The first quarter of 2024 has been exceptionally busy and productive start to the year. I reflect daily on how quickly the development is popping out the ground. It’s always great to work closely with our specialist Contractors and Service Providers who are joining hands with us to build this new and vibrant community, and we are welcoming many new Owners and permanent Residents too.
The M4 highway from Durban to Ballito is once again a buzz of activity with the reopening of the uTongathi river bridge in December 2023. The Zimbali Lakes team has seen an upsurge in “walk-ins” and potential new buyers who cannot resist stopping at the Sales Centre to see what Zimbali Lakes has to offer. Their enthusiasm is thrilling to witness after experiencing a personalized tour of the Estate and seeing how far along our spectacular 18-hole golf course has come.
Just a gentle reminder to owners who have not yet registered on the My Estate Life App and/or are not aware of the new Short-Term Rental Policy in the Boulevard Precinct. They are enclosed in this newsletter for your ease of reference so please take a moment to familiarize yourself with both.
The feedback we’ve received from readers about our quarterly newsletter is that it is easy to read on their devices and that it is short and to the point, filled with just the right amount of information needed to keep up to date. So based on that information, we will stay with the current format and add fresh content quarterly.
In order to always try and keep you in the loop, a large number of new additions have been included in this edition. A few of the new inclusions to look out for are as follows: Short-Term Letting Policy in the Boulevard Precinct, new information and renders pertaining to the Ridge, being Erf 550, Erf 511 & Erf 650 Aurum, new builds commencing soon in the Boulevard Precinct: Erf 316, Erf 322 and the new Laundromat on Boulevard.

This is to ensure that current and potential Owners and Rental Guests are provided with accurate information about the Estate, and to safeguard your investment, as well as Zimbali Lakes Resort’s standards and protocols. Kindly contact the HOA office for any assistance in this regard.
The HOA office team is now based on the Estate, just adjacent to the Main Gate.
In keeping with the exponential growth in the number of contractors and residents, and to make administration and operations’ facilities more accessible for all, we moved the ZLRMA (HOA) office on site.
Biometric registration, general assistance with queries or for building control advice, please take the slipway road on the left of the estate’s main entrance gate, and we’ll gladly assist you.

The two core services providers who ensure that the heart of this Resort does not miss a beat, are Fidelity Security Services and Countryline Horticulture. A safe, secure and beautiful environment for all our Residents is always top of mind and both companies go the extra mile to ensure this.
Manzi, our Security Site Supervisor’s office is located in the Resort’s 24/7 manned Control Room building, adjacent to the ZLRMA (HOA) office.
If you are new to the ZLR family, or are an existing Owner who hasn’t had a chance to register your biometrics yet, please visit us at the ZLRMA office Monday – Friday during office hours to assist you with the quick 5 minute process.
Once done, it only takes a swipe of your hand for quick, trouble-free entry. Please remember to bring your ID.
With all the rainfall experienced over December and January, our Landscaping Team had their work cut out for them with all the accelerated growth across the estate and having to catch up with their tight daily schedule. Gavin, Deon, Morris and their hard-working Countryline Horticulture Team constantly go the extra mile by quickly clearing overgrowth where necessary and catching up for lost time in all aspects, which they miraculously do. It is wonderful to have such a dedicated, professional, experienced, and courteous team on board.

HUAWEI GOOGLE PLAY APPLE APP STOREOver 250 Short-Term Lettings were processed for the Boulevard Precinct, and access codes granted during the first month of off-peak season of implementation. We are happy to report that the Rental Guests found our newly implemented Short-Term Letting Policy process both user-friendly and welcoming.
We would like to say a huge thank you to all the owners who have embraced the STLP and are of the same mind that it is in place to safeguard their investment, and to ensure a smooth booking experience for their rental guests.
Despite some heavy rains through December and the beginning of January the golf course is progressing very well. Golf data are now shaping and doing final preparation on the last 3 holes on the golf course, this includes drainage, irrigation system, creating the greens complex as well as the tee complexes. Once this is completed the fairways will be planted with the respective grasses and the golf cart paths will be completed. The golf course is such an integral part of the development as it adds enormous aesthetic value to homes as well as an amazing activity for the Golfers who invest into the Zimbali Lakes lifestyle.
The greens will be the last part of the grow in of the golf course and as such they will be seeded in the cooler winter months with a cool season bent grass called Super 7, which is genetically modified to cope with humidity and higher concentration of salts, due to being on the coast. Although the golf course will be grown in by the end of the year it is important to make sure that the grasses are mature before opening the golf course. Although it will cost a lot more on maintenance costs, we have been advised to open the golf course around March / April 2025 to ensure it is 100% ready and in perfect condition.
We are looking forward to the opening of the golf course and you can be assured that we will be inviting our homeowners to an opening event nearer the time.
Work on the golf course continues every day. We are already tremendously proud of our superb golf course, and the effort that is being made to ensure that future players will have a phenomenal experience with every round they play.
In the meantime, please feel free to walk around the Estate when you are nearby. The four-legged family members are also welcome to explore.

