the new magazine from Winkworth, one of the UK’s leading estate agencies. In each edition, we’ll be bringing you the latest market news and insight, and will be showcasing some of the finest property in your area. After a tumultuous start to the year, we’ve seen markets starting to settle. Prime central London has seen positive increases in 2017 with property prices starting to level out after the post-Brexit dip. As the Asian and Chinese markets continue to capitalise on the weaker pound, we look to see these buyers maintaining these higher levels of investment. Further out of central London, we’ve seen lower transaction levels with little growth. However, this in turn has positively impacted the country market, as people who were previously worried about leaving London and missing out on the financial benefits it brings are starting to make a move. As the country market hasn’t experienced the huge price growth seen in London over the last five years, people are happy to trade their city-based property for bigger gardens and more space. Overall, the market is being underpinned by low unemployment and interest rates, meaning we should see the market continue apace. After a surge in investment pre the Stamp Duty Land Tax changes brought in last spring, we’ve seen a slight decrease in rents in prime central London. Yet the influx of young professionals moving to London after graduation has absorbed the effect this has had. I expect we’ll see a continuation of this ebbing and flowing in the market until 2019. Here at Winkworth, we’re continuing our expansion plans with new offices having already launched in Kingsbury, Milford on Sea and Cheltenham this year, with more planned before the end of 2017. ith 7.6% more sellers having come on to the market in July 2017 than the same period last year, confidence appears to be returning to the sales market after the recent upheaval caused by ongoing Brexit negotiations and the surprise snap election in June. Areas outside of prime central London that offer far more value for money such as up-and-coming Streatham, where the average property price currently stands at £505,681, over £300,000 less than inner London, are performing well. Its close proximity to town, range of transport links available and good schools also add to its allure. Marc Wiehe, Director of Winkworth Streatham expands: “The first-time buyer market has remained remarkably resilient, and family houses, if wellpresented and correctly priced, are selling.” The property markets outside of central London tend to be governened more by school schedules, with a lull in August before the usual surge in activity during the autumn months. Further into London, Fulham is also experiencing movement as buyers with deeper pockets look to stay in the area as they climb further up the property ladder. “Fulham is a stepping stone; you have your firsttime buyers looking at two-bedroom flats, who then progress on to the first family home, before they invest

in a larger family house”, Faith Cook, Sales Director of Winkworth Fulham explains. Another contributing factor is the fact that European buyers with families are also still active in the market. “We have a lot of French and Italian citizens living in Fulham due to the very good schools available here,” Cook comments. “Brexit doesn’t seem to have affected this market very much.” The prime central market is also starting to see more action. James Moran, Director of Winkworth South Kensington explains; “There are people that are now looking to trade up within the market, because the market has come down probably 12-15% from June 2014. The houses that were out of reach financially two to three years ago are now within touching distance for buyers again.” According to Moran, the sales currently taking place within the area are doing so because the properties are being priced reasonably, and are within good buildings on quiet roads, free from lease issues. Overseas buyers look set to continue to invest in the capital, especially those from the Middle East and China, who are capitalising on the favourable exchange rate due to the weakening of the pound. It’s not just foreign investors who are spending in the area however, with Moran seeing an increase in interest from British buyers; “The British buyers who have got the assurances from their companies that

they’re not going to be transferred to Frankfurt or Madrid as a result of Brexit are continuing to invest. ue partly to the flurry of activity from buy-to-let landlords brought on by the changes in Stamp Duty Land Tax charges last year, the amount of property available on the rental market in London has climbed 8% since 2016. This, combined with the fact that average rental prices in the capital have fallen by 3.2% since Q2 last year from £1,998 to £1,934 per month, has created a tenants’ market. Federico Young, Lettings Director at Winkworth Kensington expands: “As potential sellers chose to switch their properties from the sales to the rental market, a large number of properties came to the market at the same time, driving prices down and creating a tenants’ market.” As a result, Young believes the market will proceed this way for the foreseeable future as the Conservative government continue with the on-going Brexit negotiations. Further west, Narendra Gandhi, Director of Winkworth Ealing & Acton has also been experiencing a similar market; attributing a lack of quality tenants registering for property to the softening in rental prices in London. However, while the property market has been quieter thus far, looking towards the rest of 2017 Young predicts an increase in activity within the rental market. “We have

more sharers in the market place as the younger generation continue to seek houses of multiple occupancy. Landlords are now negotiating much harder when investing in buy-to-let properties as they factor in the additional 3% Stamp Duty Land Tax charges. As a result of these changes, Winkworth offices are also seeing fewer small-portfolio investors; the landlords currently buying are the ones with an existing portfolio of multiple properties who haven’t felt the financial hit as keenly as those with a smaller volume of property. Currently, Kensington is experiencing between a 1.5%-3% rental yield, lower than the central London average of 5.3%. Ealing and Acton is experiencing a 2-2.5% return, also lower than the outer London average of 5%. For landlords in the marketplace presently, it is important to competitively price rental accomodation in order to appeal to the good quality tenants looking to make a move.

