Welcome to the first edition of our all-inclusive ZLRMA newsletter. In case you are wondering, that’s short for Zimbali Lakes Resort Management Association .
The newsletter is packed full of interesting facts and figures including information about the various associations and progress on current developments under construction. Life is far too busy and crazy not to have a laugh, right – so let’s have a little bit of fun and test your local plant knowledge with the botanical word search.
Breaking news! If you haven’t already heard, repair work has finally begun on the M4 bridge. Word from Council is that it the target completion date is set for early December this year, weather permitting. So, here’s holding thumbs.
Spring is already on the horizon; the first residents are moving into their homes and the estate is a constant hive of activity with new developments well underway (and loads more in the pipeline). One can already see the entire vision coming to fruition with the phenomenal progress of the golf course (four holes already complete) and homes literally popping out of the ground.
I am so proud to be associated with this spectacular development. All the foundations are being laid to ensure that ZLR is built with the four pillars of Security, Connectivity, Power and Water the #1 priority.

The two core services providers who ensure that the heart of this estate does not miss a beat is Fidelity Security Services and Countryline Horticulture
Fidelity Security Services is taking extra special care of our estate community’s safety and wellbeing 24/7 by manning the Main Entrance, patrolling the entire estate and perimeter fence on a Kymco offroad vehicle and by monitoring over 65 CCTV thermal cameras which have been installed and linked to the control room.
We awarded the official landscaping maintenance contract to the Countryline Horticulture Team in June 2023, and since then there has been a noticeable positive improvement. They have undertaken the mammoth task of de-weeding all sidewalks, cutting grass verges along all internal roads, attending to upkeep of all beds, eradicating alien flora and the monthly landscaping on both sides of the M4 and along the entire perimeter of the estate.
Next time you drive through the gates, take a moment to really look at the immense variety of indigenous flora that has been planted under the masterful guidance of world-renowned landscape artist Lucas Uys and local environmentalist Luke Bodmann from Kinvig & Associates.

The Design Review Committee is currently reviewing close to 30 building plan submissions for new homes across the estate. These comprise a combination of 12 SR & 17 PUD sites.
57 new & resale transfers are currently underway. Once finalize d, a number of owners will be able to take the next exciting step and start submitting building plans to the DRC.

GOLF COURSE
It is incredible to see how the golf course is being sculptured into the natural surrounding landscape to compliment the future homes on the estate. The actual construction of the golf course will be completed around April 2024 after which the greens will be seeded with the Bent grass being a first on the KZN North Coast.
Grow in should take around 4 to 5 months. If all goes well, we will look at having the golf course hopefully playable in December 2024. In the meantime, please feel free to walk around the estate when you are nearby. The four-legged family members are also welcome to explore.
BOULEVARD PRECINCT
As mentioned before, the Countryline Horticulture team is busy tidying up all sidewalks, verges, beds AND attending to the monthly landscaping on both sides of the M4 and along the entire perimeter of the estate.
The Boulevard Precinct sign now stands out proudly on the main entrance wall and Council finally approved the name of our first road within the estate - Albizia Drive.
We installed 2 speed humps on the main internal artery road to remind reckless drivers that Ballito is a chilled village and there is no need to race through the Boulevard precinct.
Security monitoring is 24/7 with the assistance of thermal CCTV cameras and an electrified perimeter fence which is fully operational.

Great news! Owners of Boulevard Suites report that short-term rentals are on the increase. Word of mouth and various marketing efforts are the main catalysts for this upward curve.

The proud owner of our first single residential site (Erf 619) took occupation in early August 2023 with the second one (Erf 555) hot on its heels in the fina l stages of completion.
Neighbouring site (Erf 554) is also well under way. Both these sites have spectacular views of the 16th fairway and enjoy beautiful African sunsets.
Civil works are underway on Erf 551 for 19 spectacular single residential homes.
An additional 6 units in Tecoma Views (Erf 640) will be ready f or occupation in the coming month, while construction of the remaining 6 is being completed. Neighbouring Aurum (Erf 650) was recently handed over and earth works has started in preparation for 6 super luxurious units.

