Reykjavik

Iceland is an island located in Northern Europe between the Greenland sea and the North Atlantic Ocean. It is situated on top of a hot spot, experiencing severe volcanic activity. The current population is 343,518, with the largest percentage between the ages of 25-54. Iceland is almost entirely urban with half the population located in and around the capital of Reykjavik, while smaller clusters are primarily found along the coast in the north and west.

The boutique hotel’s concept was designed to highlight and reinforce surrounding scenery. The hotel serves as a wellness area, with the element of water as an integrative part. High glass panels accentuate the interaction of the inside and the outside.

• Embracing a minimalistic approach - guests prefer smaller, streamlined hotel rooms while valuing more shared communal space such as lobbies, restaurants, and coffee shops. • Bringing the outside in - natural elements are not only calming and enjoyable for guests, but also provide a proven return on investment. • Guest rooms focus on key uses - a sleeping zone that also permits television viewing, a working area that supports laptop use, a full bathroom, and a dressing area with storage space for folded and hanging clothes.

• The most crucial considerations in a new build are space requirements and people flow. • A common error is underestimating the space required for the plant room and mechanical equipment. • The way people interact in hydrothermal areas differs greatly from the way they would interact in other public spaces. • The intense heat of the thermal treatments means that space must be allocated for cooling off. • The customer journey through the spa should also be logical and simple to follow.

Island-style layout : This layout is very open and promotes communication and supervision, while leaving plenty of open floor space for easy cleaning. Zone-style layout : Communication and supervision are not difficult in this layout because the center of the space is completely open. Assembly-style layout : This layout may work better for establishments with a limited menu that serve large quantities of the same food.

Iceland, the land of fire and ice, is a destination in need of a unique space that will melt away with the surrounding landscape. The boutique hotel will serve as an extension of the neighboring experience by greeting visitors with

lush greenery, exposing them to fascinating skies, and engulfing all with waters of desirable

temperatures. The design will focus on the juxtaposition between the comforting interior environment and the exterior elements exposed throughout. Imitating

the opposing forces of the Eurasian and the North American tectonic plates, the space evoke a

concrete,

neutral colors,

and wood while contrasted with the use of basalt rock created by the cooling lava from the native volcanoes. Kastaรฐ will be designed to synthesize two diverging forces that transcends into a unified experience.

levels 3-8 • Initial blocking diagram called for 2 king suites which were later changed to 4 • Massage room was removed to include larger housekeeping and more room for guest rooms • Since public restrooms are not necessary on levels 3-8, an ice and vending space was added

ground level • Hydrothermal spa was kept in same location but expanded to accommodate for separate lockers and showers • Registration, concierge, valet, and lobby were moved to the first floor for easier communication with hotel guests • BOH remained the same since no views were needed to be experience and parking would be nearby

Hotel kastaรฐ will serve as a destination ready to intrigue and captivate with its simple clean forms and connections with the exterior world. Visitors from near and far will wander through spaces that transcends from public bright spaces to dark, more intimate experiences. Special features of public and private water amenities will unite the interested with the lake nearby. Regardless of the desired experience, Hotel kastaรฐ will leave you longing for more.
