O
ne of the distinctive features of the interior layout of Curt Keil’s new home is readily apparent before one has even stepped onto the property. The large windows of the master bedroom that extends over the garage allude to the dwelling’s unusual one-and-a-half-storey bi-level design. Inside the home, this unique element provides an even more stunning visual, as the expansive master suite entrance features a curved balcony that overlooks the large, sunken foyer, giving the effect of a loft. The foyer − with its artwork display, plant shelf with massive vases and sparkling chrome and crystal light fixture − provides a grand entrance, but, despite the custom feel of this home, it has not been designed specifically to suit its owner. Rather, it is one of Pacesetter New Homes Ltd.’s standard models, the Capetown, and was selected by Keil, who is the company’s general manager, when he decided to purchase a new home. “We had it in design and it was very popular − and I like it as well. It has kind of a grand appeal to it; it’s a luxurious design, because it has vaulted ceilings throughout the main floor and it has a nice open feel to it,” said Keil. “When you come in, you have about 20-foot ceilings and then 16-foot ceilings throughout the whole main floor living area.” u You’re home Fall 2015 | 11
Keil lives alone, but didn’t have only himself in mind when he chose the 1,600-square-foot home. “It’s a great entertaining-type house, because it has a nice, open floor plan and a great kitchen/ dining area,” he said. The placement of the two additional bedrooms and bathroom on the main floor also help to create an atmosphere that’s conducive to hosting overnight guests. “The master bedroom [with its full, four-piece bathroom] is kind of on its own floor, so if you have visitors come in, they have their own private space and you have a private space. I think it’s a good plan for a family or a single person.” Natural light is a strong feature of the

home − even the master bedroom’s walkin closet has a window to brighten the area. Patio doors off the dining room and huge windows in the great room bathe those areas with natural light too. Keil elected to have a fireplace with a TV mounted above it in the living room. The tile face of the fireplace matches the kitchen backsplash. The maple cabinetry and shelving on either side of the fireplace also complement the cabinetry throughout the house. While a fireplace was not high on Keil’s wish list, he doesn’t regret the decision to have one installed. “I’ve never had a fireplace before, so I wasn’t even sure I would use it, but I put it in, knowing that a lot of
people want one in this type of home. That being said, though, I’ve used it quite a bit. I turn it on quite often, and it creates a nice ambience.” He also enjoys enhancing the atmosphere of his home with music, and one of his favourite “toys” is an installed audio system. “It’s a six-zone audio system with speakers in the ceiling and keypads on the walls. You can listen to radio, Sirius satellite; you can listen from an iPod docking station, right from your phone − wireless − so that’s something pretty unique and something I really enjoy. I’ve got speakers out on my deck, in the great room, master bedroom. It’s been a nice feature,” said Keil. u
The relaxing nature of the home extends to the outdoors, and Keil need never go further than his back yard for recreation. Alongside the two-tiered deck, numerous trees and stone landscaping is an artificial-turf putting green. “I have a pretty unique back yard now,” he said.

But, as enjoyable as the new home experience has been for him, it has also provided an opportunity to learn about issues that his clients may need to address. “There’s a lot of little stuff that we in the industry probably take for granted, but that we have to make sure our customers are aware of. Decisions like, do you plan to install your TV on the wall or do you plan to have it at floor-level on a stand? Just understand that if you want it mounted on the wall, you have to have a plug up there so you can have it clean-looking without any wires hanging behind it. Just little details like that,” said Keil. ne of the comments that Lorrie Murphy hears most often when friends visit their new condo residence is, “I feel like I’m in Toronto or Vancouver. Who knew Regina could look so good!” The comments refer to the breathtaking views that Lorrie and Gregory Murphy enjoy every day from their ninth floor condo home in Centre Square Place, located on the corner of Broad Street and 15th Avenue. The contemporary circular-themed 10-storey condo development was originated and constructed by Centre Square Developments. Wayne Hydeman, founder and CEO of Hydeman Property Management, led the development of the innovative high-rise building which has brought a new sense of style to the Regina skyline. Curved balconies and extensive window walls set Centre Square Place apart from other properties in Regina. “As you enter each suite, you have an immediate view of the surrounding cityscape,” said Hydeman. Those panoramic views enticed the Murphys to make the move to Centre Square Place. u

“When we saw the plan for this building, it was exactly what we had in mind. Years ago, we were vacationing in Australia and we stayed in a converted apartment hotel. It was all windows and we had a panoramic view of Darling Harbour. We thought it would be really nice down the road to have a place where the outdoor spaces were brought inside. There’s really nothing in Regina that comes close to giving you that, outside of this particular building,” said Murphy. Ninth floor neighbor Gerhard Pretzlaw says he and his wife Doreen were also won over by the amazing views they enjoy from their new home at Centre Square Place. “We liked the fact that there was so much glass. The window space is just incredible,” said Pretzlaw. The couple selected a unit that was northwestfacing. “We enjoy the sunsets and views of downtown.” The Murphys also opted for a north exposure, but wanted to catch sunrises rather than sunsets. “It’s nice to get up with the sun shining early in the morning, especially in the winter,” said Morgan. Residents of Centre Square Place can also enjoy 360-degree views of the Regina

