This makes 2KM highly accessible for meetings that will take place throughout the design process - from Schematic Design through Closeout. 2KM is also located across the street from the Richmond County Municipal Building, where blueprints are sent to be reviewed by the city. Our location and sterling reputation of past work has allowed us to form an excellent working relationship with Local Building Officials, and they trust our documents will adhere to State and Local Code Requirements.

Laser Scanner

2KM is the only local architecture firm that utilizes 3D laser scanning technology. This equipment allows us to be highly accurate and efficient when measuring existing conditions. 2KM can then share the generated point clouds and 3D photographs with the entire Design and Construction Team. This saves both repeat trips to the job site and consulting fees.

Clients must be able to “visualize” their space prior to construction. “Surprises” are frustrating, cause delays and, if changes are made, waste money. Through the use of 3D rendered images and videos loaded onto virtual reality goggles, we put the Client in the space. These lifelike visuals are not only great for solving aesthetic challenges, they can also be used as marketing tools for our Clients to generate buzz about their facilities prior to their opening. Commercial Specialties Downtown Development 2KM participated in a study to create a new live-workplay development in the heart of Downtown Augusta. It involved extending the Augusta Commons north towards and through the center of a set of Mixed-Use Towers that rest on the levee of the Savannah River. Programmatic elements of the complex include two 8 – story residential towers with public rooftops, an elevated plaza above a 2 – story parking deck, a permanent stage structure, and flanking commercial buildings. The orientation and jagged angles created in the towers were meant to give each resident an unencumbered view of either the city or the river. The architectural forms and materials were kept traditional in order to fit in with the context of the city. Size » 4.10 Acres » Test Fit / Development

Commercial Specialties Lamar and Marion Development Test Fit This Study involved upfitting two Historic Buildings to be code compliant for New Apartments. The scope of work included redeveloping all vertical circulation, restoring all exterior windows for aesthetics and energy efficiency, replacing all M/E/P services, and planning for single and multi-tenant apartments based on the existing irregular floor plans. The Marion Building (ca. 1914) would house Residential Apartments from floors 2-10. The Lamar Building (ca.1913) would house Residential Apartments from floors 2-19. Healthcare Specialties Alzheimer’s Addition This multi-service and multi-phased project involved a 13,000 SF addition to the first level of a 1902 110,000 SF building. The objective of these renovations was to redevelop the Alzheimer’s facilities for modern, specialized-skilled nursing Memory Support Unit (MSU). Upgrades were made to HVAC and AHU’s and ductwork was cleaned. Life Safety and ADA H/C provisions were provided throughout the space. The project also included the installation of new electrical service and distribution; a new fire sprinkler system; and a new fire alarm, security system, and resident monitoring systems. Healthcare Specialties Sports Medicine As a “new construction project,” this building was originally developed as an Orthopedics Clinic. This outpatient rehabilitation center is organized into 3-zones including diagnostic/treatment, rehabilitation, and office/support. This center includes a two-story multipurpose rehabilitation area, which houses Physical Therapy and fitness-related equipment. Revised clinical program needs were accommodated with subsequent interior renovations. Size » 16,000 SF » New Construction

Healthcare Specialties Augusta Plastic Surgery This 10,000 S.F. ASC/ Clinic includes Exam, Procedure, Cool Sculpting, Imaging, O.R.’s, Prep/ Recovery, and separate Entrances/ Waiting Rooms. The building is divided into mixed-use Ambulatory Healthcare and Business occupancies. Located within a corridor protection overlay district, the building’s exterior was required to be in context with a “low-country” style. The Owner’s vision was for a “modern, spa-like” interior. 2KM created this transition at the main entrance via full height glass walls and a glass canopy.

Historic Preservation Twin Gables Patio and Porch Renovations No Adverse Effect | In Progress Reinforced concrete will be used to strengthen the patio wall’s foundation. New quarry tile will be installed to match the building’s front porch. The awning covering the second-floor porch will be replaced and redeveloped. Work will also address the basement leak by sealing abandoned open pipes, water- proofing exposed brick, and removing mold & mildew. Additionally the brick fence will be retrofitted. Historic Preservation Phinizy House Renovations No Adverse Effect | In Progress The Phinizy House, located in Historic Downtown, was renovated to serve as an office for 2KM Architects. The building (c. 1850) was designed in the Second Empire style, with an adjacent two story horse stable (c. 1900). A 1958 renovation added a Chapel to the west-wing of the building. Recent renovations included installing new electrical, mechanical, plumbing, and insulation throughout; stripping paint from the original brick; restoring the back porch; and renovating offices (10), bathrooms (6), break rooms (2), conference rooms (5), and support spaces. Education Specialties Bayvale Elementary School The Project involved creating a 33,385 SF Addition and renovating 29,300 SF of an existing elementary school. The Addition included a new Gymnasium, Kitchen, and Cafeteria/ Auditorium. The Renovation involved updating finishes, casework, and M/E/P Systems in the Art Room, Computer Room, Administrative Offices, Health Clinic, Testing Center, and 26 Classrooms. Education Specialties Barton Chapel Elementary School This Renovation to an existing Elementary School included replacing the roof, gutter, and downspouts, cleaning the brick facade, creating a New Enclosed Connector Corridor and Open Connector Canopy, and renovating the Media Center, Administration Areas, New Staff Toilet Rooms, Conference Areas, Workrooms.
