ZLRMA ESTATE MANAGER
Welcome to the second edition of our all-inclusive ZLRMA newsletter. We will continually update our Members about the latest developments taking place on the estate, and hope that you found our first issue in September useful. For something a little more light-hearted, we’ve included a colour by number for the little ones, (or the young at heart), a Sudoku puzzle for those wanting to put their brain to the test and a delicious recipe to indulge in during the holiday season. I’m pleased to share that the M4 bridge opens on 14 December 2023. Everyone is so excited to get that first view of Zimbali Lakes and the uThongathi River when you take the scenic route North. Summer arrived with much needed rain during October and November! Even though not ideal for construction, our high building standards in relation to infrastructure, storm water drainage and soil erosion were put to the test and we came up trumps. The estate suffered no damage to write home about, other than the usual post-storm common area clean ups which is to be expected.

Read on for more about the individual developments within the Boulevard Precinct and the golf course (14 holes near completion). As you can see for yourself in the subsequent pics, progress on every level is impressive. With all that’s currently in play and what is yet to come in the new year, the Master Developers’ vision for Zimbali Lakes to become an iconic South African residential estate, is no longer a dream, but a reality. Please feel free to reach out with comments and suggestions for what you would like to read more about in future newsletters. This is your home, your community, and your newsletter. The ‘Builder’s Break’ has begun and will resume again on the 8th of January 2024. Our office has a new home... The ZLRMA (HOA) office recently relocated for operational and logistical reasons. So the next time you want to pop in to see us or to register your biometrics, please take the slipway road on the left of the main entrance next to the Sales Offices. The Sales Office will be closed from the 22nd of December 2023 and will reopen on the 3rd of January 2024.

The two core services providers who ensure that the heart of this estate does not miss a beat is Fidelity Security Services and Countryline Horticulture. Manzi, our Security Site Supervisor’s office is located in the estate’s 24/7 manned Control Room building, adjacent to the Main Entrance. If you are new to the ZLR family or are an existing Member who hasn’t had a chance to register your biometrics yet, please visit us at the ZLRMA office Monday – Friday during office hours to register. This is for quick vetting purposes, followed by a 5-minute registration across from our office with Manzi. Once done, it only takes a swipe of your hand for quick, trouble free entry.

The recent storms brought unwanted mud and debris to every corner of our estate, while the heavy rainfall accelerated grass and weed growth. Gavin, and his phenomenal Countryline Horticulture Team, constantly go the extra mile by quickly cleaning mud from the roads, cutting grass and removing weeds. They are on to it before they’ve even been contacted, and with sunny smiles and a friendly wave from all on-site staff. It is wonderful to have such a dedicated, professional and courteous team on board. Next time you feel like a relaxing walk in nature, or wandering down to the lakes, try the 1st of many trail walks which has been laid out with stunning manicured and shaded pathways… check out the pictures below.

In addition to the current transfers and built sites, another 26 transfers recently took place on the Ridge. We expect a further 21 soon. This will bring the total to 264. The Design Review Committee (“DRC”) is currently reviewing close to 30 building plan submissions for new homes across the estate. These comprise a combination of 12 SR & 17 PUD sites, of which 5 have recently been approved for Council submission and another 10 anticipated in the first quarter of 2024 or as soon as they have met with the necessary requirements. We are looking forward to seeing more homes pop out of the ground.

Work on the golf course continues every day. We are already tremendously proud of our superb golf course, and the effort that is being made to ensure that future players will have a phenomenal experience with every round they play. Course construction is well on track to be playable by the end of Q4 of 2024. In the meantime, please feel free to walk around the estate when you are nearby. The four-legged family members are also welcome to explore.

BOULEVARD PRECINCT
We installed wooden bollards, and grassed the area, along the right hand side of the entrance to the Boulevard Precinct to stop trucks and vehicles from driving across or parking there. If you haven’t already seen it in person, the Boulevard Precinct sign was mounted on the main entrance wall and Council finally approved the name of our first road within the estate – Albizia Drive.

The Boulevard Suites’ main purpose is to service the demand for short-term-letting. A number of Members already have a healthy amount of confirmed bookings for the Nov – Jan peak season. For those who are not yet aware, well- known local company, Ballito Estates replaced Trafalgar Managing Agents on 01 August 2023. All 32 units are SOLD and will soon be ready for occupation. Despite the usual obstacles faced by builders, and the heavy rains and unprecedented storms along the KZN North Coast, we continued to make immense progress over the last couple of months. The recreational area is coming together beautifully. There are still some minor finishing touches that need to be made to the pool, braai and landscaping which will be complete in time for use during the festive season.

Neighbouring Aurum’s (Erf 650) earthworks has been completed and 4 of the total 6 super luxurious units are already on their 2nd floor. Watch this space!

The development will be built in 4 phases. Phase 1 of the 465-unit Ocean Club Zimbali Lakes consisting of 192 (one- & two-bedroom units) is in the final stages of completion with imminent occupancy. Residents of Ocean Club Zimbali Lakes will have exclusive access to several enviable amenities such as a modern Clubhouse with panoramic views, restaurant, fitness centre, sauna, swimming pool and laundromat, all of which are currently in final stages of construction.

Sudoku Description - Sudoku is a puzzle in which the objective is to fill a 9 x 9 grid with digits so that each column, each row, and each of the nine 3 x 3 sub-grids that compose the grid contains all of the digits from 1 to 9. FORGET ABOUT EVERYTHING! HEALTH, WEIGHT, CALORIES, WHAT PEOPLE MIGHT SAY? YOU HAVE TO TRY THIS. IT’S FROM ANOTHER WORLD… BESPOKE TRIFLE This is not your traditional jelly-type trifle, but one adapted for those of you who love a rich and soul comforting dessert. This is perfectly suited for any special occasion, and if you’re anything like myself, you won’t wait for a special occasion! INGREDIENTS Quantities will depend on the number of people being catered for i.e. make lots, even if it’s dinner for one. • • • • • • • • • •

Large showstopper glass dish Mini Swiss Rolls (the one with the caramel in from Woolies) Caramel Fresh Cream Chocolate Mousse (easiest to by it from Woolies ready-made) Chuckles / Whispers Chocolate Balls Strawberries Selection of fresh berries of choice (the tart helps with the sweetness, but optional) Peppermint Crisp Chocolate Dark Lindt Chocolate Slab
METHOD: •
Slice the caramel Swiss Roll in equal quantities (roughly 2cms in diameter) and line the bottom of the dish. At the same time ensure to take care doing so, in order to have a professional looking visual from all sides of the glass dish, as you build the various layers.
•
Cover the Swiss Roll with a thin layer (not too thin as it’s so good) of whipped caramel.
•
Grate the Peppermint Crisp & Dark Lindt chocolate and sprinkle on the caramel. Be sure not to overdo it, as you need enough for the next layer and on top at the end.
•
Slice the strawberries thinly and cover the layer sparingly.
•
Sprinkle the fresh berries on top on the strawberries.
•
Cover the berries and strawberries with an even layer of chocolate mousse.
•
Do exactly the same with another layer, following all steps above.
•
Once done, decorate the top with beautifully arranged sliced strawberries and sprinkle with chocolate shavings. You could even include some white chocolate shavings for extra colour.
•
Refrigerate and serve each person an over the top serving when it’s time for dessert. They’ll say “it’s far too much”, but they’ll finish it. I promise!