It’s got the potential to be an incredibly nice area.” Both couples were also drawn to the condominium’s location, offering proximity to Regina’s downtown business district as well as Wascana Park. “My wife is presently working part-time as a registered nurse and only has to walk about three blocks to the hospital. There are lots of plusses. We don’t have to use our vehicle that much,” said Pretzlaw. “We love the location,” added Murphy. “I walk to work as much as I can. It’s only about a 20-minute walk to the office. We’ve got the park right here, where we take our dog. We can walk to nearby restaurants and bars, instead of driving. My husband and I like to walk everywhere! Centre Square Place is very conducive to that.” The carefree convenience of condominium living also proved appealing to both couples. Gregory and Lorrie Murphy are busy lawyers who love to travel and appreciate the lock-andleave convenience of condo ownership. With a cottage at Katepwa Lake and a vacation residence in Arizona, the couple is always on the go. “We were looking for a place where we could just drop our bags. We had a large home across from the university and didn’t want to have to worry about the yard or taking care of such a big place. Our daughter is finishing university and our two sons are grown and independent, so a two-bedroom condo is perfect for us,” said Murphy. u

The Pretzlaws decided to downsize from their family home in south Regina. “The primary reason was the stage of life that we’re in,” said Pretzlaw. Both in their 60s, the Pretzlaws appreciate the lower maintenance involved in condo ownership, although Gerhard admits to missing his house and yard. “I know that it was the right decision. We are glad we made the move.”

Because they bought early in the building’s development, both couples had the opportunity to customize and personalize their floor plans. The Pretzlaws chose a two-bedroom-plusden unit, with over 1,400 square feet of space. “We were able to make structural adjustments within the unit to suit our needs,” said Pretzlaw. “Although the condo was designed with a very functional peninsula breakfast bar, my wife is pleased that we were permitted to modify the design to match the kitchen we had in our house. The cabinet supplier came to see the island we had in our existing house, because it was so functional for us. We told them we wanted exactly the same design. They came to the house and took photos and measurements. We were able to incorporate the island into our unit here.” u

The couple enjoyed personalizing the suite’s décor. "We worked with the developer's interior design consultant to select our own colours, flooring, cabinet finishes and granite countertops," said Pretzlaw. The Murphys also modified their condo’s two-bedroom floor plan. “We made the den quite a bit smaller so we could enlarge the entryway into the unit. We have our washer/dryer area going off the kitchen, whereas in the original plan, the laundry area was accessed through the second bathroom. We also changed the access into the master bedroom,” said Murphy. “In our unit, the bedrooms are on opposite ends of the unit. The second bedroom is used by our daughter or by guests. We had a pocket door installed that can close off that bedroom and bathroom from the rest of the unit, to provide a bit more privacy.”
The carefree convenience of condominium living also proved appealing to both couples.
Lorrie Murphy also personalized their suite's décor, going with an all-white colour scheme, accented with black beams. “I also went outside the box with the granite in the kitchen. Because I have a black-and-white theme happening, I chose a granite that is black with white swirls. We went with white quartz on the bathroom vanities.” In residence for the better part of a year, the Murphys and the Pretzlaws are both glad they made the move to Centre Square Place and agree their home-buying experience has been positive. “The developer was always available if we had to talk to him. He would certainly make time for us,” said Pretzlaw.

With the kitchen becoming the central gathering place, more kitchens are including TVs and docking stations, and design solutions that consider the needs of the family pets. Another trend is a decline in the use of kitchen tables, being replaced by kitchen islands or tall gathering tables. Ingenious solutions designed to make life easier and more accessible abound in today’s trendy kitchens. Pull-outs and roll-outs are the most popular options for kitchen cabinets, with “drawers instead of doors” ever-increasing in demand. Tall pantries, swing-up shelves and toe-kick functionality will continue to rise in popularity. For the second year in a row, the most popular countertop material is quartz, followed by granite, with quartz expecting to continue to grow in demand. Solid surface checks in at third place, followed by laminate. Marble and natural stone countertops other than granite, were cited as showing increases as well. Ceramic tile is still the leading backsplash material followed by natural stone and then glass. Also trending is the use of mirrors and metal or metal-look tiles for backsplashes. Cooking appliances are becoming more innovative to accommodate the ever-growing demand from cooking hobbyists for a “gourmet kitchen”. Double wall ovens and gas cooktops are the “cooking appliance giants,” with microwave drawers, convection ovens and induction cooktops all poised for growth in 2015. Because of the healthy benefits of cooking with steam, steam ovens have been rising in demand. Homeowners are asking for an additional fridge/freezer, a second dishwasher and dishwasher drawers for extra storage and more function. Pull-out faucets dominate the market; touch-activated faucets are growing in popularity while standard models are expected to decline. Water-saving faucets are expected to continue to increase as consumers become more motivated to be resource-efficient. Polished chrome and satin nickel are still on top for faucet finishes with oil-brushed bronze appearing to decline. Blinds make the difference for condo owners

linds have come a long way! Years ago, your only options for colours were wild green, dusty rose or blue. They only came in one material – metal − attracting heat and cold into your house. Plus, they were hard to clean. Leanne Pilsner-Fisher, Budget Blinds owner and style consultant, remembers people going to odd lengths to clean their blinds, including bathing them. “Now blinds are so beautiful and so aesthetically pleasing. They can really finish your home or recreate a feeling,” Pilsner-Fisher said. They also play a doubly important role for condo owners, who are often looking for window coverings to give them privacy from their neighbours. “There are lots of options that will give full privacy, but lots of light,” said Pilsner-Fisher. “When people think privacy, they think it has to be dark, but that’s not it at all. You can get a multitude of colours but allow light through.” Top-down/bottom-up blinds are an especially nice feature for privacy while still being able to see outside from in and control what people can see inside from out. “If you’re on the third or fourth floor, you can get a nice view but people can’t see in depending on where you place the blind.” The top-down feature comes in cellular or honeycomb style blinds, or roman shades. Other options are blinds that have horizontal slats, like faux or real wood blinds. “Those ones have the tilting feature too that allows for privacy. You have many options for light and privacy at the same time; anything with louvers or slats that you can tilt up and have light coming in in a filtered way.” There are also options for people who have bought a condo for the view: Solar screens allow you to get the full view from your big, beautiful windows, while still protecting your home from UV heat and glare that can damage furniture or floors. Paired with drapery, the screen gives you privacy and protection during the day, and the drapes can be drawn at night. u

