Located in the heart of downtown Detroit, the project reimagines the site which is formerly occupied by the famous Hudson’s Department Store. Tasked with designing a new mixed use office tower, the project aims to create a celebrated public space bringing community and commercial programs to the underserved downtown area.

As a means to achieve this, a transfer slab supported by six sclptural plinths lifts the office tower above and covers the public programs beneath. Meanwhile, the slab is perforated to transfer light from the two courtyards carved away from the office massing above to the public space beneath. Thus, the slab serves as the transfer device in every aspect of the project, whether structurally, programmatically or spatially. In an effort to intensify the building system, the project designs the six hybrid mushroom columns merging all structure, vertical circulation and mechanical systems into one cohesive element.
