77 Great Estates interview Mrs Helga Ellul ex-Playmobil Malta Ltd CEO and Consultant ■ You have travelled the world and meet many foreigners, why would you recommend Malta as a place to live in, set-up business or retire? Malta has a stable political climate. It is business friendly: for example the set up of companies can be done in a short time. Also being a small island economy there is a fast decision making process without a heavy hierarchy. It is English speaking and commercial law is based on English law. Good human resources of high professional standards are also available. On the social side it is a very safe place to live, with many cultural events of high standards taking place all year round, as well as all sports activities such as tennis, golf, polo, football, and cricket are available and can be played the whole year round outdoors due to the mild Mediterranean climate. Malta also has a high standard of education and various private schools are available, as well as a high standard of health care and state of the art hospitals. Altogether it is an easy place to set up or do business and due to its small size and the friendliness of the Maltese people it is very easy to live in Malta and integrate. The local property market has flourished in recent years. What, do you think, is the reason for this success? This is mainly due to the variety of property available – from small central flats to very upmarket penthouses right at the sea side. Beautiful century-old

Over the last years there has also been a remarkable increase on air connections as well as daily, rapid sea connections to Sicily. If you had the opportunity to retire early, in which part of Malta would you retire? I was always very fond of Gozo, the small sister island with its more rural settings. Which type of property would you look for? Is there anything particular you look for in your property search? I would and have a modern penthouse in Malta (Naxxar) where I live most of the time,
but I also own an old farmhouse (dating from 1740) in Gozo for weekends and holidays to relax. Do you consider purchasing property in Malta as a great investment one could make? Property in Malta is a good investment as there is a good rental market (quite a large number of expatriates working in Malta as well as young Maltese families). Due to its size and land available, property will always have a good re-sale value as there is a big limitation in terms of space and therefore land is very valuable. What do you think of property prices in Malta? Moreover, do you think property prices in Malta will go up or down? Property prices are on the higher side, due to the fact that land is very valuable and that there is a good re-sale market, however as is the case with property it always depends on the location. What do you think of “Buy to lets”? Is the yield (rental return) and capital appreciation satisfying? I think there is a good investment to be made to “buy to let” if one buys the property for investment and therefore of the right size and location. What other observations do you have about the local real estate market? The property market in Malta is handled by high professional real estate companies which offer, apart from sourcing the right property and handling the sale, various other services such as help with decorators, architects, construction companies and so on.
