PURE’S ALLURE A solid reputation, repeat clientele and great residences: Plaza, one of Toronto’s largest builders — they have 11 projects and 2,500 condominiums under construction throughout the city! — has it all. Senior vice-president, Scott McLellan, dishes on how they do it.

You’re a former NHLer. Any connection between the condo world and professional hockey?
In sports, you learn discipline. Attention to detail is also incredibly important. A lot of that discipline and work ethic is a transferable skill set to any business.
Q
During your six years with Plaza, what is the most significant change you’ve seen in the condominium market?
We’ve seen our city go from urban sprawl and into intensification — rather than moving out, we’re moving up. There has been a huge lack of rental supply in the marketplace since the early ’70s. As people continue to make Toronto their home, it’s created intensification of the downtown core, which has been a real driver of the condominium marketplace. As well, our product has been driven by demographics. In the past 10 years, I’ve seen a shift to the single female buyer, 25 to 35 year old single females are buying condominiums for the lifestyle, the security and proximity to the downtown core, where 25 or 30 years ago that same demographic might be thinking about a white picket fence; having kids and taking a pause from their profession.

Whom do you gear your product to?
The neighbourhoods we build in define our buyers. In our Exhibit project in Yorkville in the south Annex, you’re going to have an affluent buyer who will be selling a multi-million-dollar house and making a lifestyle change. But our Wellesley project or along Adelaide (either Musée or Ivory), is for a mid-market young professional who wants to live in the downtown core. We try to build in the 416 area, or on subway lines or at least close to amenities.

How many condos is Pure Plaza building right now?
We have 3,148 under construction. Those are projects under various stages of construction. For example, construction is still happening at our York Harbour Club, but we’ve started occupancies, so that’s 500 units included in that 3,148 number, but it’ll be 500 less than that in a month or so when everything is finished. We have 11 projects [underway].
Q
Do you ever worry about market saturation?
There are 100,000 people a year coming to our city according to Stats Can, and we’re building fewer single-family homes. This is the scary part. Condos, on average, will house 1.2 people. A single-family home will house just over 3.2 people. If your single-family, new-construction homes are coming down by 60%–70% because of the Greenbelt legislation, we’re going to have a housing shortage. Where will people live in the future?

I’ve noticed units seem to be getting smaller — is this true?
Yes, they are. A lot of it is based on the fact that single people are buying. With investor units in projects, which could be 20% of product, it’s usually smaller suites that people would rent. There’s the affordability factor, too. The smaller they are, the cheaper the end price will be.
Q
What is the standout quality about Plaza?
Our commitment to our purchasers. We made a commitment six years ago, and we strive to uphold this, that when you move into a Plaza condominium you have zero deficiencies. We have 24-hour concierge service, where anytime during the buying process you can phone somebody and ask any question. It’s completely customer-friendly. As well, the quality of our standard finishes. Our standard finishes are everyone else’s upgrades. That’s harder to do because the industry is keeping up with that. Those would probably be the two most important things — the quality and our commitment to our buyers. We want to be able to have more repeat buyers through real estate agents, brokers and family members than anyone else in the industry. The biggest compliment you can have is when others are selling your products for you.

And do you have repeat customers?

hile you were out angling for a seat at a restaurant on the impossibly cool Ossington strip (doesn’t anyone take reservations, anymore?), the folks in Bloor Street’s Koreatown were sucking on sticky spare ribs sided with Aperol cocktails at Playa Cabana. The lively Mexican joint is just one of many newcomers contributing to the renaissance underway on Bloor, west of Bathurst, which was once considered the quiet side of Bloor (the sushi-saturated east is a different story). KintonRamen (the Japanese noodle bar popular for its addictively rich porky broth) has joined the party, as has Ave Maria (a slick Latin grocery store and café). Diners who have made this bit of Bloor a destination have figured out when you’re hungry it pays to sniff out different parts of the city. Newsflash: there’s more to the Annex than sushi and students. Annex local Anish Khithani has noticed a significant change on Bloor. “There are so many cool places popping up,” says the 27-year-old professional who lives in the area. “At one time, life just kind of ended at Bathurst. There was Honest Ed’s and Korean stores. Now the more west you go on Bloor, the cooler it gets.” (The change is about to get much more pronounced when Honest Ed’s closes in 2016 to make way for a mixed-used compound.) Three years ago, Khithani bought his 800-square-foot unit, with a sizeable terrace, off the blueprint at B.Streets. Built by Lindvest at the corner of Bloor and Bathurst, Khithani’s building is above Guu, the raucous Izakaya joint owned by the same people behind KintonRamen. He moved in a few months ago and couldn’t be happier to be back in his beloved ’hood. Khithani appreciates that the nine-storey, 69-unit condo isn’t stuffed with amenities. “There’s no pool or basketball court, which is good because you end up paying for that in maintenance fees. But they have a pet-washing station, which is convenient because I have a dog.” Before buying his condo, he had lived above a Korean restaurant in the Annex, and then downtown. “Comparatively, the core is a concrete jungle,” says Khithani, “whereas this is a really convenient neighbourhood.”

