the new magazine from Winkworth, one of the UK’s leading estate agencies. In each edition, we’ll be bringing you the latest market news and insight, and will be showcasing some of the finest property in your area. After a tumultuous start to the year, we’ve seen markets starting to settle. Prime central London has seen positive increases in 2017 with property prices starting to level out after the post-Brexit dip. As the Asian and Chinese markets continue to capitalise on the weaker pound, we look to see these buyers maintaining these higher levels of investment. Further out of central London, we’ve seen lower transaction levels with little growth. However, this in turn has positively impacted the country market, as people who were previously worried about leaving London and missing out on the financial benefits it brings are starting to make a move. As the country market hasn’t experienced the huge price growth seen in London over the last five years, people are happy to trade their city-based property for bigger gardens and more space. Overall, the market is being underpinned by low unemployment and interest rates, meaning we should see the market continue apace. After a surge in investment pre the Stamp Duty Land Tax changes brought in last spring, we’ve seen a slight decrease in rents in prime central London. Yet the influx of young professionals moving to London after graduation has absorbed the effect this has had. I expect we’ll see a continuation of this ebbing and flowing in the market until 2019. Here at Winkworth, we’re continuing our expansion plans with new offices having already launched in Kingsbury, Milford on Sea and Cheltenham this year, with more planned before the end of 2017. W
hether buyers are looking for a cottage, an estate or a detached family home, the country offers ample opportunities for both lifestyle and investment opportunities. As with the rest of the property sector, Brexit and the General Election played a big part in how the country market fared during the first half of the year, with Petersfield - and indeed England as a whole - impacted by decisions made at Westminster. Director of Winkworth Petersfield Andrew Beecheno says activity has improved since the lead up to the General Election. “We experienced a strong end to 2016, which continued into the early months of 2017,” Beecheno said. “Activity picked up after the lead up to the General Election.” Prices in the area have remained strong, with the average cost of a detached house currently standing at £653,183.

As Londoners capitalise on the rapid price growth experienced in the city over the last five years, many are making the move to the country, which hasn’t experienced the same level of increases. Many of these Londoners who are choosing to make the move out of the city tend to go for vibrant towns and villages, which offer the same or similar levels of amenities they have come to be accustomed to. Those who have already made the move out of London to smaller towns like these, tend to then go further out into the countryside for their ‘forever’ home purchase. Price-wise, while some adjustments have taken place, country homes are selling, with particular interest being shown in larger homes with land and good views.

COASTAL LIVING The sales market by the sea
A
s English coastal towns and villages continue to attract those looking for fresher air, a more active way of life and a stronger sense of community, the sales market has held up remarkably well. Even when taking into consideration the recent upheavals felt in the UK caused by last year’s referendum and the Stamp Duty Land Tax changes, one positive effect of Brexit has been the fact that wealthy Brits are now choosing to invest along the coast, rather than abroad. This positive outlook has been seen in places such as Bournemouth and Poole where, despite a 5.6% growth in house prices over the last 12 months, there has been a surge in buyers. Bournemouth in particular has seen an influx of first time buyers, investors, second home buyers and retiring couples making the move to the coast. “The first half of 2017 has been slower than the same period in 2016, however, a large contributing factor to this was the surge of second property purchases in the
first quarter of 2016 with buyers rushing to beat the rise in Stamp Duty charges on any additional properties,” Fergus Naylor Associate Director of Winkworth Southbourne said. However much the anticipation of the SDLT changes impacted the market, its implementation has since brought stability, which in turn has positively influenced sales. “We are now seeing buy-to-let investors and buyers looking for second homes returning to the market. Thus clearly showing that bricks and mortar still seem to be a safe, long-term investment in comparison to other investment vehicles, despite the additional costs involved,” Naylor expands. The English countryside with its rolling hills and pretty villages is just one option for buyers finding their dream country home, while stunning coastal locations remain popular for buyers looking for unique seaside culture.

