Residential Emerald Costom Home | Newport Beach

New design of a zero-lot-line house with its value increased by over 200%

AQX Group Work

+ Worked from site assessment to evaluate the potential of the lot. Compared the cost benefit between new construction versus addition.Developed the construction document set in a team of two, got a permit within four months. + Worked with contractors on site to provided a practical solution for a construction mistake and passed the city inspection.

Shadow Lane Costom Home | Laguna Beach

Major Addition for a small cottage style house under the strict local zoning code.

AQX Independent Work

+ Presented multiple conceptual design iterations incorporating consultant, planning and client input. + Attended neighborhood meetings with 15 neighbors that holding questions and objections, after several rounds of discussion and communication, the new design gains an approval rate of 98%.


Residential 31 Shoreline Costom Home | Dana Point

6,241s.f. habitable area & 1,089 s.f. garage, half-built house retrofit

AQX & Stoutenborough Group Work

+ Analyzed cost-benefit of new construction versus retrofit, successfully restored over 80% of the five-year old unfinished structure. + Conducted three site inspections to assess and document existing conditions and blend it in with the new design to reflect the client’s need and the updated city code.

33 Shoreline Costom Home | Dana Point

9,120 s.f. habitable area & 1,152 s.f. garage, $10 million ocean-view house design

+ Programmed spaces by function and area based on the client’s criteria and planning guidelines. + Created attractive spaces by taking advantage of slope height differences. + Designed and benefited from an infinite pool to bring natural light into the basement.

Enlarge existing 5,420 s.f. restaurant to 7,554 s.f.

AQX Group Work

+ Cooperated with Pirzadeh & Associates, Inc. and Irvine Company for a minor modification permit and successfully gained extra usable square footage. (According to zoning limitation Woodbridge was overbuilt and no addition allowed.) + Determined building envelope configuration and public access routes to comply with planning guidelines. + Completed the construction document in accordance with the standards of CBC and ADA.

| Dana Point 35,000 s.f. high-end resort with hostel, hotel and restaurant at the coastal area.

+ Assisted the critical architect and worked in a five-person group for the planning submittal package, and participated in the public hearing + Won the 2018 AIA Orange County design reward.

A system designed to provide variable acoustical qualities for performance space
