EDITOR’S LETTER Dear readers, As London transitions from a gloomy spring into brighter summer months (fingers crossed), we can’t help but sense a lingering unrest in the air. The world is at a crossroads, and we are faced with indecision. Indecision to buy property, whether or not to leave the EU, and wondering if it’s finally time to pack up those winter clothes. With Sadiq Khan winning the Mayoral election in early May, we transition from our time with the Tories to a Labour-led London. Later this year, we find out whether Hillary Clinton or Donald Trump will become President of the United States. Needless to say, uncertainty is a valid response in a time of political change. Yet, it is said that spring showers bring the most beautiful May flowers, so no matter how colourful our future might appear, we can be certain of one thing — London is a great city, a stranger to serious political and economical conflict, and a bastion of free speech. There are exciting things happening in this marvelous Capital of ours. First up, we have Wardian London, the evergreen Ballymore/ECOWorld project in Canary Wharf, bringing us back to our roots by combining nature with architecture on page 66. However, we were still able to put our stamp on the finished product.” It’s all in the planning and Lewis assures us that “space is key”. “We are very conscious of providing buyers with good storage facilities: utility rooms, dressing rooms and a place for your skis and golf clubs are a prime consideration for us.” The property was fondly named “Peloton Place” in homage to the area’s high cycle traffic. With this in mind, storage and direct lift access is imperative, and as such, each apartment enjoys its own storage unit. “We did realise early on that we needed help with

t’s all in the name. Coco Wolf blends a gentle spirit with a
wild soul, embodying the strength and elegance seen in its outdoor furniture designs. We sat down with Coco Wolf ’s Creative Director Rebecca Le Noel to find out what makes this brand unique. “Our furniture cleverly repels all external elements using breathable and hardwearing materials,” says Le Noel. “We use a lot of materials from the marine industry to ensure our products don’t rot, rust or mould.” In the Bayswater studio, Le Noel points out a sofa on the balcony that hasn’t been brought inside for three years. Now, we venture into Wardian London, a development promising a greener future right in the heart of London’s Canary Wharf. “Fundamentally, we have only been city dwellers for the past 200 years,” says Huw Morgan, leading landscape architect behind EcoWorld Ballymore’s Wardian London. “Before that, we always lived in close proximity to the natural world.” Comprising of two iconic apartment towers, the vision to create a new address in London soon became more than building a perfect home to Morgan and his team – it transcended into bringing people closer to nature. In hope of bringing something different to Canary Wharf, Ballymore took a close look at the history of the docks and became inspired by the work of one Londoner, Nathaniel Bagshaw Ward. Ward, the son of a Doctor, grew up on the docks and at the age of 13, was put on a boat to Jamaica. In the process of traveling, he became obsessed with collecting all things natural, and in 1829, the curious voyager made a remarkable discovery. After burying the chrysalis of a Sphinx month in damp soil, he placed this earth inside a sealed glass bottle. A week later, he noticed a fern had sprouted from the soil. This was the first documented discovery of the effects of a hermetically sealed glass container on moisture and humidity. Soon after this discovery, Ward created a glass case – later to be

“People say goodness you’re a bit gloomy,” says Andrew Langton, Chairman of Chelsea based estate agency Aylesford International. “My response is always, I’m a realist, but I have just been through enough of these spikes to recognize the implications: 1974, 1989, 2008 and now this one!” We visited Andrew at his Chelsea office, situated in the very same building where his business began back in 1966. Since then, Aylesford International has established itself as one of Prime Central London’s great independent boutique agencies, largely due to Langton’s unrivalled contacts and his insistence on always delivering informed, honest advice. Leading the firm into its sixth decade, Langton has witnessed the property market evolve, crash, and rise again… several times. Shortly after launching the business, he sold a home to an American in the late 60’s for £450,000. “I remember celebrating for about a month after that. No one could believe it.”
He went on to become one of the first estate agents to establish an international division. Following a trip to the Middle East in the late 70s, Langton befriended an Arab family. Over the following few years, they went on to spend over £100 million with Aylesford. These collaborations have ensured the company’s position as a leader in a market that has always been fiercely competitive. But the ‘landscape’ was very different in those days when “…you had a free run at London, because there wasn’t such a thing then as a property market. You bought a home to live in.”

Langton explains, “You didn’t buy it for any other reason, not for investment or gain.” By the early 70s, Aylesford International had ten offices throughout London. However, the growth was short lived. “Because of the crash in 1973, we decided the world was coming to an end very fast. We dispensed with our offices as we couldn’t see the wood from the trees. Maybe I was wrong but at the time, I felt it was the only way.” With a more targeted focus, the Aylesford team set about selling Prime Central London to the rest of the world, but in the 1980’s the market witnessed another dramatic fall and this time the recovery would be different. “People forgot any thought of the past and you saw this graph continuing to rise. Some of these young kids thought they could walk on water, they thought that they could do anything.” This buoyant market led to 15 years of uninterrupted growth, which stimulated interest from all over the world. With experience in navigating the many peaks and troughs of the economy and the impact (delete these have had) on his business, Langton has been forced to look carefully at how best to manage Aylesford International and respond to the constant changes in the market. “One is much wiser having been through two or three of these spikes, because that is where we are today. We have endless numbers of clients across the globe, waiting for us to tell them what to do next. If I say there is going to be a revival in 2018, then that’s based on my instinct as long as taxation ceases.

From the ongoing impact of a recent hike in Stamp Duty taxes to the uncertainty over the outcome of the forthcoming EU Referendum - the market is holding its breath. “There is a consequence of people being far more informed than ever before. This intelligence is being delivered on a daily basis because of this thing right here,” Langton says as he points to his iPhone. “This is providing data 24 hours, 7 days a week and instructing you what to do. So, if we are now told that Sterling will sink to the level of the Dollar and the Euro is not far behind, I’m going to wait to buy.” Prime Central London has virtually come to a stand still as buyers withdraw and play the waiting game. Uncertainty breeds indecision and this is the current mood while the UK waits for the outcome on 23rd June. “Let us say there are 5,000 non-doms currently living in London, and let’s assume 500 pack a bag and leave town and sell their homes. We could not cope with 500 homes being dumped on the market between now and April 1st of next year. The market would not absorb it.” London has already seen a large volume of new homes come to the market – there will be 50,000 new units over the next ten years and this is cause for extreme concern…not least of all for the future of London’s heritage.

An avid collector of 18th century shoe buckles in his teens, his love for antique objects encouraged him to learn how to read hallmarks in order to expand his collection. “Art was the next step. After a time, I found buckles and silver objects a bit limiting. I like the more capacious emotional content of art,” says Mould. The three-storey gallery on Pall Mall, full of portraiture by many leading British and European artists of the past five centuries, is an elegant hub of curation and restoration, filled with old paintings sent in from all over the world. “We have scores of things coming through the post and we have a team on site that is constantly working on whether we should take each piece forward,”
