nutritionist will do your initial consultation at a place convenient for you, either at work or visit you at home where they will guide you through our nutritional programme. They will then conduct weekly phone consultations where you will discuss various subjects and topics specific to your programme and results. Any adaptations that may be necessary will then be advised and documented for your records and progressions. How will my body composition be taken? Each fortnight your Personal Trainer will take all measurements and then feed these back to your nutritionist who will then analyse and discuss your results with you. Weekly reports will be compiled throughout your programme on your progress. What results can I expect? Depending on your initial starting condition and ability, you can expect to lose anywhere between 10-15kg in weight loss along with many other benefits such as an increase in lean muscle, decrease in body and visceral fat and much much more.

nthony Laban Home return home as champions, having won the prestigious national Best Local Salon Award at the Salon Business Awards Champagne Soiree at The Yacht Club, Temple Pier on the Thames. “We closed the salon on Monday 13th July so all the salon team could attend the Awards. Pitted against our peers and contemporaries, we had a lot of stiff competition. But I am very proud to say we won!” said salon owner, Anthony Laban. Presenting the Award, Salon Business Publisher, Jo Charlton said Anthony Laban Home had clinched the award by scoring highly in three areas: Judges were highly impressed by the ongoing training for all team members in both salon and at external academies The skill of the team at Anthony Laban Home and their commitment to consultation and client attention was rated as first class The salon’s involvement in the local area and local activities was applauded “We are so pleased to have won this Award which is our second award for the salon this year and shows the dedication of all the staff. The salon has only been open for 18 months and I have to say, that our success is also due to our wonderful clients.” – Anthony Laban. ◆ ● ANTHONY LABAN HOME Bennet Court, 1 Bellevue Road, SW17 anthonylabanhome.com

For the evening, I love to add a little luminiser to my cheekbones and collarbone for a healthy, preppy feel (a look perfectly executed on the Calvin Klein Spring Summer catwalk). The RMS Luminizer fits in the tiniest handbag and delivers a sheer yet distinctive glow. Charlotte Tilbury’s beach stick dabbed onto cheeks and blended with fingers gives a hint of tan without the damage. Pop it on your lips for a chic, sheer lip. Finish by subtly filling in your brows with Blink’s handy travel size pencil - it will make you look instantly groomed. Finally, a cooling mask at night replenishes my skin. I tend to choose one that has a mild toning effect like this Fresh Rose Face Mask. ◆

love the freedom of abandoning the complexities of my make-up bag in late summer. Brushes and palettes are replaced with cream formulas that can be applied with fingers. It's time to shift my focus onto daytime skincare, seeking out multi-purpose products that moisturise and protect. Sarah Chapman’s Skinesis SPF 30 is the best high factor sun screen with added benefits I’ve found. It gives a sheen and tint to the skin and, though it doesn’t disguise imperfections, it improves the overall tone of the skin. I try to wear SPF 50 when on holiday, particularly on breezy beaches. This summer I will be taking Paula’s Choice Mattifying Fluid with me. It’s the only SPF 50 that doesn’t make me sweat.

SWEET CORN FRITTERS
hen the mellow, buttery flavour of sweet corn is served as a little fried fritter, a cool and crisp Chardonnay without too much oak works a dream. This one is fresh and zingy thanks to its proximity to the Pacific Ocean, which will cut through the oiliness with ease, plus it has a warm succulent melon flavour that will pick up on the creamy sweet corn. ◆

PUMPKIN RISOTTO
he richness of pumpkin usually cries out for the white grape Viognier, which can match it toe to toe with depth of flavour, but this southern French blend of four grapes Vermentino, Roussanne, Grenache Blanc and Viognier – is a clever alternative. It still has a generous peach and apricot fruitiness but there’s a herbal flavour which would be great with the sage in the risotto while the oak is so subtle it just tickles the tongue. ◆

THE GROWERS GROWUP
growup.org.uk pace in London isn’t hard to come by but it is expensive. Getting around this problem with innovation and determination, Sam Cox designed and built the two-storey ‘GrowUp’ box, which is now kept on Roof East in central London. As the brainchild of sustainability enthusiasts Kate Hofman and Tom Webster, the up-cycled shipping container uses aquaponic technology to circulate water from the fish tank on the ground floor, through the plants in the greenhouse upstairs before draining it back into the tank below. Relying upon the nutrient dense excretions of 150 tilapia fish, this is a fully sustainable system that uses nothing but vegetarian fish food for fuel.

ondon loves a farmer’s market. Why? Because buying organic produce directly from a British farmer not only feels more virtuous than popping into Tesco, but also forges a connection between us and our food. Now however, things are evolving. Rather than simply buying from visiting farmers we’re looking inwards, toward producers in the city.

From growing herbs and vegetables to raising fish and harvesting honey, more food is being cultivated inside of zone 6 than ever before. This movement is only growing in strength, with more and more restaurants and individuals joining the ranks. To celebrate our city’s increased self-sustainability, we’ve found our favourite London-based producers but if you’re feeling inspired, why not give urban farming a go for yourself? We hear cheese isn’t that hard to make…
MORE food is being cultivated INSIDE ZONE 6 than EVER before Growing a variety of salad leaves, pea shoots and herbs vertically rather than horizontally, this box maximises the yield per square meter, which is essential in a city where land prices are premium. Successfully growing 8kg of salad per week, enough to supply a few local businesses, this prototype has been deemed so successful that the company have now been commissioned to build the UK’s first commercial scale aquaponic urban farm. Held inside a 6,000sqft warehouse, GrowUp will soon be producing over 20,000kg of salad and herbs as well as 4,000kg of fish each year. ◆

