WHO IS PIKE?

COMPANY

PROFILE With over three decades of experience, Pike Constructions have established themselves as a recognised company, servicing both the commercial and industrial sectors of the construction industry. This they’ve done by increasing technical capacities and building professional relationships with clients, consultants, subcontractors and suppliers throughout the years. It all began with Robert Pike. Having gained significant experience working for the commercial division of AV Jennings, Robert decided that starting his own business was fundamental in moving forward. This led to the establishment of Pike Industries Pty Ltd, which commenced trading on the 1st of July 1981. In 1988, the company changed its trading name to Pike Constructions Pty Ltd, as it provided a more defined image of the company’s operations. Phillip Pike joined the company in 1995 and together with his father Robert, fostered a strong partnership, which has seen the company gain recognition within the construction industry. Their ability of identifying and employing individuals that are well credentialed and share a passion for quality and excellence, has seen the company enjoy a significant amount of growth from early 2000 till today. A major step forward took place in 2007 when the management team of Pike Constructions procured major plant and equipment along with skilled personnel, to enable the company to perform the majority of its own civil work. Having control of such an integral part of the construction process has not only given Pike Constructions greater control of the project delivery, but a competitive efficiency recognised by clients. Given the success of this investment, the civil operations of the business are set to expand. The company has a solid background in the development of multistorey office buildings, large-scale industrial developments and commercial properties. In addition, Pike Constructions has delivered educational and Institutional facilities along with sports and recreation. Our service concentrates on negotiated design and construction, competitive and invitation tender including construction and project management. Design and construction projects have been a core part of the business since the company’s inception. Over the past three decades, it has increased to a level where it is generating approximately 60% of the annual turnover. Having established teams of professional consultants, Pike Constructions are able to provide Architectural, Structural and Civil documentation along with Service design requirements. and certification bodies to achieve both planning and development approval. Invitation and competitive tender is another strong area of the companies operations. Manuele Engineers Morphett Road Adelaide Airport CONTRACT VALUE:

$14.35 million

SCOPE: The warehouse component is built on a massive scale, with a floor area over 16,500m2. With 20 overhead cranes of up to 100 tonne capacity and a floor to ceiling height of 18 meters, the factory has the capacity to fabricate over 30,000 tonnes of steel on an annual basis. The 2500m2 two-storey office building design is a testament to what can be achieved with the use of structural steel. With features such as a central atrium, utilising 36 exposed plate steel columns, polished concrete stairs and acoustic wall panelling the atrium forms the centre piece of the building. In addition the external faรงade of the office has been screened with a custom made steel structure with automated panels allowing natural light to filter through the building at the touch of a button. FACT SHEET CRITICAL TIMING

With the construction of such a state of the art facility it was only natural that our client would be procuring state of the art machinery for the fit-out of the factory. With machinery being purchased from all over the world including Japan, Italy & the Netherlands it was critical that we reached certain milestones to facilitate the installation. . With each piece of equipment a specialised team, from the country of origin accompanied the machinery to undertake the installation and commissioning. Working closely with our client and project engineers we were able to influence certain design requirements and construction methodology to successfully achieve the critical milestones.

CITY FRINGE DEVELOPMENT

Kent Town Office 66 Rundle Street Kent Town CONTRACT VALUE:

$9.3 million

SCOPE: Construction of a 5-storey office complex, including tenancy fit-out works and basement car parking. The office facility provided 2650m2 of floor space with two levels underground for basement car parking, providing 104 vehicle spaces. The design of the building focused on a 5 star energy efficiency rating, which integrated various technologies and passive design measures to achieve the outcomes. The building utilises expansive amounts of natural lighting and is highlighted by a two level glass atrium through the centre of the building. The introduction of natural gas powered air-conditioning systems and “Clipsal C-Bus” smart building electronic software, gave the facility its green star rating. PROJECT DELIVERY: Head Contractor

