Welcome to the latest edition of Acorn Life.

I am pleased to say that the South West and Acorn have continued to flourish despite events of the last few years thanks to the professionalism and skills of the Acorn team.

Acorn continues to be driven by our ‘different by design’ ethos and we take pride in delivering thoughtfully designed homes and communities. The environment and sustainability also continue to be at the forefront of our design and build process, as you will see demonstrated by Acorn Green features in this issue of Acorn Life. We are now delivering more homes that are EPC rated A and continuing the move away from using gas reliant heating and hot water systems where possible.

We have continued to grow our presence across the South West and have acquired further sites in Gloucestershire, Wiltshire, the Cotswolds, Bristol, Somerset, Devon, Cornwall and South Wales. Cornwall’s most northerly coastal town, Bude, is a bustling seaside town with a lively atmosphere. Visitors can enjoy a variety of water sports, such as surfing, kayaking and stand-up paddleboarding, or take a stroll along the sandy beaches and clifftop paths.

Take the scenic route 35 miles south of Bude and you’ll find yourself in the celebrated town of Padstow. Famed for its outstanding array of foodie offerings for one small fishing village, Padstow is just a short ride across the estuary from Rock – the upmarket village popular with celebrities and boating enthusiasts.

Just next door to Padstow is Constantine Bay –this rugged coastline is a popular spot for surfing and swimming, and is known to be one of the most beautiful beaches in Cornwall, with its clear turquoise waters and soft golden sand, it's the perfect place to relax and become mesmerised by the roar of the Atlantic waves.

Twenty minutes further south, via some winding country lanes, you will come across Trevarrian, situated between Watergate Bay and Mawgan

Porth on the beautifully rugged North Cornwall Coast, this quaint hamlet is set among stunning coastline of golden beaches and sand dunes.

On the south coast, the sea becomes softer, calmer and the climate is that little bit warmer. Here you’ll find Falmouth – with streets lined with palm trees, you could be forgiven for thinking you’re somewhere further afield! Falmouth is cosmopolitan and creative, it has an annual festival rooted in the town’s maritime heritage, outstanding beaches, glistening water and glorious green spaces, as well as numerous little galleries along steep cobbled streets - this fishing town with a creative flair is perfect for a daytrip, a holiday or a home.

Around 11 miles north of Falmouth is Cornwall’s capital of Truro – a foodie and shopping destination, filled with cobbled streets and historic architecture including a beautiful gothic cathedral.

Alternatively, a further half an hour cross country will take you to Duporth – situated within walking distance of the unspoilt Georgian port of Charlestown, Duporth offers a secluded beach only accessible via the South West Coast Path –the blue of the sea is enchanting and guaranteed to make you want to stay.

Escapism at its best; from the glorious coastline, to the history and fabulous foodie scene, whether you plan to visit Cornwall for a holiday or make a home, there is so much to choose from!

Devon Living

Two coastlines – one wild, one calm – two National Parks – one dramatic and vast, one tranquil and soft. Granite-topped peaks, turquoise bays and soft, sandy beaches. Dolphins and seals can be found around its shores while salmon and trout also swim in pristine rivers and butterflies float through wildflower meadows. This is Devon.

Sandwiched between Somerset and Cornwall, Devon has so much to offer whether you choose to move to the North or South, but the common element across the whole of Devon is the beautiful scenic views - with over a third of the county classed as a protected Area Of Natural Beauty, we’re here to share some of our favourite areas across the county if you’re thinking of making the move to the South West.

In the choppy north shores, you’ll find Lee Bay, Ilfracombe – a secluded beach regarded by many as the ‘jewel in the crown of Lee.’ The picturesque village of Lee enjoys a maritime climate and offers some stunning local walks. During the flowering season many of the village hedgerows are ablaze with the scarlet flowers causing Lee to be locally referred to as 'Fuchsia Valley.' Surfing aficionados will enjoy being close to Saunton Sands and Croyde and slightly further south are the popular towns of Woolacombe and Barnstaple.

If you move to the south of the county, you’ll find the cosmopolitan and historic University town of

Exeter. A fantastic hub of culture, eateries, shops and architecture – a beautiful city to sit and watch the world go by and soak up the atmosphere. St. Leonards is a particularly sought-after area of Exeter – close to the city centre, with its own community of independent shops, delis and cafés.

