Martinez on a roll
Realtors Association’s Citizen of the Year known for compassion, fighting spirit By Lisa Dunlap Roswell Daily Record

“I am a blue-haired, tattooed roller-derby girl, so I was a little taken aback,” says Jeneva Martinez about being named the 2019 Citizen of the Year by the Roswell Association of Realtors. “Very honored and humbled that I was chosen and thankful for the nomination.”
Filling Jeneva Martinez’s shoes would be pretty difficult for many people, and not just because the footwear is often roller skates. The Roswell Association of Realtors’ 2019 Citizen of the Year, with a banquet in her honor set for April 23, is one of those who fits a lot into a seven-day week, including roller derby bouts and many hours of community volunteerism. Her efforts as an organizer and fundraiser have benefited the Four Paws Pantry, the Roswell Homeless Coalition, the Chaves County Health Council,
the Chaves County Cancer Fund and the Feminine Project, to name a few of the causes she has supported over the years. “I like to start projects and, once I see they are flourishing, I like to move on to something else,” she says. “What else would benefit? What else is heavy on my heart?” The Roswell native and her husband, Matt, have six children, ages 5 to 19, a blended family from both their previous marriages and current one. They started Polar Refrigeration in 2011, a business her husband runs, giving Martinez the ability to focus on her many projects.
“I always find it funny when people refer to me as a housewife,” she said, “because I am far from that.” Right now what occupies every weekend is roller derby. She competes for national rankings with the West Texas Roller Derby team of Lubbock, Texas, part of the Women’s Flat Track Roller Derby Association. Years earlier she organized the Roswell Roller Derby League, a group she still mentors that also serves as a women’s empowerment and support group, she said. In late March, “Drama

Mama,” as she is known by her fellow skaters, received her first professional skating pick from Chaya Skates, which has named her to its 2019 park team. She is also sponsored by Juice Wheels and Mountainside Skate Shop. That she has reached this level, able to perform black flips and front flips off ramps, could be considered extremely fortunate or blessed. After a double mastectomy, she had breast reconstruction surgery using muscle and fat from her abdomen. Serious complications developed, which left her largely immobile and confined to a wheelchair for about six months, she said, with a physician telling her that she would be never be able
to get out of bed by herself or do a sit-up again. “It was kind of the same with everything in my life,” she said. “If someone says I can’t do something, I am going to try even harder.” That was the same determination that allowed her to earn an associate’s degree with honors years after having dropped out of high school when she became pregnant at 16. She says the roller skating, resumed at age 32 after having lost interest in it after middle school, was meant to be a way to get physically active again, to combat depression and weight gain, and to relieve anxiety. “But it has turned into something else, far beyond what I ever expected,” she said, adding that being part of Team Chaya will give her “a platform to talk about things that I have been through, like the breast cancer and the
homelessness and what it means to be part of a community.” While Martinez has never been homeless herself, her lifelong compassion for those who don’t have a voice, something she gained from parents who were youth ministers and educators, led her to take on the issue in Roswell after she and her family befriended a couple who had nowhere to live. The Martinez clan would take them food, help them during times of illness and let them use their address for their mail. It prompted her to urge city residents to do something to address the issue, which eventually lead to the formation of the Roswell Homeless Coalition nonprofit, which now runs a women’s and men’s shelter. She has been the coalition’s board president and continues to serve as

Local housing sales, prices continue to increase By Lisa Dunlap Roswell Daily Record It’s a seller’s market now in the Roswell area when it comes to homes and condominiums, according to Dan Coleman, current president of the board of directors of the Roswell Association of Realtors. Several factors are tipping the scale toward those looking to sell. These include a stable economy, rising average prices, a relatively small number of housing units on the market and a housing shortage being experienced in Eddy and Lea counties. “Right now we have 200 active listings in the market,” said Coleman, who also is a sales manager and broker with Berkshire Hathaway HomeServices Enchanted Lands Realtors. “Several years ago, it
was easily double.” For the first three months of 2019, 143 single-family homes sold, with 93 residential sales pending by March 31, according to data provided by Coleman from the Roswell Multiple Listing Service. The average sales price for the first quarter was $155,727. For the 12-month period of April 1, 2018 to March 31, 2019, 629 home sales were recorded and 105 sales were pending. Average sales price was $151,319. Those figures compare to nine units sold in Chaves County for the first quarter of 2018, with an average sales price of $111,000, according to the Realtors Association of New Mexico. For the entire year of 2018, the state association indicates, there were 509 homes and condominiums sold for an
average price of $137,000. Coleman said he tells sellers every day that now is a good time to place their properties on the market. “There is not a lot of inventory,” he said. “Therefore the inventory that is out there, as long as it is ready and priced right, it tends to move pretty quickly. ... But even though it is a seller’s market, that’s kind of good for the buyers because the properties that are on the market are priced well and ready to sell because the sellers know that there are buyers that are ready, willing and able.” He said another important factor brokers and agents use to gauge the market is the days on the market. The Multiple Listing Service data indicates 43 homes or condominiums out of the 143 total sold during the first three months of 2019 were purchased within 60 days of listing. For the 12-month period ended March 31, 182 homes out of 629 sold were purchased within 60 days. He added that people are projecting a stronger market as the year proceeds. “We are hearing and being told that the market is only going to get better,” Coleman said. “There

