the big easy comes to town TO JOIN THE ZIMBALI LAKES FAMILY
Local and international VIPs, media and celebrities recently gathered at Zimbali Lakes to acquaint themselves with the golfing world’s legendary Hall of Famer, Ernie Els . The occasion was marked by excitement as the Master Developer team revealed that the estate’s golf course would be launched next year as an Ernie Els Signature Golf Course
During the morning event, Snr Vice President Operations Wayne Krambeck unveiled plans for the introduction of other renowned brands associated with the Ernie Els Group, such as:
The Big Easy Bar & Grill : This establishment, situated within the Sports Club facilities, will not only serve delectable cuisine but also feature fine wines from Ernie’s personal cellar, adding an extra touch of glamour.
The Els Performance Golf Academy (EPGA): A pivotal component of the Zimbali Lakes Sports Centre, the EPGA will seamlessly integrate with the golf course. This collaboration presents an exciting opportunity to provide high-end student accommodation for aspiring golfers attending the academy in the form of the ground breaking “Ernie Els Suites”, a collection of 60 two-bedroom apartments designed specifically for the academy’s trainees and students.
These suites are poised to become a sought-after choice for both local and international golfers and investors, marking yet another milestone for the African continent.

a few words from ZLRMA ESTATE MANAGER
Words cannot begin to describe the hype, excitement and pride we all felt during Golf Hall of Famer - Ernie Els’s visit to Zimbali Lakes Resort in April 2024, and you might also be silently congratulating yourselves for making the right choice to buy in this incredible estate, long before the Ernie partnership was made public.
As you can see from the above article, he personally broke the news that the Zimbali Lakes golf course would be an “Ernie Els Signature Golf Course”, opening in Q2 2025. This news was ecstatically received by the VIPS and media who had gathered from all 4 corners of South Africa, and by the golfing fraternity worldwide.
Ernie and his family are actually building a home on the estate and opening the first African EPGA Golf Academy… plus The Big Easy Bar & Grill will serve family friendly fare at the state-of-the-art Zimbali Lakes Sports Centre F&B facilities. Now that the cat is finally out of the bag, feel free to shout it from the rooftops. We’ll be sure to keep you in the loop with all future developments on this hot topic.
On another note, we remind owners that we once again enclose all the information about the new Boulevard Precinct Short-Term Rental Policy, and we show you the how to register for the My Estate Life App. Please take a moment to familiarize yourself with both.
It is heartwarming to hear such positive feedback from current owners and potential buyers about how quickly the homes and the Ernie Els Signature Golf Course is progressing. We are confident that Phase 3 civil earthworks will be well underway in no time thanks to all the recent enquiries and purchases arising from the Big Easy Reveal.
The Master Developer bought dozens of fully grown trees to rapidly create a more established look and feel, encourage birdlife and to boost the surrounding natural beauty of Zimbali Lakes. The photos below show how effective these plantings have been and what a difference it has made to the aesthetics.
We get so many questions about how our golf course is constructed that we decided to add something about that in this quarterly newsletter. Read on for a crash course in “How to Build a Golf Course for Dummies”. This is meant to give a broad, high-level understanding and appreciation of what it takes to achieve an attractive and playable course. Together with the Master Developer’s vision, Golf Data’s expertise and The Ernie Els Design Team, only perfection will do for Zimbali Lakes.
In case you are not able to make it to site as often as you’d like, we updated all our usual building progress articles with the latest photos and content especially for you. Oh, and best we not forget…. my very own tried and tested delicious recipes plus something fun to do for all ages.
Enjoy the read and remember, this is your home, your community, and your newsletter.