Handle with care: a beekeeper checking up on the hive
THE BEEKEEPERS BARNES & WEBB
barnesandwebb.com hen Chris Barnes and Paul Webb built a hive on their rooftop they had no idea where their new hobby would take them. In two years, they’ve gone from amateurs to professionals with an urban apiary of over 35 hives and an estimated two million bees. Loaning Londoners colonies of busy but gentle Buckfast bees, the boys will look after your drones in exchange for a cut of the honey; of which they can produce half a ton of each year. But what do you need to rent-a-bee? According to Barnes, not much. “In essence, no outdoor space is too small, I just need to be able to work around the hive. But, I’ve kept bees on balconies so anything is possible.” While some might say you need a sunny spot in partial shade, Barnes is quick to dismiss this. W
I’VE KEPT BEES
on balconies so anything IS POSSIBLE
“You can’t really pin point what makes a good spot for bees. Last year we put a hive on a rooftop in Shoreditch and didn’t expect much from it. Then it produced 100 kilos of honey, which is the best we’ve had yet. They were technically in a ‘risky’

position but they really thrived.” But does super-local honey live up to the hype? “It’s so much better!” Barnes exclaims. “You can really tell the difference between the boroughs. Our hives on Putney Hill produce a richer, more toffee-like honey than that in Clapton which is malty with a hint of plum.” These notes can be detected in the honey because, unlike the squeezy supermarket stuff, this is unpasteurised and unprocessed. “All we do is harvest, sieve and jar. Nothing is changed or added. This is pure London honey.” ◆

growing in the garden is key. “The plants go from garden to plate in under 24 hours so every week begins with a walk around, I make note of what is ready to eat and then Damian and I sit down to design the menu. It’s best that way.” Forgoing pesticides in favour of natural fertiliser, everything grown at Petersham is ultra organic. “Rather than the quantity or the variety of plants, we’re more excited about the quality. The Italians grow so much and their different varieties do interest us but we want to make sure what we’ve got is great.” It’s this attention to quality that makes something as simple as a salad an incredible treat at Petersham. Picked fresh every morning, the garden’s slightly bitter Italian Chicoria leaves are paired with sweet radishes, Pecorino Sardo Canestrato, salad onions, beetroots and a homemade light herb oil to create Boyd’s favourite dish. “We want to bring the garden onto the plate, enhancing the natural flavours rather than masking them.” Those wanting to bring a little piece of Petersham home can buy seed packets, tea and even a fetching range of copper trowels, weeders and forks from the nusery to kickstart their own gardening efforts. ◆

PLANT ‘N’ GROW
plant-n-grow.co.uk here’s no reason why you can’t grow your own fruit and veg in the city; Tom Moggach is living proof of this. In his gardening-cum-recipe book, ‘The Urban Kitchen Gardener’, he focuses on growing the most rewarding edible plants, such as windowsill chillies and strawberries. Sharing his expertise, he teaches you how to grow in pots and containers kept in the smallest places, from windowsills and balconies, to rooftops and back gardens. To get started, read this book and buy yourself a growing kit from Plant ’n’ Grow. Aimed at the green-fingered urban farmer, each of these kits provide you with what you need to sow and grow before you cook. The Herbalicious pack is designed to be kept on your windowsill and contains the seeds of coriander, chives, dill, French parsley, Greek basil and mint so you’ll be able to make Moggach’s brilliant basil and lime ice cream. ◆ T

Twelve years ago two brothers embarked on a culinary journey to bring their Neapolitan dream, Donna Margherita, to Lavender Hill
n the decade that has passed they have created an oasis of true food at Donna Margherita. The same experience you would have in Naples in your favorite restaurant or even eating your mum’s home-cooking. In Naples, restaurants are expected to deliver nothing less than excellence, all the time, to satisfy the passionate Neapolitans who are obsessed with food. To achieve those high standards one must follow the golden rules: use fresh quality ingredients, respect the traditional ways of cooking and, of course, add lots of love. Cooking is an art. And like all arts it takes talent, inspiration, concentration and time. So, at times, you might have to

wait a while – but that's only due to the fact that Donna Margherita will never compromise on quality and authenticity, abiding by the motto: “If my mamma didn't cook it, then it doesn’t belong on the menu.” Since opening the doors to Donna Margherita in 2003, the restaurant has become known for its authenticity and been honored with several awards, as well as winning over the London critics. Their greatest achievement, however, is the loyal guest-base, cultivated over a decade, to whom Donna Margherita has become a home from home. “Food without wine is a corpse; wine without food is a ghost; united and well matched they are as body and soul, living partners.” - Andre Simon

horseradish cream and a selection of homemade preserves. The other starter highlights were the fresh courgettes and chickpea fritters with yoghurt, lemon and tomato salsa, and the chargrilled tiger seasoned chicken wings, which were succulent, spicy pieces of fried heaven. For mains, my friend and I decided to share to ensure we got a proper taste of the cuisine at Cornish Tiger. The crispy duck salad – another signature – is beautiful: a refreshing blend of rocket, pomegranate, rice noodles and fennel, with a generous topping of pulled crispy duck, all doused in a nutty sesame seed dressing. We also shared the cannon of lamb, which came slightly pink and served with peas, girolles and new potatoes with a wild garlic puree and a drizzle of harissa jus. The combination was phenomenal: lamb and harissa already a favourite, the strength of the chilli complementing the grassy flavour of the lamb, while the girolles and peas gave it extra texture. After three starters and two mains, we were close to bursting, but my task was to taste and taste I did. We shared the chocolate fondant. A simple dish, but this one is perfectly fluffy on the outside and oozy and rich on the in. If like me you’re a sucker for a dessert wine, order the NV Bella Luna PX Jerez, it’s deeply sweet and syrupy, perfect with the fondant and the best end to a pretty faultless meal. u