NEW SHORT-TERM LETTING POLICY:
Ballito has in the past been a favourite vacation spot for upcountry visitors, however there has been a shift in the number of “bleisure” bookings too.
Thanks to the Master Developer’s forward thinking plan for the Zimbali Lakes precinct, The Boulevard Suites’ provides the perfect solution and is fast becoming a popular destination for both holiday makers and business travelers in need of such Short-Term Letting accommodation.
In response to the rise in short stay bookings, it became clear by February 2024 that it was necessary to introduce a carefully thought out set of short-term letting policies to ensure that:-
• all bookings are correctly vetted by the HOA office;
• an authorized estate entry access code is granted only to legitimate occupants who have booked their stay; and that;
• the access code is valid for the booking period only.
Since its introduction, the policy has shown to be a valuable tool in discouraging unregistered service providers / external es tate agents from being granted access without observing the necessary protocols. I am also happy to report that rental guests have accepted and adhered to the policy without difficulty – so thanks everyone for your cooperation.

The specialist contractors, appointed by the Master Developer, are tirelessly working towards finalizing the estate’s Upper Lake.
The M4 Bridge over the uThongathi river (on the South side of the estate) reopened to much celebration in December 2023. This has resulted in a vast number of curious walk-ins and potential buyers who say that they are amazed at how much the landscape of the estate has changed over the past year. When taken on a personal tour of the estate by one of the Sales Agents, they return in absolute awe.

MARINADE
• 2 tablespoons of your favourite Mixed Masala
• 1 tablespoon Garam Masala
• 2 teaspoons crushed Garlic, Ginger & Chili
• Salt to taste
CHUTNEY
• Sunflower oil
• 2 – 3 whole onions (large) diced
• 4 – 6 Jam / Rosa Tomatoes either grated / diced small (each to their own)
• 4 whole chopped chilies (if you can handle the heat)
• 3 cloves of garlic diced or just the normal crushed garlic
• 1 tsp ready-made crushed garlic, ginger & chili
• Fresh curry leaves
• 1 tablespoon turmeric
• 1 – 2 tablespoons mixed masala
• 1 tablespoon chili powder
• 1 tablespoon garam masala
• 1 tablespoon sugar
Add all the marinade ingredients together in a bowl with the meat and make sure that you coat all the chops well. Leave aside for an hour, but for best results, marinade overnight in the fridge.
THIS IS OPTIONAL (you can either follow the recipe and fry the chops before adding to the chutney, but I prefer cooking it all together with a few cut up potatoes on a low heat for a few hours until done. This ensures that the meat will be tender and all spices beautifully incorporated.
So, you can either fry your chops in a little oil until crispy, then add to the chutney and simmer for a while or put it all together and cook on a low – medium heat for a few hours, testing as you go along, cause that’s the best part about cooking.
If you do want to rather fry the chops, the below is what to do for the chutney:
Heat the oil, add in your onions, garlic, ginger, chili, and curry leaves, and let it simmer until onions are translucent. Add in the rest of the spices and allow the spices to cook for 5-10 minutes but keep an eye on it so it doesn’t burn. Add the grated / diced tomatoes and allow for them to cook down on low heat until the water has evaporated. If the tomatoes are not squishy and soft, add in a little water and allow to cook until they are soft. Add the salt and sugar to the chutney to cut the acidity. Again, taste testing is key!
Once your chutney is thick, add in your chops and cover with the chutney. Allow to cook for a few minutes, to infuse the chops with all the spices.
Garnish with some Coriander.
Pro tip: You can never go wrong with spice. Add and taste every now and then, until it’s to your taste. Pro tip: More onions contribute to a thicker chutney or any curry. You can also make some turmeric rice to go with it and a small carrot & pineapple salad is a must. The crème de la crème, as with any chutney / curry, is ROTTIS, lots of rottis to mop up the impeccable and mouth-watering chutney and super tender meat.