dozens of mature trees
RECENTLY PLANTED IN POCKETS ACROSS THE ESTATE
Portulacaria afra
Common name: Spekboom or Porkbush
A popular succulent garden plant in use around the world and is often used for Bonsai. It has now been shown to be effective in carbon sequestration (binding atmospheric carbon which is responsible for climate change), in semi-arid landscapes and thicket vegetation. It is also being used for restoration purposes.
Harpephyllum caffrum
Common name: Wild Plum SA Tree no: 361
Larvae of the Common Hairtail Butterfly and the Eggar Moth feed on the leaves of the Wild Plum tree. Many animals including Bush Babies, monkeys, baboons and Bushbuck love the fruit of the Wild Plum. Birds such as Cape Parrots, Mouse Birds, Barbets, Bulbuls, Loeries, African Green Pigeons and other fruit-eating birds feed on the fruit of this tree.
Phoenix reclinata
Common name:
Wild Date Palm
SA plant no: 22
The Wild Date Palm grows naturally from the Eastern Cape extending as far north as Egypt. Birds, monkeys, and baboons eat the ripe fruit. Bushpigs, Nyala and Bushbuck feed on fallen fruit. This is possibly a form of seed dispersal. The leaves are eaten by the palm-tree Night Fighter and Butterfly Caterpillar.
Erythrina
Common name: Coral or Flame tree
SA Tree no: 245
Planted at the front entrance, along the main road and golf course. The flowers produce abundant nectar that attracts many nectar-feeding birds and insects which attracts the insect-eating birds as well. The fruit is a slender, black pod that can be 15cm long and is sharply constricted between the seeds. The pods split while still attached to the tree to release bright red “lucky bean” seeds.
Aloidendron barberae
Common name: Tree Aloe
SA Tree no: 28
Aloidendron Barberae is Africa’s largest Aloe reaching up to 15m in height. The Tree Aloe is a species of succulent plant.

SHORT-TERM RENTAL BOOKING POLICY
The following Short-Term Rental Booking Policy and procedures relate and are applicable from 3 June 2024. This is necessary for secured access to the Estate and all rental properties. This will further assist in ensuring that the number of guests booked, correlates with the number of Guests accessing the Estate. The Short-Term Rental Booking Policy is necessary to ensure the Estate security rules are not compromised, health and safety compliance and avoid causing unnecessary inconvenience and lack of consideration to neighbouring owners and short -term rental guests.
1. All ZLRMA Accredited Agents / Agencies or Owners must send the Access Registration forms to stl@zlr.co.za 24hrs prior to arrival, same day bookings or late arrivals up until 20:00pm The registration form must be submitted 24hrs prior to check in day. In the event of same day/late arrivals. Registration forms will be accepted until 20:00pm (only online submission forms) with supporting documentation. Whats App messages will no longer be accepted nor attended to for record purposes and adherence to the policy. Please ensure your submissions are done timeously. This will allow for the verification process to be done. If not received timeously, late arrivals / same day bookings will be denied access to the Estate.
2. It is mandatory for the Owner or ZLRMA Accredited Agency to complete all required details including ID documentation for all for persons and vehicles entering the Estate. No vehicle will be allowed to enter the Estate without a valid license disk, number plate or permit. The QR Access for your mobile and online form enclosed herein for ease of reference.

4. On arrival, all Short-Term Rentals are to report to the Home Owners Association (HOA) office at Zimbali Lakes Resort (GPS: 29°33'24.3"S 31°10'55.3"E) for verification procedures. If verification is successful, a code will be issued for access at the gate. Without a valid code, or in the event verification being unsuccessful, access will be denied, hence the importance of ensuring that the access registration form is correctly completed to avoid unnecessary inconvenience for your Guests. It is the respons ibility of the owner or accredited agent to communicate the office details and process to their short-term rental Guests.

This too is done during the verification process. Any contravention of the Estate or Boulevard Owner Association’s Conduct Rules will result in a penalty to the Owner and further recourse being taken if deemed necessary.
7. There will be a separate entry point at the Boulevard Entrance for Short -Term Rentals. At the entrance, the Short-Term Rental will proceed to the allocated lane where a Security Guard will scan the relevant vehicle and Driver’s details. The access code provided will be requested to authenticate entry. The access code will be valid for multiple entry / exits, for the duration of stay and will expire thereafter. The Security Guard will note the number of occupants in the vehicle, to ensure that they correspond with the actual booking. This is to ensure that statutory by-laws are adhered to with regards to the maximum number of people permitted per bedroom i.e. 2 per bedroom Max 4 people.
short - term LETTING POLICY

