arch is officially spring. And while it might not feel like it yet, it's comforting to know that it soon will. Any minute now, we will all start brightening up our palettes with cheerier clothes in lighter shades, wearing fewer layers and generally emerging from the winter fug. So in this issue we're focusing on happy clothes, ranging from the delicate, vintage-inspired prints at London label Beautiful Soul to all things peach, which may sound unlikely as a new favourite shade until you have a look at page 28. On our feet we're rediscovering comfort, courtesy of Rogue Matilda, the brand that puts the fun into flats.

9 B&C_March16_Eds_Letter.indd 9

And at home, once we've finished our convenient and delicious dinner from one of the recipe boxes we've been busy experimenting with, we'll be retreating into bed now that we've discovered linen bedding. The brilliantly named company Piglet in Bed makes the softest and most luxurious stonewashed bedding that's making it quite hard for us to get up in the mornings. We take inspiration from the woman behind it on page 57. So here's to you, spring. We hope you enjoy the issue. x◆

ith a long list of luxury residences and yacht interiors to his name, Salvagni has already attracted a dedicated clientele for his designs on both sides of the Atlantic, and now has opened a flagship gallery space in Mayfair. The Roman architect-turned-furniture designer makes use of a generous stock of skilled craftsmen, who create made-to-order pieces with a modernist touch, created with finely-worked materials such as mahogany, rosewood, royal oak and laurel. The multimillion-pound, state-of-the-art development covers product, industrial, graphic, fashion and architectural design, but its two exciting new stores are also a must-visit for design-conscious Londoners. One offers a curated edit of design books and objects from established brands and emerging designers, while the second, larger shop - designed by John Pawson - includes everything from furniture to ceramics. FASHION / PROFILE JOY MONTGOMERY: How was Beautiful Soul first conceived? NICOLA WOODS: I had an unconventional

route into the fashion industry. After working in a fast-paced career in corporate insurance for 11 years, I took a sabbatical to travel the world with my best friend. During this adventure I found my calling sitting under a cherry blossom tree in the heart of Tokyo and I began to envision my career path from a different point of view. In that moment I realised I needed to make radical changes to my lifestyle and revisit my childhood ambition of design. I haven’t looked back since. Returning to London I underwent training at the London College of Fashion, earning a BA(Hons) in Fashion, Design and Technology (Creative Pattern Cutter) and launched Beautiful Soul London in 2011.

Fast fashion

MIGHT BE CHEAP

but somebody in the supply chain is SUFFERING as a result

Takara dress in British Lace

During my degree, I was set the challenge of designing a collection made out of old junk. While many students didn’t seem enthusiastic, for me, my creativity came to life. I loved everything about this project as it taught me to delve beneath the surface and think outside the box. Most of all I loved meeting Orsola de Castro, a guest speaker who shared her passion about upcycling to a packed lecture hall of students - one of whom was me. From that moment a seed was planted and my final collection was inspired by Wabi-Sabi, the quintessential Japanese aesthetic of finding beauty in the imperfect, modest and humble. Each piece in the collection was oneof-a-kind and tailored from upcycled vintage Japanese kimonos which dated back to the 1940s. The love and craftsmanship that went into making every single garment gave me a true understanding of the production line. After graduating, Orsola and friends from the Ethical Fashion Forum and Centre for Sustainable Fashion encouraged me

to apply to Estethica - a platform founded by the British Fashion Council to promote sustainable fashion at London Fashion Week. The V&A fell in love with my debut Kimono collection and stocked it for several seasons. I grew the business from scratch and launched a ready-to-wear collection: Beautiful Soul London. JM: What role does sustainability play in your brand? NICOLA WOODS: As a designer and

Emi Dress in Hydrangea

founder of a fashion label, I am constantly developing new ways to incorporate responsibility into the brand's processes, ensuring sustainability is at the core of the brand's DNA. We exercise a common sense policy, using our voices to ensure the indsutry values people, the environment, creativity and profits in equal measure. Fast fashion might be cheap but somebody in the supply chain is suffering as a result - consumers should not under estimate their power. Try to have a rule

BRAND PROFILE:

FROM RUSSIA WITH LOVE V I L S H E N KO WHO

Russian fashion designer Olga Vilshenko was born in the communist-era Ural region, surrounded by craftsmanship which was passed down through the generations. Inspired by her mother, who created one-of-a-kind pieces in a time of austerity, Olga went on to develop her self-taught skills at the Institute of Fashion and Art in Russia and London’s Istituto Marangoni. In 2011 she launched her first collection for Vilshenko. u

WHAT

Fusing the intricacy and folkloric flourishes of her eastern heritage with the wearable luxury of the modern day fashion market, Vilshenko offers eclectic character in landscape of a homogenised street style and low-key athleisure. For SS17 the brand has embraced patchwork and ditzy florals on peasant blouses and flowing fabrics, alongside hits of tailoring and military red. u

WHERE

Vilshenko has become catnip for young, fashion-conscious Londoners, who juxtapose their embroidered jackets and calf-length floral dresses with Saint Laurent leather skinnys and Zara biker boots. Championed by everyone from Anna Dello Russo and Pandora Sykes to Florence Welch and Alexa Chung, the brand’s contemporary spin on Russia's traditional rich fabrics and long sleeved elegance has won the hearts of the blogging crowd and industry insiders alike. vilshenko.com

Flats are officially back, and it's designer Katie Harland leading the way in a new landscape of elevated basics. Rogue Matilda is the chic shoe brand industry insiders are going mad for. Offering a tightly edited line of lace-ups (and for this season, loafers) in a range of colourful hues, fabrics and prints, Rogues have become a lifeline for every busy woman needing some stylish comfort in her wardrobe. We chatted to Katie about her journey, inspirations and that photo of Gigi Hadid‌ ABSOLUTELY: What motivated you to create a shoe brand devoted exclusively to flats? KATIE HARLAND: The inability to find any flats I liked aside from trainers. I’ve never been a ballet pump girl and I felt that a lot of the brogues and loafers on the market lacked a playful and feminine touch.