Pilsner-Fisher notes that blinds are especially important in homes with a lot of windows, which are essentially walls that can only be decorated with window treatments – including blinds and fabric décor. “Windows are a cold feature in a home; they’re just blank. You can warm up a home by adding fabric, drapery, or wood.... It really can change a home.” Paired with the furniture, paint and accessories, window coverings can help to tell a story about what your home is to you, and what you want people to feel, says PilsnerFisher. While styles vary widely depending on the homeowner’s tastes, some general trends
she’s noticed include contemporary styles in white and cold greys, and natural grains. Roman shades are also still popular for rustic chic styles because they pair well with drapes. The most popular style by far, though, is the cellular blind. “You get good insulation, tons of colours, a choice of cordless or top-down/bottom-up and they can come with a room darkening feature,” said Pilsner-Fisher. “They have all the options available, all the colours available, and it’s affordable.” There are a multitude of options for window coverings, but Pilsner-Fisher says you can easily narrow it down by asking a few important questions: “What do you want it
to look like? How do you want your friends and family to feel? How do you want it to function? How much do you want to spend?” Window coverings typically have a lifespan of about five to 20 years, though PilsnerFisher notes the only reason to switch them out after five years is for a style change. Functionally, your blinds should easily last 10 to 15 years. “We always talk about windows coverings being an investment, just like your floor, just your countertops,” Pilsner-Fisher said. “When choosing blinds, think about the longterm investment you’re making.” For more information on window treatment options, visit www.budgetblinds.com. n

BUYING A NEW HOME? PROTECT YOUR INVESTMENT
New homes today are built better and more efficiently than ever! With new changes, comes new information for the homeowner. It is important for the homeowners to understand what will occur normally in the first year of occupancy and what responsibilities they have to ensure that no issues develop. After a home is constructed, it is normal that there will be high humidity in the home as it dries out. Although the cement foundation is essentially dry, it will continue to release humidity into the air, as will other building products. During that first year, you may even find that the windows frost up on occasion. You will need to adjust your HVAC system accordingly. It is recommended that humidity be set at around 40 per cent in the spring and fall and adjusted down to 25 per cent in the winter. To ensure proper levels at all times, the HVAC system needs to be left running all year long. Maintaining the correct humidity level is very important as humidity not only affects your living conditions but can cause damage to the home as well. Low humidity is common in the winter months. Dryness can cause wood floors to shrink and even cause your piano to go out of tune. Humidity will increase as more people live in the house and with the frequency of cooking and showering. Humidity that is too high will cause paint to peel and can become a breeding ground for mold, rot and insects.

How real are TV’s home improvement reality shows?
H
ave you ever wanted to peel back the curtain and see behind the scenes of reality renovation television? Just how long does it take for them to perfect the homeowner’s space? Is the reality of reality renovations, well, reality? HGTV star Damon Bennett says he thinks the reality can be far different from what’s portrayed on screen, but renovation television can still be a valuable resource for homeowners. For almost ten years Bennett worked as Mike Holmes’ right hand guy on shows like Holmes on Homes or Holmes Makes It Right. He says Mike Holmes came on the scene at just the right time. Many contractors in large cities like Toronto were defrauding people or doing shoddy work. Growing up in a small town outside of Ottawa, Bennett says such fraudulent contractors were unheard of, but in larger centres it was easier for the unscrupulous to hide. It often left homeowners with no recourse or remedy. Enter Mike Holmes and his team. His crew could be trusted to do the job right and adhere to building standards. Viewers learned about new products, building codes and how to hire a contractor. “On the good side of reality television, we’re educating the public. They know what BluWood is. They know how to hire contractors now,” Bennett explains. However, with all the great public awareness being raised, there is also a flip side to renovation television. u

“There are a lot of expectations on contractors now because of these shows,” acknowledged the 42-year old contractor. He first noticed it in contracting jobs he did away from his TV life. Clients were often shocked he worked with a much smaller team. They were equally surprised when he used different products than on the show. Bennett explained the products on the show were often very expensive and not attainable on everyone’s budget. In pricing out a job – whether it’s a small renovation project or building a brand new house – there may have to be trade-offs in order to stay within budget. When pricing out materials, the most important thing is to make sure they fulfill the building codes for your area. “The thing that bothers me about reality television is that up to this day we have not talked about what the actual costs were. We did it a little bit on Holmes Makes It Right. But again, some of those costs were impacted by us bringing those 10 tradespeople to the job site and that just doesn’t happen in the real world,” said Bennett. While on TV most problems and renovations can be completed in one 22-minute episode, renovations in real life rarely go as smoothly. Delays in finding materials, supplier issues, even weather can cause unexpected delays. As well, renovation shows have entire crews to work on a client’s project. In reality, a local contractor may have only five workers, sometimes fewer. This will have an impact on the length of the project. Homeowners need to have an understanding of how long a renovation can really take when there aren’t 15 or 20 guys devoted to the project. “If the homeowners have unrealistic expectations, it’s up to the contractor to bring them back down to reality with the money that
they have,” Bennett noted. Clarifying expectations and clearly understanding the limits of your budget will help when hammering out a contract for a renovation or new build. Bennett also advises to follow your gut instinct. Building a new home or renovating your current home are huge life decisions and usually involve a lot of money. Choose a contractor you trust and feel comfortable with. The same is also true for the contractor – they can also turn down a job if they feel there could be issues down the road. This requires open communication between the contractor and the client, working out all the details before moving forward. Once those details are agreed upon, Bennett says to “get it in writing!” Once you have a contract written up, never sign it unless you understand it and are comfortable with everything in it. “The contractor and the consumer have to both be happy,” said Bennett. There is another trend in home renovation shows Bennett finds particularly disturbing. He points to shows featuring non-construction people doing renovation work – such as the Jennie Garth Project or Mr. T’s I Pity the Tool. While they make dynamic hosts, a professional actor may not make the best contractor. “This is where it’s all entertainment and there’s no substance to those shows. They’re doing the work while they’re on camera, but there are other people coming in behind them and finishing it. And that’s an unreal expectation − that anyone can pick up a hammer and do this.” Bennett added, “It’s fun to watch a guy that used to be on TV in the 80’s build a house, but don’t think it’s all real.” n

