EDITOR’S LETTER Dear readers, As London transitions from a gloomy spring into brighter summer months (fingers crossed), we can’t help but sense a lingering unrest in the air. The world is at a crossroads, and we are faced with indecision. Indecision to buy property, whether or not to leave the EU, and wondering if it’s finally time to pack up those winter clothes. With Sadiq Khan winning the Mayoral election in early May, we transition from our time with the Tories to a Labour-led London. Later this year, we find out whether Hillary Clinton or Donald Trump will become President of the United States. Needless to say, uncertainty is a valid response in a time of political change. Yet, it is said that spring showers bring the most beautiful May flowers, so no matter how colourful our future might appear, we can be certain of one thing — London is a great city, a stranger to serious political and economical conflict, and a bastion of free speech. There are exciting things happening in this marvelous Capital of ours. First up, we have Wardian London, the evergreen Ballymore/ECOWorld project in Canary Wharf, bringing us back to our roots by combining nature with architecture on page 66. St Edward introduces Temple House, our favorite boutique collection of desirable homes on the Strand on page 74, and 9fi5th also welcomes its very first international Additions chapter on page 28, featuring key developments in Spain, Italy, and New York. If you’re anything like me, dear reader, you’re mostly likely thinking about that cheeky afternoon drink by now. And, wine not! Christie’s Wine Expert David Elswood walks us through the best bottle to pop open this summer on page 91, and Spiral Cellars (page 64) shows us the perfect place to store them. Looking to get lost in a daydream? Turn to page 107 to explore Italy under the Umbrian sun. So, let us not get caught up in the stresses of today, but instead appreciate the finer things in life this summer. In the words of the late Francis Bacon: “If we are content to begin with doubts, we shall end in certainties.”

on a slightly different area.

“In the past, people preferred the feel of traditional Victorian or Georgian terraced houses. However, we have now felt a shift to the more contemporary. There is no longer such a stigma with new builds,” said Lewis since, “buyers now prefer the guarantees associated with a new product – and the ability to add their own magic to a place.” Orbital’s Current project, Peloton Place in Putney, – a mix of maisonettes, apartments, and penthouses – was bought with planning already in place. “We felt there was an angle here, as planning wasn’t fully maximized”. A challenging site, it consists of refurbishment of an old pub, a new build element, and a retail unit that Sainsbury’s now occupies. “We had to maintain the façade of the existing building. However, we were still able to put our stamp on the finished product.” It’s all in the planning and Lewis assures us that “space is key”. “We are very conscious of providing buyers with good storage facilities: utility rooms, dressing rooms and a place for your skis and golf clubs are a prime consideration for us.” The property was fondly named “Peloton Place” in homage to the area’s high cycle traffic. With this in mind, storage and direct lift access is imperative, and as such, each apartment enjoys its own storage unit. “We did realise early on that we needed help with

At Alchemi, we go the opposite direction because we need it to be the best,” said Baxter, his infectious enthusiasm for the project making it easy to understand the success of this model. The project, set in the heart of Westminster, is surrounded by the most famous of London landmarks. With Victoria station to the west and Big Ben to the east, the location is a thriving hub of city life. TALKING SHOP London's Strutt & Parker takes UK property insights to new heights When old school friends and farmers Edward Strutt and Charles Parker formed a humble alliance to handle the challenges faced by Victorian-era East Anglian farmers in the 1860s, they had no idea that their names would live on to become one of the UK’s most celebrated independent property partnerships. With a network of offices throughout England and Scotland, including Prime Central London, this company has made a name for itself providing an all-inclusive portfolio of support. With professional ties to offices, farms, country houses, business parks, dairy farms, and everything in between, Strutt & Parker is a company whose moving history, breadth of expertise, and penetrating insight into the dynamics of the all things property TV CENTRE

According to him, “due to the increasing worldwide demand for Prime Central London (PCL), properties over the past eight years, prices have doubled, which has led both developers and buyers to become more active in Zones 3 and 4, which are now relatively affordable.” Buying a property outside of PCL, however, does not mean that you’ll be sacrificing any quality, said Dorman, who offered BBC Television Centre in White City as evidence. Shanghai, along with Shenzhen, has turned a corner in economic and market terms over the past six months

RESIDENTIAL HOTSPOTS

WE SELECT THREE LOCATIONS ACROSS EACH OF FIVE CATEGORIES, HIGHLIGHTING KEY INVESTMENT OPPORTUNITIES In a higher-interest rate and lower-growth environment, picking the right residential property investment location becomes a more pressing issue. Our shortlist is influenced by the burgeoning requirement for market outperformance led by economic and employment growth, new infrastructure, regeneration, quality of education, environment and lifestyle.