Moving south to Exmouth, with two miles of golden sand and a South West facing shoreline. Exmouth Beach is the perfect place to try your hand at a variety of water sports. For a one-of-a-kind experience on the water, River Exe Café ticks all the boxes – it’s a floating café, so only accessible by boat or water taxi – a great experience!

Further south is the vibrant and quirky town of Totnes – a creative and bustling market town at the head of the River Dart, you’ll find plenty of surprises and delights as you wander the streets, markets and independent boutiques.

Half an hour south of Totnes is Chillington – just 10 miles from the upmarket and beautiful sailing town of Salcombe, Chillington is a pretty village straddling the scenic route between Kingsbridge and Dartmouth.

So depending on whether you prefer rolling countryside hills, surfing beaches, sailing estuaries, or city living, Devon offers something for everyone.

Somerset Living

Somerset is rapidly becoming one of the most desirable counties in the country. Not only is it popular for a rural escape, it’s a food lovers paradise, a bohemian bolthole and a cultural sanctuary. Regular transport links to London in under two hours make commuting an option for hybrid working, whilst you also have the convenience of being within easy reach of Bath and Bristol, not to mention being accessible to the rest of the South West for weekends by the coast – Somerset is the county that provides the best of town and country living.

The reputation of Bruton and Frome lead the Somerset charge, but the county is littered with similarly wonderful but less known villages.

Frome - one of the most sought-after towns in the West Country, is a quirky and artistic market town boasting a creative artisan atmosphere and vibrant independent spirit. The first Sunday of every month the town hosts ‘The Frome Independent’, when the steep, cobbled, boutiquelined-streets become filled with stalls belonging to independent traders with stylish crafted goods, antiques and street food – you can easily spend a day getting lost here.

Somerset was once the county most famous for cider, it is now the county that everyone wants to move to – it’s accessible whilst still feeling like you’ve escaped and yet it’s cool without being pretentious. The ideal combination.

Picturesque countryside stretches for miles across hills and wooded valleys, whilst rolling waves crash on shifting sands, South Wales is known for its beautiful landscape. Home to major cities like Cardiff, Swansea and Newport, as well as numerous villages, the region is characterised by a vibrant culture with a thriving music scene, many museums and galleries, and a strong Welsh heritage.

Nestled between Cardiff, the countryside and an idyllic coastline is the Vale of Glamorgan, famous for its beauty and historic landmarks, such as the medieval ruins of the Castle of St Donat and the 12th century Ewenny Priory. The region features a traditional pier and promenade, as well as long, sandy and dog-friendly beaches. It also offers dynamic cliff walks, with incredible views across the Bristol Channel.

Located at the centre of the Vale of Glamorgan, are Bonvilston and the vibrant market town of Cowbridge. Dating back to Norman times, historic Bonvilston is full of character and offers a selection of traditional pubs, a much loved community hall with a busy events calendar, a village shop and is known for its natural beauty, with many walking and cycling routes. The village is also well served by highly regarded schools, such as St Nicholas, Peterson-super-Ely and Cowbridge Comprehensive.

Less than a 10-minute drive from Bonvilston, is the lively town of Cowbridge. A haven of independent

retailers blended with high street favourites, and a town rich in coffee shop culture, restaurants, bars and pubs with offerings of the highest quality and diversity. It has a number of notable buildings, including the 13th century Church of the Holy Cross, and the Cowbridge Physic Garden, a beautiful restored 18th century medicinal herb garden.

Not far from Newport is Caerleon, famous for its renowned significance as a former Roman fortress and a medieval centre of learning. Today, the town is a popular destination, with attractions such as the National Roman Legion Museum, the Roman amphitheatre and the Caerleon Roman Baths. It is also known for its picturesque setting on the River Usk and its proximity to the Brecon Beacons National Park.

Moving towards the beautiful coast, Porthcawl is situated on the Bristol Channel. The town is known for its beaches and promenade, as well as a number of parks and gardens, but also benefits from a variety of amenities including the Royal Porthcawl Golf Club. Considered the number one golf course in Wales, it features an impeccable course and a spectacular coastal setting with sensational views. One of the main attractions is the incredible Rest Bay beach, a Blue Flag-awarded beach popular all year round. It’s good to see the landscape changing. With more women and people from diverse backgrounds entering the industry, inequality and the gender pay gap is starting to be tackled, however, there is still a long way to go.