ABS: This season the runways were dominated by flats, while countless fashion editors were photographed wearing trainers. Why do you think the fashion industry has decided to embrace flat shoes? KH: Isn’t it obvious? They’re so comfy! I can’t imagine pacing round all those shows in stilettos. That’s not to say heels don’t have their place, but I think the industry has seen a huge uplift in ‘comfort’ brands. People are willing to pay more for everyday essentials because they see value in cost per wear, rather than splashing out on one-off pieces. ABS: What has been your biggest career highlight so far? KH: Definitely when Gigi Hadid was spotted in Rogues at NYFW – she looked amazing. ABS: Do you think flats are feminist? KH: Certainly not, they’re devoid of a higher meaning - they’re just practical. I don’t think that when women slip on a pair of Rogues they’re doing so for the equality of the sexes, they’re doing it because they feel good in them. All women should be feminists at heart, but for me fashion is apart from this. It’s a feeling, more so in London than other cities in the world, and it’s also an expression of yourself.

come from a background in footwear design so I’m always curious about the engineering of a shoe. ABS: How has social media impacted your growth as a brand? KH: It’s definitely a key component of the brand's growth but I’m not hell-bent on putting across a polished and professional façade. It’s always been about people seeing what goes into creating the brand; the things that excite and inspire collections, news updates and exclusive offers. It’s a very personal account and I love the thoughtful feedback I receive from people who follow the brand. It's such a fantastic tool which is available to start-ups these days. To be able to instantly connect and talk to your customers gives a much more intimate relationship between brand and consumer. As the majority of my sales are through the website, it also keeps me grounded in what people like, want and need. ABS: What are your top tips for styling flat shoes? KH: Flash a bit of ankle. Personally I think flat shoes look their best with an ankle grazing trouser, which is lucky as cropped flares, sawn-off denim, culottes and cigarette trousers are everywhere this season. The combination of trouser length and shoe means that it’s still flattering to a woman’s shape, but in a different way to a heel. The French pull off this look very well.

ABS: If you would love one celebrity to wear a pair of Rogues who would it be? KH: Jennifer Lawrence. Not so much for the impact on sales, I just think she’s awesome. She’s a great example of a woman in the public eye who stands for something. She’s not just a clothes horse, she has a voice.

Cosmic black loafers

Bullseye brogues

ABS: Where would you like to see the brand in ten years? KH: I’d love to have a store in Westbourne Grove or Marylebone High Street. I think for a brand it’s such a great opportunity to be in a position where you can have a store, as it is the only time you can get the brand personality across in the flesh, rather than online. Obviously, on top of this it would help to have a killer collection of stockists globally. ◆ roguematilda.com

Pomme gris brogues

ABS: Where do you draw your inspiration from? KH: Street style is a huge influence, and nowhere in the world is better for this than London. I find that going for a walk around the city is hugely influential. Aside from this, I think you’ve also got to get in to that playful childlike state. Experiment and try things out. I often rip apart previous samples (rip the leather right off the sole!) and stick things on to them - it’s a very physical process for me. I don’t

31 CHIS_Mar17_Rogues.indd 31

ABS: What are your favourite pair of Rogues? KH: Without a doubt Pomme Noir. For a London girl, they are the perfect shoes to take you from day to night. The patent leather looks smart for work and is easy to clean if your evening plans escalate, while the pompoms add a fun detail.

inter months do not a glowing complexion make. Exposure to outdoor elements causes tightness, dryness and redness; all of which are exacerbated by central heating. The Agera Oxy Bright Facial from the Eden Skin Clinic remedies ailing winter skin. It is an oxygen-generating enhancement treatment that promises to banish dull, lack-lustre complexions, working by stimulating cell regeneration to brighten and detoxify as well as reoxygenate skin cells. It should also increase circulation and offer a generous boost of hydration. My therapist is founder of the clinic, Lorraine. With almost two decades of experience and two thriving branches of Eden under her belt, I am in expert hands. We begin by talking through my current skin care regime – minimal – and problem areas – enlarged pores around my t-zone. Lorraine details a fuss-free regime that is quick to complete morning and night and suggests the Agera Ultimate Retinol Rejuvenator for effective exfoliation. She gives my skin a thorough cleanse before applying a two-step Microderma Crystal System with Vitamin C crystals and an activating gel to gently buff away old skin for a smooth, radiant complexion. The products feel lovely, especially a peptide serum that promises improved collagen and elastin production. As I leave the salon my skin feels squeaky clean and has a definite glow; the texture is smooth, plump and dewy for many days after. ◆

here are several options when it comes to choosing a duvet. Tog ratings determine warmth, while fillings can by synthetic, silk, wool, feather or down. Some people prefer a heavier cover, others a lighter one. We recommend the marshmallow-like puffiness of pure Hungarian goose down, which is cloudlike and light but supremely warm and cosy while remaining breathable and allergy-free. Or why not upgrade to the even more luxurious (and significantly more expensive) Canadian white goose down, which is even snugglier? Double Hungarian goose down duvets from £180, soakandsleep.com

f you are asking yourself: what would The Savoy do? then Savoir Beds is your answer. This London-based artisan bedmaker hand-crafted mattresses for the Savoy hotel over a century ago and they haven’t changed since then. Each one requires over 80 hours of skilled production; materials are natural and include horsehair, cotton and lambswool alongside hand-tied springs with carefully controlled tension. These are beds fit for kings. Alternatively, a new wave of mattresses is emerging and disrupting established values. New foamfilled mattresses come rolled up in boxes and offer a convenient and comfortable night’s sleep using advanced technical materials instead of artisan methods. Like Savoir’s, Casper’s mattresses are made

2 In TIMES of indecision, just ask YOURSELF: what would CLARIDGE’S do? in the UK, but unlike Savoir’s, they’re light enough to be delivered by bicycle. A base of memory foam underneath a springy, breathable comfort layer creates a comfortable, supportive bed without the overheating qualities usually associated with foam – and they’ll even take it away if you don’t like it. illows are controversial. Hard or soft? Square or rectangular? Overstuffed or flexible? It’s very easy to set out to buy a new pillow and leave empty-handed due to the excess of choice. In times of indecision, just ask yourself: what would Claridge’s do? For the ultimate five star hotel quality pillow, try Beaumont & Brown, which modestly claims to produce the best bed linen in the world – and their favourite Savoy pillow is a mix of duck feather and down. For extra fluffiness, you can’t go wrong with pure Hungarian goose down, as found in the Swiss-made Edelweiss pillow from My Duvet & Pillow, which includes no feathers at all – just pure cloud fluff. gain, controversial. Until recently it was widely accepted that the ultimate in luxury came in the form of percale cotton of the highest thread count. Five star hotels offer sheets with a thread count of 400, which feels incredibly smooth and silky and is hard to beat – unless you are of the linen persuasion. Increasingly, linen has become the more desirable option, with stonewashed linen looking stylishly rumpled and feeling softer with each wash. Linen has the advantage of lasting longer than combed cotton because it’s at least 30% stronger; it also offers better temperature control, staying warm in winter and cool in summer due to its moisture absorbency and heat retention. HOMES & INTERIORS / KITCHENS

Home Life

The kitchen is the heart of the home, as the team at Sheraton Interiors is well aware Wo r d s e v e h e r b e r t

ith a beautiful, bespoke kitchen, you can create a functional space that looks stunning too. Renovating a kitchen in an existing property can instantly transform your home, while creating an entirely new space from scratch can ensure you achieve the exact finished aesthetic you desire. Sheraton Interiors recently developed a kitchen in a London home that had been extended, undertaking an exciting, large-scale project that yielded spectacular results.

