Featured Business of the Month “New Jersey’s Real Estate Matchmaker”, Christen Sachs Launches her Latest Real Estate Venture and Makes Creative Marketing her Key to Success... by Jessica Shields
Meet Christen Sachs, Point Pleasant resident and “New Jersey’s Real Estate Matchmaker”. She’s an entrepreneur, mompreneur, and real estate influencer. She is also the co-founder of Driven Women NJ, which spawned her philanthropic Driven AF LLC clothing line that gives back to several community non-profit and charity organizations. She has positioned herself, and her latest business venture, in the thick of the Jersey Shore real estate world. Christen started her path in real estate over 11 years ago, with her first investment property. Couple that with a 20 year corporate sales background, Christen catapulted to the top agent spot within her company….in just her first year. And she hasn’t looked back. She’s taken that energy into her latest venture leading 3 other real estate agents and an assistant, poised to hit the local real estate market with tenacity. These women empower each other, and other women in the work force, not just their industry, to “work vigorously, stay driven and focus on your goals.”
of social media and digital content. “I’m the social media and marketing manager. I work with a videographer and photographer, but, ultimately, I create the final piece, Instagram post, or short video on Facebook. I am involved in the creative aspect, from the beginning. From a marketing perspective, that’s my niche.” As a Woman in the workforce, she says, “Empowering and influencing other women to work at their goals, never give up, and to be authentic, is crucial to their success.” Her advice to other Women that are looking to start their own business, or branch out, she says, “Believe in what you have to offer. After that, the sky is the limit, we will shatter the glass ceilings.” Her first order of business with her new company? Marketing. Of course. “New Jersey’s Real Estate Matchmaker” will be launching a new advertising campaign which will kick off October 4th, on Bravo, HGTV, E!, and the Hallmark networks.
Beginner’s luck? Not so much. Christen started her real estate career off with a laser focus: Waterfront, luxury living…clients who are looking for the client experience, rather than just purchasing a home. She works closely with her prospective buyers and sellers from start to closing with guidance, support and credibility. When asked what is the most important aspect of what she does, her answer was very direct, “Building relationships with my clients. I love what I do, and I want to make the experience effortless.” When it comes to the marketing and advertising, she understands the power
She says, “My team is looking to make our mark as strong business women in the real estate industry, and ultimately, shine a positive light for others looking to start their own journeys.”

Rover Rescue Safe Travel Options for Your Pup by Lauren Kehoe
With pandemic restrictions slowly easing up, travels are beginning to resume. Some trips allow enjoy the company of our dogs, some we are not. When dogs can travel with their humans, there are ways to make the trip easier on all species involved. If dogs need to stay at home, there are multiple methods of care that owners may choose from. When bringing dogs with on vacation, most prefer to travel by car. Plane travel is much safer for pets than it used to be, airlines have high standards and tight regulations for pet cargo. Contacting the airline will give a better idea of what to expect and how to prepare. It can be a bit stressful depending on the dog, and airlines will not fly visibly sedated animals as it increases the risk of heart and respiratory problems. Airlines also will not fly dogs that are extremely reactive in the crate for the safety of their staff. If flying, you will need to pack your dog’s supplies in your own luggage.
Lauren Kehoe is an avid animal lover and dog owner.
Traveling by car allows a bit more freedom. Make sure to pack all of the essentials, such as more food and water than you think you will need, treats, a leash and collar, blankets or a bed, poop bags, and one or two of your pup’s favorite toys. It is good to set up a space in the back of the vehicle where a dog has plenty of room to sit, stand, lay down, and stretch out. If a dog prefers to travel in a crate that is also an option. Having access to water is important, so if the vehicle is not level enough to hold a full water bowl, fill it up and offer often. Dogs must relieve themselves just as often as we do, so getting them out every few hours will make them more comfortable. Keeping a dog on leash is good practice, as you never know what animals are in unfamiliar areas, or the level of car traffic. Walking around at rest stops is a good opportunity for everyone to recharge and take a quick break. Allowing a dog an hour or two to digest breakfast and dinner helps prevent car sickness. Treats and bones come in handy to keep them occupied and hold them over until meals. Setting the air temperature in the car to a safe level is also important. If the destination is not conducive for dogs or your dog would prefer to stay at home, there are options to keep him or her safe and well cared for. In home pet sitters allow your dog to maintain a certain amount of their usual routine. This can be good for dogs that have anxiety when their owners leave or more special needs. It requires putting a lot of trust in the pet sitter or company but can make it easier on a dog. Boarding is another option, though it involves needing your dog to be comfortable with a lot of new people and possibly new dogs. Higher end facilities offer extras such as private suites, multiple walks, or video coverage of your pup. Looking at reviews and prices are important factors that can help owners decide. Whether you are bringing your pup with you or leaving them with a sitter, a little extra planning makes for a smooth trip and less stress.