here is a new trend in London’s property market that has only recently emerged. Baby-boomer empty nesters and retirees are moving back into London’s central and inner suburban districts attracted by the vibrant cultural and foodie lifestyle they bring, as well as the low-maintenance living that a modern apartment offers. Called the ‘boomerang generation’ they are returning to their former London haunts they left 30 years ago. There are also edgier areas such as Deptford Creek, plus the world-famous naval connections and architecture. Moreover, it’s only 15 minutes by train from central London.
B AT T E R S E A Median price for a two-bedroom flat: £950,000 Battersea is the downsizers’ favourite because it’s more affordable than central London, offering everything from new homes within its former power station, to the newlyregenerated Nine Elms, and the traditional areas like Battersea Square. Chelsea and Fulham are just over the river and central London is 10 minutes away by train from Clapham Junction.

hether you are a first time landlord, a seasoned buy-to-let investor or tenant looking to move elsewhere, it is important to have an understanding of the lettings market around the country. Some families like to ‘try before they buy’, settling into schools and taking their time to find the perfect property before making a permanent financial investment. Indeed, this period off the property ladder also enables movers to save money that would have gone towards paying off a heftier mortgage elsewhere. The North East of England currently offers tenants the lowest rental charges at an average of £526 per month, with tenants in the South East paying the highest outside of greater London, at £1,025 per month. As overall rental price inflation has grown 1.1% year on year, the first increases seen in three months, we take a look at how some of the key spots around England are faring. Combining bustling town life and Michelin-starred dining with beautiful gardens, Bournemouth is the perfect seaside escape. Fergus Naylor, Associate Director at Winkworth Southbourne says the demand for rental properties is on the increase in the Bournemouth and Poole areas, which has resulted in rental prices creeping up. “We are also finding some landlords with

investment properties beginning to sell their property portfolios due to the tax changes surrounding the private rented sector,” Naylor says. “This is likely to result in even less choice for tenants, which may cause rents to increase further.” Naylor says that despite the additional Stamp Duty Land Tax putting off many would-be landlords, there is no reason to turn away from investing in property; “There are still many landlords and investors who realise that bricks and mortar are still the safest long term investment, and this is likely to remain the case.” Indeed, as the country market hasn’t experienced the rapid price growth that the capital has over the last five years, landlords are able to recoup larger yields for lower outlay, which is key for some landlords with smaller portfolios post the SDLT changes brought in last year. As tenant demand for property increases along the coast, a similar situation plays out in our market towns and cities. Reading continues to be a favourable destination for businesses with major names in manufacturing, insurance and retail setting up in the area. Reading’s rental yields are approximately 5% for town centre apartments and potentially the same for terraced houses on the outskirts of the town, with the planned implementation of Crossrail in winter 2019 also set to boost demand.
“We anticipate continued demand from good quality tenants, particularly with the development of high quality office space around the town and an influx of companies setting up or expanding offices,” James Hathaway Director of Winkworth Reading says. “One example of such a business is SSE’s new headquarters in Forbury Place next to Reading railway station.” Further North, Grantham is brimming with attractive and affordable properties. Current rental yields range from 3.9-4.9%, depending on property size and location, providing landlords with more incentive to invest. Director of Winkworth Grantham Adam Lascelles expects the market in Grantham to remain stable with a surge towards the end of the year; “During the start of 2017 the market was still increasing, however since the economic uncertainty, property prices remain relatively static which in turn makes property prices more competitive.”

The enduring popularity of the epic recounting of a pilgrimage through the narratives of various characters has led many to the majestic Canterbury Cathedral, one of the oldest Christian churches in England. The city also hosts the massive Canterbury Festival, an annual celebration of the arts taking place from 14th October – 4th November. How long have you worked at Winkworth? My wife and I opened Winkworth Sway in January 2015. What did you do before working for Winkworth? I worked for another independent estate agent. Why did you choose Winkworth? We looked at a few different options, but after going to London, meeting everyone at Head Office, and seeing the marketing material and support we would receive, it made the decision easy. What’s the best part of working at Winkworth? It has to be the brand and the strength it gives you when valuing properties. I work in an area with mainly local independent agents, being a local myself with national brand backing, it trumps the competition.