The project

T

he brief was to design an openplan kitchen-cum-dining area in a new extension, making the most of the natural light and views afforded by the north-facing garden. The aim was to develop something contemporary and streamlined, and so the client opted for a German design, one of Sheraton's specialist areas. This kitchen encompassed a sleek and practical layout complete with a built-in oven, compact oven and warming drawer. A full height fridge and a separate full height freezer were installed in keeping with the integrated look and feel of the

space. To tackle the lighting and views, the designer suggested putting slimframed bi-folding sliding doors that lead out to the patio and skylights. They also opted for a dropped ceiling with LED uplighting to ensure chic and even coverage lighting indoors. They put in place additional tall larder units to provide extra storage and organisation, keeping the central island free for meal prep and cooking. This island became quite a feature in and of itself, complete with a slim wine cooler. The client requested incorporated seating to allow for socialising and family time while cooking and using the island, so this was implemented along with a push-up socket to charge laptops, iPads, iPhones and kitchen appliances. Other features include an integrated dishwasher, a three-in-one filtered tap providing boiling, hot and cold water, LED plinth lights in the central island, and LED lights under the bi-fold wall units. The sink was custom-made in Spain by Silestone using the same material as the quartz countertops, and the glass splashback behind the sink was painted in a custom Farrow and Ball white. Finally, they installed a chic handless laquered matt range with Silestone Pulsar Nebula tops, and fitted the kitchen with on-trend Siemens appliances. The project took just over four weeks to complete, as the new flooring was reclaimed oak sources from an old church and therefore needed to be acclimatised. For a total project cost of £25,000 - £35,000 excluding building work, Sheraton was able to provide the client with a personalised, practical and visually compelling kitchen for them to enjoy for decades. u

his contemporary ensuite shower room in a London apartment was commissioned by architects and interior designers Waldo Works and executed by Drummonds. An industrial-style glass and metal framed shower door lends an air of urban chic and the nickel-finished Nene shower is clearly visible through it. Hand-glazed period style tiles in rich blue hues, which run around the room and extend into the walk-in shower, were commissioned specially for the project from Victorian Ceramics. Drummonds’ Hebdern vanity creates a striking focal point in nickel finish with black Marquina marble that co-ordinates perfectly with the room’s colours and detailing. We admire the stylish blue, black and white colour scheme, and the impeccable sense of balance and style with which it's executed. Planning a new bathroom in 2017? GOOD ORDINARY CLARET 2014 WITH LIMITED EDITION LABEL BY LUKE EDWARD HALL £9.95 Good Ordinary Claret is our best-selling wine, and for the second year we have released a parcel of this popular wine with limited edition labels. The name Good Ordinary Claret first used in the 1960’s when Berry Bros. & Rudd first came up with idea for an own label range. This wine brilliantly highlights the sheer drinkability of modern red Bordeaux. ◆

2014 GIBSON BRIDGE PINOT GRIS RESERVE, MARLBOROUGH £15.50 New Zealand Pinot Gris tends to veer towards the Alsace (rather than Italian) style, and this is case in point. This single-vineyard wine is rich and round, with hints of apricot and spice alongside green pear and a mineral thread. It is full, fleshy with a concentration of fruit that lasts in the mouth and would make it delicious with creamy dishes. ◆ bbr.com

Not one for

TEMPER

Neil Rankin hits the mark with this bustling, barbeque-centric new opening Wo r d s H a n n a h H o p k i n s

H

aving stood at the forefront of the UK barbeque scene for a number of years, Neil Rankin’s eagerly awaited restaurant temper is already attracting an inthe-know crowd. Definitely not one for vegetarians, the aim of the restaurant is to offer delicious and expertly cooked cuts of meat, tempered for optimal taste, and offset with a range of inventive side dishes. If you love Pitt Cue Co in Soho and Smokehouse in Islington and Chiswick, then you’ll be similarly enamoured with this place.

For a dose of drama with your dinner, plump for a table at the heart of the main dining room facing the energetic open kitchen where, once seated along the green marble counter, you can watch Neil and his team prepare your meal. Don’t worry though, if bar-style dining isn’t your thing there are plenty of booths, too. Eschewing the overdone small plates and tasting style-menus, the offerings at temper are stripped back to the basics - think a selection of tacos (handmade using heritage corn imported from Masienda), cuts of chopped, grilled or smoked meat and a range of sides, dips and sprinkles to accompany them. On our waitress’ recommendation we have the

67 B&C_Mar17_FoodReview.indd 67

crab & pickled pork skin and blowtorched mackerel tacos (all exceedingly moreish) and 65 day British White Beef and Middlewhite Pork - perfectly punctuated by spicy Jerk cauliflower, grilled corn with lamb fat butter and MSG ketchup. Lamb, goat and mutton also feature heavily on the menu and come highly recommended. Almost all of the meat is offered in delectably juicy 100g+ cuts, while the range of plates designed around seasonal vegetables allow you to fully customise your dinner. Save room for the cannot-be-missed half-baked, molten cookie and ice cream dessert. Wine at temper takes center stage, with an exciting New and Old World list created to compliment the menu, but it was the selection of Mezcal that we were particularly taken with - we recommend the Nuestra Soledad Ejutla. The basement dining room, with its low slung ceiling, black painted brick flooring and vivid green steel work, has an agricultural industrial feel - but the combination of soft low lighting, barbecue, mezcal and good times makes this the ideal space for a catch up with friends or late-night bites. u

Modern Dinner Party Best-selling food writer Ella Mills of Deliciously Ella is on hand to help you prepare a healthy and utterly delicious feast for friends or family, whatever the occasion. Wo r d s H a n n a h H o p k i n s

Why do you think more people are choosing to host than go out for dinner? I think there’s something really lovely about hosting people at home – it’s normally a much more intimate, relaxed atmosphere and it’s a lot cheaper too. I absolutely love cooking delicious food for people, making great cocktails and having a long dinner that can go on for hours and hours. What is your number one rule when hosting a dinner party? Make your guests feel incredibly welcome. The beauty of going out for dinner is not having to wash up or tidy and I like to recreate that for my friends and family, so that they can really enjoy the evening. I try to tidy all my cooking mess before everyone arrives, light candles, have music on, get lots of nibbles out and have drinks at the ready. What are some cheat snacks for the table? Big bowls of hummus are perfect, it’s so easy to make and it always gets finished really quickly. Doing a twist on it, like a roasted carrot hummus or a sun-dried tomato and butterbean hummus is great as it sounds fancy but it couldn’t be easier to do. I love making little

CHIS_Mar17_ELLY.indd 68

socca pizzas, mini bite-sized baked potatoes stuffed with cashew sour cream and little beet and sweet potato crisps. What are your favourite easy but impressive dishes? Indian food is a real favourite of mine, as it’s full of flavour and really satisfying, but it’s pretty easy to do. I often cook big pots of chana masala with aloo gobi and coconut rice for friends, which are always demolished really quickly. For quick kitchen suppers I love spiced potato cakes with garlicky tomato sauce and French beans. Sharing plates are popular these days, can you recommend any? I love sharing plates, as it allows everyone to try lots of different foods. My favourites are sesame coated sweet potato falafels with miso and sesame glazed aubergines, sesame and harissa greens, garlicky black beans and some hummus – it’s a nice way of building mix and match bowls so that you get lots of different flavours and textures. Balancing nutrition with dinner party food can be tricky. Do you have tips for making

I love VEGGIE dishes that prove EATING WELL isn't all about RABBIT food. something wow-worthy that doesn’t leave you feeling bloated afterwards? Everyone is so different but I love making veggie-based dishes that highlight that eating well isn’t about rabbit food. I always assumed that healthy food was iceberg lettuce with cucumber and tomatoes but once I started learning to cook I realised it could be the absolute opposite. I often make things like courgette and pea risotto using brown rice with lemon, garlic and mint; marinated cauliflower steaks with chili quinoa and bean stews with chili, coriander and a mango salsa.