C O U N T RY Vietnam A country on an upward trajectory. Structural reforms initiated by the current government place Vietnam ahead of other emerging markets. Importantly for investors, new rules were brought in during 2015 which opened up property markets to foreign buyers. The new metro line currently underway in Ho Chi Minh City will see District 2 and 9 outperform.

CITY Los Angeles The city is just three years into a market recovery. Prices are growing, underpinned by limited new supply, while demand flows have been bolstered by Asian buyers. Improvements to urban centres, retail and the wider lifestyle offer are opening up new areas to investors. Madrid Last year underlined the extent to which Madrid's prime market has recovered with prime sales volumes up 25% year-on-year and prime prices outperforming many neighbouring European cities. Steady price growth looks likely to continue in 2016 as the impact of supply constraints are felt in the top districts of Salamanca, Jerónimos and Chamberí. Shanghai The city, along with Shenzhen, the other financial hub of mainland China, has turned a corner in economic and market terms over the past six months. Shanghai is seeing positive price growth on the back of continued urbanisation, a diverse and thriving service sector and a strong international community.

Germany The European Union's largest economy. Residential prices have increased 23% in the past five years, yet wages have kept pace resulting in good levels of affordability. Cities such as Berlin and Munich outperform and, despite strong housebuilding rates, the gap between demand and supply is set to expand. US Since the global financial crisis the US has led the developed world's economic recovery and demonstrated an enviable ability to convert innovation into enterprise. This process has powered key cities with strong growth in employment and wealth creation. Significant inward demand from international investors should help mitigate the impact of higher interest rates and a strengthening dollar through 2016.

The US has led the developed world's economic recovery and demonstrated an ability to converty innovation into enterprise

SECOND HOME Gold Coast A popular second-home destination, the arrival of the Commonwealth Games in 2018 has kickstarted investment, with a new light rail system and a AU$200m airport expansion planned. Competitive prices, comparated with Australia̦s top cities, plus strong fundamentals - local population growth and expanding tourism - underpin demand along the 57-kilometre coastline Côte d̦Azur A perennial favourite with the super wealthy, the South of France is in the nascent stages of recovery. Last year saw an upturn in sales activity, with the village of Mougins and the exclusive Cap d̦Antibes seeing strong demand. Ibiza The island's prime market continues to outperform mainland Spain, with areas such as San José, the marina and properties in Ibiza Old Town generating strong interest. Year-round flights from most top European cities, good internatinal schools and strong 4G internet connection have persuaded many wealthy young professionals in northern Europe to either relocate or commute long distance.

NEIGHBOURHOOD Pimlico, London An area that remains one of central London̦s very few overlooked residential markets. Highquality housing stock, a riverside location and proximity to established prime markets combine to ensure the area stands to benefit from the major regeneration work taking place in adjacent Victoria. Lower East Side, New York New infrastructure, amenities and restaurants are driving price growth in an area burgeoning with luxury developments by developers like Ian Schrager and architects Herzog & de Meuron. Proximity to Nolita, SoHo, and the East Village is helping market product to investors. Chiyoda, Tokyo The prime residential market in Chiyoda - along with Minato and Chūō, the two other central Tokyo wards - have performed well since the advent of Abenomics. While Japan̦s overall population is in decline, Tokyo continues to see its numbers swell. Chiyoda̦s residential market looks set to benefit from the 2020 Olympic Games, which will bring improvements in infrastructure and attract foreign investment.

