WELCOME TO THE 2021/22 ISSUE OF ACORN LIFE It is my great pleasure to welcome you to the latest issue of Acorn Life after what has been for all of us, a very different year to the one we were expecting. Like everyone, we have navigated the challenges of lockdown and adapted to different ways of living and working. We stood on our doorsteps and applauded our amazing NHS and Key Workers for the outstanding work they’ve done and continue to do. Thank you, we are forever grateful. As a business we were able to act quickly and put appropriate processes in place to allow the construction of our developments to continue and fortunate enough to keep the rest of the business operating remotely. As ever, the Acorn family has demonstrated outstanding dedication, passion and teamwork. Spending so much more time at home has shown how important our home environment really is to us and we have seen clear evidence of people searching for a lifestyle change with unprecedented demand for homes in more coastal and rural locations with plenty of access to outside space. Aside from the pandemic, we’re all very aware of the impact housing has on climate change and with homes accounting for 18% of the United Kingdom’s CO2 emissions, we are constantly reviewing the design and construction of our homes, and indeed the way our buyers occupy them. Acorn already exceeds industry carbon standards, but to further improve, we are pleased to announce the launch of our own Acorn Green initiative which is a proactive approach within Acorn to continue reducing our carbon emissions. CONSTRUCTION CHALLENGES From former factories and historic buildings to waterside locations, Dave Gittins and his team are not afraid of challenging developments and delivering complex construction projects. Not one to shy away from a challenge, Dave Gittins our Regional Construction Director and his team have a proven track record of delivering complex construction projects. Their vast experience and specialist skill set along with a flexible approach to planning and problem solving, enables them to successfully deliver bespoke solutions for demanding schemes to maximise a site’s full potential. Here are a few the Bristol team have been working on. Brandon Yard, located on Bristol’s Floating Harbour opposite the SS Great Britain, was a regeneration project that involved the careful restoration and conversion of two Grade II listed buildings, as well as the creation of a six-storey new build apartment block on a former Gasworks industrial site. Derelict for over 40 years, the listed buildings - which were originally constructed in the early 19th century, were at risk of collapse. So our design and construction team had to carefully stabilise, dismantle and reconstruct elements which involved the removal of support steels within the buildings and an installation of piling and new steel frames for the retention of the existing Grade II listed facades. Many challenges were also posed logistically on this project, as the site was tightly positioned along a popular harbour walk regularly used by the public which meant there was limited space for storage of materials and therefore prudent planning for management of deliveries was required. Eventually site access had to instead be created by removing an existing listed wall, involving collaboration with the local conservation officer.

Brooks Dye Works is a key regeneration site in St Werburghs, Bristol. The former Brooks Laundry dates back to the 19th century when the site was used by Brooks Dyers and Cleaners. However, when Acorn took on the project - the derelict buildings were unsafe and required demolition, but the iconic landmark chimney was to be retained. There was significant contamination due to the previous industrial use and the site required extensive remediation for groundworks to proceed. The site was also a risk for unexploded ordnance, so the team had to work carefully with UXO specialists under a watching brief. It’s safe to say that this was one of our most interesting development projects so far! The Old Printworks in Frome required demolition of the existing print works and presented interesting challenges due to being located on the former Butler, Tanner & Dennis site; one of Britain’s foremost colour printers. The site was part landfill, so extensive land remediation and ground stabilisation techniques were essential to clear the site. We also had to de-commission and remove an existing substation, as well as undertake major foul sewer diversions and re-route major high voltage and take overhead cables underground. Slope stabilisation was needed at the southern edge of site, where it was subject to falling into the River Frome and with the river there were naturally many ecological factors to consider too, including creating a new riverside walk.