OVERCOMING OBSTACLES The project involved a major site works component with basement car parking, two and a half levels underground. With the building encompassing the entire site, the 8m deep 20,000 tonne excavation provided many logistical challenges. To further complicate the issue, the existing site had approximately 300 tonnes of contaminated filling material, which was classed as high level. This had to be kept on site. To contain it, we built a repository underneath the building and achieved this, by utilising a fully sealed high-density polyethylene membrane supported by geotech liners. The ground water also posed some major issues but with some smart thinking and EPA testing, we gave a little back to the environment. During the summer months, we pumped the ground water into the local Council’s water trucks, which serviced the local gardens and nature strips with crystal clear water.

GEARED FOR SUCCESS

CMV GROUP FACT SHEET FROM LIVE STOCK TO TRUCKS

The new CMV Truck Sales facility is located on a prime piece of real estate. Many would remember it as once being Adelaide’s main abattoir. The conversion from cattle yards to arguably one of Australia’s best truck sales and service facilities is impressive. The design incorporates stylish features such as polished concrete and jarrah timber floors. The main entry features two prime movers parked just inside the front door, which leads to a reception counter complete with bull bars and headlights. The Eco design also utilised expansive amounts of natural light and sensor detection lighting throughout. Furthermore, the warehouse areas are heated by recycling the waste oil from the trucks, which they service. The expansive site area also allowed us to catch over 300,000 litres of water which is treated and reused in their truck wash bay, wet areas and landscaping.

Commercial Motor Vehicles Port Wakefield Road Gepps Cross CONTRACT VALUE:

$7.2 million

SCOPE: Construction of a 12,000m2 Truck Sales & Service facility on a 65,000m2 site. The project included a new state of the art service workshop including truck wash-bay, spare parts warehousing and a spare part sales centre. The service centre has the capacity to accommodate 36 prime movers/ semi trailers at any one time including service pits with the capacity to handle two BW semi-trailers. As the service centre was a 24hr operation, the facility included sleeping quarters for their customers. The office area incorporated some 2000m2 of floor area to handle the sales of their premier fleet of Kenworth, Fuso and DAF trucks. PROJECT DELIVERY: Head Contractor

A CONTINUED ASSOCIATION The new Ottoway facility was one of many that Pike Constructions was involved in for Austral Steel Eagle and Globe. During the late 80’s and leading up to the year 2000, we extended, refurbished and built a number of new facilities for our client. The majority of the work was undertaken at their previous head quarters on Port Road at Woodville. It was this relationship, built over that period, which helped secure the contract for the Ottoway development. Such was the success of our work with Austral Steel Eagle & Globe, that upon completion of the Ottoway project, we constructed a similar size facility at their Melbourne based premises in Clayton.

Austral Steel Eagle & Globe Cnr Grand Junction Road & Hanson Road Ottoway CONTRACT VALUE:

$6.5 million

SCOPE: Construction of a new two-storey office building, warehouse and refurbishment of existing buildings for Austral Steel Eagle & Globe currently occupied by Smorgan Steel. The 1800m2 office building was cutting edge engineering and architecture for that time. Utilising precast concrete panels and reinforced floor slabs, the mass concrete structure was impressive. In order to make a showpiece for the building, a joint Government and client funded steel sculpture formed a centrepiece to the main entry. The artist depicted South Australian icons such as the River Torrens and Pop-eye. The 18,000m2 warehouse incorporated hi-tech machinery with 15 overhead magnet cranes and a document vacuum retrieval system. On average, the warehouse stores 20,000 tonnes of steel at any one time. SCOPE: Allsons Transport project was a major site development of some 35,000m2. The main building was a large-scale 10,400m2 warehouse with associated cool rooms, freezers and a cold chain truck loading dock. The AQIS registered facility provides a fully enclosed wash down bay conforming to quarantine requirements for the treatment of international shipping containers. The office components provided 3 areas of high-grade commercial space, including a two storey and single storey office with an internal warehouse despatch facility. Another major feature was an internal 500m2 fire separated compartment for the storage of dangerous goods. The rear concrete hardstand provided over 14000m2 for shipping container handling designed to accommodate 90 tonne loads. PROJECT DELIVERY: Head Contractor Design & Construct