FOOD & DRINK / RECIPES

CHILLI & GINGER PHO Ser ves 4

T

his is a simplified version of the classic pho recipe, which means you can have dinner on the table in twenty minutes rather than leaving it to simmer for hours! The broth base is flavoured with sesame, ginger, spring onions, chilli and lime and then filled with lots of veggies and buckwheat noodles before being topped with fresh coriander. A perfect cosy, comforting supper that will warm and rejuvenate you. N U T- F R E E I n g r e d i e nt s • 2 portions of buckwheat noodles, or even courgette • 25g dried shiitake mushrooms • 2 teaspoons toasted sesame oil • generous thumb of root ginger, finely grated • 2 garlic cloves, finely grated • 2 red chillies, finely sliced • 2 spring onions, each chopped into 4

• 2 tablespoons brown miso paste • 2 tablespoons tamari • 100g baby corn • 250g bok choi, thinly sliced • 120g beansprouts • 2 carrots, peeled and julienned • handful of fresh coriander, roughly chopped • juice of 1 lime, plus lime wedges to serve M e th o d 1 Prepare the noodles, if using, according to the packet instructions, then place in a sieve and rinse with cold water. Put the dried shiitake in a bowl, pour over 500ml of boiling water and set aside for 20 minutes. 2 Heat the sesame oil in a wok, or large sauté pan, then add the ginger, garlic, chillies and spring onions, and cook for a minute or so, stirring to make sure the garlic doesn’t burn. 3 Splash in a little water and let it bubble for a couple of minutes, then add the miso and tamari and 500ml more boiling water. Let this broth bubble away until the mushrooms are ready, then add them too, with their soaking water (except the dregs, as they may contain grit). Return to a nice simmer for 5 minutes. 4 Add the corn and bok choi, and simmer for 5 minutes. Stir in the beansprouts and carrots. 5 Divide the noodles between 4 bowls, then spoon the broth on top. Sprinkle with chopped coriander and a squeeze of lime juice, then serve with lime wedges.

What about some quick but impressive drinks? I love a sparkling pineapple and cayenne blend with soda water, lime, a little maple and lots of ice. It works well as a cocktail or a mocktail. How do you cater for vegetarians and vegans? I am veggie, which really helps. I often make veggie food as the centre of the meal and then will do a piece of salmon as a side for those who don’t want just vegetables. Any ideas for centrepieces? Or favourite flowers to use on the table? I like doing something simple with candles, little jars of flowers and then lots of food. And finally, what qualities does the perfect host have? Being relaxed, so that your guests feel relaxed too, which means everyone has more fun. u Recipe extracted from Deliciously Ella With Friends by Ella Mills, published by Yellow Kite, £25 © Ella Mills 2017 Photography © Claire Winfield Yellowkitebooks.co.uk • Deliciouslyella.com

It’s an admirable service, not only for the convenience but also for the variety of ingredients and ideas you can add to your own repertoire. The only real issue we had was with the meat portions: one chicken thigh each wasn’t enough for us so I’d recommend keeping a large bag of oven chips on standby for those with larger appetites. £5.83 per portion, gousto.co.uk

escribing anything as ‘mindful’ began to feel a bit clichéd some time ago. But behind The Mindful Chef’s slightly annoying tone (there’s a bit of trite information about ‘natural’ foods) is a concept that’s based on quality. They are all about provenance, with all meat and fish coming from small West Country farms that supply places like Harrods, and healthy eating, with a focus on low-carb and dairy- and gluten-free foods. Recipe cards are elegant and while the ingredients don’t expect much input from your kitchen, we were expected to possess a spiralizer for Thai pork meatballs in courgetti soup (we did). Meals for two work out at £7 per head, and they offer lonely boxes for one at £9 per head. We enjoyed honey and ginger salmon skewers with rainbow slaw and brown rice, and next week’s recipes looked tempting too.  £6 per portion, mindfulchef.com

Hello Fresh

F

riends have raved about Hello Fresh lately. They say it’s lifted them out of a dinner rut and expands their children’s dietary repertoires. What’s not to like? Our family box is huge and contains four complete meals for four. Literally all they expect your kitchen to contain is salt, pepper and oil. So for instance Monday’s ‘chef-created recipe’ for minced lamb koftas with coconut pilaf and minty yoghurt includes a single clove of garlic, a tablespoon of curry powder in a tiny plastic pot, a lone cinnamon stick and a stock cube as well as one onion, one shallot and a measured four portions of basmati rice. All of these are surely staples in most family kitchens, but part of the point here is to eliminate the need for staples. Instructions are much more precise than regular recipes. They tell you,

Riverford Organic

for instance, how to chop an onion as if the target audience has never sliced a vegetable before. Which maybe they haven’t. These instructions are so easy to follow that you can divert your whole brain to focus on something else while you’re cooking, which is no bad thing. Everything is tasty and portions large enough to accommodate leftovers.  £4 per portion, hellofresh.com

Riverford

E

thically farmed and 100% organic, Riverford are champions of seasonal British produce. The vegetarian box aims to deliver flavourful recipes that are fresh and nourishing. Quinoa paella with peppers and onions packs a smoky punch while fennel and olive tagine with spicy cous cous delivers an interesting mix of textures. Each recipe is easy to follow and results in a rich, hearty and satisfying country kitchen meal – which can’t be said for a lot of vegetarian cuisine – though they are time-consuming. Parsnips Molly Parkin requires multiple pans and dishes, numerous processes as well as both stovetop and oven cooking. We'll try their Quick box next time.  £5.65 per portion, riverford.co.uk

71 NH_Feb17_Recipe_Boxes.indd 71

THE VERDICT If you can stomach the packaging – admittedly most of it, across the board, is recyclable – these recipe boxes are undoubtedly an easy option. We’re not convinced that anyone interested enough in food to order one wouldn’t already be in possession of a garlic clove or a bottle of balsamic, but in a world where people are apparently entering adulthood without ever having cooked an actual meal, they clearly have a place. Saving you the effort of planning and shopping comes at a price – around £6 per head doesn’t sound bad but an amateur stab at costing these ingredients will reveal that markups are pretty hefty. But there’s the price of convenience. Overall, Hello Fresh probably wins for its idiotproof instructions and variety.