It may be listed, it might have had a fascinating former use, or it could be brimming with original features such as period fireplaces, cornicing or beautiful brickwork. Julian Hampson is Acorn’s Group Design Director with an eye for detail and blending the old with the new. “We believe that these qualities are an asset and must be brought to the fore,” he says. “These characterful features take on a different status when they are framed by stylish, modern design.” Acorn’s properties are developed to the highest specification. Think generous living spaces, underfloor heating, clever lighting control and striking design, married with the latest ecofriendly features. “We find that our contemporary approach to design sets off the historic charm of a building. We

take great pride in considering each property individually, looking at its merits and taking a unique approach to each one.” Among Acorn’s recent projects is The Links at Rest Bay in Porthcawl, South Wales. Originally built as a specialist convalescent hotel, “The Rest” as it was known back then, first opened its doors over 150 years ago. Supported by nursing pioneer, Florence Nightingale, the hotel provided a much-needed place for local labourers and miners to take a break from their demanding work. During both the First and Second World Wars, the building was used to support the British Army as a war hospital.

Acorn has a strong proportion of female employees – what sort of roles are they in?

We are proud of the fact that around 45% of our employees are female. Our board of directors includes our Chairman, Group Managing Director and Funding Director, and myself, who are all women. We have other senior roles that are also held by women, such as our Accounts Director, Group Sales Manager and Group Marketing Manager. We have female project and development managers throughout our regional construction and land teams, and other management positions all held by women.

Show House spoke to Mette Blackmore, our Group HR Director about her role. Here’s what she had to say… Please tell us about yourself, your career path and your current position.

I joined Acorn Property Group 20 years ago, at the time we were a small company with around 15 team members. Since then, Acorn has gone from strength to strength and the company has grown from that small initial team to five regional offices in London, Cornwall, Bristol, Cardiff and Exeter. I now look after well over 130 team members, and together we have delivered over 100 successful residential and mixed-use developments throughout these regions. I am responsible for the implementation of Acorn’s human resource strategies and objectives across all of our regional offices, including recruitment, training and development, health and welfare, employee relations and retention I continually work to ensure that we lead as a proactive, flexible and responsible employer. I am especially proud when we have people celebrating their 5, 10, 15 and 20-year anniversaries, knowing that I have been there along the way.

What is the current policy on recruitment for different roles?

We have successfully grown by ensuring we have the right people in place to drive the business forward and deliver our ‘different by design’ ethos, which is vital to our success. With continued growth throughout our regions, we employ various strategies to ensure we identify the best candidates who will fit our business. This could be through direct referrals from professional or personal relationships, from candidates seeking us out via LinkedIn or our website or through advertising within the industry.

Are there different ways to attract young people and women into the industry?

The industry is facing a skills shortage as its current workforce reaches retirement, and fewer young people are taking up skilled trades. There are now a lot of positive initiatives in place in schools, colleges and across the industry aiming to counter the outdated perceptions of construction, attract new talent and offer an attainable and rewarding career path. At Acorn we have worked hard to create an environment that encourages our team to flourish. We support each individual in building their skills through additional training, as well as nurturing the hands-on experience they gain daily. Providing a supportive and flexible working environment helps to attract more young people and women to the industry as there is a clear career path which will benefit them, and us, in the long run. We’re also working to educate local schools and colleges, as well as pupils, on the wide range of careers on offer in construction. We have teamed up with a number of initiatives to promote and support women entering the industry and we strive to ensure that our HR policies are fair and inclusive, making us an attractive employer to women

Has a more flexible approach to, for example, working hours and home working, made the industry more appealing to women?

We pride ourselves on our flexible approach, something that has been one of our core values for decades. This has helped us to create a work environment where our team are happy, they achieve exceptional standards of work and are committed to Acorn and our vision, which is why we have such a high staff retention rate.

Approximately 70 times more carbon is embodied within a newly built office building compared to an existing building of a similar size. (Source: Nef) Many of our schemes involve re-using existing buildings. The environmental benefits of repairing, refurbishing and saving buildings from demolition are huge, minimising disruption to the local community, reducing pollution and ensuring the best use of natural resources. Using existing buildings rather than demolishing and building new structures preserves their embodied energy, decreasing primary energy use and, therefore CO2 emissions.