we engaged our Adelaide based engineering firm and provided revised container-handling yard. Both alternative solutions provided a cost saving to our client in excess of $200k. In addition to this, our client was intending to develop the remainder of the site over the coming years. It was at this point that we provided additional infrastructure requirements in the form of transformers and fire services, which would accommodate additional buildings. This additional outlay on infrastructure will provide future cost savings over $350k.

SCOPE: This was a total site development of 8000m2, constructing a two-tenancy development for our client. Tenancy one provided 2000m2 of warehouse, along with 500m2 of office and retail sales.

ADELAIDE PRODUCE MARKETS COVERING UP FACT SHEET MEETING THE BRIEF

Once again our trusted ability in delivering design and construct projects helped secure the development from a large tender field of 10 local and interstate companies. The new structures had to be unique in design with each canopy supported by only eight columns. This was a critical aspect of our clients brief as their operations demanded the greatest amount of unobstructed work space possible. With the introduction of a sophisticated steel truss design spanning over 48 meters and an integral “W� shaped roof structure we met our clients brief.

Adelaide Produce Markets Ltd Burma Road Pooraka CONTRACT VALUE: $5.83 million SCOPE: The existing Market Square at the Adelaide Produce Markets underwent a major transformation with two new free standing canopies being built to protect the fresh food produce we all enjoy. Each canopy is approximately 9300m2 in size providing 18,600m2 of undercover area for the logistics of handling, storage and distribution. This transformation has provided our client with the largest undercover market in the state and one of the largest in Australia. In addition to the Market Square Precinct we extended three existing canopies along with two existing warehouses on the site. In total we constructed approximately 24,000m2 of new buildings for our client. With some careful planning and strategic coordination all of the 24,000m2 of new works was built whilst our client remained fully operational. PROJECT DELIVERY: Design & Construct

WASTE WATER A GREEN SERVICES SOLUTION

TIMING FOR A CORROSIVE ENVIRONMENT With delivery being the critical factor, this waste water storage facility had to be constructed in time for the rolling out of a new model vehicle. Having only a 12-week construction period, the project was based on a 7-day schedule and was managed precisely to meet the client’s deadline. The facility houses 20 stainless steel waste storage silos and an intricate hydraulic separation system. The entire facility including all internal surfaces, structures and services have been fabricated and treated with specialised paint systems to resist acid attack in a completely

Waste Water Treatment Plant Undisclosed Car Manufacturer CONTRACT VALUE: $2.5 million SCOPE: Construction of a 1200m2 facility purpose built for separation and re-use of acid based waste products, generated from the car painting process. With intricate details such as in-floor trenching, concrete plinths and bunds, spill catchment areas and extensive services, the attention to detail was imperative. The structure also provided a 500m2 ‘Deltacore” concrete mezzanine floor, 18 metres above ground level for the housing of major plant and equipment. POINT OSBORNE FUEL PELICAN TERMINAL

