The Sky is the Limit with ClearSky Capital A seminar outlining opportunities in personal and pension investment in the US takes place in the Herbert Park Hotel on the 19th May next. Talks also include advice on the current economic climate in the US . With the Irish property market in a downturn, Dubliner Ciaran Hynes and two US-based partners hope to direct Irish investment money into residential and commercial real estate in the US. In contrast with Ireland, in the US the highest rise in new house starts and permits for nine months was recorded last August. The numbers signing up for unemployment benefit had also fallen, pointing to a possible economic recovery in the US.
ClearSky Capital was established in 2008 by Dubliner Ciaran Hynes, Todd Fessenden of Boston and Rochesterbased property consultant Sean O’Brien, who has Limerick roots. Their company sources highyield commercial and residential rental properties and offers full management of assets through to disposal. Products range from tenanted office blocks and shopping malls to restored period houses and waterfront sites. Attractive net returns in excess of 7% are envisaged and financing is arranged. Two locations, Boston and Rochester NY, were targeted for their steady property markets and successful medical and scientific industries. The city’s world-class universities
and hospitals and lively cultural scene has led to the market view that Boston is one of the top 10 cities in the US for commercial property investments. Direct Aer Lingus flights to Boston is another incentive for Irish buyers. ClearSky has a number of properties in the Boston area, including an office building in Shrewsbury with a return of 11.69% and a newly-opened Korean food market in Burlington with a 7.89% return. Under Internal Section Code 1031, owners have 40 days to decide whether to roll-over profit into another investment and defer CGT or pay tax on the profits. Tax on net income depreciates and residential property held for over one year incurs a reduced gains tax. Are rents set to rise?

ccording to a number of recent market reports from leading property institutions rents are set to rise. Having experienced s sharp drop in rents, across both residential and commercial sectors, it is good news for landlords who have found it an extremely turbulent time. Whilst many enjoyed the gains of growing rents and property prices throughout the Celtic Tiger, a large number of investors who bought at the peak of the market have struggled with diminishing returns and a more demanding customer. A report by the letting arm of the Sherry FitzGerald group shows there are tentative signs of stability emerging in the Dublin city centre lettings market although strong supply still prevails
in some suburban locations. The combination of a tightening of supply and resilient demand has stabilised rents while highly sought properties are now achieving stronger rents than in the closing months of 2009. Whilst centrally located apartments have seen growth in rents of between 10% and 15% on levels achieved in the autumn of 2009, poorer located and indeed tired property in need of repair are taking much longer to rent with lower rental levels achievable. Commenting on the market, Eileen Sheehy, Sherry FitzGerald Lettings said; “The market has strengthened considerably in recent months. The combination of the fall off in the “buy to let” market and the resilience of demand has resulted in an increase in rents for quality
properties in central locations. Meanwhile the office rental market is also showing signs of recovery according to a report by Jones Lang LaSalle. “Take-up in the Dublin office market increased 143pc year on year in the period to March 2010, growing by 38pc in the first three months of this year, when a total of 268,975 sq ft of office space was let, 44pc of it in suburban locations.” Whilst the global market conditions still remain tough the take up of office space by Irish companies shows that the office market is not overly dependent on foreign direct investment. On a global perspective Knight Frank expect the majority of global office rents to hold firm or increase during 2010. Despite the backdrop of where property values and rent levels where two years ago this is a positive sign across the market.

Every time my wife’s birthday looms I panic. What do I get her? And then it dawned on me. Working twice as hard now, stressed and tired, what better than a night away with plenty of pampering in Bellinter House. Those six months of not so subtle hints were worth it! 24 hour breaks are a must for parents. Really there is no excuse. They are easy to organise and now there are great deals everywhere you look. But a few key ingredients are needed. Strictly no kids; short breaks, but often, and find somewhere within an hour’s drive (there is no point spending a night relaxing just to get back in the car for a three hour nightmare in Irish traffic!). From the moment I rang to book to the moment I left I was met with delightful and helpful staff. Simply put they went the extra mile. Having arrived and checked in we shared a sandwich at the bar before my wife disappeared for an hour long treatment. Three hours later she came back grinning from ear to ear. A Swedish massage, pedicure and facial was followed by a spell in the relaxation room sipping herbal teas and looking out over the rolling countryside and the river Boyne. For me three hours of Sunday Papers and the first pot of tea I had drunk in 23 years (delicious). With preparations required before our all inclusive dinner we made our way to the East Pavilion of the house. The rooms were smaller than those in the main house, but were comfortable and had lots of little touches. A letter from the manager wishing my wife a happy birthday (my mother at work), exotic tea, robes and slippers. Our room was ensuite with a small but deep bath. Beware; some rooms only come with a shower. I erred on the side of caution and took the smaller room with the bath. I am told it was the right choice. Eden Restaurant, sister to Eden
of Temple Bar, is in the basement. The service was very good, but the table could have been bigger. The menu is small but with exciting options. Eden Smokies and Fillet of Beef were washed down with a tasty Cotes du Rhone. Most retreat to the bar, which we did, and after an hour playing pool it was off to bed. For most couples with kids it is a luxury to sleep past six thirty in the morning. What a treat when we woke up and it was seven! But with plenty of time allowed for breakfast in the restaurant we dozed for an hour or two before sauntering down. Once again my wife disappeared for treatments and I headed for the pool and steam rooms. Most guests change into their robe and slippers and walk through the hotel via the restaurant; I opted for the external route using the changing rooms at the pool instead. The pool is small but sufficient for a relaxing swim and a steam and a sauna room completes the package. I had the place to myself and doggy paddled back and forth for an hour. Bellinter House is a very relaxing retreat and spa. It is popular, but not so busy that you can’t get a booking. The highlight for my wife was the spa and she cannot wait to get back. For me it was the sheer ability to relax. The food was good, but making the seating arrangements a bit more comfortable and modern in the restaurant would go a long way. Whether be design or default (and I am sure the recession has played some role in recent times) Bellinter House is shabby chic, but for me this was part of the attraction. It did not take away from the experience a bit and added a quirky twist to the trip. I would definitely go back. A one night trip away for two including bed, breakfast, dinner, and spa treatments cost only €289. To me, with all the treatments thrown in, that is dammed good value.