Place making... Acorn Green extends beyond the buildings themselves and incorporates their surroundings, the local community and people who live and work in them. Our aim is to create developments that have a positive impact and contribution to the local community with careful consideration given to the environmental impact of our activities.

Outside space... The health benefits of spending more time outside are becoming more and more apparent, both from a physical and mental health perspective - being close to nature has been proven to lower blood pressure, boost your immune system and boost your mood. The Covid 19 pandemic of 2020 has also put a spotlight on this subject and we’ve seen a shift in what people value most from a home - and easy

The rural setting of this site meant it was within a conservation area and naturally we found some interesting biodiversity before we began development – over 150 Great Crested Newts were one of the highlights! Because of this, we invested time into safely relocating these newts to breeding ponds and have since kept the majority of hedgerows on the site to preserve a network of wildlife corridors. More native planting and trees are being incorporated into the site to further contribute to wildlife and sustainable urban drainage systems have been implemented to collect rainwater from the houses and roads then slowly release it back into the ground. The homes themselves have been built with the future of sustainability in mind. Cables have been pre-installed to every garage on site to aid in future installation of electric car charging points. They have wifi controlled heating which aids in monitoring your usage and LED lighting has been fitted throughout the homes which offers better quality of light and is free of toxic chemicals.

The Old Printworks, Frome, Somerset When we build on brownfield sites, we combine inventive and bespoke architecture to create schemes which have a sense of uniqueness within their local environment and we’re proud to say that The Old Printworks in Frome embodies this to a tee. Each home has been designed using timber frame construction and eco stock bricks, along with triple glazed windows which allows for efficient insulation to minimise heat loss. Energy saving appliances and lighting feature throughout the development as standard, and sustainable urban drainage systems (SuDs) allow rainwater from the houses and roads to be collected and stored in tanks below the public open space which will then be slowly released back into the River Frome. Communal car charging ports are available and many of the houses are pre-installed with cables to aid future installation of electric car chargers, solar panels and battery storage. One of the most exciting parts of this project is our partnership with Ecotricity. Ecotricity are leaders in making green energy – they have built windmills and solar parks across Britain, helping to supply customers with 100% green electricity. Together they save over 37,000 tonnes of CO2 every year – to put that into perspective it would take nearly 6,000 trees to absorb that much carbon. The homes themselves aren’t the only consideration we’ve taken when upholding our values in the environment. The site itself incorporates 1.5 acres of public space promoting not only the health and wellbeing of the residents, but also the ecology and biodiversity of the natural world. We’re planting 81 new trees, installing 12 bat boxes and 10 bird boxes, and a number of houses feature bee bricks providing a safe habitat to thrive in.

Cubis Bruton, Bruton, Somerset Cubis Bruton in Somerset, has been one of our most sustainable developments to date and the pinnacle of our green design process. The homes at Cubis Bruton were designed by highly regarded land artist Mark Merer, whose works successfully combine architecture and landscape sculpture to create environmentally sensitive living spaces. Built in harmony with the landscape, this was the ultimate in design meeting ecology – the sedum roofs on selected houses allow for a range of planting and provide all important microclimates for insects, birdlife and other species, they also offer a sustainable urban drainage system – this infrastructure allows for rainwater to absorb and slow release into an attenuation pond to the nearby Marksdanes estate. The ecology of the surrounding area is wonderfully vast and something that we continue to do our best to preserve and improve. A full Environmental Impact Assessment was carried out at the planning stage, along with a number of ecological surveys covering bats, dormice, reptiles and slow worms. The results of these surveys were then accommodated into the development plan and build timetable, as they revealed a number of protected trees and animal habitats: 8 different bat and bird boxes were installed to surrounding trees and full ecologist surveys were undertaken prior to hedge removal. The houses are of timber frame construction, using sustainably resourced local timber, the precise construction of which also creates a more energy efficient building. Enhanced insulation has also been added to the walls, floors and roofs – with Mechanical Ventilation Heat Recovery (MVHR) systems and triple glazed high efficiency windows throughout. A truly modern sustainable home.