hese days it’s rare to find somewhere that feels untouched without venturing to a far flung island in the Caribbean and yet, when looking out over the terracotta rooftops, cream-coloured buildings and sparkling seas of Hvar, this small island of the Dalmatian Coast of Croatia appears to be just that. In a modern Europe dominated by resorts and tower block hotels, Croatia manages to combine a short haul flight with beaches, nightlife and history without becoming a hellish tourist trap. As a result, Croatia has been topping lists and featuring in round-ups of the world’s best holiday destinations for roughly five years now and its appeal doesn’t seem to have tarnished at all; it even made Conde Nast Traveler’s annual ‘The Best Places to Travel’ list for the upcoming year. Both Split and Dubrovnik do a roaring tourist trade during the summer months but

for a real combination of tranquility and stimulation, the islands off the coast are the place to go. After a taxi, plane and ferry ride (plus a few glasses of rosé at the port in Split), I stand on a romantic dock looking out at transparent waters filled with sailboats and then up at white buildings encircled by hills. Despite the fact that Hvar has a reputation as the sunniest place in Europe, we had set off in a storm but by the time our ferry pulled into Hvar Town, the rain had subsided and the clouds had been washed away revealing an impossibly blue sky. It was the end of late September, which is the tail-end of Croatia’s high season, so while not exactly sizzling hot the sun was still warm enough to walk around in shorts. The Luxury Travel Book have properties throughout Europe as well as in Morocco and Sri Lanka and each of them is, without exception, of the highest standard. Our villa was a 10 minute stroll from the port, right in the heart of the

From there you have a spectacular panoramic view – go at sunset for maximum impact. Although there are no sand beaches in the immediate vicinity, jetties and ladders extend into the sea for swimmers and there are large, smooth rocks to lay out a towel and bask in the sunshine. In the evenings, homebodies can hit the market and carry their spoils back for a slap up meal in the tranquil garden of the villa. Whether it is the strict conservation of its historical architecture or the laid back, unassuming attitude, Hvar exists as both a tourist hotspot and a sanctuary. Here's hoping that this marvellous equilibrium will last forever – but go there as soon as possible, just in case. ◆

historical town of Hvar. Narrow white alleys with steps leading up to different levels of the town crisscross and meander, some leading to picturesque dead ends peppered with elaborate carved wooden doors. It was the end of one of these that we found our villa. Double doors lead onto a sprawling courtyard with a lemon tree, dining table and sun loungers - not to mention a beautiful glass conservatory with a small pool inside. The villa was built between 1590 and 1612 in Baroque style with heavy Venetian influences and one of its best features is the view from the ornate balcony out onto the harbour. Despite the winding streets, the layout of

Stalls selling fragrant bunches of lavender for which the island is famous line the port with restaurants and cafes facing them a little further inland. Hvar is one of the filming locations for hit HBO series Game of Thrones which and, wandering through the main square, its white paving stones worn smooth with wear, it isn’t hard to see why. During the day, walks around the island are a discovery. The centre of the town was built in the 15th and 16th century, so once you pass through the Porta di datallo (Gate of Dates) north of the square and start climbing the

tter’s Holt is a lovingly fitted Mongolian yurt, set in its own secluded field. But don't confuse this with camping, because there's no danger of being cold, wet or uncomfortable here. The beautiful yurt, with its cosy, hand-painted interior, sleeps four in comfortable beds, equipped with a wood burner plus a separate kitchen in an outhouse that also incudes a fully equipped bathroom (with hot water on demand, of course). There are lots of blankets and everything you could possibly need is supplied, thanks to owner Alan and his wife, who have created this beautiful spot as a labour of love. Roughing it this is not. There’s full privacy thanks to the secluded location: essentially, you have an entire field and a bit of forest to yourself, plus your own stream (bring wellies). There's a large dining area, a barbecue and a firepit.

WALDORF MOMENTS A Taste of Waldorf Astoria - from the bustling streets of Beijing to the vibrant Shanghai skyline W o r d s E ly s i a A g n e w

P

lanning a trip to China can be quite bewildering, albeit incredibly exciting. The difficulty is knowing where to begin. For me, the majestic capital city is a clear starting point; with its post-contemporary high-rise buildings and its ancient hideaways, it’s a study in contrasts and boasts treasures like the Forbidden City and Tiananmen Square. Next on the list is Shanghai, a buzzing metropolis gazing into the future. It’s a waterfront city taking China’s lightning-fast development to the next level with a jagged skyline on one side and charming Chinese heritage on the other. The contrast between these two sky scraping cities is remarkable. Shanghai, dubbed ‘the Paris of the East’ with its alluring skyline and ultra-luxe vibe, and Beijing with its rich heritage, Hutong lifestyle and electrifying pace. It’s among Beijing’s historic Hutongs where we begin our Waldorf journey. What was once the world’s most iconic hotel is now the most iconic portfolio of hotels. The Waldorf brand satisfies the luxe travellers of the world, offering a tailored service unique to each hotel and its location. The Waldorf Astoria first opened its doors in New York in 1893, reaching new heights in guest services. The original 13-storey Waldorf Hotel soon

The CONTRAST between these TWO SKY SCRAPING cities is REMARKABLE became the go-to venue for the world’s wealthy and society’s elite. Four years later, the adjacent 17-storey Astoria Hotel was built and a marble corridor linked the two. This corridor became the enduring symbol of the combined Waldorf and Astoria Hotels. Today, that corridor is better known as Peacock Alley Ω a lobby bar found at the heart of each hotel. A true reflection of its location, the Waldorf Astoria Beijing is a grand, brass building standing boldly in a swish area of downtown Beijing. The hotel is a modern take on centuries of Chinese tradition with the perfect combination of artistic charm and modern architecture. Make the Waldorf your base and you’re moments away from the designer district and the historic streets of China’s capital city. It has everything you desire and more Ω location, elegance, style and perfection at every touch point. Checked into a suite 13 floors up above this

beautifully chaotic city, while the bustling sounds of the streets are just several stories beneath, I feel like I have been whisked away into another world where tranquility meets urban living. Not just a place to rest your head, the hotel offers a 600-piece art collection. Adorning every corridor, these galleryworthy pieces combine contemporary art with Chinese heritage. Orange, browns and bronze tones make up the core design of the hotel, reflecting a timeless elegance associated with the country. But the food here is the real draw; and is definitely something worth celebrating. The hotel’s staple restaurant, Brasserie 1893, is continental in terms of its cuisine, with

a west-meets-east menu offering local twists on staple dishes. To commemorate Waldorf Astoria as the birthplace of iconic culinary inventions such as the Eggs Benedict, the Waldorf Salad, Thousand Island dressing and Red Velvet cake, the James Beard Foundation have teamed up with Waldorf Astoria for a second year running to find the next Taste of Waldorf Astoria to be shared across the hotel’s global menu. The Jing Roll was the winning dish for 2016, created by Chef Benoit Chargy of the Waldorf Astoria Beijing and James Beard Rising Star Chef, Erik Bruner-Yang. The aim: to create an area-inspired dish that will add to the Waldorf Astoria culinary legacy.