S
ébastien Larochelle did not grow up on a farm. He has never even ridden a horse. Yet his portraits of these graceful animals reveal a deep, intimate admiration. During his formative years as an artist, he observed and explored a variety of subjects including the human form, but horses quickly found a place of prominence in his work. Their beauty, strength, and symbolism appeal to Larochelle, and have served as his source of inspiration for over 10 years. “The horse is familiar to everyone; men and women of all ages and cultures. Their imagery and the various facets of their spirit are universal,” Larochelle explains. It is the skill and craftsmanship that gives Sebastien Larochelle paintings their distinguished appeal. To begin, he sews sections of canvas together in a random patchwork that is then stretched over a wooden frame. Rows of stitching and clumps of loose threads are left as a textural under layer for each piece. The backgrounds of his paintings are often abstract industrial environments, with reference to popular logos and graphics. He plans his compositions with a sketch of each horse, building

their muscular forms, first in pencil, and then in paint, adding tonal variation and shadow. The final step is his signature technique that is a combination of painting and drawing; he uses black paint of just the right liquid consistency to trace the outlines of the horses in a loose and gestural fashion. The result is an energetic, dynamic portrait that captures the grace, power, and spirit of each animal. “I always have an idea of what I want to achieve with each painting: How I should portray each subject, and how I will convey those feelings. Even though I consistently work with the same subject, I want to constantly evolve as an artist,” Sebastien explains. The demand for his work continues to increase as his paintings have found homes in many private and corporate collections worldwide. Standing on the balcony of my suite aboard Silversea’s Silver Spirit – still swathed in white robe and slippers – a frisson of joy surges through me as the sun rises above the horizon, bit by bit, until the golden orb casts a glowing ribbon across the sea that leads, as if magically, to the ship. For all the island experiences on eastern and western Caribbean itineraries that I’ve sailed over twenty-five years of cruising, I still feel a surge of delightful anticipation for a day at sea, and just another day in paradise.

My mood interrupted momentarily when the doorbell rings – signaling the butler has arrived with breakfast – I feel myself grinning as he prepares balcony service with a feast – bright berries, French toast for me, smoked salmon omelet for my husband, Ken — and pours fragrant cups of espresso and café au lait. Unlike port days, when we visit the ship’s aft verandah restaurant early to graze the sumptuous buffet breakfast, sea days we relish al fresco dining at dawn and the tête-à-tête romance of planning our day together. With six eateries, and a gregarious sommelier proffering a wide choice of complimentary wines, there’s no chance of culinary boredom. Besides traditional dining in The Restaurant – where specials include filet mignon, duckling, seafood and assorted fresh fish – guests can gravitate to fine dining in an Italian trattoria, Japanese restaurant or the exclusive Le Champagne featuring gourmet Relais & Chateaux cuisine with vintage wines to match. Now, after my body is massaged to relaxation, polished with an invigorating salt glow, embraced with a nutrient-rich seaweed wrap, then lavished with fragrant oils, and I’ve totally succumbed to the sublime indulgence, the therapist enhances the feeling with a bliss-inducing facial, dancing her fingers – light as butterflies – across my brow. My mind floats, revisiting the sights and sensations of this eastern Caribbean cruise. Arriving in Barbados four days early, we felt smart to have divided our stay between two

prestigious resorts to savour the island’s British charms: beaches, legendary golf courses and rare sights, including Harrison’s Cave, a glistening forest of stalagmites and stalactites. After staying first at The Crane, a chic property located at one side of the island, then at the gracious Fairmont Royal Pavilion – both frequented by a discriminating, global clientele – we boarded the Silver Spirit feeling that – although the exotic islands are beyond typical itineraries, the ship is a destination unto itself. We were on deck early to see the ship approach the yacht-filled harbour of Gustavia, St. Barthélemy, fondly dubbed by locals as St. Bart’s. Here, on the Caribbean’s and French West Indies’ most elite, expensive island, we had rented a red convertible sports car to scoot around the island. In St. Thomas – whose harbour was lined with mega-ships that loomed like mammoths over the elegant Silver Spirit – we strolled through the shopping district then returned for a quiet afternoon on deck. On the French-Dutch island of Sint. Maarten-St. Martin, we headed for our habitual thrills. First, in Dutch Phillipsburg, participating in the 12-Metre Challenge that pits passengers on two, 70-foot yachts from the Americas Cup (including the Stars & Stripes) on a breathtaking sailing regatta. Then, though drenched by splashing waves, driving to French Marigot for bistro cuisine and exclusive shops, including Longchamp and Lalique.