ornish Tiger, an oxymoron if ever I’ve heard one, is a newly opened restaurant in Battersea, where innovative, freshly sourced food, with hints of worldly flavours, is the order of the day. Emblazoned on the restaurant’s facade is a tiger − not dissimilar to the Kenzo Tiger logo I have in gold stud form in my ears − something my dinner guest hastened to point out on our trip to the restaurant. The restaurant is the brainchild of Sat Bains and Zia Trench, a pair who
have envisioned opening a restaurant like this for many years. The menu changes regularly, to ensure that what is showcased is of the highest quality. The meat, vegetables and fish are all sourced from Cornwall, while the salmon hails from Scotland and the cider selection is all from Dorset and Devon. This commitment to quality means they are using the UK’s best producers time and time again. Some dishes on the menu stay put, such as the platter of Tiger Smoked Cornish fish, with subtly smoked mackerel and salmon, a side of powerful

he Countess of Winchelsea was ill. Her malady was her grief following the death of her husband, and in the seventeenth century this was recognised as an illness. You could literally die ‘of melancholy’ and it is recorded as a cause of death in bills of mortality. But luckily the Countess’s doctor. Sir Hans Sloane. had a cure. and the medicine he prescribed was chocolate. Today we no longer believe that chocolate can cure a broken heart; we think it more likely to injure you through a heart attack. Yet everyone can recognise its comforting, warming, enlivening qualities, whether eaten or drunk. And some of its qualities remain the same: the Stuarts and Georgians served chocolate to their courtiers as a treat, to thank them for coming to court and for serving the monarch, just as today, if someone looks after your pet while you’re away, you’re more likely than not to buy them a box of chocs. But chocolate to the Countess of Winchelsea would have been a drink rather than a food: something rather like our hot chocolate but with added

FOOD & DRINK / RECIPES extras such as port wine or egg. Chocolate in Britain initially became popular at the court of Charles II, whose accounts include payments to a servant ‘for grinding Cococ Nuts’. He also favoured chocolate flavoured with exotic ingredients, like ambergris (from sperm whales) and civet (from the glands of an African cat). Charles II was following the fashion of the Spanish royal family who had good access to the ‘Cococ Nuts’ of their conquered Mayan and Aztec subjects in Central America. Among Charles ll’s successors. Queen Anne was such an enthusiastic chocolate drinker that she consumed 90 pint pots of chocolate each month – although one hopes that her ladiesin-waiting helped her out. However, we are talking about the queen sometimes referred to disrespectfully as ‘Square-Coffin’. Because of her great weight at death, her coffin had

The history sections of this book have been brilliantly written by Polly Putnam, one of our curators at Historic Royal Palaces, who was tasked with researching the history of the fantastically interesting ‘Chocolate Kitchen’ at Hampton Court. Built for King William Ill and Queen Mary II in around 1691, these rooms were re-opened to our visitors in 2014, and in them you can learn the full story of how chocolate was prepared and drunk at court. After spending a couple of years in this odd corner of the past, Polly can legitimately claim to be among the world’s very few experts in the history of chocolate. here’s no doubt that chocolate is a favourite ingredient in today’s royal household. While you won’t be able to pick Highgrove’s berries to make this cake. it is every bit as rich and decadent as its inspiration. T

ummer is a time when we all suddenly seem to be concerned about health. Call it vanity, call it a step in the right direction, whatever the cause, there’s no denying the extraordinary force compelling us to pack some #cleaneating into our lives. But aside from the ample healthy living fodder Instagram provides, there’s the ever-increasing portion of society who struggle daily with their diet not because of #summerbodygoals, but because of special dietary requirements. Well, Absolutely is here to help. We’ve enlisted the UK’s hottest health and nutrition experts to demystify the confusing world of food allergies,
intolerances and lifestyles imposing certain food intake restrictions. Nutritionist Rob Hobson, one half of The Detox Kitchen, gives valuable nutrition advice, where his business partner and The Detox Kitchen head chef, Lily Simpson provides scrumptious, easy-to-make recipe ideas. The Yes Chef Tess Ward and Honestly Healthy founder Natasha Corrett put forward some equally delicious dishes found within their new cookbooks. To garnish, Ella Woodward of internationally acclaimed food blog Deliciously Ella reveals her top health product available on the market right now, and Madeleine Shaw shares her food philosophy ahead of her Get the Glow book release. FOR THOSE WITH ALLERGIES icking off with the most significant dictator of diet, food allergies have been identified by the World Health Organisation as the No. 1 environmental epidemic disease facing children of the developed world. One of the most common is hypersensitivity to tree nuts and peanuts (technically a legume), according to leading allergy resource Allergy UK. Parents can now breathe a sigh of relief, because within Simpson and Hobson’s The Detox Kitchen Bible and Ward’s upcoming release, The Naked Diet, are nut-free salads substituting in seeds, such as sunflower and pumpkin, which Simpson says “add that nutty depth of flavour and a good crunch.” Knowing a few nut-free recipes is especially important nowadays, seeing as 2015’s study conducted by King’s College London’s Professor Gideon Lack, published in February’s New England Journal of Medicine, found that the incidence of food allergy continues to increase, where 1 in 50 school age children in the UK suffer from a peanut allergy – over double the statistics recorded in the last decade. Clearly awareness and knowledge of foods to avoid / completely nut-free products to purchase is key, as allergic reactions can vary in severity – from mild responses of itching and swelling of the lips and mouth, to potentially life-threatening anaphylaxis. Thankfully health food stores such as Holland & Barrett have an extensive range of brands – including our favourites, Biona, Clearspring, Meridian Foods, Naturya, and Propercorn – promising products that are prepared in factories totally devoid of the common potential allergens, nuts, fish / K

