The hotel block has a total overall height of 26.9M to accomodate G+6 floors consisting of a 50 key hotel. The total foot print of hotel and mall forms the level 2 basement dedicated to parking.

The mall volume has a total of height of 23.75M for a G+4 structure of 4.5M floor height each.

Basement 1 has part of the area allocated for a Supermarket, and remaining for Parking and Services. The driveway ramps down at the west and south-west corner of the site.

Typical Mall - Internal Response Centralised atrium and common areas and result medium sized shop depths. User circulation responds only to the interior spaces and is visually disconnected from the exterior, resulting in unchanging vistas.

Typical Mall - External Response Malls are generally devoid of windows due to the central atrium layouts, thereby cutting of visibility of internal activity to the outside. The resultant mass becomes a static object within the context.

Decentralised Atrium - Internal Response The long and narrow nature of the site provides the oppurtunity to shift the atrium to the periphery of the building, thereby enabling users to equally experience both interior and the ever changing exterior according to time and season, resulting in varied vistas.

Decentralised Atrium - External Response A see through facade provides for visual engagement between the exterior and interior spaces and also allows for a more dynamic response towards the exterior.

Decentralised Atrium - Facade The overall height of the facade is broken down into 2 parts to reduce the scale of the building mass as well as emphasize the length of the ‘street’ experience within the atrium.