The Liner, Falmouth, Cornwall Located on a unique and wonderful beachfront site in the heart of Falmouth, The Liner is a bold and imaginative regeneration project of a former hotel. Careful consideration in every aspect of the design was taken to ensure that where possible, modern sustainable living could be incorporated into the development, a development which now displays nautical inspired architecture and bespoke designed apartments to provide the very best in Cornish beachfront living. We looked at various solutions to ensure good levels of thermal efficiency – including south facing glazing to maximise solar gain in the winter months and small openings on the north elevation to minimise heat loss. Enhancing biodiversity also remains a top priority here and green roofs have been added to the ground floor units and commercial space as well as a landscaped area on the atrium deck. Wherever possible we use local suppliers and local sub-contractors – people that know and are invested in the area. Altogether a great example of creating new sustainable solutions for 21st century living.

In this issue, we speak to them about their role at Acorn…

Name: David Brunton Title: Construction Director Region: Acorn Blue, Newquay What’s the best bit about your job?

Being the first region to set up our own in-house construction company AHCS is definitely up there, however I think the pride I have in watching and mentoring my teams on the construction sites and within the office is my favourite part. I am a very hands-on Director and get involved in all aspects of the build and enjoy my walk rounds with site staff at the projects.

What inspired you to get into construction?

I took the alternative route of starting with a ground works company - I loved the camaraderie and the physical work. From there I moved to Tilbury Douglas Construction where I worked my way from Site Manager to Project Manager, and then on to Crummock (Scotland) Ltd where I was Contracts Manager. From there I became a Director of a reinforced concrete company managing the build of Aldi stores throughout Scotland and private developments for small developers. My experience is varied but after an interview in Newquay with Acorn Blue, the rest is history.

Favourite Acorn development and why?

It has to be The Dunes at Perranporth Beach as this was our (AHCS) very first build for Acorn. The quality in the build is there for all to see and the lack of maintenance issues even on such an exposed site is testament to the quality of the build.

Advice for anyone looking to get into construction?

Review your options, think about what you would like to do because there is a role for everyone - whether it’s a trades person or in management. You need to have a high work ethic and be able to pay attention to detail.

Describe your ideal day off in Cornwall... Out on the water on my paddle board with my grandkids or on my own just paddling around the bays and creeks. I am yet to get my boat into Cornish water and I am determined to get her in next year - then it will be sailing that will take up every spare moment!

What’s your favourite... Place to eat? Chain Locker, Falmouth. Place to visit? The Minack Theatre, Porthcumo. Local produce? Fresh fish and a pint of Tribute.

I had always wanted to be an architect, so the intent was there all along. I worked for architecture practices and freelanced as an architectural designer for many years until an interesting job came up from a developer working on historic and listed buildings. I started off working in the planning and preconstruction phases and gradually my role shifted towards detailed design and delivery of projects on site while getting my architect qualification at the same time.

What’s the best bit about your job?

Favourite Acorn development and why?

I like that I am in control of my time and methods to complete my work. Joining AHCS at its Bristol launch has meant that I was given a lot of input on how to run jobs and establish my own procedures. The best bit of my job are the days when I get no calls from site, as it means they have everything they need and everything is going well!

Hope House in Bath is the development that inspired me to want to work with Acorn. I knew about the challenges they had faced but I was really impressed with the end result. It is a great example of sensitive conversion and new build in a fantastic location which I hope will be repeated soon.

What’s the best bit about your job?

As Site Manager I like the control I am given in leading the build of projects and working with a great, close-knit team to achieve shared goals. Of course, there are good and bad days, but I get a lot of satisfaction from what I do and it’s always great seeing the end-result of a project you’ve managed and feeling a sense of pride.