FOOD & DRINK / HEALTHY LIVING shellfish, kiwis, eggs, soya, and celery. But for the 20% of the population experiencing reactions to food that aren’t indicative of an allergy, a statistic estimated by the British Dietetic Association, Corrett suggests this may be due to a food intolerance: “If you feel tired, groggy, lacking in energy, [or have] bad skin, look at what’s on your plate.”
NATASHA CORRETT'S HONESTLY HEALTHY CLEANSE BAKED EGG AVOCADOS
FOR THOSE WITH INTOLERANCES ccording to Allergy UK’s 2007 Food Allergy and Food Intolerance Report, insensitivity to certain foods affects almost half of the population. One of the most well known of these intolerances is that of wheat. To summarise it simply, the body’s immune system negatively responds to a protein within wheat (as well as rye and barley in the case of Coeliac disease, which can be managed with a gluten-free (GF) diet) causing a reaction, be it “bloating, irritable bowel syndrome, diarrhoea,” as Hobson explains. Testing is the only way to get a definitive answer, and YorkTest kits are an easy way to get a comprehensive analysis of your tolerance of different foods and potential allergens. “People with intolerances or allergies often have an impaired gut, so foods that are gut healing, like chicken stock, are A

good to get in,” advises nutritional health coach Shaw. “Eggs, avocados, and sweet potatoes” are her other nutrient-packed recommendations, with Ward adding these grocery items are “really beneficial to your [intake of] good fats and vitamins.” The Yes Chef also suggests opting for cooked vegetables over raw, “as they are easier on the digestion.” Simpson’s Cajun Chicken with Avocado Salad & Mango Salsa, Pumpkin Curry, and Baked Aubergine with Lemon Yoghurt & Pomegranate are brilliant GF recipes found in The Detox Kitchen Bible. With respect to lactose intolerance, which Hobson says “affects about 5% of the UK population,” individuals who are unable to digest this sugar molecule found within dairy products “should look for alternative sources of calcium, such as dark green vegetables, pulses, plant milks, salmon, and dried fruits.” Corrett and Shaw both suggest using Rude Health’s milks for their recipes, and Corrett’s Coconut Cauliflower Tart, a useful dinner idea, is one of the many dairy-free gems included in her latest title, Honestly Healthy Cleanse. Ward also notes CO YO coconut milk yoghurts as handy breakfast options, which are best sprinkled with Primrose Kitchen’s GF muesli. The Coconut Collaborative’s vegan ice creams make for superb, guilt-free late night treats.

FOR THOSE WITH DIETARY REQUIREMENTS hile there are many health benefits to embracing meat-free lifestyles, these diets “require a little more planning,” says Hobson. “Vegetarians and vegans can struggle to get enough omega-3 fatty acids, calcium, iron and vitamin B12.” Unilaterally, however, our veritable food authorities emphasise a well-balanced diet, where Corrett clarifies this means “lots of vegetables, grains, pulses, nuts and seeds… Just remember to eat the rainbow!” Simpson and Shaw also caution those

on low sugar or low fat diets to be wary of “most processed ‘healthy foods’,” which Simpson says are usually “hiding something. If they’re low fat they’re probably laden with sugar and vice versa.” Although one packaged food range even diabetics can enjoy includes BeLOVeD’s Date Nectar products. Receiving the stamp of approval from young foodie Woodward, “Date nectar is one of the best to add natural sweetness to food. I use it on everything – from porridge, to smoothies, chia puddings, crumbles, muffins, cakes, and icing.” On the savoury side, Shaw’s quick snack ideas of grilled chicken with hummus or “roasting up some veggies with coconut oil and smoked paprika and serving with rocket, avocado and pumpkin seeds” are perfect for individuals aiming to reduce their salt intake or manage their cholesterol. Ward also admits she’s “a sucker” for Kallø Organic Rice and Corn Cakes: “You can layer them with different toppings to enjoy as a low carb snack. One of my favourite [combinations] is chopped tomatoes, feta and pomegranate with chopped coriander and spring onions.” Evidently there’s vast array of wholesome meals that cater to special diets. And with the help of Corrett, Hobson, Simpson, Ward, Shaw and Woodward, you’ll never be without recipes that are as nutritious as they are delicious. Suffering from food sensitivity issues? Corrett sums it up nicely: “There are so many options out there now for people with allergies and intolerances, you just need to find the Free From range and create the healthy alternative.” u

he thoughts that go through your mind while standing on a swaying bridge over a ravine, staring at your feet to judge your next step, are many and varied. ‘Why am I doing this?’, ‘If I fall will the safety wire hold?’ And, finally, ‘Did I leave my hair straighteners on?’ That last one I attribute to hysteria and the willingness to worry about anything other than plunging downwards into the river below. I was in Casela Nature Park, a reserve in the western part of Mauritius, home to a profusion of wildlife that offers several different activities, including quad biking, canyon swinging and ziplining. My driving skills aren’t up to much and, frankly, canyon swinging sounds petrifying, so ziplining it was. That was how I found myself, dressed incredibly impractically in a dress and leggings, midbridge and practically mid-panic attack. For many, Mauritius represents the epitome of beach holiday relaxation.
Miles of white coastline, crystal waters and blazing sun make it a tourist magnet, renowned for its luxury hotels. One such hotel is the Royal Palm Mauritius, located in the North near the town of Grand Baie, where I stayed for five days. Living up to it’s name, scores of swaying palm trees populate the charming and tranquil resort, whose stunning suites look out over the beach. My room was an Ocean Suite that came with a postcardperfect view of said palms and the sea beyond. The generous terrace (complete with table and chairs) was ideal for enormous room-service breakfasts and snoozing in the shade in the afternoons. Equipped with three restaurants, each serving a different type of cuisine, the temptation to stay in the resort is huge. Those seeking ultimate relaxation could easily wander down from their rooms, straight onto the beach and stretch out one of the loungers reserved for Royal Palm guests. If a thirst hits mid-morning, they could order a fresh coconut water,

