Part of said premises was held nuder lease, elated 30th October, 1810, made by Leonard Dobbin to John Ross, for thr ee lives renewable for ever, at th e yearly rent of £7 sterling, payable half-yearly, on every 1st clay of May and 1st chy of NoYembcr.
This portion of the premises is therein clcscribccl as ALL THAT AND TH OSE, _thc mcssuago, gard en, and premises, situate 011the south -east side of Castle street, in the City of Armagh, containing in front to Castle street aforesaid, 20 feet, iu rcro, ,!Q feet 5 inches, and in depth from front to rere 011 the west side, 105 feet, and 011the east side, 124 feet 10 inches, as heretofore laid off for the said J JohnRoss, be the said several aclmeasuromcuts more or less ; and
,,hi ch premises are bounded 011the east by a tenement now in the possession of J ohn Hants on th e west by one other tenement set by th e said Leonard Dobbin to Robert O'Neill; on the north by Castle street aforesaid; and 011the south by a garden belonging to i\1r. Edward Carroll, and as by a map or a plan of said premises hereunto annexed and signed by the respectirn·pa rties hereto will more fully appo,,r . his heirs aucl assigns, full and free liberty for such person or persons as, are , or shall become tenants to th e said Leonard Dobbin, his heirs or assigns, for the immediate adjoining lots of ground east and west of the said hereby clemisecl premises, to rest timber upon, build against, aucl be entitl ed unto one full half of the eastern gables of the dwelling-house lat ely built, or hereafter at any time to be built 011the front of said hereby demised premises by the said John Ross, he, th e said J ohn Ross, his heirn or assigns,~being first paid by such tenant or tenants one full half of the not expense of building such eastern gable from the foU11d atio11th ereof, the amount (or quant um) of such expense to be left to th e decision and award of two experienced architects or stone masons of characte r, ancl respectively one to be chosen by each party, and approved of by the saicl Leonard Dobbin, his heirs or assigns, whose decision or award 011th e premises in this respect is to be final, binding, and conclusive to all partie s concerned. Said lease contains the usual proviso for cJistress and re-entry, in consequence of non-payment of said rent. Covenant for payment of said rent; Auel said indenture also contains a covenant for perpetual renewal of the said premises 011payment of th e sum of £3 10s. 011the fall of each life, provided that the life or lives to be added shall be one of the Royal Family of Great Britain and Ir ehind then resident th erein,

The rest of th e premises was held under lease of 23rd clay of April, 1828, from Leonard Dobbin, junior to John Ross, at the yearly rent of £ 19 7s. Scl. sterling, payable half -yearly, 011every 1st day of i\Iay and 1st day of ~o, cmher . 'rhis portion of the premises is described as ALL THAT AJ.'-l D THO SE, the messuage, tenements, ancl gardens, situate 011the south side of Castle street, in the City of Armagh, ancl now laid off for said John Ross, cont aining in front to Castle street aforesaid, 81 feet, in rere, 125 feet, and 40 feet front to rere, :1t one side, 185 feet , ,it th e other si,lc, 138 feet ; bounded 011 the south partl y by J ames Close's tenement and partly by Mr Carroll's garden; 011the north hy Castle street aforesaid ; on th e west by John Ross's tenement ; and on the south by anoth er of J ames Close tenement s, cont aining the arlmoasnrcmcnt, me,wcd and bounded as by a map or survey of said premis es in the margin thereof, tra ced and signed by th e respective parties th ereto more fnlly appoarn ; excepting and al ways reserving out of this present demise unto the representat ives of Dr . Byrne, all such aucl the _like right of passage as is given or demised in or by their lease from said Leonard Dobbin of other tenements in Castle street aforesaid; and always excepting and reserving unto the said Leonard Dobbin, his heirn and ·assigns, all mines, mineral s, aucl quarries of lime, coal,

The entire of the premises mentioned in said two leases are now held under a consolidatecl indentW'e of fee-farm grant , dated the 30th day of April, 1858, made between Leonard Dobbin to Thomas Andrew Ross, made in pW'suance of the provisions of the Renewable Leasehold Conversion Act; and the covenants contained in the two several indentw·es of lease, dated 30th October, 1810, aud the 23rd day of April, 1828, at the yearly rent of £ 26 6s. 4d. sterling, payable hnlf-yearly, on every 1st May and 1st November; said grant contains the usunl proviso for distress in case the rent in an ear for 21 days. Covenants to pay rent, keep the premises in repair, and for quiet enjoyment. The covenants to builcl, contained in the lease of the 23rd April, 1828, are omitted from the fee-farm grant .