What inspired you to get into construction?

I’ve been in construction for many years, originally starting as a carpenter and moving into refurbishment. I love transforming properties and have been lucky enough to work on some amazing residential and commercial projects including the refurbishment of the Bath Racecourse - a multimillion-pound redevelopment.

Joining Acorn in July 2019, The Old Printworks in Frome is the first development I’ve worked on. For me it’s been great coming into a brand-new project with a clean, blank canvass and injecting personality into it. I think that’s the beauty of working on construction projects from the outset.

Advice for anyone looking to get into construction?

Construction is a great industry to get into - with new projects arising all the time there is always a need for skilled workers. No two days are the same and you are exposed to new, interesting challenges throughout the projects you work on. With technology advancing and providing great benefits to the sector, it’s an exciting industry to be a part of.

What’s your favourite... Place to eat? The Harbourside Market. Place to visit? Westonbirt Arboretum. It is a peaceful and beautiful escape from reality. Local produce? Five Acre Farm, a local sustainable community farm.

Frome is great for tasty all-day dining and people watching. Wines are also a real selling point here; 10 are served on tap – you can take some away in your own bottle! Place to visit? The canals in nearby Bradford-on-Avon are great, especially in the summer. There are lots of nice walks and pubs to stop at along the way! Local produce? In Somerset, obviously there is plenty of delicious cheese and cider to choose from – If I had to choose one of each, I’d go for Westcombe Dairy cheese and Worleys Cider – both are based just down the road from Frome.

CREATIVE REGENERATION We are proud to work with local communities and promote positive change through seeking to refurbish, convert and adapt existing buildings rather than demolish where possible.

Working on brownfield sites, many of our schemes involve the retention of historic buildings and we have successfully converted warehouses, factories, houses and offices including listed Georgian and Victorian buildings. By recognising the distinctive character of an area, we design each development to complement its locality. Having restored many buildings of historical significance, we work to preserve and renew local heritage and ensure the long-term viability of local communities. Skilled at recognising a site’s potential we work to innovatively restore historic and listed buildings including derelict industrial buildings. As well as those included in our ‘A New Lease of Life’ feature on page 34, current projects include Brooks Dye Works, Bristol – The historic site of The Brooks Dye Works Co. with a history stretching all the way back to 1819 when it first started out dyeing clothes in the city centre. For more than 130 years, Brooks Dye Works provided Bristolians with a range of great dying, cleaning and ironing facilities and was also a huge support during both world wars. At the heart of the St Werburghs site is the iconic landmark chimney around which the new homes and outside space have been designed ensuring its place in Bristol’s skyline is secured. Set within the London Borough of Ealing, adjacent to the Acton Town Centre Conservation Area, the Listed St Mary’s Church and Acton Market, our King’s Court development comprises twenty-five converted and new build apartments over a new commercial space. The project is

based around the reworking of an existing 1960’s building, stripping back to the concrete frame, providing a new cool contemporary overcoat and adding on top three layers of stepped 2 bed penthouses with large areas of glazing and flowing space. As the surrounding urban landscape is low to medium scale these terraces have largely uninterrupted views to the horizon in most directions. Although sitting in the heart of Acton Town once you are up on the terraces you can feel removed from the hustle and bustle of the busy market below whilst admiring the fine gothic architecture of St Marys across King Street. On the grounds of the former Butler, Tanner and Dennis printers, and in a joint venture with London & County, The Old Printworks, Frome is an innovative, design-led regeneration scheme which incorporates materials inspired by and sympathetic to its natural surroundings. The new homes have been carefully curated to provide a unique addition to Frome’s existing community, drawing reference to the former printworks buildings while keeping Acorn’s ‘Different by Design’ ethos at the heart. Exchange of contracts Once the legal work is complete and if applicable you have received your mortgage offer, it’s time to exchange contracts. This is required to take place within 28 days from the date your solicitor received the contract pack from our solicitor. As you approach the time to exchange contracts your solicitor will go through the contract papers with you, request you to sign them and ask you for the balance of your 10% exchange deposit. If your new home is already built and finished you will exchange with a fixed completion date, or if your new home is currently being constructed you will exchange for completion on notice.