TRAVEL / ISLAND LIFE ADVENTURE wasn’t A WORD I HAD previously ASSOCIATED with the ISLAND served in an enormous hollowed out coconut then for lunch, stroll down the beach to the discreetly positioned Le Bar Plage. This beautifully appointed restaurant’s menu comprises fish so fresh it’s practically wriggling, in addition to Western classics like steak tartare and Caesar salad. The afternoon can be spent in the Clarins spa, an oasis nestled in the secluded garden behind the hotel, trying out treatments (I recommend the full body massage) and being generally pampered. A host of watersports is also on offer for those after a more active afternoon; waterskiing and sailing are
particularly popular and the ocean is so warm that falling in is all part of the fun. Balmy evenings can be whiled away at the open-air bar on the main terrace, listening to the live band, before heading down to La Brezza, the hotel’s superb Italian restaurant, run by esteemed chef Alessandro Morino. My only advice? Eat a light lunch because Alessandro serves up a feast and you won’t want to leave a bite. As I mentioned before, Mauritius has luxury and leisure in spades. But what about adventure? It wasn’t a word I had previously associated with the island but, as I hung, hundreds of metres up, suspended from a wire, I decided I should rethink this. Ziplining aside, Mauritius has a vibrancy and vitality that it owes in part to its rich cultural heritage and diverse history. Originally colonised by the Dutch, it was then taken over by France who renamed it Isle de France before it was invaded by the British in 1810, who promptly changed the name back. It wasn’t until 1968 that Mauritius gained independence, although the French influence has remained strong. Locals, many of whose forbears came to the island from both Africa and Asia tend to speak French and English but generally converse in Mauritian Creole. Walking through both the small town of Grand Baie and the capital, Port Louis, there is much to see and, without generalising too much, an incredibly friendly populace to guide you through. On my day trip to Port Louis, I spent time roaming through the market, soaking up the sights
CATHERINE ZIPLINING IN CASELA PARK
and smells and doing a little souvenir shopping – I was sorely tempted to purchase a rather fetching puffer fish lamp but resisted the urge. Though less fraught than the bazaar in Istanbul, the market is similarly home to some real treasures and, if properly investigated, could easily yield interior design gold (puffer fish lamps notwithstanding). It was, however in the smaller Grand Baie that I hit shopping paydirt with several shops selling bargain cashmere clothes and other textiles. In terms of food, fresh fish and seafood occupy every menu. For a casual lunch in Grand Baie, I would recommend the Beach House for its devilishly good battered shrimp and atmospheric live music, as well as its breezy beachside location. My experiences, both flying through the air in Casela Park and trawling through the markets in Port Louis, as well as soaking up the sun and sailing on the sea, ticked every box on the holiday agenda, with more still to be experienced. The terrain and climate of the island mean that the mountains are covered lush greenery, and are perfect for hiking and trekking. Those with a penchant for bathing in waterfalls can visit the Tamarind or Black River Falls or perhaps the brilliantly named Pamplemousses Botanical Garden. If you fancy a day trip off the island, catamarans go from Grand Baie to the small islands located north of the mainland. Whether you’re looking for adventure or a break from reality, Mauritius has it all. ◆ u Suite prices for September 2015. Prices are based on booking at least 30 days prior to travel. ou probably know the last XC90: it was certainly around for long enough. Car companies usually stick fairly rigidly to a product lifecycle of around seven years for their models but, for various reasons, the large SUV was around for 13. It remained popular, though, being one of Volvo’s best-selling cars in the UK. This second-generation XC90 will no doubt be even more sought-after, thanks to its mix of minimalist Scandi design, high-quality materials and practicality. This is a school-run family taxi and weekend getaway car with a large side helping of luxury. Let’s start with its most obvious feature: its exterior design. Volvo tested the waters with a number of concept cars at international motor shows, cars that were met with critical acclaim and a host of awards. On the XC90, the smooth, unfussy surfaces, large glazed areas and features such as distinctively stylish LED
lights all combine to create what is an undoubtedly elegant car – not easy for a large SUV. The cabin follows suit, the soft leathers, Scandinavian wood and stainless steel accents combining with a real sense of craftsmanship to create a relaxed ambiance. Plus there’s all the latest tech, including a large iPad-like screen in the centre console for the navigation, and controlling the infotainment functions. Relaxation is also the watchword for the XC90’s performance on the road. Supremely comfortable – it will take speed humps and potholes in its stride – and endowed with excellent handling, plus a choice of efficient petrol or diesel engines (with a plug-in hybrid due in 2016), it is a real pleasure to drive. And it wouldn’t be a Volvo without arguably the most comprehensive array of safety features in any car currently on the road. All of which surely makes the XC90 a car for all seasons.

old winner of the 2014/15 for Holiday Resort of the Year, The Headland is a stunning four star hotel and spa perched on the cliffs overlooking Fistral Beach. Visually arresting, the red brick Victorian edifice is just as impressive on the inside with sweeping staircases, rich wood panelling alongside more contemporary decor in the terrace and the bedrooms. Those thinking that the hotel looks familiar may recognise it from the film adaptation of Roald Dahl’s The Witches. During my stay, I had the opportunity to venture into the, Cornwall’s first to be awarded ‘Five Bubble’ status. I opted for the Elemis Deep Tissue Massage, which was administered with great skill and which left me feeling incredibly relaxed. I was then able to unwind further in the leisure area – the Cornish salt steam room, in particular was a real hit. ◆

