DESIGN CONCEPT

The design of the Oosterwold Co-living Complex combines with nature to create a common space for all residents. It is realized the integration of nature and life. In addition, a separate room is provided for each resident, which can meet the expectations of different people and protect their privacy. The 100-meter long building shows a unique style in the landscape and accommodates nine completely different rooms. The design focuses on the improvement of life experience and the creation of community culture. It creates a new way of social life.


THE COMMON SPACE

The side of the building leaves the largest space for the community garden. The long public porch makes it easy to get in touch with neighbours. They can share an art studio or a large living room to meet their own needs and also can communicate with others, work together, share their ideas, etc. Structurally, the building is raised to a height of one meter above the ground, so it looks like it's floating, the roof is stretched out on all sides to provide sun protection.Raising a building from the ground is not only an aesthetic but also a functional design decision. It allows residents to choose when and where to place sewage systems and pipes.

THE TREATMENT OF PRIVACY

In the interior of the building, these rooms are allocated 160 square meters as independent living space. The facade is designed to provide maximum freedom of choice in an efficient building system. Each room was allowed to place four windows and two doors in the outer walls to match the interior. No frames were used in between the glass to create an overall diverse but uncluttered facade. Through the design of windows and doors, residents can view their common landscape and garden from the room. The design of private space is also interconnected with common space which strengthening the concept of this co-living community as a whole.

THE RELEVANCE

In this co-living community, those special freelancers can not only use the shared space to make friends with like-minded people but also can enjoy the beauty of nature, relax tired bodies and create more innovative ideas. Besides, they can enjoy their private life. Collaborating in the rational use of architectural space and the combination of nature adds vitality to the public space. Shared facilities and private space planning make life more convenient and achieve the ideal life of a co-living community.

DESIGN BRIEF

Special freelancers are often lonely. They work in their own space for dozens of hours every day. Because of the nature of the work, it is impossible to experience face-toface contact with people. This community design concept is to let these workers "come out" from their own space and have social interaction. There will be a large number of freelancers in the same industry in this community. Through social space, they may meet new partners or confidants. Based on the surround type design, the community provides a perfect public system as the core and the residential area only provides daily sleep and bathing function. Therefore, residents will appear in public places most of the time to increase their emotions and enrich their social activities.

SPATIAL PROGRAM

Convert the shape in design process to solid block. And show the relationship with the site and surrounding buildings.

Add columns under the solid block to support the building and fit the special slope of the site.

Stairs and slabs are set up to connect the height and the lower part of the site.

The arc top is cut to let the sun shine in directly. It can making the interior of the building more bright.

The building block is divided into two floors as the division of public area and private area.

Add stairs and elevators as the passageway between the site and two floors in the building.

The shape of this building refers to the rectangular appearance used in precedent buildings. Plan the spatial layout of the community and reflect the connectivity with the surrounding environment of the site.

The image below shows the specific location of the commuinty. It also shows the surrounding buildings, roads and landscape.

The community was placed on a slope, so filled in and cut in order to fit into the site's topography. As shown in the figure below, the filling and cutting volumes of the building bodies at different location are different.Through modification, the building bodies can be better fitted to the specific terrain.

PRECEDENTS STUDIES GAP HOUSE, SOUTH KOREA

ORIGIN OF THE NAME

This Seoul residential block was designed by local studio Archihood WXY.It looks like a cluster of four buildings, with each facade featuring a gabled profile in just one corner. This four-story building was designed for a plot in Bokjeong-dong by the founders of Archihood WXY. Their aim is to provide student-like accommodation with shared facilities for young professionals. As an area with several universities nearby, the demand for students' studio accommodation has increased significantly in the past few years. Because of its proximity to Seoul, the office works, and the white-collar population has also joined the fanaticism, and has always been a factor in the demand of residential units. In this way, the area has become very crowded with multi-dwelling units, studios and student accommodations.

The gap created by the terrace brings sunlight and natural ventilation into the center of the building, and named the project Gap House. The big "gap" is a courtyard-sharing an open space through an accessible neckline. The front and rear facades gain the advantages of air circulation and natural sunshine from the south through "gap". The smaller scaled ‘Gap’ represents the balconies of the six units. Designed to open up to the outdoor & courtyard, residents can feel nature and communicate with the neighbors. In order to cope with the lack of gardens, designers conceived the building as four house-shaped blocks with long balconies, which formed a vertical passage from the street to the central courtyard.


DESIGN CONCEPT The concept of the Gap house is to support new life style of the young, single demographic household by sharing common spaces such as the living room, kitchen, and dining area. Archihood WXY focused on a design that creates a balance between the common and private spaces deeply considering the ‘share house’ amenity. The balance is coordinated by the outdoor space which is defined to ’The Gap’ – a design which helps bring in nature to the residents and encourage interaction and mingling amongst housemates.

FOR OTHER SOCIAL COMMUNITY The design of this Co-Housing is also suit with other social community. It’s a appropriate type for the community of working freelance. The reasonable allocation of space design makes these freelancers have both their own ‘ small space’ and ‘ big space’, it means that they could find people with their own common lifestyle and topics, for good communication.

DESIGN PROGRESS

The concept of the design is to provide people who live in this co-housing building a sense of belonging and identity so that people can enjoy life in a better way. Here, people can not only share community resources, but also help each other, and share ideas. Different ideas collide together to produce new things. People’s emotional communication is based on the interpersonal relationship generated by all the above factors. The arrangement of the space is based on surround and cluster, it provides a perfect sharing system as the core and the individual space provide residents sleep and wash. In this way, common space would be used better, providing people more opportunities to increase their emotions and enrich their social activities.