STORAGE FACILITY

Osborne Fuel Storage Facility The Pelican Point Terminal CONTRACT VALUE: $11.42 Million SCOPE: The Pelican Point Terminal project is a new fuel storage & distribution facility that will be constructed on a site area of approximately 60,000m2. Situated near the entrance of the Port River the new Terminal is adjacent the ASC Ship Yards and Techport Facility. The project is on a large scale and is divided into two distinct areas being the inner and outer compounds. The inner compound is a fully bunded area of some 30,000m2 which will include 8 fuel storage tanks. The fuel storage tanks will have the capacity to hold 84 million litres of fuel at any one time.. Fuel is delivered to the inner compound tanks through a network of external pipe lines reticulated directly from the docked ships at the Outer Harbour berth. The remainder of the site is the outer compound which is the main service area for the facility. This part of the works provides several structures including the main Gantry building, Pipe Support Bridge, Wharf-line Pump Manifold Building and Control Room. The outer compound also includes large areas of heavy duty concrete pavements, access haulage roads, waster water filtration plant and associated site works. Bulky Goods Retail Development Marion Road, Marion CONTRACT VALUE: $4.18 million SCOPE: Pike Constructions is well underway with the construction of the new bulky goods retail facility located at Marion Road, Marion. Being built between existing retail facilities including Harvey Norman and Freedom Furniture the brief is to provide a high quality finish suitable for its intended retail environment with clear spans and crisp clean detailing. Being split into two individual tenancies 70% of the floor area is being specifically detailed for the new home of The Good Guys. PROJECT DELIVERY: Head Contractor

PELICAN POINT TERMINALS TERMINAL OFFICE FACILITY

Terminals Office Facility The Pelican Point Terminal CONTRACT VALUE: $650K SCOPE: Continuing on with the construction of the new fuel storage and distribution facility, Terminals engaged us to design and construct a new office building that would facilitate the control of the entire 60,000m2, $50mil + facility. The office was designed around the three core objectives of our client. Those being to provide a building that could facilitate the secure control of the entire fuel storage facility from a single central point, enable testing of petrochemicals through a self contained laboratory and provide enough commercial grade office space to allow the management of Terminals Pty Ltd state-wide operations. TYRE & AUTO SERVICE

Repco - Kmart Tyre & Auto Service Churchill North CONTRACT VALUE: $1.76 Million SCOPE: Pike Constructions has recently been awarded the design & construct contract to develop the new Kmart Tyre & Auto facility and Repco Retail facility on the Churchill North precinct site being developed by Axiom Properties Limited. With design development 90% complete works are scheduled to commence in early March 2014. The building will provide a back to back two tenancy facility with an approximate floor area of 1000m2. Working closely with both Kmart & Repco we have integrated store specific requirements to suit their operational needs. The external elements of the project include 1200m2 of car parking, stormwater management and associated landscaping. PROJECT DELIVERY: Design & Construct 3

EQUALS FACADE CURRIE ST ADELAIDE CBD & FIT-OUT

Equals Facade & Fit-Out 81 Currie Street, Adelaide CBD CONTRACT VALUE: $1 Million SCOPE: A significant rejuvenation of a tired city building situated at 81 Currie Street in Adelaide’s CBD. The building is used for educational training purposes spanning over 4 levels with additional basement facilities. The key objective of our client was to enhance both the internal and external appeal of the building and to deliver the project whilst they remain fully operational. The works includes the removal and replacement of the existing façade on two elevations, construction of a new main entry foyer, new lift installation and a fire safety up grade. With construction due to begin in May and a dead line of October the design and construction team are working closely and effectively to ensure the client’s time requirements are achieved. POINT PELICAN POINT PELICAN TERMINAL ROAD WIDENING

