Checklist Tips & tricks for the best result




Introduction We are here to make a nice presentation of your home. Good photos and/or videos that provide the best view of you home. But you yourself mainly determine how the results will eventually turn out. Due to our wide experience with home photography and videos we know like nobody else that if you present the home neatly, tidy and attractive we can provide you with beautiful pictures as end result. Therefore, your preparation for the shoot is obviously very important. So please keep the tips in this list in mind and review your home critically from the view of a home buyer.

Which impression does your home give? Provide ample spaciousness. You create spaciousness by sufficient light, by removing unnecessary items, by using light colours, by not decorating each wall too much and showing plenty of the floor surface. The more the floor surface is visible the more spacious the room looks. Also remove items on top of or underneath cabinets. These often stand out annoyingly.

General tips Ensure for a fresh impression: take away dust, hoover, mop, clean the windows etc. Put loose items away, for example remote controls, mail, magazines, clothing, toys, etc. Make sure that there are not too many coats and other garments on the coat racks. Stick to maximum 2 items. Remove personal belongings and remove family pictures out of side as much as possible. Please clearly alert the photographer that there is still an extra garden area, field or garage box that must also be clearly photographed. Clearly indicate to the photographer when there is a playground, park, etc. nearby. We will also photograph this. Open the curtains, shutters up and windows closed. Make sure that window sills contain as little as possible so the outside view is not obstructed. Remove (door) mats out of view. Put loose items in baskets/crates as much as possible so these can be removed quickly. As standard, we do not photograph/film the inside of a garage, shed, wall closet, basement, etc. an ideal place to temporarily store your items for the shoot. Buy fresh, colourful fruit and/or flowers and create that homely feeling. Make sure pets are not in the way Remove waste bins, cables, benches, cat litter boxes and such.


Living room Put the remote control out of view and remove possible visible cables. Turn off the television and/or computer screens. Open the curtains and remove possible net curtains for an optimal outside view. Clear away the toys. Store the items in closed boxes and place these out of view. In case of pets please remove the bench, dog baskets, drinking bowls, scratching post, toys etc. Remove loose and unnecessary items from tables, for example mail, magazines, etc. Remove door mats and close any open windows or doors. Move possible highchairs temporarily to another room as well as a playpen. Fluff up the pillows. Remove possible blankets on sofas/chairs. Switch on a possible fire place.

Kitchen Clear the kitchen counter as much as possible and make sure there is not too much equipment on it. You can leave the coffee machine but try to keep the cables out of side. Make sure that the taps, hob, work top and equipment is properly cleaned. Ensure for a clean, fresh kitchen. Remove dish cloth, towel, tea towel, washing-up brushes, soap dispensers etc.




Bedrooms Ensure for clean, tidy bedrooms that are not too overcrowded. Make sure the bed is neatly made with a neutral duvet cover/bedspread. Remove garments, shoes etc. Also remember bathrobes (behind the door) and slippers (underneath the bed). Make sure there are no items underneath the bed or on top of the cabinet that are visible. With children’s rooms: remove the toys as much as possible, remove any baby baths, remove large posters or other eye-catching items.

Bathroom + Toilet Ensure for a clean, fresh bathroom and toilet area. Remove tooth paste, shower gel, shampoo bottles, brushes, tooth brushes etc. out of view. Remove bathrobes, washing basket, bath mat. Ensure for clean towels. Leave nice attributes like perfume bottles or wellness products. Make sure the toilet seat is always down. Remove the surplus toilet rolls, toilet brush, calendars, litter bin, pots.


Exterior Ensure that there are no cars or other vehicles parked in front of your home. No bikes, containers or bin bags in front of the home/ against the facade. Sweep pavement(s), remove weed, mow the grass, possibly prune. Remove garden tools, laundry rack, waste containers, garden hose out of view Make sure no car, camper, caravan, bikes, motor bike or waste containers are placed underneath the carport. Place cushions in garden furniture. Make sure that the garden furniture is clean and dry. Remove kid’s toys from the garden and also remember slides, bikes, etc. Make sure that the windows and doors of the home are closed. Naturally, possible shutters must be up and curtains open. Do not stand in front of the window if the photographer is taking rear view pictures. Remove possible garden and/or V signs (temporarily).




FAQ How much time does it take to photograph a home? The time that our photographers require to photograph your home depends on the size of the home. On average our photographers take about 1 hour. For filming a home we take about half an hour. Are there rooms that are not pictured as standard? From experience we know that some rooms are often not included in a presentation. Therefore, the photographer does not include the storage area or the inside of a garage/ shed as a standard. However, if you want this you can indicate this to the photographer. Do the home photographers of Zibber also organise styling? Styling is organised through a professional sales stylist. However, our photographers do pay attention to small details such as a dish cloth on the kitchen top or shampoo bottles in the bathroom etc. If you like to hand over the styling of an object please inform your estate agent beforehand. What do you do in case of rain? In case of rain we do take photos and videos of the interior but we make a new appointment for the exterior images. If you have questions about this you can always contact our office on 085 040 21 31 Can you shoot a home without being present? Yes, that is possible. If desired we can collect the keys from your estate agent. However, it is important that the home is properly cleaned. After the shoot we will return the keys again. How can I rescheduele or cancel an appointment? If you unexpectedly wish to reschedule or cancel the appointment you must inform us 48 hours beforehand. You can do this by phone during office hours on 085 040 21 31. What is de role of the photographer? The photographer will photograph/film your home with the correct techniques and professional equipment. Remember that our photographers have limited time to shoot your home. We do not mind moving a large chair so the room looks better or moving a box but we are not there to help clean up.