Can you tell us a little bit about your role at Acorn?

My role involves working closely with the land team on a variety of projects in London and across the other regions acting as both Architectural Designer and Development Manager depending on the project.

What’s your background, how long have you been at Acorn and what was your route to getting into your current role?

I graduated as an Architectural Technologist from CIT in Cork, Ireland and moved to London in the mid-eighties. I studied for my part one at Greenwich University and gained experience in a variety of architectural practices, focusing on housing, master planning and place making.

I joined Acorn in September 2021. I admire the approach to sustainability and commitment to delivering high-quality homes and enjoy the variety of projects I’ve been involved with so far.

Can you describe what a typical day looks like?

It varies quite a bit, from working on detailed feasibility schemes for potential new sites under tight timescale pressures, to reviewing existing projects, working through challenges, liaising with external architects and the consultant team to help drive schemes forward towards planning submission or consulting with key stakeholders and neighbours in the places that we work to share our vision and hopefully secure their support.

What is the biggest challenge you have faced in your role and how did you overcome this?

The ever more complex and rapidly changing landscape that is our planning system. The system feels broken for everyone. Planners struggle being understaffed and underfunded, while small and medium-sized developers in particular battle with the impact on timescales and costs. Stability and clarity are urgently required from the Government to unlock the current situation so much needed housing can be delivered across the country.

How does it feel to be a female in a typically male dominated industry?

I was lucky to grow up in a family that didn’t have gender stereotypes. I played Gaelic football on an all-boys team and chopped wood while my brother baked amazing cakes. So, when I started out in the construction industry and found myself the only woman around a meeting table or on site, it never occurred to me that it might be an issue. I had great support from my husband who is an architect and friends in the industry and apart from the odd out-dated joke or comment my experience overall has been a positive one, but I am acutely aware that mine isn’t every woman’s experience.

What are your top tips for any other women wanting to get into the construction industry?

New career paths and opportunities in the construction industry are emerging to meet the challenges we face in delivering homes and addressing the impact on climate change. The next ten years will see huge shifts in the way we work and how we learn, creating opportunities for those with skills in complex problem solving, creativity, emotional intelligence and working collaboratively.

My advice is to find your passion, do your research, and talk to as many people in your area of interest as possible. Don’t be afraid to be yourself, be curious, ask questions, get the help and support you need for a stimulating and fulfilling career.

Can you tell us a little more about your background and career path to your current role?

I started my career in Civil Engineering – I worked for the Highways Department at Cornwall Council for seven years with a two-year break where I went to work as a Highways and Drainage Engineer for a Civil Engineering company.

I have worked for Acorn for nine years and initially started off as a Construction Facilitator helping the construction team with orders, utility searches and applications, planning history information and generally assisting the Construction Director and Project Managers. I then moved into aftercare and the role of Finishing Foreman.

In 2017, I was asked if I would like to become a Project Manager – excited at this opportunity, I undertook a Master's degree in Construction Project Management. Since then, I have worked as a Project Manager working on the commercial

unit at The Liner in Falmouth, getting the project to completion. I then moved onto The Courtyard at Duporth, where we are in the process of completing the site.

Can you describe what a typical day on site looks like?

A typical day on site is busy – when I’m not liaising with sub-contractors, clients, sales teams and the management team, I’m ordering materials and scheduling work, determining labour requirements for each part of the project and chasing the relevant parties for dates and information.

I review the project everyday, which involves monitoring the progress and overcoming any problems that arise from a design or build perspective, as well as carrying out site inductions, toolbox talks and meetings.

There are limited companies in Cornwall so everyone is extremely busy - demand is high and resources are stretched.

How does it feel to be a female in a typically male dominated role?

Whilst there are more and more women coming into construction, it’s still a very male dominated profession –especially on site. It would be great to see more women coming into the profession – many professional sectors in the industry are trying to address the issues around the gender pay gap and inequality, whilst supporting women to progress within the industry and introducing flexible working solutions. It’s especially positive that women who already work in construction are helping to share their own personal experiences, knowledge and advice on social media platforms to encourage more woman to get on board.