ELITE TRAVELLERS of the WORLD If you’re travelling between Beijing and Shanghai, be sure to catch the highspeed train. A cross-country experience showcasing the landscape change as you pass through this fascinating country. The journey will take you from Beijing to Shanghai in just over five hours. From hotel rooms with sweeping views of the skyline, to bars hidden behind bookshelves, here’s why you don’t want to miss out on the gem that is Shanghai. It’s a direct contrast to Beijing Ω somewhat futuristic in terms of its building development. The Bund, a mile-long strip along the Huangpu River offers spectacular views of the skyline. During the 1920s and 30s, The Bund became the playground for Shanghai’s expat community. No.2 The Bund was home to the Shanghai Club, which later reopened in 2011 as the heritage building, part of the Waldorf Astoria. Once the prized destination for the elite gentlemen of Shanghai, the hotel’s Long Bar incorporates a classic theme, much like the original. Fast forward several decades and you’ll find guests sampling the bar’s vintage champagne, cigar, whisky and cocktail offering. Local jazz music sets the tone as we toast to a weekend in ‘the Paris of the East’ with a cocktail in one hand and a signature Waldorf oyster in the other.

The Waldorf Astoria Shanghai is spread over two buildings, the main tower and the heritage building. In keeping with the high concentration of historical buildings along The Bund, the heritage building adopts a charming elegance and authentic feel. It’s interesting to note that the differences between them represent Shanghai itself; a combination of authentic Chinese tradition and contemporary influence. The Chinese restaurant, Wei Jing Ge. A tasting menu offers delicacies such as the braised bird nest soup (good for collagen production), and a sea cucumber dish. Chef Jan Van Dyke of the Waldorf Astoria Shanghai presents his in-house dish, the Suckling Pig dumping. If you’re looking to venture out, you’re in an incredible position to do so. The hotel is in a prime location for evening entertainment; The Bund has a stunning selection of rooftop bars to take in those spectacular views. But for something a little different, a short cab ride will take you to the French Concession. Here you’ll find low-rise buildings, quaint restaurants and western nightlife. I’d recommend checking out the bookcase at Ocho Bar Tools to see what’s hidden behind. If you’re lucky you’ll enter Speak

Low, a fun and rustic cocktail bar serving creative cocktails and liquors. China’s Waldorf Astoria properties offer a tale of two cities. The interiors, location and culinary experiences of both flagship properties capture the essence of two contrasting reflections of contemporary China: one with a nod to the past and an exploration of tradition and one with a modern, artistic take on its home in the capital city. u

KIDS & EDUCATION / SCHOOL TALK

High-worth network London’s elite preps are fertile hunting grounds for parents wanting to further their own careers Wo r d s J a s m i n e R o b e r t s o n

W

hen Abigail, an ex-City lawyer, found herself as a single mum with two young daughters and in need of a new job, she knew exactly what her game plan was. Get her daughters into Pembridge Hall, one of Notting Hill’s most elite preps (known for its head count of senior bankers), get networking and nab herself a job back in the City. So she did. She’s now back in the Square Mile and her girls are getting a pretty good education, too. Parents, particularly of primaryaged school children, have long made firm friendships at the school gates. But with more and more women working, starting up and running their own business, they are also a great place for meeting and making business contacts. As the Talented Ladies Club website says: “The school gates are a brilliant chance to get to know a fresh group of talented mums and open your professional network even wider.” We’re not talking networking in pinstripes in a monochrome office. This is more likely to be a morning coffee in parkas and Uggs after drop-off. But where mums’ coffee mornings might once have revolved around the kids, the dog and where to find a decent plumber, they are now just as likely to include how to up your SEOs, drive traffic to your site, how a pitch is going for a new client, or results for the inbound marketing push. Among my immediate group of school friends there are senior editors, publishers, TV producers, account managers, lawyers and heads of charities. Just last week I was discussing a how to sell a brand with another mum, a lawyer and branding expert with one of the world’s largest

drinks companies. Women have always been collaborative and involved with each other – but in some cases this has shifted out of the home and into the workplace. And it’s not just women taking advantage. Just as mothers have got more involved in the working world, dads are more involved with their kids and will often be at the school gates and at sports matches and this can lead to all sorts of networking opportunities. “It’s all about the school gate mate,” says Jonny. A partner at a City law firm with four children at prep schools in north London, he says many a valuable client has been snagged through school contacts, because it’s particularly easy for Alpha-male men to socialize at London’s most sought-after preps. “It’s a relaxed and natural way of meeting people. This is because you are already in the club – you are at the school so you have proved you are successful enough to have afforded it in the first place, so the guards come down and you can be genuinely matey.” He points out it’s also “a stage of life thing”– when children are at

91 Chis_March17_Education.indd 91

primary school, parents tend to fit the 35-45 age bracket – they are doing well but yet to peak careerwise. “It’s a very dynamic phase professionally,” he says. What starts out as men comparing how rich and successful they are “ends up being collaborative and supportive – sort of like NCT meets the boardroom,” he says. When he went through a turbulent work patch, he found the interest and concern of other dads at his children’s schools genuinely helpful. Sport matches are a brilliant place to talk shop; men chat easily and openly when there is sport in the background. At a recent football match Jonny found himself talking to a fellow dad “about how much he makes and how much he takes home. I would never have a conversation like that with a partner at work or a client,” he says. The professional tribes you will meet depends very much on the type of school and where in London you live. Bankers, VCs, private equity boys and corporate lawyers will be at prep schools in Notting Hill and Holland Park, Hampstead, Chelsea, Dulwich and so on. Actors and illustrious media folk slightly further afield and many of London’s best state schools attract big names from the creative industries. The world of private schools used to be riddled with the English disease of class. One big change in melting pot London at least is that social networking at the school gates has become “very international and meritocratic. It’s not about who you know and much more about what you do,” says Jonny. Of course, no one is recommending you choose a school for your child based on how it will improve your job prospects – but with nepotism and the old-school tie less of a workable option, it might be worth considering when you fill in those forms. ◆

MULTIFUNCTIONAL URBAN GARDEN Gardens are very sought-after in built-up urban areas, even more so if a garden is in great condition and optimised for multiple functions. In this property, the expansive 39’garden boasts an attractive lawn and patio areas, and even incudes a studio room. This increases the appeal of the property, allowing potential buyers to visualise those lovely summer dinners out on the patio and fun BBQ parties.