Thriving off of the energy that comes from the nearby City, shops, fitness centres, bars and cafes have sprung up to cater to the cool crowd that makes up the area. With markets like Brick Lane and Old Spitalfields, shoppers and foodies can stroll through graffiti-lined walls and modernised conversions with bagel in one hand, latte in the other. The Truman Brewery’s rich history has made it an integral part of the area, hosting events like the London Design Fair from 21st-24th September. How long have you worked in estate agency? I opened my own agency in 1995 and traded independently for twenty-two years before taking the decision to consider a franchise model. With Winkworth offices already operating in Colindale, Hendon, Golders Green and Harrow, we were a perfect fit. On June 1st of this year, we re-opened our doors as Winkworth Kingsbury. Why did you become an estate agent? I walked into an estate agency in 1991 looking to register as a buyer. The service I received was so appalling I raised a complaint and, as a result, landed myself a part-time job. I wanted to exceed customers’ expectations and straight away enjoyed being part of someone’s biggest purchase. Why did you choose Winkworth? We sing from the same hymn book and share the same values. When I met with the local franchisees we got on exceptionally well and now work together as a team to achieve results.

What’s the best part of working at Winkworth? Having remodelled and experienced the workstation concept, we now have an amazing office environment where everyone enjoys what they do. Business has been consistent and while there are always conditions that affect the market, people always have to move and we have therefore always been busy. Why did you choose to operate in your area? I was born and have always lived within the local area. I’m passionate about Kingsbury and have enjoyed seeing it evolve through the years. How long have you worked at Winkworth? I first started working for Winkworth at sixteen as an Office Junior in 1988, but only lasted nine months before heading back to college. My parents tell me that my interest in property started earlier than this though. They recall me looking in the property section of the local papers and comparing prices and working out yields at twelve years old! What made you become an estate agent? Having flirted with other careers, I decided to try estate agency again. I contacted my old employers who quickly recommended me to Winkworth Shepherds Bush, where I started in July 1992. In 1996, I was tempted away and tried commercial agency. Then, in October 1997, I was approached by the then-franchisee Ian Dickson, who asked me to take over his lettings division, then a small part of the business. Over time, we expanded from employing just four people to eighteen and, in 2012, Ian retired and I took over the business completely.

Why did you choose Winkworth? Winkworth offers the best of both worlds. We have the ability to work together as a large group, while still receiving the competitive advantages that a small business offers. What’s the best part of working at Winkworth? Our local reputation is that of an agent that cares about what we do, who work honestly and ethically. These are not often words associated with estate agents, but we do genuinely care! What’s your most memorable experience? Trying to help a lady find her dream home for almost a year, before finally finding it on the very day she was meant to be exchanging on another flat. I begged her to delay and view the property. When she did she turned to me and said, ‘Carl, I hate you’ with an enormous smile on her face. She bought the flat and stayed there for many happy years. European properties are evidently continuing to attract British buyers with over two million citizens living abroad, yet it’s not just the Brits who are investing. As well as providing a retreat for those on the continent, the ease in which people can travel around keeps the market active. “We are not just selling to the UK market, we’re selling French and Portuguese properties to the French, and Italian properties to the Swiss,” King says. “When you’re in mainland Europe with a second home, either in your own country or abroad, the transit and connectivity makes the idea of owning a second home more inviting because it’s so accessible.” Buyers with job flexibility are the major players in this market, where the ability to craft their own schedules and work on location enable them to take advantage of these second residences, especially when they can take more than the standard two week holiday abroad. With properties in Switzerland and France remaining popular and strong markets being seen in Spain and Portugal, the ongoing Brexit negotiations aren’t dampening buyer interest in Europe.

recent survey carried out by Halo Financial found that 62% of people said ‘no’ or ‘not really’ when asked if Brexit influenced their overseas property purchases. As the market remains stable, with a good selection of high quality stock available, exchanges continue apace, but pricing is key. Winkworth’s Head of International David King says that for buyers it’s a waiting game; “It’s about being patient and knowing how long you’re willing to wait to get the price you want. We’re currently seeing a lot of high-value stock of a fantastic quality that rarely come on the market, and these are the properties that are popular sells with international purchasers.” King says each country and the regions within them have their own attractions. Whereas Paris and Nice function well as city break destinations, Provence provides a more relaxing, slower-paced way of life. Those looking for financial recuperation seek out locations such as Portugal, one of the few tax havens remaining in Europe.