Ideal for first-time buyers, Mah says North Ridge’s Merlot II offers a recent innovation, the fee-simple townhomes. “These street-facing townhomes share a common party wall as you would with a townhome condo − however you own your front and back yard and there are no condo fees.” Priced starting at $312,000, Merlot II is proving attractive to first-time home buyers. Mah adds, “The market’s always larger at the first-time home buyer level and this is where we’ve positioned our townhomes. We’re probably seeing about 60 per cent of new home buyers getting into multi-family homes, which is a dramatic change from several years ago when a starter market would have still been purchasing a detached single family home.” u

The homes are smaller but still need to have all the features customers want.” At the same time, he says buyers have more access to a wide array of options, allowing them to customize their house to their content – another way that the builder caters to different lifestyles. “We try to give buyers as much flexibility as possible for standard options and upgrades. So we offer a wide selection of colour boards and finishing upgrades for our clients to choose from.” Another innovation is to incorporate as much natural light as possible. “For example, in our Sandhill Pointe and Tamarack Pointe condos, we have one wall which is essentially a window with five panes mulled together. This allows for a much more open feeling on the entire main floor.”

Saving water starts with your utilities
T
he recent water shortage in Regina has served as a reminder to all residents about the importance of conserving this precious resource.
During the water shortage in June, the City of Regina asked citizens to reduce their water usage by 25 per cent as there were problems processing enough clean water at the Buffalo Pound Water Treatment Plant. Reginans were asked to quit watering lawns and washing their vehicles, reduce the amount of time they spent showering, and only operate dishwashers and washing machines with full loads. Several of the City’s athletic fields were even temporarily closed down in fear they would deteriorate without being watered. But before the next water shortage happens, there is a way for people to reduce their water usage without disrupting their regular routines. By equipping your home with resource-efficient, low-flow toilets, sinks and showerheads, you effectively cut down on your water usage. “When the City is asking you to conserve water, a lot of times with these utilities in place you’re already conserving more than people who haven’t updated their equipment,” said John O’Connell, manager of Arrow Plumbing and Heating in Regina.
Arrow Plumbing and Heating offers a variety of water-efficient products including toilets, sinks and showerheads from leading brand names such as Kindred, American Standard, Moen and Toto. O’Connell explains that purchasing a low-flow toilet is a great place to start. A regular toilet wastes up to 13.2 litres of water every time you flush the toilet. Low-flow toilets use six litres per flush. The water consumption of a Toto Drake toilet drops down even further to 4.8 litres. O’Connell noted that one of the complaints surrounding these more efficient toilets is that they don’t flush as well. However, he said this has changed over time. “Toto Drakes, for example, have a three-inch flush valve and flush very well,” he said. “We don’t have complaints about those toilets not flushing. That type of toilet is a great one to start with.” The fixture is priced at around $380. When it comes to sinks and faucets, O’Connell said there are many to choose from, with the standard price being around $150. The important thing to look for, he said, is one that has a flow rate of 1.5 gallons per minute, which can lead to reduced water usage of up to 32 per cent. He said people should seek out showerheads with a similar flow rate. u

“It’s amazing how much water you lose through drips,” said O’Connell. “Over time, if you can stop all of those drips by changing your faucets, then you save on money and water and sewage treatment because all of that water is going there to be treated.” Arrow Plumbing and Heating was established in 1971 by Don Beingessner, who has had various business partners along the way. Located in Harbour Landing, Fairchild Park boasts a unique dinosaur theme. The intriguing park was awarded the Best Landscape Project in 2014 at the Regina & Region Home Builders’ Association Master Awards. The park features a rock climbing wall, replica dinosaur skeletons and a dig area where kids can pretend to be archaeologists discovering replicas of dinosaur bones, footprints, and fossils. The park even includes an educational element: a sign outlines Saskatchewan’s history in paleontology and teaches about fossils. Other amenities in the park include an athletic field, basketball courts, a walking path and “the best darn hockey rink in the city,” said Evan Hunchak, General Manager at Dream Development. The rink cost close to a million dollars. With spring-loaded boards, and a warm-up shack nearby, it’s hard to argue with Hunchak’s statement. u