S K I R E S O RT Méribel Located in the heart of The Three Valleys, the resort is increasingly viewed as the destination of choice in the Alps providing access to the world̦s largest ski domain, good facilities and a vibrant village atmosphere. Aspen Rising international demand has bolstered sales volumes which reached an eight-year high in 2015. The first US ski resort to cater for the super wealthy, it has expanded its facilites and rebranded itself as a year-round resort via numerous events and festivals. Chamonix Within easy reach of Geneva Airport, the resort offers a broad range of amenities while remaining competitively priced compared with other Alpine resorts. A recent pledge by the Compagnie du Mont Blanc to upgrade the lift system will strengthen demand further.

We sat down with Coco Wolf ’s Creative Director Rebecca Le Noel to find out what makes this brand unique. “Our furniture cleverly repels all external elements using breathable and hardwearing materials,” says Le Noel. “We use a lot of materials from the marine industry to ensure our products don’t rot, rust or mould.” In the Bayswater studio, Le Noel points out a sofa on the balcony that hasn’t been brought inside for three years. Gasping with amazement at the quality of this product, Le Noel confirms proudly: “No one in the market has produced a collection that meets the comfort levels and durability of an upholstered outdoor product that can match its indoor counterparts.” The current collection is 27 pieces strong,

influenced by travel, and designed to work in any climate, be it London home or Swiss chalet. “I’m constantly inspired by travel in my day-to-day life and I am determined that this is reflected in future collections,” Le Noel says with conviction. “We focus on the philosophy that anything indoors can be replicated outdoors.”

Coco Wolf has worked tirelessly over the last three years to make sure their products can be left outside all year round and still look as if they had just rolled out of the studio. As is the case with outdoor furniture, dirt and water can build up in the crevasses, making the idea of reclining in the sun an unappealing prospect on a hot summer day. The added effort of carrying your sun lounger in and out of the shed every time you wish to relax on the lawn means that many a lounger stays put in said shed. Featuring a unique drainage system, each Coco Wolf piece is made from 100% solutiondyed acrylic with peltlux cushions, allowing water to simply flow straight through the fabric to the ground below. Despite some of the products featuring removable covers, each piece is actually self-washing. This makes Coco Wolf the go-to brand for the top-level of London’s hospitality industry. Hotels, restaurants, and bars have caught on to the enduring ease that Coco Wolf furniture represents, with Le Noel making it clear that all their sofas can be adapted to fit any space. Gardens and its pool in the sky. Now, we venture into Wardian London, a development promising a greener future right in the heart of London’s Canary Wharf. “Fundamentally, we have only been city dwellers for the past 200 years,” says Huw Morgan, leading landscape architect behind EcoWorld Ballymore’s Wardian London. “Before that, we always lived in close proximity to the natural world.” Comprising of two iconic apartment towers, the vision to create a new address in London soon became more than building a perfect home to Morgan and his team – it transcended into bringing people closer to nature. In hope of bringing something different to Canary Wharf, Ballymore took a close look at the history of the docks and became inspired by the work of one Londoner, Nathaniel Bagshaw Ward. Ward, the son of a Doctor, grew up on the docks and at the age of 13, was put on a boat to Jamaica. In the process of traveling, he became obsessed with collecting all things natural, and in 1829, the curious voyager made a remarkable discovery. After burying the chrysalis of a Sphinx month in damp soil, he placed this earth inside a sealed glass bottle. A week later, he noticed a fern had sprouted from the soil. This was the first documented discovery of the effects of a hermetically sealed glass container on moisture and humidity. Soon after this discovery, Ward created a glass case – later to be

An unimposing yet interesting assemblage of 22 boutique apartments standing just a stone’s throw from the River Thames, Temple House is situated in a unique location. Within walking distance of Covent Garden, the Houses of Parliament, theatreland and Trafalgar Square, this intimate collection of flats announces itself as a distinctive new presence in the historic area. The façade of red brick and stone is modelled on that of its neighbour, the late 19th century Arundel House, while the grand entrance doors echo Arundel’s decorative oak. With Temple Gardens, the verdant haven in the heart of the city overlooking the Thames, just around the corner, along with eight Royal Parks, including Hyde Park, and Green Park, residents will have more than enough greenery at their fingertips. WILTON CRESCENT

WHERE DO WE GO FROM HERE? 9FI5TH SITS DOWN WITH ANDREW LANGTON CHAIRMAN OF AYLESFORD INTERNATIONAL TO DISCUSS THE FUTURE OF LONDON.

