Why Sustainable Design Is Important According to the US Green Building Council, buildings are one of the top consumers of natural resources. Buildings account for a detrimental portion of the greenhouse gas emissions that affect climate change. In the U.S., buildings account for: 38% of all CO2 emissions 73% of electricity consumption
Compared to the average commercial building, the LEED Gold buildings in the General Services Administration’s portfolio generally: Consume 25% less energy Consume 11% less water
27% higher occupant satisfaction 34% lower greenhouse gas emissions
Have 19% lower maintenance costs
Conserve resources, save energy & minimize waste
Create environments that promote wellbeing, health, & satisfaction
Reduce emissions, protect the environment, & secure a future

LEED Prerequisite & Credits
7
STORAGE & COLLECTION OF MATERIALS INTENT This prerequisite involves reduce, reuse, and recycle services and education for decreasing the burden of landfills that is from the waste generated by building occupants and to conserve natural resources for a sustainable future.
HOW IS THIS ACHIEVED AT NEXT? This prerequisite is achieved in the NEXT project by educating about and promoting reduce, reuse, recycle behavior through easily readable graphics and clear locations of waste drop offs. For example, the Victor2 from Steelcase makes recycling easy and convienient within the office, and maintains a suitable aesthetic for the design.
REQUIREMENTS -Establish dedicated recycling areas where recyclable and waste materials can be collected and stored. -This includes mixed paper, corrugated cardboard, glass, plastics, and metals.
8
LONG-TERM COMMITMENT INTENT The intent of this credit is as a designer to plan choices that will conserve resources and reduce environmental impact throughout all parts of the design process and implementation.
HOW IS THIS ACHIEVED AT NEXT? This credit is acheived by establishing a mutual agreement with the client to accept a 10 year committment at the location. Prividing the full facts and maintaining transparency is key.
REQUIREMENTS -The occupant must make a commitement of 10 years at the location (1 point)
9
INTERIORS LIFE-CYCLE IMPACT REDUCTION INTENT The intent of this credit is as a designer to plan choices that involve adaptive reuse and optimize the environmental performance of products and materials.
HOW IS THIS ACHIEVED AT NEXT? This credit is acheived at NEXT by choosing products that embrace detachability and dissembly, meaning there is more flexibility in the structure of the office. One product to highlight from the selections is the Post & Beam system offered by Steelcase. This is an office architectural framework that allows you to configure a range of work environments from open, to enclosed, to partitions that can be written on.
REQUIREMENTS Option 2. Design for Flexibility and Disassembly (2 points) -Specify elements that facilitate space flexibility and disassembly of components -Incorporate 2 or more product category strategies, with each meeting 50% demountable
10
ENVIRONMENTAL PRODUCT DECLARATIONS INTENT The intent of this credit as a designer is to seek producs that declare and are assesed as environmentally, economically, and socially life-cycle impactful.
HOW IS THIS ACHIEVED AT NEXT? This credit is acheived at NEXT by selecting products that achieve high marks on life-cycle assessments conducted by thrid-party cerfitiers. For example, Tarkett “Cartography” Carpet Tile is a product that has acheived CRI Green Label Plus GLP0820, NSF/ANSI Platinum Certification for NSF/ANSI 140, Cradle to Cradle® Silver, and is 57% recycled material. This is one of the many product selections with certifications like this. View more in the Materials & Finishes Selections Section.
REQUIREMENTS Option 1. Environmental Product Declaration (EPD) (1 point) -Use at least 10 different permanently installed products sourced from at least 3 different manufacturers that meet life-cycle assessment and environmental product declarations.
11
SOURCING OF RAW MATERIALS INTENT The intent of this credit as a designer is to select products and materials that are environmentally, economically, and socially life-cycle impactful.
HOW IS THIS ACHIEVED AT NEXT? This credit is acheived at NEXT by conducting thorogh analysis of product selection and seeking credible information that states the responsible sourcing of materials by manufaturers. For example, upon further research about “Shade” Wood Flooring by Tarkett, we can find that it is 94% Natural Wood, of which the raw and semifinished wood products are obtained from FSC or PEFC certified sources, and the product is Cradle to Cradle® Silver.
REQUIREMENTS Specify products from at least 5 manufacturers that meet at least 1 of the responsible sourcing and extraction for at least 30%, by cost, of the total value of permanently installed building products in the project (2 points).
12
MATERIAL INGREDIENTS INTENT The intent of this credit as a designer is to select products for which the chemical ingredients in the product are inventoried using an accepted methodology and verified to minimize harmful substances.
HOW IS THIS ACHIEVED AT NEXT? This credit is acheived at NEXT by being selective in the process of choosing only mateials and finishes that disclose a detailed material ingredient reporting of their products. For the health and saftey of building occupants as well as the carbon footprint of the building, it is important to be informed about material ingredients and this is the responsibility of the designer.
REQUIREMENTS Option 1. Material Ingredient Reporting (1 point) -Use at least 10 different permanently installed products from at least three different manufacturers that demonstrate the chemical inventory of the product to at least 0.1% (1000 ppm).
13
CONSTRUCTION & DEMOLITION WASTE MANAGEMENT INTENT The intent of this credit as a designer is to reduce construction and demolition waste disposed of in landfills and incineration facilities by reusing, recovering, and recycling materials, and conserving resources for future generations.
HOW IS THIS ACHIEVED AT NEXT? This credit is achieved at NEXT by identifying methods for reducing waste during project design and construction. The plan also establishes the diversion goals and strategies for the project.During construction, waste is minimized by recycling renovation and demolition debris as well as by using waste-minimizing construction techniques. All materials are tracked from start to finish to determine the projectʼs total waste generation.
REQUIREMENTS Develop and implement a Waste Management Plan that plans for waste prevention and diversion. -Divert 50% of construction and demolition materials from landfills and incineration facilities. (1 pt) -Generate less than 7.5 lbs./ft2 (37.5 kg/m2) of waste. (2 pts)