“It’s all meant to be tied into the joint use elementary school in Harbour Landing, to try to improve the elementary school experience for the kids that go to that school,” said Hunchak. He says Dream’s goal was to create a park that would appeal to a wide age range of children and be a regional draw. “It creates a sense of community,” he said. “We’re creating that opportunity for community, where people will gather around and socialize and talk to each other. It promotes a healthier lifestyle because people are getting outside and enjoying fresh air and exercising.” These themed parks have proven to be popular, drawing people in from all over the city and beyond. A few notable examples include the woodland-themed McKenna Park in Harbour Landing, Candy Cane Park in Wascana Centre, and Norseman Park in Harbour Landing − featuring a skateboard park designed by a professional skateboarder and designer from California.
“Speaking honestly, the younger generation is more easily bored,” said Hunchak. “We enjoy creating opportunities to excite kids and make them want to play outside.” Dream’s land development division is always looking for new, exciting developments and ideas for designing green spaces, says Hunchak. “We tour around the country in Canada, and sometimes in the States, and even in our own city, to ask, what makes a park great?” He says they want to ensure the parks they create incorporate interests for people of all ages, from toddlers to pre-teens to teenagers to adults and seniors. Some ideas on the drawing board include cricket pitches, ultimate Frisbee and disc golf fields, community gardens and dog parks. “Basically, we’re trying to assess what people want in our communities, and to try and incorporate those elements that people would make the most use of.” When Dream polls the public, Hunchak says the number one amenity people want is green space. The demand has only increased with the rise of real estate values and increasing densities. “Compact units like townhouses, duplexes, and apartments − even single family homes, yards are smaller than what they were before. If we’re not able to offer private green space for those units, we’re trying to promote public green space for everyone.… In Harbour Landing, we have 120 acres of open space, which is a phenomenal amount; that’s nearing a quartersection in size.” Hunchak says at Dream, they’re always trying to compete with themselves, to make their next park even better than their last. ilroy Homes Inc.’s Harbour Pointe condos have been designed to promote a sense of community.
Located in Harbour Landing, each of the four buildings on the property will have their own condo association representing 24 units, ensuring all the residents have their voices heard. Ted Reilly, Operations Manager and condo specialist with Gilroy Homes, says at similar multi-building properties, the buildings even have friendly rivalries. “They get clubs where they have bridge tournaments, and they compete against the other buildings,” said Reilly. “They’ll have bowling clubs and all kinds of things going on.” The Harbour Pointe condos are the most recent in a series of adultcommunity condos by Gilroy Homes. “It is an adult condo,” said Reilly. “According to the bylaws of the condo association, there are no permanent residents allowed under 18 years of age.” The condos are designed with adults in mind. Each building features a coffee room and two amenity rooms, one for meetings of 10 to 12 people and a larger one to host bigger events. Guest suites can be rented by friends or family members visiting residents. “They’re geared for an older clientele that has downsized, and gives them some of the amenities they would have had in their own house in a condo,” said Reilly. Gilroy Homes has been building adult-only complexes for over 10 years. The Harbour Pointe complex will bring the number of Gilroybuilt adult condos in Regina to 14. “There seems to be a great demand for it,” Reilly said. “There are more and more people who have winter places today, and they like to have the same type of amenities in both places, both winter and summer.” u

Condos like these are part of a lifestyle, says Reilly, who lives the condo lifestyle himself. Residents are looking for a community of people who are like them, and the similarities between residents tend to strengthen the overall sense of community.
While condos like these have been available for over a decade, with Regina’s population aging, Reilly expects them to become increasingly popular.

ike a finely tuned orchestra, each section of a working kitchen should be ready to perform when called upon. But sometimes the movements in a ‘kitchen symphony’ are discordant and awkward due to poor planning. Even if your aspirations are slightly below kitchen maestro level, innovations to enhance efficiency are welcome discoveries! Beautifully choreographed kitchen processes begin with efficient layouts and tailor-made features. “The space should all be laid out according to how you prepare your food,” said Joe Palandri, President of Palandri Cabinets. To uncover the latest, best processes and products, Joe and his brother Renzo regularly seek inspiration in Europe at the Euro Cucina show. “It’s a bi-annual event and it features the best cabinet makers in all the world,” said Palandri. Kitchens in Europe often have space limitations, so efficiency is a core value. Cabinets have to be aesthetically pleasing, but to maximize the space, everything is laid out in a defined order. “And they do tests,” said Palandri. “They know how efficient you can be just by laying it out and also by adding more drawers as opposed to doors. It saves on the amount of time you spend in the kitchen.” Palandri says consideration is also given to whether the customer is lefthanded or right-handed. It represents a shift away from token functionality. “Here in Canada, the first thing is aesthetics and the work triangle, which doesn’t mean a lot to people,” he said.

Palandri toured the Blum hardware company, a well-known manufacturer of lift mechanisms, hinges and drawer systems in Europe. Blum has a huge show room with a “dynamic space” which cabinet makers there can utilize to help customers test drive their kitchen. As customers go through the motions of how they make a meal, rolling modules slide into place to facilitate that. It’s a more customer-centric process, a version of which Palandri likes to offer their clients whenever possible. “Sometimes what I’ll do with the initial meeting is ask them to think about how they’re going to actually use the kitchen.” u

He encourages them to think creatively, not just go by what someone quickly sketched for them. “‘Then, lay out your kitchen zones according to how you would work.’ Once we show them the advantages they come on board pretty quickly.” This stands in contrast to a “one-size-fits-all” approach or assuming the famous “work triangle” is suited to everyone in the same way. Again, it’s something so simple, but it’s a way more efficient use of space and makes all the difference in the world in the same space,” said Palandri. Palandri likes the latest trend out of Europe which is melamine cabinets. Although melamine has gotten a bad rap, he says this new wood-look version has deep grooves for a finish that looks sand-blasted or weathered. rowing up in Regina, the arrival of the colourful parade of rides and food stalls for the Ex signaled the end of summer and, for sure, the start of school heralded the onset of fall. As an adult and, especially as a gardener and homeowner, summer isn’t over in August, and autumn still offers numerous opportunities to add to the delights of the garden. It’s not too late to plant trees, shrubs or perennial bedding plants − they just have to get in the ground long enough before the soil freezes to establish a root system. And, there are many bulbs and rhizomes that actually prefer fall planting. Lilies, for example, will grow taller and produce more blooms next year if they are planted now, rather than next spring. And, of course, spring bloomers like tulips, irises and daffodils should go into the ground now, too. Despite the fact that the bulbs are usually available in the spring (buy them then and keep them cool until fall), garlic should be planted now to ensure a good harvest next year. Autumn is also one of the best times of year to divide and re-plant peonies and many other perennials.