My own personal experience has at times been challenging as I don’t come from a trade background. Some people feel that you should have a trade background and work your way up as a Site Manager and then progress to be a Project Manager. I disagree, academically I am qualified, and every day is a learning day, obviously I don’t know everything but who does! Some days are more challenging than others, finding solutions and overcoming problems is all part of the job and that’s what I really enjoy.

What are your top tips for any other women wanting to get into the construction industry?

My top tips would be – do your research and speak to as many people as possible in the industry to gain an insight into what is involved.

More and more companies are introducing flexible working patterns to help women with children work in construction, sometimes long hours are involved so that is something to be aware of.

WHAT IS AN EPC?

EPC stands for Energy Performance Certificate.

The EPC rating is a review of a property’s energyefficiency, and apart from listed buildings, every home needs to have a valid EPC before it can be sold or rented out. This is then used by prospective buyers or tenants to see how energy efficient the home will be and ultimately how much their energy bill would cost in their new home.

Why are EPC’s beneficial?

With rising energy costs, they are a useful tool to see where the property is lacking in energy efficiency and how you can make improvements.

What does the EPC scale mean?

Energy Performance Certificates are rated from ‘A’ to ‘G’, with ‘A’ being the most energy-efficient, and ‘G’ being the least. The certificate will show what the current rating is and which letter category it falls into as well as showing the potential rating if you make some recommended changes.

The more energy-efficient a property is, the lower the energy bills are likely to be. For example, a property with a high energy-efficiency rating is likely to be well insulated, have high performance windows and may feature renewable energy features like a ground source heat pump or solar panels.

What happens in an EPC assessment?

• Your home’s EPC rating will depend on the amount of energy used per metre square.

• The level of carbon dioxide emissions.

The energy assessor will look at these areas:

• The age, construction and size of your property.

• Insulation – whether there is cavity wall insulation or loft insulation installed.

• Lighting – whether any energy saving light bulbs or low energy light bulbs are in use.

• Primary heating systems – including the boiler and heating controls.

• Any secondary energy sources including renewable energy sources.

• Windows – if you have double or triple glazing.

Once all these areas have been assessed, then a calculation is made and you are provided with an EPC rating for your property. Alongside this certificate, the energy assessor will also provide advice on improvements that will help you improve your property’s energy rating in future – for example if you invested in adding cavity wall insulation or double glazing, this could move your EPC rating from a C to a B which could reduce your bills!

Landlord's EPC’s

Under the new landlord rules, set to become law in England and Wales in 2025, landlords of privately tenanted properties will need to ensure that their rental property scores at least an EPC C in order to let it out on a new assured tenancy.

Mortgages and EPC’s

Some mortgage companies are encouraging a good EPC rating by offering green rates to customers.

Do all new build homes have a high EPC rating?

An analysis of Government data on the energy efficiency of new build and existing homes, highlights:

• New build properties significantly reduce household energy usage, with the average new home using approximately 100 kWh per m2 per year compared with older properties which require an average of 259kWh per m2.*

• New build properties save an average of just over £2,000 per property each year, with the average annual running costs for a new build totalling £1,500 as compared to an average of £3,570 for older properties. These savings rise to £2,600 a year when looking at new and old houses alone, rather than smaller properties such as flats or bungalows.*

• 84% of new build homes were rated with an EPC of B or above, while less than 4% of existing dwellings reached the same standard.*

In simple terms, buying a new build home could save you money in the long run!

ENERGY EFFICIENT NEW HOMES

A report by the Home Builders Federation (HBF) has suggested that due to technological advancements in new homes, such as innovation of the materials used in their construction and the appliances installed, new build homes are becoming more energyefficient than ever. This results in energy usage that is considerably less than older properties, with the average new home using approximately 100 kWh per m2 per year compared with older properties which require an average of 259kWh per m2.*

Each Acorn development is individually and intelligently designed and built to the highest quality. Centred around our Acorn Green principles, we ensure that each home will have a positive impact on the environment as well as smart building technologies that will lower the cost of everyday living. All our new build houses are energyefficiency rated EPC A or B and feature high performance window systems, as well as superior wall insulation - our walls have a wider insulation cavity which means the U-value is 35% over and above building regulations to ensure limited heat loss. We regularly install underfloor heating because it distributes heat evenly around the room preventing hot and cold spots, our integrated kitchen appliances and LED lights are all energy saving, plus we’re electric car charger ready on many of our sites.