signature GOLF COURSE
THE SECRETS BEHIND BUILDING ZIMBALI LAKES’
ERNIE ELS SIGNATURE GOLF COURSE FROM SCRATCH!
Despite the undulating topography no soil was brought in from off site, neither was any soil removed from the site. All cut was used for fill on site. Enough topsoil was stockpiled on site for the use and coverage once shaping was completed.
A) SITE REMOVAL
The creation of most golf courses starts with a site removal program. This is where areas of existing vegetation will be removed to again access to development areas. The first process in the Golf Course construction is to clear and grub the area. This operation will remove all vegetation and small trees etc. Once the top 100mm – 200mm layer is removed, the topsoil layer will be exposed.
B) TOPSOIL STRIP
The original topsoil and turf will be stripped across the entire site to provide a blank canvas for shaping. If the topsoil meets the requirements for golf course developments, it can be stock piled are reused in the future. Topsoil strip is a process of removing the top 100mm to 300mm of earth which is normally topsoil. Depending on the quality of the topsoil, it can be stockpiled and later used as a growth medium for the golf course grassing layer.
C) MATERIAL IMPORTATION – BULK EARTHWORKS
In some cases, a material importation campaign is needed to provide material to create the new topography. These materials should be managed by a team of engineers using heavy plant machinery, that will look to shape the material according to the designs approved in the planning approvals.
After the clear and grub, and the removal of topsoil is completed. The bulk earthworks may now commence. Depending on the design requirements, this will determine the quantity of cut to fill of material required over the footprint of the area.
At Zimbali Lakes, Golf Hole No.18, had approximately 55 000m3 of material imported from the Lake Body to create the current course topography as per the required design.
D) INITIAL SHAPING – FINAL SHAPING OF THE GOLF COURSE
The initial base shape for each area will need to be finalized against the design using GPS equipment. This allows for precision shaping of the topography to match the design precisely as per the planning documentation.
After the completion of the cut to fill operation (Bulk Earthworks), the footprint of the golf course needs to be finalized and shaped according to the design requirements. This is done using specialized construction equipment that uses GPS co-ordinates to shape the slopes and create the landscape required.
E) DRAINAGE & IRRIGATION INSTALLATION
It’s now time to install all the drainage and irrigation requirements across the site. A Specialist should be employed to complete these works as specific equipment is required. Trenches will be dug and backfilled with aggregates before drainage pipes are installed. They will then be covered with sand to allow rainwater to pass through, ensuring proper drainage. With regards to the irrigation system, a vibratory plough will be used to lay the irrigation just below the surface.
The next step is critical to the completion and quality of the fairways, greens and overall golfing experience. Once the final shaping is completed, the drainage to control storm water and rainfall runoff is installed. Poor drainage can lead to puddles o f water and erosion on the course, which will create problems for Golfers. Drainage is controlled by the installation of sub soil pipes, stone layers and concrete pipes. In addition, HDPE pipes will be installed to transport water from the Zimbali Lakes Beg ota Dam, which will be used to irrigate the golf course to ensure the golf course is green all year round.
F) TOPSOIL COVERING & SHAPING
A covering layer of topsoil and root zone will be used in the required areas. This will also be shaped using GPS equipment to achieve the final design shape.
The final layer of approximately 300mm of topsoil will be placed over the footprint on the golf course and will act as a growth medium for the grass and hydro seeding. The shaping of the topsoil is done using bobcats and small earthworks plants so as to not damage any underground services.
G) SEEDING
The entire site will then need to be seeded to create turf. Zimbali Lakes used sods and sprigged most fairways. The only seedin g that is done is on the greens.
Specific grass species will need to be selected for the desired final aesthetic and to allow for successful cultivation. A loca l grass called Psynodon called Royal Blue and a super 7 bent grass was used for the greens.
Once the topsoil is completed, the seeding operation may now commence. This operation will create the different areas of the go lf course, roughs, fairways and the green. Specific grass species will need to be selected for the desired final aesthetic and to allow for successful cultivation.
development progress update GOLF COURSE
The past couple of months, with no major rainfall or floods, have been extremely productive for the construction of the golf course.
We have made good progress on the upper lake with the hard edge being completed and the spill way, which allows water from the Begota stream to flow into the upper lake, is now nearing completion.
If all goes according to plan we will start filling the lake during September and preparing the greens for seeding soon. This allows us enough time to have greens that are well grown in before we open the course for general play in April 2025.
The final hole (number 14) is scheduled to be completed by the end of May 2024 after which we will move into more of a maintenance program to ensure that the golf course will be well-presented by the time we open in 2025.
The recent announcement of the Zimbali Lakes/Ernie Els partnership has drawn a huge amount of global interest and created a surge in land sales and renewed excitement for the golf course and development as a whole. Ernie is very happy with progress and publicly complimented Golf Data on their attention to detail as well as the general high quality of construction.