Trees and shrubs that are frost-hardy for our area, like other plants, need to be put in the ground in time for their roots to become well established before winter. Only container-grown or balled and burlaped trees and shrubs can be planted now − bare-root trees and shrubs, most often acquired through mail order, need to go in the ground earlier in the year.

Late summer or fall planting even has advantages over planting earlier in the year. The clay soil we have in the Regina area is good for holding soil temperature. The ground is much warmer in late summer, which contributes to strong root development. Warmer soil is also drier, easier to work and provides better drainage. The cooler daytime temperatures in late summer and early fall are also less stressful on new plantings than the heat earlier in the season. u
The difference between day and night temperatures this time of year also signals the plants themselves to begin preparing for winter. Gardeners can help them get ready for winter dormancy by not stopping fertilizing in the middle of August and by cutting back on watering slightly in early autumn. But, remember to give everything a real long, good drink after the first hard frost. This ensures the plants don’t have to face both dry conditions and cold heading into winter.

Late summer and fall is also a good time to pick up some deals on perennials, trees and shrubs, as most garden centres have their products on sale to eliminate having to carry stock over the winter. Check the perennials carefully though − they can be root-bound, where the roots have outgrown the pot. Buy only healthy-looking perennials with good new growth at the base, not those with the most flowers. When planting, gently untangle the roots if the plant is root-bound and add some bone meal or other fertilizer with a high phosphorus content (the P in the NPK label) to encourage root development. Any plants, from tulips to trees, can benefit from some bone meal in the bottom on the planting hole. It’s a gentle way to encourage the roots to become established at any time of year. A rough guideline is one scant handful of bone meal for every foot of height or width, whichever is greater. For perennials and other “small” plants, a good sprinkle is enough. The nice thing about bone meal is it will encourage root growth without the risk of “burning.” A fertilizer like bone meal that is high in phosphorus is the only kind of fertilizer that should be applied at this time of year. Other broad application fertilizers will encourage top growth that won’t have time to grow well before winter. When looking for trees or shrubs to plant this fall, consider those that will provide some kind of winter interest − something to brighten up your yard and add some colour to that snowy white. Most rose bushes produce “hips” or seed pods after they’ve finished blooming. If you stop deadheading in about mid-August, the hips will produce a nice colour contrast over winter. Consider Adelaide Hoodless, which produces very large hips or the Red-leaf rose, which doesn’t produce as many hips, but does sport contrasting dark red branches. The Red Osier dogwood does the same, only on a much larger scale. They also have the advantage of growing well in partial shade. And, of course, there are the evergreens − everything from cedar to yew − that stay green all year round. A note about cedars − the winter lack of humidity here causes as much damage as the temperature, so either wrap them in burlap or apply a product that will “seal” them against moisture loss. The Ex is over and school has begun, but there’s still plenty of time to both enjoy and add to the pleasures of your yard and garden. So don’t put away the tools or the lawn chairs quite yet and have a wonderful autumn! n

Large blocks of granite are harvested from the earth in many world-wide locations. Slabs are cut from the block and polished on one side. These slabs of granite show the natural geologic formation of minerals that is manifest in unique patterns and colours. Quartz is defined as an “engineered” stone. The blocks of stone are ground up. The clear quartz crystals are reformed into a slab with seven per cent resin. Colour is added to create patterns that are uniform throughout. This product is sealed and sanitary due to the resin. Both granite and quartz have pros and cons, as well as many similarities.
Q: How often should granite be sealed? A:
Granite countertop sealers can be as varied as cars on a used car lot. Add to that different types, colours, and grain size of granite, and it becomes clear that there is no one rule to fit all. Best advice suggests using a concentrated commercial sealer. High quality granite sealers have a long life span. Some can provide protection for up to ten years. It is best to apply several thin coats in sequence. To be safe, it is suggested not to wait until the old sealer wears off before applying additional coats.

