Welcome to Gallagher Estates Gallagher Estates is one of the largest strategic land companies in the UK, promoting and developing residential and mixed use schemes in all geographical areas. We are not a house builder or contractor but play a unique role as master developer, taking forward and coordinating all aspects of the development process from initial site assembly through to master planning, planning promotion and Section 106 negotiations before implementing infrastructure and delivering serviced land to the market place. Master Planning and Infrastructure Design Gallagher Estates utilises the skills and expertise of the UK’s best consultants and advisors across all aspects of development and project design. As no two projects are the same, we ensure development costs are carefully controlled through intelligent infrastructure design to identify cost effective design solutions which are scrutinised by our in-house teams of engineers and cost planners.

Infrastructure Provision and Delivery Through our in-house construction team, Gallagher Estates often carries out remediation and completes the delivery of infrastructure to development sites, enabling each site to be sold on a partially or fully serviced basis, thereby maximising its value and minimising the risk and lead-in times for house builders and contractors. This delivery includes not only the provision of on-site infrastructure but also off-site improvements, utility upgrades, remediation and earthworks. It also enables us to retain the responsibility for delivering Section 106 obligations including, for instance, the provision of a primary school or secondary school, community buildings, village centres, all weather sports pitches and strategic open space.

Recent Projects


Northstowe, Cambridgeshire Northstowe is located approximately 8 miles northwest of Cambridge City Centre and is the first new town to be built in the UK for 50 years. It will eventually be home to around twenty-five thousand people living in 10,000 new homes and will be the third largest market town in Cambridgeshire. Northstowe is the only town in the UK planned around a dedicated public transport system- the Cambridgeshire Guided Busway. Opened in August 2011, the Busway provides frequent services between Huntingdon, St. Ives and Cambridge, connecting to the railway stations and other key destinations such as Addenbrooke’s Hospital and Cambridge Science Park. Northstowe also benefits from the Government’s £1.5billion investment in the A14 trunk road improvements. With the delivery of a new town comes a new town centre and the opportunity to provide the fullest range of commercial and community facilities and services for both new residents and those of surrounding villages. One of the key features

of Northstowe will be the provision of a new secondary school that will be home to one of the top performing state schools in the Country. Gallagher Estates’ main roles at Northstowe have been to promote the Cambridgeshire Guided Busway through the planning system and to ensure the highest quality of master planning the whole town. The results of our hard work and effort are now being realised in Phase 1 - the gateway to the new town. Outline planning permission was granted in April 2014 for 1500 homes, a primary school, a mixed-use local centre, other employment uses, major strategic open space areas and a ‘water park’ along with a number of other community based uses that will serve the whole town. Gallagher Estates is completing the strategic earthworks and delivering primary infrastructure that opens up the gateway to this new town. Llanwern, Newport Located to the east of the Newport Southern Distributor Road, this sustainable urban extension to Llanwern village constitutes Newport City Council’s Eastern Expansion Area and is placed between the M4 motorway and the First Great Western London to Cardiff Railway Line. The development consists of up to 1,100 dwellings, together with a village centre, primary school and associated open space and play areas. Access into the site is achieved via Cot Hill Lane, which connects directly on to the SDR. The development delivers a broad mix of sustainable family housing with apartments featuring in prominent areas to contribute to the delivery of the most desirable mix of accommodation.
