INTERNATIONAL MULTI FAMILY RESIDENCE

International Multi-Family Residence WELL Design

Safety and Security Issues Residents want to come home where they can afford without worrying about their safety and security. It is significant for them to find a place with an effective building security program. Exterior security measures • The least number of entrances is better. • Highly visible areas well-lit. • Landscaping, visual, and physical guides in design exterior to direct residents to the main entrance. • The fencing is for security, not just for decoration. • Right exterior lighting will give proper color rendition and balance. Interior security measures •Enough room for equipment, workspace, a decent size desk, and storage. • Elevators, which located directly into living spaces gives a problem for criminals. • Avoid shared restrooms in the lobbies of mixed-use projects. • Visitors should not have direct access to the private complex. Security systems. • Security intercom—the “buzzer” in the lobby or at the entry door. • Electronic key management. • Video surveillance.

The design focus on the impacts of buildings on human health and wellness. Through the followin concepts, The WELL Building Standard focuses on the principle procedures expected to make more beneficial and progressive structure.

Acoustical Issues

International Multi-Family Residence Community located in San Antonio, Texas. It is a private community home with commercial spaces. Each unit has a private kitchen, closet, bathroom, living room and bedrooms. Shared outdoor space includes parking, walkways, open space, and garden that serves to provide free fresh fruits, swiming pool, tan area, and barbeque. Commercial spaces like study rooms, communication/game room, food market, theater, and gym. Community activities feature regularly scheduled shared meals, meetings, and workdays. The goal to design space where people can live, learn, and associate with each other. Be escape from governmental issues, media turn, and other scholarly philosophies. Share and explore a range of options, experiences, cultures, and religions. It is an opportunity for professional and personal growth. Create homes where residents will feel comfortable and safe.

1. Hallways. The solution - use of soft materials on the floor and wall insulation. 2. Common areas. The solution: •Layout of a noisy place in the far wing of the house. •Use of buffer space (hallways, halls) to separate common areas from private houses. • Use of ceiling partitions or wall tiles which increases the interest in design. 3. Fitness zones. The solution to this zone, additional separation in the construction of walls and ceilings - acoustic ceiling panels, partitions will soften the noise. 4. Lobby, elevators and stairs. For these blocks, use additional sound insulation in the walls. This helps to reduce the sound of steps and conversations. 5. Connecting apartments. For floor / ceiling assembly between floors, the building code requires STC as the minimum acceptable performance. The solution is to design separate walls, use additional layers of drywall and / or fill the walls with fiberglass or spray foam insulation.