rom a small drywall supply house in Regina to a dynamic group of companies doing business from coast to coast in Canada, the United States and Asia, it’s been quite the success story for Kenroc Building Materials Co. Ltd.
In 1967, Ken Sexton – a former building supply manager – began Kenroc to supply the emerging gypsum drywall trade. He invested $3,500 in a small, leased lot by the railroad tracks in Regina and bought a rickety Bullmoose forklift and an old truck with bad brakes. Lacking indoor storage, he was forced to store materials outdoors under plastic sheets until a makeshift shed could be built. Fast-forward to 2015, and Kenroc is now a major company offering a variety of products: drywall, ceiling systems, roofing, stucco, steel framing, insulation, EIFS foam, access panels and tools. Kenroc has over 350 staff members across 16 locations and three operating companies that do business across Canada with a western Canadian focus. The company has offices in Calgary, Chilliwack, Coquitlam, Vancouver, Edmonton, Fort McMurray, Kamloops, Kelowna, Medicine Hat, Prince George, Red Deer, Regina, Saskatoon and Winnipeg. “We’re very proud of Kenroc’s growth,” said Brian Kusisto, President of Kenroc. “Ken took a significant entrepreneurial risk when he started the first business specializing in the distribution of drywall. Kenroc remained a Regina-only operation until 1976 when Sexton opened an office in Saskatoon with two employees on the truck and another in the office. The company experienced rapid growth in the mid-1980s, expanding to Winnipeg in 1985 and buying Gemini Drywall Supply operations in Calgary and Edmonton the same year. In 1986, Kenroc entered into a partnership in the long-haul trucking business that has since increased to 10 trucks. The company expanded into the Vancouver area in the 1990s with the purchase of two drywall building supply yards. Kenroc established a branch in Prince George soon after. In the past decade, Kenroc opened branches in Chilliwack, Coquitlam, Fort McMurray and Red Deer. New premises were acquired in Edmonton and Calgary (where a second operation was established) and the Winnipeg store and warehouse facility was renovated and rebuilt. In 2008, a new 55,000 square foot building in Regina was completed, resulting in Kenroc and three other companies all sharing one location. Most recently in 2014, Kenroc built a new state-of-the-art facility in Saskatoon and opened three new Kenroc operations in Medicine Hat, Kelowna and Kamloops. pen concept floor plans are definitely a top priority with today’s new home buyers.
While the vast majority of single family new homes incorporate elements of open concept design, is it possible to achieve this same feeling of spaciousness in the smaller footprint of a multi-family townhome? Homes by Dream Regina has accomplished just that with the introduction of its new Genesis Series open concept townhomes, located in Harbour Landing and Hawkstone. The two- and three-bedroom two-storey townhomes range in size from 894 to 988 square feet. “It’s both a visual and functional shift in the way we look at our homes,” said Bob Leier, Design Manager with Homes by Dream Regina. “Open concept means no visual barriers. It’s a space where the room divisions happen mainly without the use of walls. Furniture and non-structural items define the spaces within the open area.” Eliminating interior walls creates a space that allows for greater design flexibility and functionality, said Leier. “Open concept design is visually appealing because it makes smaller spaces appear larger. Because there are no walls dividing the space, it’s also more functional. You can easily repurpose the space, increasing the dining area if you have people coming over for a meal, or expanding the living room area if you want to watch a football game with friends.” To achieve that desired open concept feel, Homes by Dream did more than eliminate a few interior walls. “We incorporated large south-facing windows into the design. The natural light makes the space feel more open and airy. We opened up the window space in the front and back of each townhome, for best views and more natural light. We also added windows in the stairwells,” said Leier. To ensure efficient use of space, the designers also reduced the area of the hallways. “By reducing the area of the hallways, you give more space to the rooms,” said Leier. While open concept floor plans are visually appealing, it can be challenging to keep the clutter of everyday life under control in a wide open space. “The open concept floor plan means no visual barriers, so quite often you can see into the kitchen from the front entry. u

Every townhome has a dedicated space at the front entry, so guests aren’t entering directly into the living room. This mini-foyer includes a generously-sized closet. Closet pantries have been included in all of the country-style kitchens, offering out-of-sight storage for small appliances and accessories that might otherwise sit out on countertops. Buyers also have the option of adding an island to their kitchen, further increasing storage capacity. “We’ve designed some islands that are almost like a table, with seating for four people,” said Leier. The Genesis Series’ open concept design is generating a positive response, notes Leier. “The feedback we’re getting from consumers is that they’re surprised at how many features we’ve packed into a home of this size – particularly all of the storage and closet features.”

Designing an open-concept townhome can be quite challenging, he acknowledges. “There are restrictions to deal with. With a large single family home, you can afford to lose six to eight inches of wall space or mechanical space, but when you’re working with a more compact design, that space has to come out of the dining area or the kitchen. Consideration was given to hide the structural and mechanical elements of the townhome in as few walls as possible. Because the floor plans are very efficient, space could not be wasted,” said Leier. “Every square foot makes a difference.” Homes by Dream is constructing 10 Genesis Series townhomes in Hawkstone on Narcisse Drive and a total of 20 units in Harbour Landing on Glide Crescent. A
lthough duplexes and condominiums are both forms of multi-family housing, there are significant differences between them that prospective buyers should consider. While both types of housing involve homes that share common walls, each property type offers different advantages and benefits. Technically, the greatest distinction between a duplex and a condo is ownership. According to Colin Hanoski of Varsity Homes Ltd., “The main difference, to start off with, is that a duplex has a separate titled lot. With a condo, you’re basically buying the inside of the walls of a dwelling but the exterior shell of the building and the land are commonly held within the condo corporation, which is then owned by the buyers of the units.” Condos have dominated Regina’s housing market in recent years, but Varsity Homes has recently begun to respond to a demand for duplexes. “There was a call in the market for the duplexes and that’s why we’ve ventured into that category,” Hanoski said. “Right now, we have a duplex show home at 2929 Rochdale Boulevard, and three more that are ready for immediate occupancy. We have another 24 units scheduled to go up in Hawkstone and we’re also building them in Kensington Greens.” This demand has largely been driven by a desire for smaller lots than are typically necessary for detached homes. “Technically, (with a duplex), you need four feet less lot space to build the same size of house. You have zero lot line on one side because it’s attached,” said Hanoski. “That offers some savings on the land side as developers are moving to higher land density.” u