Prices could go up, he said, if the housing shortages in Hobbs, Carlsbad and Artesia prompt people to buy homes in Roswell or relocate their businesses here. While there are home

builders in the area, he said, most are not developing new subdivisions because of the costs involved, but instead are building homes on available lots in established subdivisions. “If someone out there has a notion of starting a subdivision, we need it. We have builders who can fill it up,” he said. The New Mexico Realtors Association announced in January that 2018 was a
record-setting year for housing sales. Last year, there were 32,006 homes and condos sold statewide, compared to 22,221 in 2017. In 2006 during the housing and financial markets crisis, total sales for the year were 13,302. The median price statewide for 2018 was $200,000. It was $190,900 in 2017. William ‘Bill’ Davis is Roswell Realtor of the Year
Submitted
William “Bill” Davis was named Realtor of the Year by the Roswell Association of Realtors during a February ceremony at the Hi-Q Venue. Davis’ work ethic, according to colleagues, is so strong that he has been lovingly called a “workaholic” — as well as a tireless entrepreneur and a visionary. Years ago, as Davis began his entrepreneurial ventures, he concurrently built his first business while completing his Bachelor of Science degree in Business Management — with a minor in Real Estate — from Arizona State University. Following in the footsteps of his father-in-law he worked in the dairy

farm business, first on a small farm in Arizona and later building a larger farm in New Mexico. As his business acument grew, so did the size of his ventures. He expanded the New Mexico dairy business to include partnership interests in two additional dairies, with over 10,000 cows, 50 employees and $20 million annually under his management. During his 30 years in the dairy business, he also poured himself into participation in local, state and national professional associations. He was the chairman of the United Way Ag Division; a founding board member of Dairy Producers of New Mexico; a founding board member of Select Milk Producers Co-op; and was appointed by two different governors
to the New Mexico Livestock Board, completing eight years of service on that board. In 2005, he made the difficult decision to leave the dairy business and enter into real estate. Within a few short months, he came to realize he did not miss waking up at 4 a.m. to fix frozen pipes, birth calves or fill in for absent milk-men. He knew, almost immediately, that real estate was what he wanted to do for the rest of his working life. Davis hit the ground running in real estate — in his rookie year, his sales production was $13 million, and he has consistently sold as much each year since.

Beth Smith is Realtors Association Rookie of the Year
Submitted
Beth Smith was named Rookie of the Year by the Roswell Association of Realtors during a February ceremony at the Hi-Q Venue. “There were some great rookies this year and to be voted Rookie of the Year was quite an honor!” Smith said later. Smith was a paralegal with a local law firm for years before earning her Bachelor’s Degree in Education and becoming a teacher with the Roswell Independent School District. While she was teaching, she continued her education and earned a Master’s Degree in Administration, after which she went to work for Valley Christian Academy as Principal. From there, Beth moved to Albuquerque and
worked for the Rio Rancho School District as a teacher and assistant principal. She returned to Roswell and opened a daycare for a couple of years — then became a full-time Treatment Foster Parent, a fulfilling role she continues to this day. Her sales career began with selling Thirty-One Gifts — to give her an opportunity to get out of the house. She excelled at it and had a successful business for many years. Smith decided that if she could sell Thirty-One Gifts she could sell houses, so she became a realtor. She started working for Century 21 in June 2017 and has enjoyed working as a realtor. She is still a realtor with Century 21, but also went back to the education field in October 2018, teach-
ing fifth grade at Military Heights. Smith has always been known as a hard worker. Smith was born in Boulder, Colorado, the youngest of five children, then lived in Archbold, Ohio until she was nine, before moving to Roswell. She attended both Roswell and Goddard high schools, graduating from Goddard in 1987. Smith attended West Texas State University in Canyon, Texas on a music scholarship, later returning to Roswell. She and her husband Joe have two adult daughters and two sons-in-law, and six grandchildren. When not working, Smith enjoys watching her grandkids play sports, spending time with family and traveling.