Students of 08742 The Perspective from a Young Adult on College Stress by Jillian Feehan, Point Pleasant Beach High School Senior
A college application is a junior or senior’s chance to take everything that they have been doing through high school and organize into one place. Once they have everything together, they get to hand it to a college representative, and pretty much say “this is every reason why I feel I should be here, at this college.” It is a huge accomplishment, and how they perceive that accomplishment may be different from the person they sit next to in math class, and that’s ok. Just be willing to help them with whatever they need, and trust that they will be able to work hard to get there.
Most teenagers have a lot of stress that shows through in their daily lives. This is particularly true for kids in high school, especially as the time comes to apply for college. Am I doing enough? Did I take enough AP classes? Will I be able to get a scholarship? How does my essay look? Is my SAT score high enough? Juniors and Seniors in high school are under an unreal amount of pressure to get “the perfect score” that will help get them into the school of their dreams. Sometimes, the stress of college applications and standardized tests can make teens angry, since they are so overwhelmed with what they have to do that they lash out at anyone who so much as moves something in their room. Other times, they may panic and are not able to focus. When this panic ensues, the teen may become frantic, and try so hard to get something right that they cloud their own vision. And yet still, there may be a scenario where someone will just say forget it, and not want to give the test or applications any mind until they absolutely have to so as to avoid being stressed out.
Best of Luck to all applicants (and parents), stay stress free.
Everyone is different, and how a teen handles stress varies. However, there are ways to help with your teens’ stress levels. For one, if they are aware of what they need to get done, constant reminders will only add to their stress. You need to be willing to trust them to get it done. Another smart idea is to help them out in any way you can - or any way they let you. Help with brainstorming and coming up with topic ideas, and even help them structure their resume. This will all help them get a good foundation for what they have to do, but be careful, don’t do too much or else then it becomes an application of how you want to present them instead of how they want to present themselves.

Back to Earth Origins of Mulled Wine by Natalie Berko
The combination of good, rich red wine with cloves, cinnamon, sweetness and spice bring warmth and comfort as the weather gets cooler. The process of mulling – or adding spices to a beverage that is heated just below boiling so that the volatile oils are released in order to enhance the flavor of fruit juices, wine and other alcoholic beverages – is widespread throughout many cultures and traditions. The heating of wine either for medicinal or comforting purposes has probably been around for as long as wine itself. The Ancient Greeks always had a part of the harvest that didn’t make it. In order to prevent waste, the Greeks would dump spices into wine and heat it up. One story is that the Greeks called their spiced wine “hippocras”, which was named after the Father of Medicine himself, Hippocrates. For centuries the ‘Hippocratic Sleeve’ was used to separate the liquid from the adornments. The ‘sleeve’ was the invention of Hippocrates, who lived some five hundred years BC and the wine his invention enabled bore his name ‘Hippocras”. Hippocras came to have a much defined recipe, bringing together all the extra bits – the cloves, spices, long pepper, and ginger into one recipe.
honey, peppercorns, and sometimes apples or citrus fruits. Variations of mulled wine can be found in many countries including Romania, Poland, Russia, Natalie Berko Certified Turkey, Brazil, Italy, Moldova, Bosnia, Crystal Healer Croatia, Serbia, Slovenia, Czech Republic and Hungary. There are many wonderful flavors and variations to try. Play around with flavors you enjoy to create new and delicious drinks this season.
Mulled Spice Mix
Ingredients: ¼ cup all spice berries ¼ cup whole cloves 10 whole black peppercorns 5 whole nutmeg 2 sticks cinnamon, each approximately 3 inches long 3 anise pods 3-4 pieces of crystallized ginger
The Ancient Romans like the Greeks heated their extra wine with spices. But the Romans added a twist and called their wine “Conditum Paradoxum”, and a version of this recipe is still around today. Their version was a mixture of one part wine and one part honey that was boiled and then reduced. Added to the mix was pepper, bay leaf, saffron and dates. It was in the Middle Ages that mulled wine really took off. It became a favorite of the aristocracy who could afford the exotic spices from the Orient that would ‘mull’ the wine. You could even purchase pre-made ‘Hippocras powder’ which could be added to red wine.
Directions: 1. Put the cloves, peppercorns and all spice berries on a cutting board, Use a rolling pin to crush them using a light force to create crumbs but not powder. Place your crushed spices in a mid-sized mixing bowl. 2. Repeat with nutmeg, cinnamon, and star anise. 3. Wipe off cutting boar and finely chop the crystallized ginger.
There are a few differences between the Medieval ‘Hippocras’ and our modern day mulled wine. The wine didn’t necessarily have to bed red, white could be used. The wine also didn’t need to be warmed either – the term ‘mull’ is just an evolution of ‘muddle’, meaning the wine was ‘muddled’ with all the spices and sugar. Falling out of popularity around the 17th century, it was the Victorian Era which really saw mulled wine become the festive-favorite that it is today. Wine was becoming more widely available and the popularity of port and Claret both lend themselves well to the mulling process. In Nordic countries such as Norway, Denmark, Sweden, and Iceland, a non-alcoholic version of their traditional mulled wine “Glogg” is prepared with berry juice, often black current juice. A popular spice mix in the region consists of cinnamon, cardamom, ginger, cloves, and bitter orange. A classic Glogg usually consists of red wine and sugar, but may also include stronger spirits such as vodka, akvavit, or brandy. In Germany Gluhwein, or “Glow-wine” is popular, and can be found in Dutch speaking countries and parts of France. It is usually prepared with cinnamon, vanilla pods, cloves, star anise, citrus rind and sugar. Feuezangenbowle is another variation of this drink, in which a piece of rum-soaked sugarloaf is set on fire and allowed to drip into the mulled wine. In Bulgaria you will find greyano vino, which means “heated wine”. It consists of red wine,

