OWNING A HOME

is a great way to build long-term wealth
There are some

other

important dividends, too.

If you’ve been waiting for the right time to buy a home, consider this: interest rates are still at historic lows, conventional financing is accessible, and FHA mortgage applications are rising. The more you know about homeownership, the more you’ll see it’s a decision worth making now.

On average, the value of a home nearly doubles every ten years. That’s a return most investments can’t match. Over the past three decades, home values have risen 6.6% annually. With a small down payment, buyers see greater returns on their initial investment, thanks to the power of leverage.

The average homeowner today has 36 times the wealth of the average renter. Homeownership builds equity and offers valuable tax deductions, like those on property taxes and mortgage interest—benefits that help homeowners climb the economic ladder.

Sixty percent of the average homeowner’s wealth is their home’s equity. Historically, long-term homeowners build significant equity, and homeownership remains the largest single source of wealth for most Americans—an investment few regret making.

Of course, a home is much more than a way to accumulate wealth. It’s a place to enjoy your lifestyle and loved ones. What other investment can claim that?

The best way to evaluate your options is to give me a shout! Together, we can look at market conditions and I can provide soild advice to help you create a plan to get where you want to be.

INGREDIENTS:

1/3 cup salted butter

3/4 cup milk of choice

2 tsp vanilla extract

1 1/2 cups granulated sugar

1 1/2 cups all-purpose flour

2 1/4 tsp baking powder

3/4 tsp salt

2 tsp cinnamon

1 1/2 cups brown sugar, light or dark

1 1/2 cups hot water

6 oz cream cheese, cut into chunks

TOPPING:

1/4 cup granulated sugar

1/2 tsp cinnamon

Vanilla ice cream, for serving

Snickerdoodle Cobbler

Preheat oven to 350°F.

Brown butter in a saucepan over medium-high heat, stirring constantly (5-8 minutes).

Pour into a 9x13” baking pan and set aside.

In a medium bowl, whisk flour, baking powder, salt, and cinnamon.

In a large bowl, whisk milk, vanilla, and sugar.

Combine wet and dry ingredients until just mixed.

Spoon batter over brown butter (don’t mix).

Dot with cream cheese, sprinkle with brown sugar, and gently pour hot water over the top.

Bake for 35-45 minutes, until golden but still gooey at the bottom.

Mix cinnamon and sugar for topping.

After baking, sprinkle over cobbler. Cool slightly and serve warm with ice cream.