one of its directors, coordinating its major fundraising events. Feeling that effort is well on its way, her volunteerism is now focused on organizing a major health exposition on Aug. 3 for the Chaves County Health Council, one that will not just provide information but also is intended to gather confidential data to be used to meet health needs in the area and to offer services and screenings. This project draws on her background as a medical assistant and a New Mexico Department of Health school-based health advisor for nine years. “Instead of having multiple health fairs throughout the year, (we’re) having one really cohesive health fair before school starts,” she said. “We are really focusing on wellness as a whole.” Martinez “has a wonderful vision of a huge health and wellness event that
2 0 1 9 A m e r i c a n H o m e W ee k allows those who don’t have access to health care to get much-needed health screenings, such as blood pressure, cholesterol and even mammograms,” said Jennifer Smith, coordinator for the Chaves County Health County. “She has the entire health council excited for the Health Expo and all it will do for our community. Jeneva is a huge asset to the health council and has done a lot to help us in our growth.” Martinez’s accomplishments caught the eye of an author and anthologist, Karen Kennedy, who invited her to contribute a chapter to the book “You’re Never Too Old To:” published recently through Amazon. Martinez collaborated with local freelancer Curtis Michaels to write the book’s third chapter on inspiring others and chasing dreams. She is planning to sign copies at the Realtors Association luncheon, as well as at other events locally and in the state. The Realtors group, formed in 1947, created the Citizen of the Year Award many years ago to
recognize a person who has made a difference for others and gives back to the community, said current President Dan Coleman. “Jeneva is a breast cancer survivor, co-founder of the Roswell Homeless Coalition, author, and brought roller derby to Roswell,” he said. “Her strength in adversity is inspiring. The work that she’s put into the homeless community and her efforts to give them a voice are life-changing. Her book is encouraging. Her involvement and contributions are extensive and never-ending. We are all blessed to have Jeneva as a part of our All-American City.” For information about the April 23 Citizen of the Year banquet, including tickets, contact the Roswell Association of Realtors, 575-622-4726. Purkey is president-elect of the Roswell Association of Realtors
Roswell Daily Record
Esther Purkey, president-elect of the Roswell Association of Realtors, moved to Roswell from the Dallas-Fort Worth Metroplex more than 13 years ago with her husband and youngest child. “I love the slower pace of a small town and do not miss big city living at all,” Purkey recently stated in an email. In addition to the pace of a small town, the move to Roswell offered another advantage — the opportunity to work as a Realtor, something Purkey hadn’t had the chance to pursue previously. “I became a Realtor a little over 10 years ago and have loved every minute,” Purkey
said. Purkey has been a top producer most of her career. She has previously served on the board of directors of the Roswell Association of Realtors, as president-elect and president in 2014-2015. “It brings me pleasure to know that I helped someone find a place they can call home, or to sell their home as quickly as possible,” Purkey said, in reference to the satisfaction she derives from her work. Purkey believes everyone needs a safe place to live and is currently working on starting a nonprofit that will help with that. The goal is to assist the handicapped, disabled and the
elderly — and families with young children — by helping with emergency repairs or making the home handicap-accessible. She is looking for volunteer contractors, workers, board members — anyone interested in helping out with materials, money, time and labor. Purkey has three children, two sons and a daughter, and four grandchildren between the ages of two and six — three boys and a girl. She lives in the country and has a horse and a pony — along with 17 chickens, three dogs, a cat and a duck. Her hobbies are pottery, reading — and her grandchildren, who all live here. She also serves on the Praise Team at her church.