There are five different types of social mix in the community. 34 single young people, 5 couples, 5 old people, 3 familes and 3 single-parent families. The co-housing is designed to provide residents living in the community with common life scenes and life experiences. People identify with each other and connect each other's emotions together.

STEP 1:

The diagram shows the relationship between three different functional spaces. Due to Common space occupy the most of area, in this way, it was desiged in the middle of the site, like tree trunk. The other two spaces spread out from Common area.

STEP 2:

The site directly leads to the allocation and utilization of space. In this way, the layout of space is shown above. The shapes of the houses is rectangle, it's similar with the building nearby. It's a better way to integrate into the surrounding environment.

STEP 3:

The levels of each space are designed different in order for the building to better match the terrain. Residents in every space could better enjoy the seaside scenery and broaden the filed of vision.

According to the terrain, the designed space is not in the same horizontal plane, each block represents each different space.

Individual space is closer to the sea than other space. In order to make each space could have a good vision of the coast, so level height of each space varies different. Total individual space is 1330 square meters, it includes four different types of ensuite bathrooms. Residents live here with more intuitive view of the coast. Work space and spiritual room are semiprivate space, Their total area is 450 square meters. Common space is 2720 square meters large, including indoor space and outdoor space. For outdoor space it has 900 square meters car park, approximately 25 vehicles would be parked (35 square meters per parking). It also has 550 square meters garden and 300 square meters playground. There are many places of work and leisure in the community, where residents would not feel bored. In addition to all above functional areas, there are 671 square meters of open space for people to walk around, air circulation and vehicles in and out.

In the central common area, there are three sunken outdoor spaces for parking, garden and playground.

My design intention is to reduce unnecessary decoration. The main colors inside and outside the houses are white and gray, thus highlighting the sense of space in common areas.

Structure

Based on the site of 23&24 is a steep-sloping, sea-facing site, I designed the buildings into two ways of expression in the site in order to make reasonable use of the chosen site. One is arranged along the contour lines of the site, and the other is that the buildings are arranged perpendicular to the contour lines.

Concrete Retaining Wall Blocks

The two main entrances of the community are adjacent to the Westcliff Ct and The Cove Road. The carpark area with 30 parking spaces is located on the northernmost side of the site, next to the Westcliff Ct. The community has paved sidewalks leading from the southernmost side to the northernmost side and various functional space. Energy-saving road lamps are placed next to the sidewalks, and they are usually turned on at night. The roof with sloping roof and flat roof of the house are designed with solar panels facing west to ensure self-sufficiency as much as possible and reduce energy consumption. Residents can rest and entertain in the outdoor green space with sufficient area. There are abundant vegetation and resting benches, which are friendly to the environment.

Precedent Learning Why The Terracotta House? The terracotta house stands like a warm oasis in conversation with its neighbor- Gupta residence. The house exemplifies a relationship between neutral grey concrete and earthy terracotta. Terracotta tiles wrap the façade to mystify the lives within, and create a harmonious world outside with a walkway and lush greens. The residents of this abode are a family of five across three generations, including children and the elders. It can be a good precedent of how to create a place for people of all ages to live together. To make people live together more harmoniously, architects also designed both public areas and individual areas to construct a coliving community.

How to build a structure for all ages? In this case, designers use harmonious color on internal walls to get a balmy attitude. They also designed things for particular group of people. Personal living rooms for elders/playing area for children/Studio for the young.

The flux and difference in lifestyles, activities and daily routines across three generations, brought together seamlessly by the design of the space they live in. How independence and togetherness can co-exist, much like the society we live in. The design attempts to create a space that is universal in its presentation, with layers unfolding as one experiences it.

DESIGN PROCESS

DESIGN BRIEF The community profile is for freelancers. The distinctive point of this group of people is that they didn't have fixed working hours, which usually based on whether they have clients to work with. Some of them work at night to finfish their work on time. In their free time they need space for shearing inspirations in their design or work.

STEP 1 Generate a rough layout of the space considering by the design brief and surrounding neighbourhood, placed it in to the goal site.

The community is made of three different areas. The common space opens 24 hours a day to meet their working requirement and everyday life, which take over 60 percent of the total space.The semi-private space takes over10 percent of the space for those people who have a religious belief. The individual space takes over 30 percent of the space which contain rooms specially designed for elders and children.

Common space has different facilities for different type of freelancers. It also contains gym for people to do exercises and entertainment area for people to relax and socialize with different social mix group. Semi-private space is about spiritual room and work space. This space is provided for people who have a religious Private space gives people their own space.The needs of different social groups are considered in this area. There are totally 39 single rooms(34 young people and 5 old people), 5 couple rooms, 3 single parent family rooms and 3 family rooms .

Design the outline of the community, decide which part is facing the sea to get a sea view and which part is facing the road, that is convenient for vehicles and pedestrian to get into the community .

It also considered about what different group really need in there co-housing. For example, a kid area with a wall scrabble, floor concrete chess, ludo carpet all inject an out-of-the box playful flavor.

In my stage 2 design work, I had all the functional area which showed in the design brief and got exactly number of each rooms. For example, there are 39 single freelancers in our design profile and there should be 39 single rooms for them. The size of each functional area are slightly different from our design brief. That’s because we made the design brief at very beginning of this semester and we didn’t considered much of it’s site in that stage. For example I increase the area of work space and playground so that it can hold 50 people.