An Air Source Heat Pump (ASHP) is an energy efficient, renewable solution that’s used on many of our schemes instead of gas. They work by moving

existing heat energy from outside into your home, and in doing this they deliver more heat energy than the electrical energy they consume –therefore a heat pump system can cost less to run than a traditional fossil fuel heating system. Alternatively where any of our sites do use gas, the boilers are highly efficient and in most cases are hydrogen-blend ready.

Many of our homes will benefit from solar panels; a Sunamp thermal storage system is also installed to efficiently store heat for the hot water system, replacing the traditional hot water cylinder.

Mechanical Ventilation with Heat Recovery (MVHR) - these ventilation systems provide continuous extract of damper stale air from bathrooms and the kitchen which is then passed through a heat exchanger in order to pre-heat the incoming fresh air. The systems are up to 95% efficient in bringing this heat back into the building but with the bonus of a continuous supply of fresh air. This adds to comfort conditions and also prevents the build up of humidity and toxins.

In this feature, we chat to our partners at Internorm and Worcester Bosch and discuss our partnership, sharing the same values and how together, we can help make homes more energy-efficient.

Firstly we chat to Andy Sykes from the commercial team at Internorm. Internorm provide high-performance, design-led window and door systems in many of our Acorn properties, here we talk innovation, thermal efficiency and Passivhaus glazing technologies.

Can you tell us about the Internorm and Acorn relationship and how long you’ve worked with us?

Internorm have been working with Acorn for around five years, and we now have nine projects together, either complete or ongoing, across the Bristol, Exeter, Cornwall and London regions. Our first project with Acorn was Cubis Bruton in 2018, and we were brought onboard to help deliver Acorn’s ‘fabric first’ approach to building higher-performing new homes. This novel approach means that Acorn’s homebuyers can be confident that their new home will perform at the very best it can, in terms of thermal comfort, both now and in the future, with the associated benefits of a reduction in overall running costs. Internorm and Acorn make a really strong partnership, as our brand values are very well aligned. Both companies are always striving to be better, and trying to differentiate ourselves from the competition, whilst also being extremely mindful to tread lightly on the planet. It’s extremely important to me personally, and to Internorm that we work with likeminded customers.

What are the benefits to using Internorm windows in a home?

As the world-leader in Passivhaus glazing technologies, Internorm ensure that each and every window, door and sliding door within its range has the very best performance on the market in terms of being a thermal barrier. This means, that in colder climates (like ours in Northern Europe), the cold is kept where it should be - outside the building, and therefore the heating demand to keep the occupants at a comfortable temperature year-round is reduced, meaning lower bills. We use triple glazing as standard in all our products to achieve this thermal performance, we also provide the additional benefits this gives, such as better acoustic performance, which as more and more people transition to a flexible way of working from their homes, can be a huge benefit.

What’s the average U-value of Internorm double and triple glazed windows vs the minimum standard?

As much as the rest of the glazing industry is still manufacturing double glazed windows, Internorm likes to do things a bit differently. In fact, Internorm has been making triple glazed windows since 1979 and 99% of the 1 million+ windows and doors that leave our high-tech Austrian factories every year are now supplied with our standard 48mm thick triple glazed sealed unit. We have seen an enormous shift towards higher

performing glazing over the last ten years, and so the reality is that we now don’t really offer a double glazed option in the vast majority of our products. Our triple glazed products have a U-value (remember lower is better) of between 0.7 and 0.85 W/ (m²K), whereas the UK regulations (only updated in June 2022) still state that a U-value of 1.4 W/(m²K) is sufficient. With glazed areas becoming ever larger on our homes, largely to improve the quality of life that bringing additional light can deliver, and with the windows normally being the least well performing element of the building’s structure, we believe that both the UK government and the UK housing market needs to make a shift even further on minimum U-values, to below 1.0 W/(m²K).

How much can Internorm windows save in energy in an average year, over and above the minimum standard?