he rooms fall into six categories, ranging from Courtyard at the more inexpensive end of the spectrum up to Best which feature four poster beds, balconies and individual decor. I was staying in an Fistral View room, with wonderful views out over the moody ocean and windswept beach. This also offered an adjoining bathroom with stunning standalone tub and twin sinks, making it an ideal room for couples. The bed was exceedingly comfy and the decor chic. Visitors should note that althoughThe Headland has much to offer in summer (beautiful views, surfing) it is an incredible experience in winter, with dramatic storms and bracing winds whipping the cliffs. On our stay we discovered that there is nothing more cosy and comforting than being nestled in a massive armchair at the bar, sipping a cocktail, while driving rain and storm clouds roll in off the ocean. ◆

hether you are looking for a fine-dining experience or a more casual meal, The Headland has it covered. Book a table at the Restaurant for a sophisticated evening, with gentle piano tinkling away in the background and atmospheric lighting making the ample dining hall feel intimate and ambient. I would recommend ordering the risotto aux fruit de mer for two as it showcases the briliant, locally caught seafood that is a staple at The Headland. For a lunch with a view, the Terrace is the clear choice. Choose the fish and chips accompanied by a glass of rosé to fully get into the seaside spirit. For visitors just popping in, few things are as popular as the Afternoon Tea, a traditional feast of finger sandwiches, cakes and scones accompanied, of course, by Cornish clotted cream. This is served with loose tea or champagne. ◆
THE DAMAGE Coastal View Rooms and Suites are priced from £135, based on two people sharing. Included is full English breakfast, use of The Headland facilities, and Vat at 20%. Children ages 3-14 years, sharing their parent's room on a bed and breakfast basis, will be £35 each per night. Children aged 0-2 years stay free of charge. s one of the country’s busiest property experts, Kirstie Allsopp is well versed in telling people what to do with their family home. Together with her onscreen partner and ‘TV husband’ Phil Spencer, the first couple of televised househunting, Allsopp is the nation’s guide on how we should select, purchase and decorate our dream homes, making part-time property experts of us all. Through a mixture of forthright opinions, battle-hardened negotiation tactics and no little glamour, Allsopp has played her part in Location, Location, Location becoming one of Channel 4’s most watched shows of a generation. So is it really true that Allsopp, whose

outspoken outbursts - on housing, politics, culture and anything else that takes her fancy - are infamous, doesn’t even have a say, let alone have a hands-on role, in any upcoming projects and developments in her own Notting Hill home? Hard as that is to believe, Allsopp insists that it is the case. “Luckily, my other half is in charge,” Allsopp says of her partner Ben Andersen, adding one caveat – “apart from curtains and cushions. And he plays his cards very close to his chest so I don’t know what he’s got planned at the moment, but there’s always something up his sleeve.” Andersen is a property developer, so Allsopp’s trust is hardly misplaced. But anyone that has had a sneak peek into the Holland Park home they have shared

ARTS & CULTURE / PROFILE
since 2006 will surmise that the 43-yearold hasn’t always surrendered influence when it comes to decor. Formerly two flats knocked through to create a spacious dream family home, the interior of this 1950s building has all the idiosyncratic hallmarks that regular viewers of Location and Kirstie’s Homemade Home will recognise as Allsopp traits. From the kitchen table tops that used to belong to a school science laboratory to the large vintage wooden wardrobe situated next to a fridge, her homespun vintage chic is everywhere. Though Allsopp has in the past, perhaps somewhat disingenuously, called her home “the ugliest house on the street”, there is no doubt that it has helped Allsopp and family - Andersen, their two sons Bay and Oscar and Andersen’s two sons from a previous relationship - settle in Notting Hill. Allsopp happily refers to herself as a “west London girl”, and says that it is the area, not the house, that keeps her local. Just as on the television, Allsopp talks enthusiastically and passionately about the things she believes in, and when the subject of conversation turns to local amenities, it’s no different to hearing her discuss with Phil a living room space she is particularly fond of. So whether it’s her mother-in-law’s shop - “she has the most beautiful antiques shop called The Lacquer Chest on Kensington Church Street” - or her favourite restaurant “I’m a huge fan of Bill Granger, I go to his restaurant quite a lot and I have his recipe book” - Allsopp is at her jovial best. She reserves special praise for Portobello Road and Golborne Road Market.
ALLSOPP’S OUTBURSTS ARE INFAMOUS “I’m a big, big supporter of them. For me, that is absolutely the heart of Notting Hill and I love my time there and I go there on a lot. I go to the markets on Friday morning and it’s a huge thing for me – those are my real local issues, protecting Portobello Road and the Golborne Road from development and people trying to change what goes on there. I think it’s very special and so I’m very keen to protect that.” It’s no revelation to hear Allsopp talk up Notting Hill’s market places - the vintage and the homemade have always been huge passions. Her love of craft has permeated her work - she presented spinoff series such as Kirstie’s Handmade Britain and Kirstie’s Handmade Treasures - and in September she will

once again host The Handmade Fair at Hampton Court, which brings together designers, artisans and hobbyists for talks, workshops and stalls selling handmade wares. “We encourage people to come and experiment with different crafts. So if you’ve never done anything or you like the idea of it or you buy things but not necessarily try them out, it’s got something for everyone. So you can come and just go to the talks and the demos and meet and greet with likeminded crafters, or if you want to see the best of what’s out there, that’s an option too. It’s a day out, an experience not just a shopping trip.” That is at the start of autumn, but before that Allsopp will spend the summer between her Devon holiday home and Notting Hill, where she is keen to pick back up her summer hobby. It isn’t what you might expect. “Our big thing with the kids whenever we’re not busy and have some time off and not in Devon, is we all have scooters.” As unlikely as it may seem, that actually is the royal “we”. “I have an adult scooter called the Speedy Scooter, it’s a British made adult scooter and we scoot about lots, going down to the market, down to Hyde Park, it’s a great way to get around. I really recommend it to everybody. My children scoot, I think it’s fantastic.” So if you think you’ve seen Kirstie Allsopp literally scooting along the Portobello Road, it seems like your eyes were not deceiving you. ◆