“People say goodness you’re a bit gloomy,” says Andrew Langton, Chairman of Chelsea based estate agency Aylesford International. “My response is always, I’m a realist, but I have just been through enough of these spikes to recognize the implications: 1974, 1989, 2008 and now this one!” We visited Andrew at his Chelsea office, situated in the very same building where his business began back in 1966. Since then, Aylesford International has established itself as one of Prime Central London’s great independent boutique agencies, largely due to Langton’s unrivalled contacts and his insistence on always delivering informed, honest advice. Leading the firm into its sixth decade, Langton has witnessed the property market evolve, crash, and rise again… several times. Shortly after launching the business, he sold a home to an American in the late 60’s for £450,000. “I remember celebrating for about a month after that. No one could believe it.”

He went on to become one of the first estate agents to establish an international division. Following a trip to the Middle East in the late 70s, Langton befriended an Arab family. Over the following few years, they went on to spend over £100 million with Aylesford. These collaborations have ensured the company’s position as a leader in a market that has always been fiercely competitive. But the ‘landscape’ was very different in those days when “…you had a free run at London, because there wasn’t such a thing then as a property market. You bought a home to live in.”

NORTHERN EUROPE SUMMER 2016

81

AT HOME

CHESHAM PLACE

Langton explains, “You didn’t buy it for any other reason, not for investment or gain.” By the early 70s, Aylesford International had ten offices throughout London. However, the growth was short lived. “Because of the crash in 1973, we decided the world was coming to an end very fast. We dispensed with our offices as we couldn’t see the wood from the trees. Maybe I was wrong but at the time, I felt it was the only way.” With a more targeted focus, the Aylesford team set about selling Prime Central London to the rest of the world, but in the 1980’s the market witnessed another dramatic fall and this time the recovery would be different. “People forgot any thought of the past and you saw this graph continuing to rise. Some of these young kids thought they could walk on water, they thought that they could do anything.” This buoyant market led to 15 years of uninterrupted growth, which stimulated interest from all over the world. With experience in navigating the many peaks and troughs of the economy and the impact (delete these have had) on his business, Langton has been forced to look carefully at how best to manage Aylesford International and respond to the constant changes in the market. “One is much wiser having been through two or three of these spikes, because that is where we are today. We have endless numbers of clients across the globe, waiting for us to tell them what to do next. If I say there is going to be a revival in 2018, then that’s based on my instinct as long as taxation ceases.

82

9FI5TH.COM

“IN THOSE DAYS, YOU HAD A FREE RUN AT LONDON BECAUSE THERE WASN'T SUCH A THING AS A PROPERTY MARKET.” -Andrew Langton

Otherwise it would be a punt.” This predicament appears to be universal with an overwhelming sense of unease prevailing. From the ongoing impact of a recent hike in Stamp Duty taxes to the uncertainty over the outcome of the forthcoming EU Referendum - the market is holding its breath. “There is a consequence of people being far more informed than ever before. This intelligence is being delivered on a daily basis because of this thing right here,” Langton says as he points to his iPhone. “This is providing data 24 hours, 7 days a week and instructing you what to do. So, if we are now told that Sterling will sink to the level of the Dollar and the Euro is not far behind, I’m going to wait to buy.” Prime Central London has virtually come to a stand still as buyers withdraw and play the waiting game. Uncertainty breeds indecision and this is the current mood while the UK waits for the outcome on 23rd June. “Let us say there are 5,000 non-doms currently living in London, and let’s assume 500 pack a bag and leave town and sell their homes. We could not cope with 500 homes being dumped on the market between now and April 1st of next year. The market would not absorb it.” London has already seen a large volume of new homes come to the market – there will be 50,000 new units over the next ten years and this is cause for extreme concern…not least of all for the future of London’s heritage.