Most memorable experience? When my wife and I opened our second branch in Milford on Sea, we had a great sense of achievement. How have things in the business changed since you began? The internet has hugely impacted the business! When I first started, you opened the door in the morning with your hot box and cool box and waited for the applicants to walk in, then sat down together and got to know them and what they were looking for before taking them out in your car to see multiple properties. Now, people mainly use emails or phone calls to make an appointment and you meet for the first time outside the property. The best market and toughest market? I haven’t really seen a tough market, probably because I have only worked in and around the New Forest and coastal areas. The demand always seems to outweigh supply, so we can normally get most things sold if they are priced correctly. Why did you choose to operate in your area? I’ve lived in Sway most of my life, working in and around it for about twenty years, so it was a no-brainer for me. How do you work with other branches in the network? I work incredibly well with Simon and Mike at Highcliffe. We enjoy a very good, profitable relationship, which has been further cemented with the opening of the Milford on Sea office.

How long have you worked at Winkworth? For eight years. What did you do before working at Winkworth? On leaving school, I undertook an apprenticeship with a firm of chartered accountants. After many misspent years, I turned to my passion: property, and haven’t looked back since. Well, except in 2008-9! What made you become an estate agent? Initially it was the promise of fortune, however after sharp realisation, I discovered that I enjoyed the blend of targets, rewards and sense of achievement. Why did you choose Winkworth? When making the decision to start my own business, I investigated the pros and cons of being an independent agent, versus the support and credibility of joining a franchise. Winkworth were, without doubt, the market-leading franchise operation.
What is the best part of working at Winkworth? I am under no illusion that I wouldn’t have the business I do today without the clout of the Winkworth brand behind me. What’s your most memorable experience? There have been quite a few that I’m not sure I can repeat, but on a professional level, banking my first ever sales commission was a big one. Another memory that stands out is when I banked a sales commission that was nearly twenty times bigger than my starting annual salary as an accountant! How have things in the property market changed? Transaction levels have fallen and commission rates have been under attack, but this has been off-set by rising house prices. Lettings have continued to grow, with the only real bump in the road being the imminent attack on tenant fees. The best market and toughest market? The best market that I have ever worked in was between 2005 to 2007, they were crazy times. 2008 to 2009 was a historically tough period, but I think the last few years of government policy has been equally hard, albeit a more prolonged one. Why did you choose to operate in your area? My strong market knowledge was offset by business risk.

European properties are evidently continuing to attract British buyers with over two million citizens living abroad, yet it’s not just the Brits who are investing. As well as providing a retreat for those on the continent, the ease in which people can travel around keeps the market active. “We are not just selling to the UK market, we’re selling French and Portuguese properties to the French, and Italian properties to the Swiss,” King says. “When you’re in mainland Europe with a second home, either in your own country or abroad, the transit and connectivity makes the idea of owning a second home more inviting because it’s so accessible.” Buyers with job flexibility are the major players in this market, where the ability to craft their own schedules and work on location enable them to take advantage of these second residences, especially when they can take more than the standard two week holiday abroad. With properties in Switzerland and France remaining popular and strong markets being seen in Spain and Portugal, the ongoing Brexit negotiations aren’t dampening buyer interest in Europe.

recent survey carried out by Halo Financial found that 62% of people said ‘no’ or ‘not really’ when asked if Brexit influenced their overseas property purchases. As the market remains stable, with a good selection of high quality stock available, exchanges continue apace, but pricing is key. Winkworth’s Head of International David King says that for buyers it’s a waiting game; “It’s about being patient and knowing how long you’re willing to wait to get the price you want. We’re currently seeing a lot of high-value stock of a fantastic quality that rarely come on the market, and these are the properties that are popular sells with international purchasers.” King says each country and the regions within them have their own attractions. Whereas Paris and Nice function well as city break destinations, Provence provides a more relaxing, slower-paced way of life. Those looking for financial recuperation seek out locations such as Portugal, one of the few tax havens remaining in Europe.