The Rudbeckia is an invaluable plant for the back of the border and reliably returns year after year. Both plants look good paired with grasses and airy perennials and are fairly trouble free, although you must keep an eye out for hungry molluscs earlier in the year. ◆ kategouldgardens.com

KIDS & EDUCATION / SCHOOL TALK
HEAD SPACE Psychometric profiling is increasingly being used in the education arena Wo r d s A M a n d a C o n s ta n c e
“Y
ou’ve taken my soul and put it into a book.” So said a Year 10 girl on reading the results of her psychometric profile. Having read the 38 pages (yes, that’s 38) of computer-generated self-analysis produced when I completed my own profile – the Insights Discovery Personal Profile, no less – I find it hard to disagree with the sentiment. I dashed off 25 multiple choice questions in 10 minutes – what I got back was page after page of my inner workings laid bare. Not always 100% accurate but mostly on the nail and eerily prescient. In schools, psychometric profiling is on the up – it’s long been used in the corporate sector –but it is now being increasingly used in the education sector. At the HMC annual conference earlier this year (the Headmaster’s and Headmistress’s Conference is the association of leading independent schools), headmaster Jon Reid from Larbert High School described the extraordinary successes his school achieved after using a psychometric evaluator to improve pupil performance. Colfe’s School in south-east London uses psychometric profiling for its Year 11s to help make career and university choices and there are a number of educational consultancies on the web offering profiling to enhance your child’s learning. Ian Wigston, the co-founder of Bright Field Consulting, uses the Insights Discovery Profile, a psychometric evaluator built around the personality models originally developed by Swiss psychoanalyst Carl Jung. The Insights model is based around a colour wheel of four personality types: the extroverts Fiery Red and Sunshine Yellow; and the introverts Cool Blue and Earth Green.
Schools are using
PSYCHOMETRIC PROFILING to help Year 11s make CAREER & university CHOICES Each personality has many variations, strengths and weaknesses. For example, on a good day a Fiery Red personality can be strong-minded and purposeful, on a bad day they might be controlling and aggressive. As Wigston puts it, “the Insights Discovery Profile is a questionnaire which uses 25 bits of data to come up with a picture of the individual”. The “craft of it” is that, despite being entirely created by clever algorithms and tech wizardry, its ‘voice’ is very human. You feel like you have sat down with an eminent psychologist. Bright Field Consulting works with school leadership teams, particularly if there are new team members. As Wigston says, the profile “gives us a picture of
99 CHIS_Sept15_Education.indd 99
the DNA of the team”. This can help greatly with improving efficiencies and performance. It is important work: there is more burnout in the teaching profession these days than in any other, apart from foreign exchange brokers. Wigston should know, he used to be a banker. The Insights profile can also help school children. Using the Insights Young Adult Profile for 15-year-olds plus, can, for example give “us a picture of why they might struggle with certain subjects” says Wigston. They have worked successfully with a variety of schools, including Thornhill Community Academy, the school featured in Educating Yorkshire and the Woodard Corporation, which numbers Lancing College and Ardingly College amongst its independent schools. Where it gets really interesting is the work Bright Field has done with both the teachers and the students in the same school. By gaining a psychological understanding of both, they have come up with some interesting ideas, not least that, in some cases, so-called bad behaviour in class or lack of academic attainment are sometimes because of a mismatch between teaching styles and students. Certain personalities learn in certain ways. As Wigston says: “If we work only with the leadership team or only with students –we can deliver that part of the equation – but if we work on both then we can say, this is how the pedagogy could be, in order to effect better results.” But before every pushy parent runs out to get their child profiled, take note. Wigston says that using a psychometric profile “is only one way of enabling a conversation to take place”. It should only be used in conjunction with coaching or guidance for that individual. Trust me, if you go down this route, you want somebody holding your hand. u

R E B ECCA N O O N A N
I
grew up in Hook, Hampshire and in my early years, a career in property never crossed my mind. I have always had a head for numbers and, back then, my desire was to work as a mathematician. My friends and family have always been convinced that I would find success in an industry where I meet new people every day. I think this conviction really started to hit home after a particular parent/teacher evening during my teens. There was a resounding agreement among all of my teachers: ‘Lots of potential but he certainly does talk a lot!’ I believe that my mother, being a teacher herself, also knew at that point my becoming a mathematician probably wouldn’t hold my interest; instead, I should use the ‘gift of the gab’, that had been getting me in a spot of trouble at school, to my advantage. I realised I had an interest in property during my time at university in Cardiff whilst I was studying business and economics. My favourite module was Entrepreneurship, and for
MY EXPERIENCE AT ZOOPLA HAS HELPED ME TO EXTRACT THE VERY MOST OUT OF EACH PROPERTY
my final piece of coursework I submitted an idea to do with a platform for private lettings for landlords. Little did I know that this is something that would become more prominent within the industry in years to come... Upon reflection, it was a missed opportunity, but a fantastic initial exposure to the industry! After leaving university, one of my best friends referred me to one of the largest estate agencies in London, having just started there himself. He thought it would suit my skill set down to the ground. As it turned out he was spot on and I excelled there for the next three years. I was fortunate enough to be given plenty of opportunities and exposure to the market, allowing me to become the youngest lettings manager in the company at the age of 24.
I found the digital marketing side of agency particularly interesting, and it was becoming clear that the vast majority of applicants were starting their property search online. Therefore, in order to truly further myself, and my career in the long term, I decided to join Zoopla as a part of their marketing team. Having returned to an agency, I’ve found the knowledge I gained from my experience at Zoopla has helped me to extract the very most out of each property. This gives me an edge over others in the industry, which has been a clear benefit not only for Chestertons, but also for our clients. I now work at Chestertons as lettings manager in our Wandsworth Common branch and I genuinely feel lucky to be here. I’ve never been happier in my career or personal life, and working for such a respectable and ethically minded company is a real pleasure. I am always available to talk, a quality I don’t think I will ever lose, so please do feel free to give us a call at your convenience. u

ith soaring house prices and space at a premium, basement conversions are a simple solution for families who don’t want to have to compromise or relocate. ‘Digdowns’ can be a fantastic way of generating extra space and transforming your home, but, where to start? We’ve asked London’s basement conversion specialist, Simply Basement to answer all of your questions. How do I know if my home is suitable for a basement conversion? You don’t need an existing cellar or basement space to create your basement conversion. In most cases, planning permission is required unless you are converting an existing residential basement where the outside of the property is unaltered. You will also need a party wall agreement: a notification and agreement between you and your neighbour on what needs to happen if there is a problem.