This is very subjective, and depends on an awful lot of different factors. When using Internorm windows as part of a fabric first or even Passivhaus approach to construction, the figures can be quite incredible. We have been lucky enough to work on some projects in the UK, for example, where the heating demand of the property is Zero. Nothing at all. Tested and verified across the course of a number of years. But, as a rule of thumb, on a new build property and in combination with some good building principles and practices, versus a standard double glazed window, we would expect over 50% energy saving by using Internorm’s Passivhaus-suitable glazing. And of course, with all these things, every little helps, and small changes in the ways in which we approach building can add up to much larger cumulative benefits.

Can you tell us about innovations you've brought to market?

Some of the innovations we’ve brought to market in the last few years include our ECLAZ® glass coating, which is standard on all Internorm windows and doors and gives the optimum combination of light transmission and solar gain. The most secure locking mechanism in the world, the patented ‘I-tec Secure’ (which is specified on windows at Rolle Gardens, Exmouth and St. Leonards Quarter, Exeter). Integrated glass Juliet balustrades (as specified on The Old Printworks, Frome), and now automatic sliding doors which open and close at the push of a button!

Next up we talk to Ben Conyers, New Build Sales Manager from Worcester Bosch. Worcester Bosch are pioneering manufacturers of energy efficient heating and hot water solutions, here we discuss mechanical engineering design solutions and the benefits of an Air Source Heat Pump in an Acorn home and how it can cut carbon emissions.

Can you tell us about the Worcester Bosch and Acorn Relationship?

Worcester Bosch and Acorn Property Group’s relationship has grown tremendously over the past few years, and we have both worked in conjunction to provide the best domestic hot water (DHW) and heating solution to Acorn’s homes. Our Design Team and Acorn’s Project/ Technical Team have been working collaboratively to provide the best and most innovative solutions, to allow Acorn to always make an informed decision when building their homes.

How long have Worcester Bosch and Acorn been working together, what products have been supplied?

Worcester Bosch and Acorn Property Group have been working together since 2015 and over those years we have supplied gas boilers. However, since 2022, particularly due to legislation and efforts from both

sides to provide a renewable solution to DHW and heating, we are now supplying Air Source Heat Pumps.

As part of our future commitment to gas-free developments, we have begun installing Heat Pumps, can you tell us how WB's Air Source Heat Pumps work?

Our ASHPs are a source of renewable energy that provides hot water and heating to properties up to 400% efficiency to that of a gas boiler. Our heat pumps take energy from the outside and transfer it into heat to be circulated around a heating and hot water system. Our heat pumps use electricity to run its components, comprising principally of a fan, compressor and circulating pumps; all of which contribute to transferring the energy from the heat source into the heat sink or heating system.

What are the benefits of an Air Source Heat Pump in an Acorn Home?

Installing one of our ASHPs into a new build home can save up to 3,200kg of carbon emissions and a saving of up to £400 per annum. We anticipate that the financial savings will grow each year as the price of gas will most likely continue to rise.

Acorn Property Group has acknowledged this change and have embraced our future technology, along with other considerations such

as a 'fabric first' approach and spatial design. With these adaptations, Acorn developments have a significant increase in air tightness, which will not only assist our ASHP in reaching its maximum seasonal coefficient of performance (SCOP) rating, but further reducing the homeowner’s bills.

What is the saving in terms of emissions and financially of an ASHP? Against a boiler in an old house.

By taking energy from the air outside and converting it into heat, which is then used for providing heating and hot water for your home, heat pumps are a low carbon, ecofriendly heating solution. However, heat pumps may not be suitable for all property types. When this is the case, hybrid heat pumps can be an alternative green solution.

A hybrid system combines a combi or system boiler with an outdoor heat pump which then work together to heat your home and hot water. A key benefit of the hybrid system is that they can be fitted with limited remedial works to the existing property’s fabric, piping, and radiators; allowing you to improve the fabric of your property over a longer period whilst delivering carbon savings immediately.

As mentioned above, the saving of 3,200kg of carbon emissions per

annum is the equivalent of driving 1,400 miles and with this reduction, it is the equivalent of planting 120 trees.

Where a gas boiler has been fitted, what does this mean for the owner in the future?

In the future, gas boilers may be required by the Government to run on hydrogen. Our boilers are already fitted with the ability to run on a hydrogen blend, so as the Government slowly greens the grid, they will continue to run as normal.

Looking towards the future, our boilers will be 100% hydrogen-ready to take on more readily available hydrogen fuel supplies, and in as little as an hour, your local installer can convert the boiler to operate for the rest of its lifetime on hydrogen.

