a few words from ZIMBALI LAKES RESORT’S ESTATE MANAGER

For those who have not already met me, my name is Jacques Mizen and I have been given the task of managing this magnificent Estate that is evolving and taking shape daily at a rapid pace. Before coming to settle in this gorgeous sub-tropical paradise of Ballito, I gained valuable Residential Estate Management experience while working with 21 various residential schemes, totalling more than 2500 homes, as well as a large luxury wildlife & water sports Residential Estate on the banks of the Hartbeespoort Dam.

I have over over 30 years’ of experience in the global Retail, Residential and Commercial Property Management space across SA, Mozambique & Kenya, Saudi Arabia, Bahrain, Qatar, UAE and although I am qualified in Marketing & Business Management, Shopping Centre Management and Residential & Commercial Sectional Title Property Management, I am at my happiest cooking up a storm around the braai.

I look forward to meeting owners in person, but for now please read on to find out more about progress taking place at The Boulevard Precinct.

meet the HOME OWNERS ASSOCIATION TEAM (HOA)

I am so proud to introduce you to our newly appointed HOA staff. Although still a small team, we are robust, knowledgeable, experienced and above all, passionate about what we do. Each one of us, regardless of our appointed role, is willing and able to go the extra mile to ensure that we deliver the best customer service to our residents and that Zimbali Lakes Resort is managed with all the verve it so deserves.

ESTATE MANAGER

This is, for a number of reasons, a truly exciting newsletter for us as a HOA Team, namelythe Master Developer handed over the reins to our newly established Home Owners Association and as the Boulevard HOA’s first quarterly newsletter.. it now has its own look and feel. I look forward to many more jam packed with informative Boulevard Precinct-specific progress updates.

We recently received several plan submissions which are now in various stages of finalization and expect numerous others over the coming couple of months. Should you have any queries regarding plan submissions and the correct procedures to follow, please e-mail the Design Review Committee (DRC) on drc@zlr.co.za and assistance will gladly be forthcoming.

You will see a notable difference within the Precinct as further new builds take place this year. This bodes well for all concerned, as it encourages further development and draws attention from the passing traffic. This growth and activity usually ignites potential buyers’ curiosity, which often leads to sales.

BUILDING CONTROL

Kathija Ismail is the newly appointed Building Control Officer . She comes with a wealth of knowledge and experience in the residential estate building industry. With Kathija’s drive for excellence in all she does, she will no doubt use her expertise to ensure that all statutory requirements are met at all times. Feel free to contact Kathija for any guidance in this regard as rectifying unnecessary building mistakes can be a costly and time consuming process.

Roxy Lapersonne is the newly appointed HOA Receptionist / Office Administrator. Roxy has an exemplary track record in all that she does and she will make certain that you always receive a warm welcome at our offices thanks to her helpful and caring nature.

BIOMETRIC ACCESS CONTROL & DATA CAPTURE

Nadine Pillay assisted the HOA office last year with uploading vital data (such as land sales and owners’ details) onto our internal ZOHO and Honeycomb Systems . Furthermore, with the launch of the Boulevard Suites during the last quarter of 2022, Nadine fulfilled an invaluable role for the HOA by assisting the new owners with their Biometrics Access Control Registration .

update on COMPLETED & CURRENT BUILDS UNDERWAY

ZIMBALI BOULEVARD GATEHOUSE AND MAIN ARTERIAL ROAD

The Boulevard gatehouse entrance’s 24-hour Access Control Security Monitoring System is fully operational after undergoing a recent practical completion handover to the HOA. Not only is the perimeter fence fully electrified with state of the art sensory alarms, but there is also infrared sensory motion detecting CCTV monitoring and permanently recording movements to ensure the safety and security of the Boulevard Precinct residents.

HAS AN OFFICIAL STREET NAME!

ALBIZIA DRIVE

We are pleased to inform you that Council has officially approved “Albizia Drive”. This is a most fitting choice of name for our first main road as the Albizia adianthifolia (The Flat Crown Tree) is highly recognizable in our region and throughout Southern Africa and as far afield as Madagascar. Traditional South African healers use the bark to treat all kinds of ailments and monkeys take refuge from airborne predators under its thick canopy.

Each owner will be notified by the developer of their individual portion’s street number in due course. We have already lodged an application with KDM GIS’s department to ensure that it reflects on the municipal GIS system, as well as on Google Maps.

322 ON BOULEVARD

JCMB Developments (PTY) Ltd is bringing 24 New York Loft style 2 and 3 bedroom apartments to the market at 322 on Boulevard . All 129 units in Boulevard Suites and 32 in Boulevard Edge are now sold out.

Construction has already commenced and interest in the units is robust. Most units have lockable double garages. Prices range from R 2,2m to R 4,4m for units ranging in size from 71 sq m to 154 sq m. Occupation is projected for last quarter 2023 and short-TTterm rental is allowed, although the larger units are suited to primary occupation.

A unique feature of the development is that the 24 Owners will jointly own the restaurant facility on the ground floor and income derived from the restaurant may be used to offset levies. Activity is booming as the 32 unit Zimbali Boulevard Edge (sold out), nears the final stretch of construction, with practical completion forecasted for June 2023.

Zimbali Boulevard Suites AS AT FEBRUARY 2023

Over 110 of the 129 Zimbali Boulevard Suites’ units have been registered to date and the Suites experienced its first December peak holiday period. A number of owners reported that the product was very well received. Hats off to owners for their décor skills. A spectacular job was done by all!

CLOSING

Building plans for Portions 306 and 308 have been lodged with the Design Review Committee and are pending approval. We expect to have another 3 fully operational buildings and at least two more sites underway by the end of this year.