Once your new property is build complete we’ll invite you to come and have a look at it. The sales and site team will help you get an understanding of how your property has been built and how things work.

Once everything is in place for completion, your solicitor will advise your mortgage lender to release the funds. Or if you are not having a mortgage your solicitor will request that you transfer the monies to them. Your solicitor will then transfer the funds to our solicitor and once the funds have been received, our solicitor will confirm that legal completion can take place.

Collect the keys! We will call you to confirm when you are able to pick up your keys from the sales team. At this stage, you will be given a homeowner’s manual. This manual will have detailed information about your property including appliance serial numbers, instructions and guides.

CHARITIES As a mindful developer focused on meeting the needs of local communities, Acorn fully encourages charity initiatives, supporting employees who wish to undertake fundraising and volunteer work. Romy Summerskill, Executive Chairman of Acorn Property Group believes “working within local communities is key to the ethos of Acorn and we are proud to have so many team members take part in charitable endeavours to help raise vital funds for these worthy causes.” Acorn is proud to be associated with the RNLI and for over a decade has supported their lifeguards and lifeboat crew. With many of our Acorn Blue developments located on the Cornish Coast within close proximity to the sea, we truly appreciate the importance of their lifesaving work and make regular donations via a multitude of fundraising efforts. Acorn Blue also raised funds this year for Children’s Hospice South West’s (CHSW) Little Harbour in St Austell, achieving a total of £481 through the sales of bacon rolls to help support families using this care setting in Cornwall. For the second consecutive year, Acorn Bristol had great fun taking part in the Bristol half marathon in 2019 with nine keen team members running to raise funds for the Nicola Corry Support Foundation, a local charity that help families cope with cancer. In addition, Simon Gait and Luke Burwood joined 36 other cyclists and took on the 3-day cycling challenge ‘VADO Velo’ covering 250 miles from Calais to Reims in aid of the African Children’s Fund. In total, the event organised by VADO bathrooms raised an impressive £75,000. While keeping on the cycling theme in celebration of the Cycling UK’s Bike Week, Acorn Blue hosted their third annual #AcornStrideSportive helping raise money for ‘It’s In The Bag’ a testicular cancer awareness charity based in the South West. The day consisted of a 50 mile road ride and mountain bike course around Cornwall raising a total of £650.

Acorn Exeter took part in Exmouth’s first ever sponsored Colour Bomb event with various members from across the regions running a 4km course along the beach while getting messy with paint, to raise funds for the new Deaf Academy. The former school site will become one of Acorn Exeter’s first developments, St Leonards Quarter and funds raised have been used for the new state-of-the-art, purpose-built school in Exmouth. Acorn also continues to work with ActionAid and as time has gone on since teaming up in 2018, it has been great to see the relationships grow as each region engages with their sponsored child, sending letters and receiving updates. Acorn is proud to be able to support such a wonderful charity that works with communities to provide adequate healthcare, improve education standards and install secure water sources to help the health and wellbeing of families like the ones which Acorn sponsor. The charity also works with women and girls to make sure their voices are heard so they too can play an active role in the development of their communities. We have so far donated in excess of £10,000 to ActionAid. November 2021 will hopefully see Christina Massos and Mette Blackmore from Acorn London set off on their next adventure, following on from their successful fundraising trip in Rwanda in 2018. As part of Acorn’s ongoing support for ActionAid the pair will embark on a worthwhile project in Cambodia, helping to build much needed new classrooms as part of a local school project to enable children access to their right of an education in a safe and supportive environment, helping to break the cycle of poverty.