BREAKING NEWS!
NEW SHORT-TERM LETTING POLICY:
Thanks to the revised Short-Term Letting Policy, far more effective access control measures have been established for those requesting entry to the estate.
Our records reflect an average monthly total booking of 225 to over 300 (peak season) for the Boulevard Suites alone. This is a healthy figure considering le ss than 65 of the total 129 units currently rent out for short-term.
In response to the rise in short stay bookings, it became clear by February 2024 that it was necessary to introduce a carefully thought out set of short-term letting policies to ensure that:-
• all bookings are correctly vetted by the HOA office;
• an authorized estate entry access code is granted only to legitimate occupants who have booked their stay; and that;
• the access code is valid for the booking period only.
Since its introduction, the policy has shown to be a valuable tool in discouraging unregistered service providers / external es tate agents from being granted access without observing the necessary protocols. I am also happy to report that rental guests have accepted and adhered to the policy without difficulty – so thanks everyone for your cooperation.

estate manager’s recipe
MUSSEL
SOUP
With Autum’s arrival and cooler nights setting in, here’s a rather simple, yet exotic looking dish that will not only warm up any chilly body, but which is oh so morish too.
INGREDIENTS
• 1 packet of mussels (no shells), quantity depends on amount of people
• 1 tin of tuna or fresh chopped hake (unbattered), as this gives the dish more substance
• 1 large chopped white onion
• 1 medium size green or red chopped pepper
• 1 punnet of chopped mushrooms
• Chopped garlic & chilli (to your taste & optional)
• Smoked paprika, coarse salt & course pepper
• 500ml fish or vegetable stock (depends on quantity required)
• 150ml - 250ml fresh cream
• 250ml full cream milk (don’t even think about low / no fat milk)
• Packet of mushroom soup (this thickens the soup)
• Sliced toasted Ciabatta Bread (no amount is ever enough)
METHOD
1. Fry the onion, garlic & chilli in a little oil that just coats a deep soup pot
2. Add the mussels & tuna / hake & allow to sizzle for a minute or two whilst stirring occasionally
3. Add peppers & mushrooms
4. Add paprika, salt & pepper (this will need to be monitored during entire cooking process)
5. Mix the packet of mushroom soup with the fish or vegetable stock & add to the pot
6. Add cream & milk to the pot & gently stir so as not to break up the tuna or hake too much
7. Bring to boil, then turn down to simmer for 10 – 15 minutes to ensure all is cooked to taste
8. Serve with warm toasted & buttered ciabatta bread
estate manager’s recipe FROZEN TENNIS BISCUIT CAKE
Ok. Stop everything you’re doing and try this decadent and so easy to make cake. If you’re like myself and love those extra rich and comforting sweet treats, then this one’s for you.
INGREDIENTS
1 packet of Tennis Biscuits (serves 4 – 8 people). The amount of biscuits required will depend on the size of the baking tin used, thus you might require 2 packets, as you must have at least 4 layers.
CHOCOLATE BUTTER ICING
100g butter or margarine (softened)
500ml (250g) icing sugar (sifted)
60 - 80ml cocoa powder (sifted)
5ml (teaspoon) vanilla essence
30ml full cream milk
Cream butter, icing sugar & cocoa powder together
Add vanilla essence & just enough milk to mix to a smooth, spreadable consistency.
METHOD
1. Line the baking tin with enough cling wrap or wax paper, to ensure the top of the cake / tin will be able to be sealed when placing it in the freezer
2. Line the baking tin with a layer of biscuits alongside each other to fill the bottom of the tin
3. Add a layer of icing over the entire layer of biscuits ensuring that all sides are iced too
4. Place another layer of biscuits on top, followed by another layer of icing
5. Repeat until you’ve reached the top of the baking tin
6. Cover the cake carefully with the cling wrap or wax paper & place in the freezer for at least 2 – 3 hours until frozen
7. Once frozen, yet won’t seem completely solid, carefully remove the cake from the baking tin & cling wrap or wax paper, slice thinly & serve.