EXPERT ADVICE by PHILIP MACK BALHAM SALES MANAGER

What have I learnt recently about the area? The appetite people have for Balham properties seems to continually rise. New bars and restaurants are almost weekly occurrences but there is still very much a local heart to the area. I often find myself visiting local residents who have lived here for a generation or more and are staggered at how their property value has changed. I’m actually a resident of Balham myself and so see these changes happening from both and agent’s and a local’s perspective. Where are you seeing the highest price rises at the moment? Demand for properties at the moment is from first time buyers seeking 1 and 2 bedroom apartments, with a preference for some outside space. The family house market is very stable and prices are robust due to a shortage of stock. The area has become more popular, in part due to the overflow of purchasers from Clapham and Battersea. I graduated from the University of Bristol with a Spanish and Portuguese degree, and started working at Marsh & Parsons straight away, as a negotiator in the Balham office. Now I manage the Battersea branch where I’ve been for just over four years. I love working on the Northcote Road it’s such a fun and friendly area.

I came to the Battersea office in August 2015 after graduating from Newcastle University. I moved to Battersea as well, so I love the area and know it well, although I find I never leave as there are so many good shops, bars and restaurants When I’m not at work I love cooking, and often borrow a friend’s dog and go for walks.

I started at Marsh & Parsons last June on their graduate scheme after completing my degree in Law with Criminology at UWE, Bristol. I was completely new to London but love the Battersea, Balham, Clapham and Tooting patch and I’m soon to move to Brixton myself, so I’ll get to know the area surrounding our new office.

am of the generation where “working in an office” seemed to be a legitimate career choice, despite how spectacularly vague that is. A clean, non-descript job. You will wear a tie and a suit and will have a computer on your desk. My first foray in to full time employment quickly taught me a few things, the principle one being that despite enjoying many aspects of the modern office environment, I did not want to sit at a desk all day. Fast forward to the present day and I am now in my fifteenth year working in the Central London property market, a job which has been so frantic and off the beaten track of the mundane “office job” that I often long for a few hours stuck behind a desk in order to catch up. Despite being a career choice that has often been the butt of jokes historically, my experience has positioned me as the Property Guy in my family and social circles. My dinner party chats will range from the light hearted; “You’ll never guess what the house opposite just sold for Rob”, or “What’s the biggest house you’ve seen this week then?” to the more serious; “Should we be worried about Brexit?” or “Are we in another Housing bubble?”. This usually prompts my wife to moan at me for talking about work again, but we are a nation of homeowners,

and everyone likes to feel as though they are up to speed with the market. I feel privileged to be at the coal face during such interesting times and for being able to offer insight and reassurance when called upon, whether I am sat at my desk or not.

hen I first arrived in Clapham, it was one of the hottest summers in years and I assumed the glorious weather would always be like that. Blue skies, packed terrace restaurants and cafés, parks filled with families enjoying the glorious weather. However, the weather has never quite been as hot but that’s how I will always remember arriving in London and my first impressions of Clapham. Day one of my first week as a lettings negotiator was still as memorable as that hot summer, I viewed more properties than I could possibly ever remember and at the end of the week I had spoken to more applicants than in any other job I had previously. Back then, we even used a pen and paper to register applicants and described the property’s attributes over the phone. I still have a battered copy of an A-Z that I used as my printed guide to get around the area.

“THIS IS A PART OF LONDON THAT CATERS FOR ALL, FROM BEAUTIFUL HOUSES AND GREAT SCHOOLS FOR FAMILIES” Now the pen and paper, and my trusted A-Z have been replaced by a smart phone and the summer has been replaced by an occasional summer. But that’s still not changed my love for the area. I have lived in South London for 13 years and Clapham has always been my favourite part of the city. I have always loved the green open spaces of the Common, the weekend market in Venn Street and of course the shops and unique restaurants of Northcote Road. This is a part of London that caters for all, from beautiful houses and great schools for families to lazy brunches and festivals for young professionals. And of course still hoping for that grand summer to return. u

o you remember when Damien Hirst and his fellow Young British Artists or YBAs were all over the papers, and the British contemporary art market boomed? Hirst became almost instantly world famous for exhibiting a 14-ft dead tiger shark preserved in formaldehyde. None of this would have been possible without the patronage of former advertising man Charles Saatchi, who opened a gallery in 1985. Its first incarnation, in North London, was a former paint factory and is where the first show, called Freeze, was mounted during 1992 featuring many of the YBAs and included Hirst’s infamous shark. The Saatchi gallery has since moved on, and the site was redeveloped recently into luxury apartments. One is for sale at the moment with three bedrooms, three bathrooms and decked roof terrace. It’s for sale at £3.65 million via Savills (020 3043 3600).

The property, which is off Piccadilly in central London, is currently home to actor Terence Stamp and photographer Lord Snowdon. Built in 1774 as a mansion for a debauched but blue-blooded family before being redeveloped into 69 smaller ‘chambers’ in 1803 and described by Country Life magazine as ‘one of London’s most exclusive addresses’. Until recently flats could only be sold to people vetted by a committee while pets, children and photography are still not allowed. Pullman Court is a Grade II* listed building and was constructed in 1936 to a design by Frederick Gibberd which is considered to be one of the finest modernist buildings in the UK. For several years until 1997, Izzard lived in a one-bedroom apartment within the complex which at one point he shared with former Labour MP and Housing Minister Keith Hill. Relatively young ‘pre-retirees’ with small or no mortgages are selling up their houses and moving into urban flats. Nigel Lewis finds out why.

f you are in your 50s, approaching retirement and living in a large house long emptied of dependent offspring, then you may be thinking about downsizing. It’s a trend that has been gaining momentum recently as an assortment of social, financial and family factors have conspired to persuade many parents to use their equity to help their children on or further up the property ladder. According to research by Savills, across the UK two-thirds of all housing wealth is tied in homes owned by retirees and approximately 55,000 people downsize each year, releasing equity of some £7 billion. In London, this equity comes in very handy. The capital’s shockingly high average price for first-time buyers – currently running at £462,600 according to online agent eMoov – means even relatively well-paid professional couples in London struggle to get on the ladder. This has created a two-tier trend of downsizing among their equity-rich parents, who have been realising that the large unmortgaged houses they live are one way to help their children out. These downsizers fall into two categories – those moving in from the countrywide to the bright lights, and those already living in London. Those moving in from outside number approximately 14,000 people every year, according to exclusive research carried out for Absolutely London magazines by Hamptons International. It also says that the most popular outer boroughs among inbound