Technically, the greatest distinction between a duplex and a condo is ownership. The duplex is centered on the lot, with desirable green space located on the side of each unit. “A duplex has a side yard, and that’s going to benefit a home buyer by allowing access all the way around the house,” Hanoski said. “It allows you full access to your yard.” If vehicle access is important for a prospective homeowner, duplexes are also more likely to provide that. “There are many forms of condos,” said Hanoski. “Some of them have direct street entry, some of them don’t. Some, you would have to utilize a parking area.”
“If you were to own a condo and wanted to do that, technically you can’t. If you wanted to paint your front door, you would have to go to your condo association, which is typically made up of homeowners in the condo project or run by an external company that’s hired by the condo association. You would have to then go to them for the approvals of what you want to do.” The communal control over condo complexes can reduce some of the burden of maintenance and development, but some owners prefer to retain those responsibilities. “In our duplexes, you could grow into the home,” Hanoski said. “Just like a single-family home, you could develop your basement at a later date, and you could add a garage at a later date.” In a condo, by contrast, those options are decided at the time of purchase. “Some condo projects have garages, some don’t, but you would have to buy that up-front. You don’t have the option to buy one later,” said Hanoski. “You’re in total control of your own property with a duplex.” For more information, visit www.varsityhomes.ca. n
Varsity’s duplexes in Hawkstone, however, can all be approached via the street or alley. “A duplex would generally give you the same access as a typical single-family dwelling would have,” Hanoski said. “You could have a garage in the back and the street access in the front.” For homeowners interested in the impression that their property creates, a duplex may instill greater street appeal. “In other markets that are a little bit stronger in duplexes, another thing that people like about them is, with all the narrow houses that are going up on these smaller lots, when you get a duplex, it looks a little more grand,” said Hanoski. “Instead of having, say, a 20-foot house, now you have a 40-foot structure that’s two houses.” Perhaps the greatest difference that duplexes have to offer is the authority that comes with more direct ownership. “The benefit to a duplex is the control you have of your own residence,” Hanoski said. “So, if you wanted to change the siding or paint your front door, you’re able to do that. You can do whatever you want to that building within the guidelines of City bylaws and things like that.

closer look at home ownership reveals that it has many benefits on multiple levels, from economic and social, to personal and financial. Home ownership creates a platform for individuals and families to create positive outcomes in education, community involvement and physical and financial wellbeing to name a few. The contribution of the home building industry to the economy has been well-documented. Locally, the Regina residential construction industry contributed 2,900 jobs and over $160-million in wages to the local economy in 2014. But home ownership has many other benefits as well. Studies indicate that home ownership makes a significant positive impact on children’s educational achievement. The financial and life management skills acquired to handle mortgage payments and household maintenance are transferred from parents who are homeowners to their children, resulting in better school performance. The residential stability that comes with home ownership was also found to contribute to children’s educational outcomes. A study by Harvard’s Joint Center for Housing Studies found that children of homeowners do 23 per cent better in school. In addition, home ownership was found to contribute to greater pride in community and in higher civic participation. Because homeowners reap the financial gains of any appreciation in the value of their property, they are motivated to spend time and money, not only maintaining their residence, but ensuring the quality of their neighbourhood as well. Homeowners, therefore, tend to be more involved in their communities. A look at civic engagement showed that homeowners, having more at stake in their community, have a higher level of participation. 88 | You’re home Fall 2015
Home ownership was also found to have an impact on health, even after controlling for income and education. Low-income people who had recently become homeowners reported higher life satisfaction, higher self-esteem and higher perceived control over their lives. There was also found to be a correlation between home ownership and crime. Those who own their own home have more incentive to deter crime by forming and implementing voluntary crime prevention programs in their neighbourhoods. As such, research on crime indicates that homeowners are far less likely to become crime victims. Further, home ownership adds to financial well-being and is the primary source of net worth for many Canadians. It is an important first step in accumulating personal financial assets over the long term − a source of financial security that can be used for a range of future financial needs, from children’s education to funding retirement living. It has been said that owning your own home is an important step in owning your future. However, home ownership, and the benefits that go with it, has not been as attainable as it was for previous generations. First-time home buyers have recently experienced challenges in being able to afford owing their own home, particularly in larger centres. With the recent rise in home prices in Regina, first-time home buyers have been challenged even right here in our own city. Though there have been many reasons for the price increases, from increased demand due to our economic growth and net in-migration, to increased governmentimposed costs, the fact remains that the first-time home buyer faces new obstacles to breaking out of the rental market and achieving home ownership. It has been interesting to see how local developers and home builders have responded to this. Even as recently as five years ago, about 60 per cent of newly built homes were single-detached and about 40 per cent were of the multi-unit type. In 2015, however, we are seeing the complete opposite with over 60 per cent multi-unit and just under 40 per cent single-detached. Where there is a demand, the private sector will respond and seeing the need for more affordable housing, the sector’s offerings adjusted accordingly. The main response, in addition to innovations in some single-detached offerings, is that multi-units are springing up all over Regina, from the new neighbourhoods on the city’s edge, to the downtown core, and as infill developments in many existing areas of the city. The rise of multi-units is also in keeping with the guidelines set out in the City of Regina’s new Official Community Plan (OCP) which calls for greater housing density in the existing city footprint, as well as in Regina’s newest communities. So, if you thought that you noticed a change in the Regina landscape, aside from the obvious rapid development of new neighbourhoods, you are right, with greater housing density trending not only in Regina, but in cities right across North America. This phenomenon is a reaction not only to the rising cost of housing, but is also part of a new urbanism designed to achieve sustainability. Higher housing density is said to require less infrastructure and therefore will require less to maintain in the future. There is much controversy around this. For starters, consumer preference studies indicate that consumers actually prefer singledetached homes over the higher density alternative. There is also controversy over the idea of densifying existing neighbourhoods. But, whether you agree with greater density or not, one thing remains true. That the rise of so many multi-units in Regina and other innovative housing forms, has indeed provided a starting place for those wanting to break out of the rental market, and achieve the benefits that come with being able to own their very own home. n