Less developed Bequia, an idyllic isle belonging to St. Vincent and the Grenadines, oozed bohemian appeal for all its artist and artisan galleries, and locals eager to ferry us to the beach in flat-bottomed boats. Always lovely for its fringe of beaches, St. John’s, Antigua was impressive for its historic Nelson Dockyard, English Harbour Fortifications and view from Shirley Heights that stretches across the sea to Montserrat and Guadeloupe. We loved the gentle island of Dominca for its lush nature and tropical rainforest. An eco-tourist’s dream, Morne Trois Pitons National Park is laced with walking trails bordered by humungous ferns and trees dripping wild orchids that lead to serene coves where colourful parrots perch near cooling cascades. Now, as my mind wanders, oblivious to the therapist’s touch, I recall how – after after energetic days in port – we anticipated slipping into the private luxury of our 376-sq.-ft. home-away-from-home at sea, then dressing for dinners and gala nights. With this last day at sea and Key West our last port of call, I’m awakening to the fact that we can never have too much of Caribbean cruising with Silversea, for just another day in paradise. INGREDIENTS: 2 Tbs. mulling spices 1 cup (8 fl. oz./250 ml) apple cider concentrate 3 cups (24 fl. oz./750 ml) water 3/4 cup (6 fl. oz./180 ml) golden or dark rum 4 cinnamon sticks (optional) DIRECTIONS: Put the mulling spices in a spice ball. In a large pot over medium-high heat, combine the apple cider concentrate and water and bring to a boil. Reduce the heat to low, add the spice ball and gently simmer for 20 minutes. Pour 1 1/2 fl. oz. (45 ml) rum into each of 4 warmed mugs. Top each with 1 cup (8 fl. oz./250 ml) spiced cider and add a cinnamon stick. Serve immediately. Serves 4.

Celebrity drivers lead the charge with electric vehicle test drives
E
arth Day Canada and smart Canada teamed up to increase public awareness of electric vehicles, and demonstrate the need for improved electric charging infrastructure in Canadian cities. They asked environment-minded influencers to take the smart fortwo electric drive for a spin, and share updates on their experiences with their Twitter followers using #smartestdrive. The first celebrity test drivers hit the road in August and continued throughout September and October in Vancouver, Toronto and Montreal. Drivers included speaker, writer and producer Amber MacArthur, professional skier Mike Douglas, TV host and vegan blogger Lauren Toyota, and environmentalist Tzeporah Berman. Fans can check out Tweets from the test drivers and learn more about the benefits of driving electric at www. smartestdrive.ca. The site also debunks some common misconceptions about electric vehicles, and highlights electric vehicle infrastructure projects around the world. “Electric vehicles are an important part of our transition to a cleaner energy future,” says Earth Day Canada’s President, Deb Doncaster. “The #smartestdrive campaign raised awareness of the electric options already available, and drew attention to the need for improved charging infrastructure in Canadian cities — which are falling behind compared to international municipalities.”

WHAT TIME IS IT?
a good time to buy! BY BARBARA LAWLOR I have said so many times that one of the very best things about our new condominium market in the GTA is choice. You can literally find something wonderful to accommodate every lifestyle, design preference and pocketbook. You can also select from a variety of potential closing dates that will accommodate your life circumstances.
S
ay, for example, that you are planning to retire in a few years, or that you are a first-time buyer. Purchasing a condominium suite from plans when a new community is announced has several benefits. For example, you will get the best price and the most choice of suites, floors and views. Builders often include Grand Opening specials that can save you thousands. In addition, buying early in the process gives you time – often three to six years - to plan for and/or save money toward your new lifestyle. This places you in a much stronger homeownership position when you move in. Buying early also offers you more opportunity to earn equity before your occupancy date. And that time can be used for other things, like paring down your possessions for when you make the move from a large home to a condo, or buying new furnishings if this will be your first home. The array of condo-friendly furnishings available nowadays is astounding, from multi-use armoires to beds with storage underneath and coffee tables with tops on hinges that enable them to become dining tables. Some buyers prefer to wait until they can see how well a condominium residence is being embraced by the public. In particular, we see a jump in sales when construction starts on a building. Purchasers have peace-ofmind, knowing that the builder has secured enough sales to obtain financing and start building. Ideally, you want to make your purchase while you can still choose features and finishes. You may pay a bit more, but if waiting for this stage boosts your confidence, go for it. Then there is the option of purchasing late in a condominium’s sales process when there are built suites available for quick move-ins. This may very well suit your needs to a tee. The builder might offer special incentives
on the final few suites, which is incredibly attractive. Even if the features and finishes are already installed, with today’s level of standard appointments so high, you are sure to enjoy beautiful, luxurious surroundings. And when you purchase at this stage, you can begin your condominium lifestyle immediately, with access to any number of fabulous amenities. Essentially, that is what condo living is all about – having spectacular opportunities for socializing, recreating, relaxing, entertaining and exercising all under your roof, without having to worry about cleaning, repairing and maintaining them.