Outdoor improvements that boost a home’s value
Metro Creative Services
Whether home improvement projects are designed to improve the interior or exterior of a house, focusing on renovations that make the most financial sense can benefit homeowners in the long run. The right renovations can be assets if and when homeowners decide to sell their homes. So how does one get started? First and foremost, speak to a local real estate agent who is knowledgeable about trends in the community. While a swimming pool may be something coveted in one area, it may impede sales in another. It also helps to study generalized trends and data from various home improvement industry analysts to guide upcoming projects. The following outdoor projects are just a few renovations that tend to add value. • Fire pit: A fire pit is a
• Deck: Deck can be as valuable as patios. A deck is another outdoor space that can be used for entertaining, dining and more. Remodeling magazine’s 2018 “Cost vs. Value” report indicates that an $11,000 deck can add about $9,000 in resale value to the home, recouping around 82 percent of the project’s costs. • Door update: Improve curb appeal with a new, high-end front door and garage doors. If that’s too expensive, a good cleaning and new coat of paint can make an old door look brand new. These easy fixes can improve a home’s look instantly. • New landscaping: The National Association of Realtors says an outdoor makeover that includes well-thought out landscaping can net 105 percent ROI. Installing a walkway, adding stone planters, mulching, and planting shrubs are ideas to consider.
great place to gather most months of the year. Bob Vila and CBS news report that a fire pit realizes a 78 percent return on investment, or ROI. • Outdoor kitchen: Many buyers are looking to utilize their yards as an extension of interior living areas. Cooking, dining and even watching TV outdoors is increasingly popular. Outdoor living areas can be custom designed and built. In addition, prefabricated modular units that require a much smaller commitment of time and money are available. • Patio: Homeowners who do not already have a patio will find that adding one can increase a home’s value. Patios help a home look neat, add useable space and may help a home to sell quickly. The experts at Space Wise, a division of Extra Space Storage, say that refinishing, repairing and building a new patio offers strong ROI.

Getting the best mortgage deal Saving up for your first home
Metro Creative Services
Few people are able to walk into a home, like what they see and then pay for a house in cash. In the vast majority of home purchases, mortgages make the dream of home ownership a reality. Getting a mortgage requires research and some preparation on the part of borrowers if they hope to get the friendliest terms possible. Homes are substantial, decades-long investments, so it’s smart to shop around to find the best rates and lenders available. These tips can make the process of applying and getting a mortgage go smoothly, and may even help borrowers save some money. • Learn your credit score. Your credit score will be a factor in determining just how much
bargaining power you have for lower interest rates on mortgage loans, according to the financial resource NerdWallet. The higher the credit score, the better. Well before shopping for a mortgage, manage your debt, paying it off if possible, and fix any black marks or mistakes on your credit report. • Investigate various lenders. The Federal Trade Commission says to get information from various sources, whether they are commercial banks, mortgage companies, credit unions, or thrift institutions. Each is likely to quote different rates and prices, and the amount they’re willing to lend you may vary as well. Investigating various lenders can help you rest easy knowing you got the best rate for you. Lenders may charge additional fees that can drive up the overall
costs associated with getting a mortgage. Compare these fees as well so you can be sure you get the best deal. • Consider a mortgage broker. Mortgage brokers will serve as the middle person in the transaction. A broker’s access to several different lenders can translate into a greater array of loan products and terms from which to choose. • Learn about rates. Become informed of the rate trends in your area. Lower rates translate into significant savings amounts per month and over the life of the loan. Rate may be fixed, though some are adjustable-rate mortgages (also called a variable or floating rate). Each has its advantages and disadvantages, and a financial consultant can

Home ownership is a dream for people across the globe. Many people save for years before buying their first homes, squirreling away every dollar they can with the hopes they can one day become homeowners. But thanks to factors beyond their control, even the most devoted savers can sometimes feel like their dream of home ownership may never come true. According to the Pew Research Center, American workers’ paychecks are larger than they were 40 years ago, but their purchasing power is essentially the same. Things aren’t much different in Canada, where analysis from Statistics Canada and the Bank of Canada has shown that, since 2015, wage growth in Canada has been weaker than in the United States. Various challenges can make it difficult to buy a home. However, some sim-

grocery shopper. Another great way to save more money is to alter something you already do each month: grocery shopping. If you haven’t already, sign up for discount clubs at your local grocer. This is a largely effortless way for shoppers, especially those buying food for families, to save considerable amounts of money. Shopping sales at competing grocery stores also can save money. • Dine in more often. The U.S. Department of Agriculture says that Americans spend, on average, 6 percent of their household budgets on food. However, the USDA also notes that Americans spend 5 percent of their disposable income on dining out. If these figures mirror your spending habits, you can nearly cut your food spending in half by dining out less frequently. That might be a sacrifice for foodies, but it can get you that much closer to buying your own home.

ple strategies can help prospective home buyers build their savings as they move closer to the day when they can call themselves “homeowners.” • Determine where your money is going. If you’re finding it hard to grow your savings, audit your monthly expenses to determine where your money is going. Using exclusively debit or credit cards can simplify this process, as all you need to do is log into your accounts and see how your money was spent over a given period. If you routinely use cash to pay for items, even just to buy coffee on the way to work, keep a notepad handy so you can jot down each expense. Do this for a month and then examine how you spent your money. Chances are you will see various ways to save, and you can then redirect that money into your savings account. • Become a more savvy