Pelican Point Road Widening The Pelican Point Terminal CONTRACT VALUE: $615K SCOPE: As a separate contract we have been engaged by Terminals Pty Ltd to undertake the road widening and stormwater up-grade of Pelican Point Road Osborne. The 500m section of existing roadway is being increased to 3 lanes to allow for a central turn-in lane and acceleration lane in and out of the new Caltex fuel storage facility. In addition to the road widening we are creating and new stormwater drainage system through a series of swales and culverts over approximately 3500m2. Both the stormwater drainage and road construction are compliant to DPTI specifications and all works is being carried out in-house by Pike Constructions civil division. This software provides us with an innovative approach to management, helping us to deliver on our key objectives and providing traceability of all our actions. This inturn ensures compliance with the contract documents, applicable standards and legislation. The QHSE Data Manager is designed in accordance with the principles of the international standard for risk management. This software enables us to proactively identify the project tasks that need to be carried out, highlight associated risks and to rectify any non conformance that may arise. A key function of the data manager is the Quality Control Module or Inspection & Test Plans which Pike Constructions executes on all our projects. An Inspection and Test Plan identifies the stages of work to be inspected or tested, by whom and at what frequency and highlights the critical hold and witness points. The ITP will also measure against the applicable standards and acceptance criteria of the project documents. quality control and the automated system ensures that all quality records are maintained. Whenever Pike Constructions is awarded a contract, we identify all project-specific quality management requirements which are supported by a project specific Quality Management Plan. Occupational Health & Safety AS/NZS 4801:2001 The health, safety and well-being of our people are continuously at the forefront of everything we do. Safety is a constant priority during any project we undertake and our objective is to ensure that everyone is safe everyday. This is based on our belief that safe projects are successful projects and that all injuries are preventable. Safety is much more than just following rules. It is about attitude, discipline, the safe management of people and most importantly, the ability to prevent hazards and control risk. With a dynamic and innovative safety system in place, we are totally committed to creating safer work attitudes and encouraging behavioural change as a way of life. We are also intent on strategic planning to ensure that as much as possible, we design out any activities that involve unacceptable levels of risk. This is achieved by developing a Safety Management Plan for each and every project we undertake. The QHSE Data Manager gives us the visibility to know what is happening across all our projects and our workforce at any given time. This allows us to manage and monitor our performance across all levels of the business. The system assists in reporting incidents, identifying and managing hazards, tracking of employee and subcontractor training and identifying opportunities for improvement. An effective program built into the QHSE Data Manager system is our Job Safety & Environmental analysis tool or JSEA Module. Before our people or subcontractors carry out work on a project, it is a requirement that we think of what is the safest and most environmentally friendly way to do so. The JSEA module allows us to document each work related task, identifying the associated risk and put in place measure to eliminate or minimise the risk. We have a strong culture in which safety thinking is an inherent part of our company allowing our employees and subcontractors to contribute to continual improvement providing a better safety performance. Environmental Management ISO14001:2004 Pike Constructions acknowledges and understands its environmental impact and is committed to meeting community, legislative and social expectations. We are actively integrating environmental management into our core business activities and environmental sustainability into our project designs. Environmental awareness, education and commitment help us to reduce our footprint and we provide our people with the necessary tools to allow them to conduct our day to day operations without having a negative impact upon the environment. Environmental best practice is a key part of all our projects and this is supported by developing project specific Environmental Management Plans. We aim to minimise the impact of our operations in many areas, including air and water quality, noise and vibration levels, native flora and fauna, soil conditions and areas of historic and cultural significance. In addition Pike Constructions implement specific recycling initiatives customised to each project and track our results through the QHSE Data Manager system. The QHSE Data Manager enables us to assess the environmental impact of our activities and record any environmental incidents and schedule actions for remediation. It also allows us to monitor community risks and any social impacts that may be a result of our business operations. Our commitment to the environment is not restricted to our work practices, it is also a focus on our many design and construct projects. ESD design measures are a major driver during the design and documentation phase. A good example of this was during the construction of our new energy efficient office & warehouse. Sound ESD principles were achieved utilising high performance glass, “Coolclad” roofing & insulation systems, stormwater harvesting which is reticulated back through the wet areas and landscaping, internal movement sensor lighting and VRV mechanical airconditioning just to name a few. 27 PIKE CONSTRUCTIONS REVIEW EDITION 4 | JANUARY 2014

Not only did the design measures help to achieve our goals but the recycling and re-use of demolition materials ensured we hit our targets. All demolished materials were separated & recycled and in particular the bricks from the existing 1920’s dwellings were individually cleaned, palletised and sent away for re-sale. The most striking part of this initiative was the reuse of the Jarrah timber floor joists which now form an iconic feature on our main staircase. Our integrated approach to Quality, Safety and Environmental Management gives us the ideal platform for continual improvement. It is Pike Constructions commitment, spanning over 30 years which gives our clients assurance they are working with an industry leader.