ANDREW LANGTON

“ONE´S MUCH WISER TO HAVE BEEN THROUGH TWO OR THREE OF THESE SPIKES.” In typical forthright style, Langton explains how on a recent tour of a number of developments, he was left unable to ‘Remember a single one’ as they all had the seemingly compulsory “parquet floors with sofas and silver cushions.” No single unit or development distinguishing itself from the other. “There is an area of Hong Kong where it is just

Simon Bowden, architects behind The Compton, are to be congratulated on their unique, modern design of clean lines and smooth curves. “Commissioning the right architect who shares our same vision is something we at Regal Homes consider very important, and we were fortunate to be able to work with Simon Bowden. One great design detail, for example, is that the cast metal that envelops the layers of the building is patterned to resemble leaves, mirroring the tree-lined area. This was a clever contribution made by an architect who understands our desire to stay true to the charm of the area,” Simon tells us. According to the development’s website, the apartments are “spacious, sophisticated and bright,” and each apartment has been carefully considered to maximise

PILLOW TALK Close enough to Buckingham Palace to call the Queen a neighbour, yet tucked away enough to avoid the crowds, the hotel is perfectly positioned for exploring the city, and just stone’s throw from leafy Hyde Park. It’s the perfect base for beautiful urban strolls, cultural excursions to The Serpentine and the Saatchi gallery, as well as wallet pounding trips to Knightsbridge or the King’s Road. Look around the building and you can’t miss the many references to The Goring’s history. Built in 1910 by Otto Goring, the hotel has been passed through four generations and is currently under the watchful eye of Jeremy Goring. From the abun-

dance of sheep in every room to the inclusion of family photographs in many of the suites, the Goring offers many unique touches that lend a sense of personality so seldom seen in chain-run hotels. It’s associations with the Royal Family are also legendary, which has seen The Goring awarded the only royal warrant given to a London hotel in its entirety, back 2013. Currently at the tail-end of an on-going refurbishment that began in 2010, the hotel, despite referencing the past, has its eyes firmly on the future. A group consisting of four quintessentially British interior designers were employed to undertake the project, each focusing on specific areas and a variety of different rooms. The brief ? To ensure ‘Britishness’ remains the inspiration of their designs, executed with aplomb. Works on paper often present exciting opportunities to acquire sketches and preparatory works of supreme quality by iconic artists from the low thousands of pounds to several hundred thousand pounds; there is often a freshness and spontaneity in these works that beguiles the eye like no other medium. This is exemplified by Fernand Léger’s pow© Christie’s Images Limited 2016

erfully executed India ink drawing of Nadia, to be offered in our June sales of Impressionist and Modern Art at King Street in London (estimate: £120,000-180,000). Another upcoming highlight by one of the greats of the period is Pierre-Auguste Renoir’s exquisite 1882 oil of Rochers de mate of £300,000-500,000. One of my favourite highlights of the season will be Amedeo Modigliani’s wonderfully subtle but engaging portrait of Hanka Zborowska, the wife of his dealer, offered with an estimate of £5,000,000-7,000,000. This comes hot on the heels of another headline grabbing moment in the art market, when Modigliani’s iconic Nu couché sold for $170,000,000 at Christie’s New York last November. In addition to Christie’s auctions of Impressionist and Modern Art, we also offer our clients the opportunity to buy and sell privately throughout the year, either through selling exhibitions (which took place last year

PHILIP MOULD GALLERY

THREE LEVELS OF FACES 9fi5th speaks to Philip Mould, the vision behind his eponymous Pall Mall gallery

After 35 years in the industry, Philip Mould’s expertise in British portraiture is rivaled by very few. An avid collector of 18th century shoe buckles in his teens, his love for antique objects encouraged him to learn how to read hallmarks in order to expand his collection. “Art was the next step. After a time, I found buckles and silver objects a bit limiting. I like the more capacious emotional content of art,” says Mould. The three-storey gallery on Pall Mall, full of portraiture by many leading British and European artists of the past five centuries, is an elegant hub of curation and restoration, filled with old paintings sent in from all over the world. “We have scores of things coming through the post and we have a team on site that is constantly working on whether we should take each piece forward,”