I

ABSOLUTELY MAGAZINES

Chis_Mar17_Downsizing.indd 114

50-somethings are Richmond upon Thames, Croydon, Havering, Bromley, Sutton and Bexley while the most sought-after inner boroughs are Kensington and Chelsea, and Westminster. "While London has long been a magnet for the young, in the last three years the number of over 50s moving to the capital has risen 9%,” says David Fell, a research analyst at Hamptons International. “The majority end up in Outer London, with two-thirds of the over 50s moving to the capital ending up in one of the 20 outer boroughs. “For most, the move is the first time they've lived in London, but there's also a large minority who are returning to the capital after a 20 or 30-year absence to live closer to their

own children,” David says that over the next few years the number of over 50s moving into London is set to increase as London’s cooling house prices shrink the price gap between the capital and the rest of the UK. And he says an increasing number of outer London developments are therefore now being marketed at older buyers as “house builders look to capture a slice of the growing grey-pound,” he says. But not everyone is inbound from the sticks. Many older home owners already living in London are downsizing to release equity for children or their pension planning, but also to be nearer children and grandchildren. Developer St James puts some astonishing figures on this emerging market. It reckons that there are nearly half a million over-55s living in Greater London who own houses with three beds or more. “Many older buyers are looking to make a move from the suburbs to retire to the city, to downsize to a new home in a central, wellconnected location without having to compromise on design,” says Sean Ellis, Chairman of St James. “Private developments are wellsuited to fulfil the lifestyle needs and aspirations of today’s retirees – and as such more are taking advantage of the broader choice on offer. “At Albert Embankment, we’re creating three schemes of extraordinary quality, offering thoughtfully-designed homes with

on-site leisure amenities, 24-hour concierge and security, against a backdrop of globally recognisable views across Houses of Parliament and the London Eye.” Another location where downsizers are at centre stage is to be found on Muswell Hill, where developer Hill is building Woodside Square, a development of 161 one, two and three bedroom apartments, 70% of which are available exclusively to over 55s looking to downsize. Prices start at £760,000. “We’ve had a lot of interest at our Woodside Square development from people who live close by and want to downsize, and those who live in the suburbs and now want to be closer to their family and friends,” says Tony Woodman, sales director at Hill. “Downsizers’ needs are quite

“For most, the move is the first time they've lived in London, but there's also large majority who are returning to the capital after a 20 or 30-year absence to live closer to their own children ”

Interiors of a Chelsea Island living room

different to those of other buyers as they want an easy to manage, lowmaintenance home. “Their focus is on quality, a community atmosphere and location, which is what we aim to provide. “At Woodside Square, we’ve designed the apartments around communal gardens where residents can mingle as we know this appeals to over-55 buyers and the full-time concierge on site has also proved popular. Our furnished guest suite is ideal for residents with family members who wish to stay overnight.” One word developers mention less often these days is retirement. It’s a concept that in London is less fashionable, partly because many over 55s don’t see themselves as retired. Last year research by the Department of Work and Pensions found that only 17% of those over 50 were planning to stop work completely and that 39% thought to work flexibly or part time would be the best way to retire. One of the few developments that does pitch itself as a ‘retirement’ one is Chelsea Island, where sales director James Taylor of Hadley Property Group says that the desire to downsize “is perhaps the biggest trend we see with retirees”. “At Chelsea Island, we’ve noticed strong interest from the over 60s who are keen to have the best of both words: the dynamic city lifestyle in a contemporary apartment. “This trend is particularly noticeable

115 Chis_Mar17_Downsizing.indd 115

with families in the suburbs, where the children have now flown the nest, and the parents are left with a substantial home and high maintenance garden to take care of. “Hassle-free living has huge appeal in this case, especially for those looking to enjoy their new-found leisure time.” Another development where over-55-year-olds are knocking at the showroom door is Charles Baker Place in Bellevue Village by Wandsworth Common in SW17. Its assortment of houses, mews homes and cottages starting at £1.295 million would put off retirees, you might think, but Nick Herrtage of developer Chester Row says he’s seen a mix of downsizers mostly from the local area selling their large homes but wanting to stay nearby because their children live there. “Unfortunately, we also find a lot of 50-somethings getting divorced and then selling up to both move into smaller homes, which is an additional form of downsizing,” he says. “Our development is proving popular with downsizers because it’s an attractive area close to the common. Also, six of the properties don’t have gardens and feature terraces instead, which many downsizers want.” And the world of downsizing comes full circle quite often, too. Nick says a lot of his customers want a property that is big enough to fit their children and grandchildren into when they invite them around for tea. u

he New Zealand Real Estate market has enjoyed unmatched capital gains over the last 3-4 years as net migration – nearly 70 000 in the last 12 months – historically low interest rates, a growing and successful economy, a housing shortage in Auckland of around 60,000 dwellings, combine to create a demand/supply imbalance that place continued upward pressure on values. This is a real estate market that continues to appeal internationally. u

he Franklin area covers a vast region – the majority of which is under the Auckland Council, although with the boundary changes with the development of the new Auckland Supercity around 2-3 years ago, some of what we still consider to be Franklin, is in fact in the North Waikato region. We are approximately a one hour drive to Hamilton, which is to the south. INTERVIEW

Dan Gray THE 27-YEAR-OLD £80M HOMES BUILDER

D

an Gray joined a building firm as a trainee at 17 but now constructs some of London’s most prestigious new homes developments. So how did he do it? Absolutely London decided to find out and our first port of call was developer Bellway Homes which, we discovered, employs an extraordinary person called Dan Gray. He’s 27 years old and joined the company ten years ago as a trainee but is now one of its site project managers. While most of his peer group are working their way up the ranks, Dan is now one of the most senior construction workers in London, responsible for sites with budgets running into the tens of millions. We just had to meet him. How did you get to be successful so young? I’ve been with Bellway for ten years and started out as a trainee, studying firstly at college for a BTEC Diploma and then progressing to a degree in Construction Management at Anglia Ruskin university, working four days a week and studying one day a week. When I first started out it was a trainee role doing all the jobs that the site managers and project managers didn’t want to do like the paperwork, but it taught me how to run an office and get a site up and running. From there I progressed from that role to different housing sites including traditional timber frame houses and flats and then on to more high-end spec properties in London, which are reinforced concrete frames - so taller, much more complex buildings on a bigger scale and featuring

higher build costs. My first role as a project manager was at New Festival Quarter in Poplar where I started out as a site manager and then got promoted. I ran Phase II of the scheme which was the final block of 175 two and three bedroom apartments and three- bedroom penthouse units in a big tower. The whole site was 510 units and took five years to build and cost £75-£80m to build. Then we started a scheme in Nine Elms, Vauxhall, where I also worked as a project manager before moving over to The River Gardens in Greenwich, which is right on the river. What do you do all day? My role is to oversee the organisation of the development and ensure that its construction sticks to the program, and that we get what we

need when we need it. My other big responsibilities is health and safety on site. We can have 170 people working on site during a busy day so I’ve got to ensure they’re all in the right place at the right time when we need them. I also have to deal with all the sub-contractors’ project managers and brief them on what we are expecting from them, which they will then relay back to their employees on site. How long do these developments take to build? For example here at River Gardens we’re working on Phase I which includes 170 apartments, we started on demolition six months ago, and we’ll probably be finished by 2020 so all in all they take three to four years. What’s changed the most in construction since you started out? The way that builders get involved in local communities; that’s changed. And I think builders concentrate a lot more about their customer these days. What are you most proud of so far? One of my developments, New Festival Quarter, I won a Pride in the Job award from the NHBC for the final phase there for two years in a row. u