The 465-unit Ocean Club Zimbali Lakes’ first phase (consisting of 192 one- & two-bedroom units) is in the final stages of completion. The development is being constructed in 4 phases.
Residents of Ocean Club Zimbali Lakes will have exclusive access to several enviable amenities such as a modern Clubhouse with panoramic views, restaurant, fitness centre, sauna, swimming pool and laundromat, all of which are currently in final stages of construction.

Zimbali Lakes Resort Management Association (ZLRMA) dedicated its 67 minutes in honor of Mandela Day to the Enduduzweni Community Care Centre. Located in Groutville, KZN, the Community Centre is a safe and educational haven for the underprivileged within the community and surrounds.
ZLRMA together with their proud sponsors, Fidelity Security Services, Conrite Fencing and Countryline Horticulture, generously donated groceries, toys and sporting equipment. Fidelity Protection Services felt the need to also sponsor a much-needed iron and 8kg washing machine.
ZLRMA’s team Jacques Mizen, Kathija Ismail, Roxy Lapersonne and Nadine Pillay were hands on in driving the initiative and ensuring that they give back to the local community. We look forward to continuing our community drives in the near future and assisting the less fortunate wherever possible.

estate manager’s RECIPE
SLOW ROASTED LEG OF LAMB & A STRAWBERRY, APPLE, FIG CHEESE SALAD
LAMB ROAST INGREDIENTS:
The biggest leg of lamb you can afford
Potatoes (whole, cut up, or baby potatoes – whatever your preference)
2 or 3 large onions (I always prefer shallots)
Olive oil (normal cooking oil will also do)
Balsamic Vinegar
Fresh & dried Rosemary
Fresh or dried Oregano
Dried Mint
Smoked Paprika or Masala
Woolies Lamb Rub
Crushed Garlic, Ginger & chili (leave out the chili if you don’t like a bit of a bite)
Coarse salt & coarse black pepper
METHOD:
Preheat oven to 150 degrees
Tip: first line the pan with heavy duty foil to avoid a mission trying to clean the pan when done
Pour / Drizzle enough oil & balsamic vinegar (forget about the diet) to coat a roasting pan (I prefer to slightly overdo it, as it creates a delicious gravy once everything is cooked, so don’t be stingy
Generously sprinkle dried rosemary, mint, oregano, salt, pepper and garlic, ginger and chili all over the surface of pan
Rub the lamb with oil and all abovementioned herbs and spices.
Don’t forget the Woolies lamb rub too.
Place the lamb in the center of the pan
Surround the lamb with potatoes and roughly chopped (quartered) onions
Drizzle the potatoes & onions with some oil and generously sprinkle them with paprika or masala
Cover with foil and place in the preheated oven
Generally, lamb should be cooked: 20 minutes per 450g, but everyone has their own preference, so I’m leaving this to you. The lower the temperature, the longer it cooks, but the more tender the meat will be, not to mention tasty too.
Once you believe it only requires about half an hour more, remove the foil and place the oven on grill, but keep your eye on it, so as not to burn the meat & potatoes. The lamb and potatoes must though have a few “blackened” spots to ensure that grilled taste comes through.
Once done, remove from oven and let it rest for 15 minutes befo re carving and placing the lamb back into the juices / gravy created. I’m starving just typing this out….
SALAD INGREDIENTS:
Butter Lettuce & Rocket Mix
6 – 8 Strawberries (thinly sliced)
1 crisp red apple (diced)
Soft fig or cranberry cheese
2 sticks of chopped celery
Chopped spring onions
Bean sprouts
Crushed mixed nuts
METHOD:
You could just put all the ingredients into a salad bowl of choice, but for the sake of presentation i.e. the wow factor place the lettuce & rocket evenly into the salad bowl and build up the salad, ensuring that each ingredient is clearly visible and evenly spread i.e. have the pic of the salad in front of you.
Nothing like a beautiful mint sauce to go with the leg of lamb, but again, everyone has their preference.
Naturally, if you or members of your family love your food as much as I do, you’ll ensure to also have some basmati or even a Mexican rice, or just the good old South African favourite, garlic bread.