4. Add to bowl and mix all ingredients, using a big spoon. 5. Store in an air tight container, (they will last approximately 6 months) add to warmed red wine or apple cider for delicious fall beverage!

Healthy Morsels, II Is the Risk Worth It? by Lynn O’Hara
Another week has gone by in pandemic world. As I write this in the early days of September more things are opening up. That’s the good news. The bad news is that maybe you, like me, are hesitant to put yourself out there just yet. By the time you are reading this we should have an idea how the opening up of things has affected people. But for now, this is an interesting space to be in, bored, lonely, a bit anxious and yet hesitant to get back out there. It feels like the emotional effects of this pandemic may be pretty long lasting. Again, I’m reminded that we have to honor our own needs around putting ourselves back out into the world. Is the risk worth it? After all this time being alone, for many the risk is worth it. For others it isn’t. My introverted parts are content not going anywhere but oh my, my bored and lonely parts want things to go back to normal. What the heck is normal anymore? In the very least wouldn’t it be nice to know how this is going to pan out? There is so much uncertainty right now that it is difficult to tolerate. Between COVID, it being an election year and a contentious one at that, unsettled race relations, crazy weather, school concerns…. What else shall we throw into the mix? So, what can we do? Turns out there’s plenty we can do. Let’s start with the idea of meditation. What a great way to start the day. The meditative state will help put you in touch with your emotions that may be swirling around all over the place right now. It will help you find some solid footing on which to start your day. Meditation can seem like a daunting endeavor. I will say it is not easy to quiet the mind. But if you can find 5 to 10 minutes a day to practice stilling your mind, without judgement or fear you are doing it wrong, I can tell you the results are worth the effort. There are many resources out there to help a person learn how to meditate and there are many forms of meditation. Find one that seems good for you and practice.
Try finding gratitude for the smell of a late season rose or the salt air. How about the way the sun plays through the leaves on the tree? There is great beauty in the everyday.
Lynn O’Hara, MS, RD, LPC Licensed Psychotherapist Registered Dietitian (732) 899-9312 www.lynnoharalpc.com
Another way to improve mood is to keep connecting with people in any way you feel safe. Even on Zoom or FaceTime connecting with loved ones and friends is so important. Have deep meaningful conversations. Don’t let your introverted parts run the show. It can be easy to do right now with all the uncertainty. It can feel easier to just hide away and pull the shades down. Wake me up when 2020 is over. Resist the urge to hide away. Connection is needed right now for each of us and for the greater good. Too much division on top of isolation makes for some toxic stuff. Put yourself out there in person or virtually. We all need a little love. Until next time, eat healthy, be happy and wash your hands!
Another way to ground ourselves is to find gratitude in the everyday. Ending your day finding five things to be grateful for that you encountered in your day is a lovely way to drift off to sleep and has been found to improve mood. You don’t need to have earth shaking great things to be grateful for.