Why it’s smart to have a smart home A few home trends to consider Metro Creative Services
Metro Creative Services Home design and real estate trends come and go, but once in awhile certain concepts exhibit considerable staying power. Staying abreast of what’s hot and what’s not can be a bit overwhelming. This list breaks down some of the trends that have made a splash and figure to be around for some time. 1. Open concept spaces: Watch the DIY Network or HGTV and you’ll quickly understand that open floor plans remain highly coveted. Many modern, newly built homes have a large multi-purpose area that blurs the borders of the kitchen, dining area and family room. These homes make it easy to entertain and keep an eye on youngsters. 2. Patterned fabrics and upholstery: Solids will always have their place in home decor, but patterned furnishings are making a name for themselves as well. Today’s homeowners are not afraid to experiment with geometric and floral patterns alongside neutral colors to showcase their personalities, advises the real estate industry resource The Lighter Side of Real Estate. 3. Farmhouse chic: Many people want the ambiance of a rustic, antique farmhouse even if they live miles away from the country. Reclaimed wood on the walls, exposed beams,
eclectic accessories, and a big wood table in the dining room are hallmarks of farmhouse style. This is a fun design trend that can be personalized for cozy appeal. 4. Hidden appliances: Making appliances disappear into the background is a growing trend. This is achieved with products that blend in with or are hidden behind cabinetry. 5. Row homes: Popularized in the 19th century and then again in the 1960s and 1980s, townhouses are making another comeback. Townhomes made up about 12.4 percent of all new construction in the single-family home market last year, according to data from the U.S. Census Bureau. According to a Realtor.com® survey released in October 2017, townhouses were the most popular form of housing after single-family homes. They were especially popular among millennial buyers, about one-third of whom planned to purchase a townhouse in 2017. 6. Multigenerational homes: Buyers between the ages of 53 and 62 are increasingly looking at homes that can accommodate children older than 18, with a room or apartment available to care for an aging parent, states the National Association of Realtors.
Devices are everywhere. According to a recent visual networking index forecast from Cisco, by 2021, there will be four networked devices and connections per person across the globe. Those figures are even greater in North America, where Cisco estimates each person will have 13 networked devices and connections by 2021. With all those devices, it’s no surprise that a greater number of people are embracing the smart home movement. Those who have yet to jump on the bandwagon can benefit from learning more about smart homes and why it’s intelligent to have a smart home. What is a smart home? According to SmartHomeUSA. com, the term “smart home” is commonly used to define residences in which appliances, lighting, heating and cooling units, televisions, computers, entertainment systems, and security systems are capable of

discuss what might be in your best interest. • Discuss points with your financial advisor and lender. Some lenders allow you to pay points in advance, which will lower the interest rate. Get points quoted in dollar amounts so they’ll be easier to compare. If you’re unfamiliar with points, discuss the concept with your financial advisor. The vast majority of homeowners secured a mortgage to purchase their homes. Learning about the mortgage process can help new buyers navigate these sometimes tricky financial waters.
communicating with one another. Each of these components can be controlled remotely, typically via a smartphone. Why is it smart to have a smart home? The benefits of a smart home are numerous, and will likely only multiply as people utilize more devices. • Time: A recent joint survey from CNET and Coldwell Banker found that 57 percent of Americans say that smart home technology saves them an average of 30 minutes per day. That’s an especially beneficial advantage for busy parents and/or professionals who find it difficult to juggle all of their daily responsibilities. • Money: Another benefit to smart homes is their cost savings. Because devices can be controlled remotely, smart home owners can adjust the temperatures on their heating and cooling units while away from home. That means they can arrive home each night to a comfortable home without having
to run their HVAC systems all day while no one was home. In fact, the CNET/Coldwell Banker survey found 45 percent of Americans say that smart home products save them an average of $98.30 each month. • Investment: Whether you’re a developer or a single-family homeowner, real estate is an investment. Making a home as appealing to prospective buyers as possible is a great way to get a better return on your real estate investment. The CNET/Coldwell Banker survey found that 81 percent of buyers would be more likely to buy a home if smart home products were already installed. That can make the market for your home more competitive, ultimately earning you more money at resale. Smart homes are both the present and the future. Homeowners who want to make their homes more livable today and more marketable tomorrow should consider investing in smart home products.
