Phase 1: Mobilize (2022)

Phase 2: Merge (2025)

Phase 3: Magnify (2028)

Miamorphosis links the bustling Design District in the north with Downtown in the south. The three phases of Mobilize, Merge, and Magnify will ensure the that Midtown is transformed from an overlooked gem to the pride of the city for both current and future inhabitants.

Phase 1- The most obvious and significant markers of this phase are the Sunrise Building and Spark Tower to mobilize residential and commercial activity, along with Tuttle Plaza Station that catalyzes the whole development. Additionally, preserving the collection of the Nader Latin American Art Museum in the new cultural building and the adaptive reuse of the future Cocoon Makerspace shows current residents that they can have faith in the development

Phase 2 – Many facets go in which increase the livability of the site including restaurants, fitness centers, and additional parking. Most importantly though, is Paseo Mayor which is the woonerf that merges the site together. Additionally, there are buildings that push for the fusion of existing and new residents, including the Wade Language Institute and Trade School that ensure that all can communicate and pursue their economic goals.

Linking the site with Miami’s other green spaces positions our design as an ecological central point.

A nexus for the surrounding area, the site’s development means that it is a blend of its neighbors’ characteristics.

Metamorphing Miami:

Pushing on the levers of residential, commercial, and community growth in an intentional manner creates sustainable and harmonic progress Brought to the site by the gorgeous Wynwood Walls, JORDAN stays at the CASA DE LOS PELICANOS, the boutique hotel of choice for tourists in Wynwood. On his way back from a day of exploring, he stops to grab a drink at a bar and watch live music in TUTTLE PLAZA.

Mobilize will capture the intrinsic potential of a new mass transit stop by harnessing the newly generated commercial activity and residential demand and the tax incentives that accompany it.

Merge focuses on channeling the change begun in Mobilize into mixed-use developments that benefit both new residents as well as existing ones to ensure that all benefit from the transformation.

Magnify allows for the full realization of the transformation. With additional density being constructed, the impact of the development will be amplified even further as more people live and work, continuing to propel Midtown forward

MIA, RAFAEL, and their daughter CECILIA love the museums and places to play on weekends. The family is grateful that CECILIA, who has autism, will still be able to go to ADE (THE ASSOCIATION FOR THE DEVELOPMENT OF THE EXCEPTIONAL) a non-profit devoted to helping those on the spectrum that is located on the site which will be getting a renovated office.

A resident of Edgewater his entire life, CARLOS loves the new senior living space in PRISM PLACE and is thrilled that his favorite domino spot in the park has been renovated so he can play with his friends. An up-and-coming young professional, MARIA loves living in SPARK TOWER and being able to walk across the street to her work in THE SUNRISE BUILDING and then going to the LA COCINA to try some of the food incubator’s latest delectable Cuban culinary creations for dinner.

1. It drastically increases how well the scheme functions as a multi-modal space, especially increasing the hierarchy of pedestrians and reducing car traffic through the site. 2. Ensuring that the crossing on 27th Street remained in-tact is vital for efficient movement across the site. One of the strategies also involved aligning NE 1st Avenue which allows for an enhanced connection between Wynwood and Midtown. 3. Finally, the woonerf helps to activate the buildings that border it, which include several retail installations and community-focused buildings.

“Miamorphosis’s success lies with its focus on responsive design, both architecturally and financially. Ensuring that the plans identify gaps in what the community needs and what is currently available and filling those in a sensitive and equitable manner will result in a development that is vibrant and buzzing with life while being economically profitable.”

Rezoning from the existing NRD-1 to a RTZ allows for heigher densities and more efficient development.

NE 2nd Ave

Phase 3 – Phase III magnifies impact by increasing its scope. With the attention of Miami and more focused on the developments happening in Midtown, greater density allows for the capturing of the value that Miamorphosis has created in the area.
