SEASIDE MIX-USE LOCATION Long Beach, California TYPOLOGY MIXED-USE RESIDENTIAL FACT 112 Units w/ 2000 sf Retail on 2 Levels of Podium Construction Type: III Category: Mix-use Residential CONTRIBUTION Feasibility Study Schematic Design (SKETCH-UP+RHINO+ REVIT) Entitlement Design Development(REVIT) Construction Document(REVIT) STORY In order to maximize leasable apartment building square footage, the architect wanted to achieve some open space from the pedestrian bridge by designing building frontage space (bridge level) as commercial and public accessible space. however, the city had a hard time approving the possibility. therefore, a“dancing balcony” idea was generated in order to get enough open space when negotiating with city. the balcony area is “dancing“ so city’s open space requirement could be fulfilled consistantly. On upper floor of the proposed building, There is a tremendous view of long beach port and the client request “a distinctive lifestyle for a discerning few”, therefore a roof deck was provided, with club and pool. Seaside apartment is sitting next to a newly proposed pedestrian bridge which connects local shopping districts and a regional convention center.

OCEAN APARTMENT LOCATION Long Beach TYPOLOGY Podium Apartments FACT Site Area: 0.54ac Number Of Units: 94 Construction Type: I & III CONTRIBUTION Feasibility Study Schematic Design entitlement Design Development(REVIT) Constructin Document(REVIT) STORY sitting next to an international style office tower, this urban infill project was intended to alter people’s monotonous feeling. design intent is to break down the building massing into several pieces so visual impact could be minimized. the lower roof line (@ 2nd level) facing the bridge was aligned with office tower to achieve a continuous looking. the building also had to coordinate with its neighbor in every aspect: architecture proportion, traffic circulation, fire distance, major floor alignment, etc. as the proposed building featured dramatic ocean, city and port views, a huge roof deck was provided, with outdoor kitchen and an interesting movie screen.

文昌南洋风情街位于温州,是铜鼓岭发展计划的其中一部 分。这个五万两千平方米的项目是针对于成为一个服务多个 周边社区的地方性的社区中心而设计的。 这个设计建立了一个功能明确和有活力的方案,其中包含一 个当地文化艺术博物馆,酒店,娱乐中心和各种各样的商店 和饭店。酒店和娱乐中心利用地形的优势使其获得了最大化 的山景和海景。为了体现现存的绿色网络,饭店和商店顺着 道路呈放射形排列从而形成一个链接绿色锚面向大街的线性 枢纽。 在其内街区域,亲密的小规模设计创造了愉快的购物,用餐 和娱乐的体验。在南边和北边的角落,两个地标性建筑形成 了代表整个社区综合体去吸引更多的人前来。