For what can I use the space? Subterranean kitchens and playrooms are popular, but it really depends upon your requirements. We’ve created everything from bedrooms and self-contained flats, to cinemas and swimming pools. Won’t it be dark? There are lots of clever ways to create light, ensuring your new space feels airy and spacious. Light wells are a good source of natural light, whilst glazing from the floor above is a fantastic and modern way of lighting your space.
WE’VE CREATED EVERYTHING FROM BEDROOMS AND SELFCONTAINED FLATS, TO CINEMAS AND SWIMMING POOLS
How long does a basement conversion take? The duration of a basement conversion can vary dramatically depending on the size and scope of the work. On average it can take anywhere from a couple of months to a year for more complex projects. What is the average cost of a basement conversion? It depends on the size and design of your conversion, but assuming you opt for an average roof height of around 2.6m, for the structural dig and damp-proofing the average cost per sq metre is £2,000 + VAT. Why should I choose Simply Basement? Simply Basement delivers 100% bespoke designs, planning and construction, tailored to your every need. The expert team of architects and surveyors will handle every aspect of the process: from planning and design through to managing submissions, agreements and approvals, and handing these over to our construction team. How long have you been in this area? Technically, I’ve been in this area for about 30 years (since I was born!), but professionally, I’ve been working as an agent here for the last ten. What is your ethos? All a bit clichéd, but treating others how you wish to be treated never goes amiss. Professionally, this translates into service, service, service! What are your favourite properties right now? We are handling a stunning development on Sulivan Road in South Fulham of seven gorgeous townhouses. If I had the means to buy one I would, they are stunning! Market predictions for the coming months? Inevitably with the summer months upon us, the holiday season will no doubt add a slight slowing in the market, but I hope that September will bring in a new plethora of purchasers looking to secure a home prior to the end of the year.

CONSERVATION CRAZY Is London becoming one huge conservation area?
Y
ou may not realise it but more and more areas of London are being hyperprotected from change. There are 1,014 conservation areas in London (out of 10,000 nationally) that are increasingly eating up streets in the capital – with new areas being proposed in Brockley, South London as well as Dalston and Stratford. Some boroughs are keener than others: Lambeth, Tower Hamlets, Richmond-upon-Thames and Westminster all have more than 50 conservation areas – the average is around 30 – while Barking and Dagenham have just four. Croydon gets the top gong though, with nine of its 20 conservation areas created during a flurry of activity during 2008. Yet London is unique: it’s the only city in which Historic England can designate conservation areas as well as local planning authorities. But what exactly is a conservation area? Officially, it’s an area of ‘special historic or architectural interest,’ but they vary enormously and include small passageways, parks, industrial and transport heritage sites, remnants of small villages, town centres and, sometimes, entire areas – West Putney being a good example. Some
FIGURES SHOW THAT CONSERVATION IS GOOD FOR HOUSE PRICES
are stranger, like Botwell in Hayes, which contains the site of Nestlé’s former coffee factory. So, what is it like to live in a conservation area? One thing is for sure: figures show that conservation is good for house prices. In 2012 the London School of Economics (LSE) completed an exhaustive study of house prices and the results were eye-popping: raw data showed that conservation areas had a price premium of 23.1%, while even those waiting to become one were 16.5% more expensive than surrounding areas. Even if you take out factors such as existing architectural beauty and location, the research showed that even at a most conservative estimate, the price boost is between 8.5% and 9.5%. Also, conservation areas tend to rise in value faster than others – by 0.2%. What’s also interesting is that the people who live in conservation areas don’t mind the sometimes draconian architectural and planning laws that come with residency. The LSE canvassed residents in ten different areas and most, regardless of the downsides, appreciated their green, residential environment, neighbourliness and community spirit. These qualities must be amazing as the rules of living in a conservation are tough. For example, Hounslow’s conservation area around Gunnersbury Gardens Estate and Bedford Park regulates a range of alterations that include extensions, minor works, extra porches, exterior painting, new fencing, vehicle access and hardstanding – many changes that outside a conservation area would be allowed.

SEVEN-BEDROOM HOUSE, MANVILLE ROAD, HEAVER CONSERVATION AREA, SW17, £2.75M. SAVILLS CLAPHAM, 020 8673 4111
Conservation areas are not always leafy suburbs, with 85% of Westminster and 70% of Kensington and Chelsea protected within a conservation area. Meanwhile the early Georgian streets in the Elder Street conservation area, Spitalfields were recently saved from the developers’ wrecking ball. But what do you do if you have a more modest development proposal? The overriding question you need to ask yourself is whether the changes will ‘enhance’ or ‘preserve’ the area’s character. For example, an innovative new-build might enhance the area while an ugly extension wouldn’t preserve it. You have to “carefully assess what’s there, and how your new design measures up against the existing,” says Housebuilding & Renovating magazine’s design expert, Pete Tonks. But whether such considerations stretch to the world of aspic preservation, is for you to decide. u