What are the predicted annual savings of a Worcester Bosch boiler compared to a standard non-condensing boiler and vs a standard electric heater?

The running costs of a heat pump will vary between house types. A wellinsulated house built to new building regulation standards will generally be less expensive to run than a gas or oil-fired boiler system providing the heating system flow temperatures are kept relatively low, ideally around 40ºC.

A heat pump will be less efficient and more costly to run when generating higher temperatures when the house is not well insulated, the radiators are insufficiently sized for the lower temperatures, or when generating higher temperatures to produce hot water.

With electricity prices being significantly higher than gas, in most applications, an electric heat pump or gas boiler tend to be more cost effective to run than an electric boiler. For situations where it is not possible to install a gas appliance, an electric heat pump will use electricity more efficiently than a direct electric Boiler. Surprisingly, the heat pump will create more energy than it uses.

From the refurbishment of a Grade II listed building in Exmouth to an incredible new development in the heart of Exeter, Steve Bradley and the Devon AHCS team are embracing the challenges of delivering high-quality new homes to the area.

As Regional Construction Manager of Acorn Exeter, Steve has a vast experience in overseeing the construction process. One of the first challenges he had to face was recruiting delivery teams from scratch, and then establishing a relationship with local supply chain teams capable of delivering these high-end schemes.

Between the end of 2021 and the beginning of 2022, construction started on both St. Leonards Quarter in Exeter and Rolle Gardens in Exmouth, these two developments combined will deliver a total of almost 200 open market and affordable homes.

Our first Exeter scheme, St. Leonards Quarter, will deliver one-hundred and forty-six new homes to the heart of the city. Providing a mix of 1 to 5 bedroom apartments, townhouses and detached houses, the development will be suitable for every lifestyle, plus the advantageous location will allow future residents to reach the centre and the bustling riverside in a less than 10-minute walk.

Rolle Gardens in Exmouth, will provide thirty-three new homes, including four apartments in the refurbished Grade II listed building, Eldin House. The main feature of the whole development is the incredible landscape - a number of mature trees are being retained, which will give the future buyers a feeling of a private garden.

On both schemes, Steve has faced several challenges that have taken time and experience to solve. One of the main issues he has faced on both developments has been to manage the changes to the schemes as the design has evolved and try and keep pace with the construction rate required. Considering the differences in the design of both schemes, this was not an easy task and to help with this Steve holds weekly review meetings with commercial and

technical teams, maintaining an updated monthly report to ensure both projects are kept on track and quick solutions are found.

At St. Leonards Quarter, in Exeter, there have been a fair share of obstacles to overcome, starting with challenging ground conditions, which proved particularly difficult when groundworks started, risking slowing down the start date of construction works.

Keeping the pace and speed of building works on track has been one of the main tests for Steve and the team. Between the supply chain shortage problems faced by the whole industry and the numerous challenges with highways and adjacent contractors, they haven’t had the easiest time, but they managed to make sure the works could continue by managing expectations and timings. As of today, construction is underway on all plots in the first phase, with the apartments and the houses at the front of the development set to be ready by the end of 2023.

The design changes at Rolle Gardens have mainly been to retain a lot of the ecology on the site, including bat protection and bat boxes to be put in place. Some aspects of the houses and apartments have had changes to make sure the spaces and the environment would fit together as expected from the initial vision for the site.

One of the other main obstacles faced by the AHCS team is the refurbishment of the Grade II listed building, Eldin House. The importance of the building and the structure is clear, so the design process for four new bespoke apartments has been challenging for the team, but after time, consideration and work, the new apartments ensure the building fabric is not changed, while creating modern homes in a picturesque setting.

A NEW LEASE OF LIFE

Giving old buildings a new lease of life is our forte at Acorn and has become our USP in the housebuilding industry – it is this uniqueness that makes us true to our ethos of ‘different by design.’ Julian Hampson, our Group Design Director, talks about our individual approach to design, sustainability and creating a sense of place.

At Acorn, we sit in a unique position between mainstream housebuilders and smaller scale developers in our approach to re-using existing buildings. It’s easy to see these buildings as a hindrance to development; the unknown condition of the structure, the non-standard works that have been done to comply with building regulations, but at the same time it’s important to recognise the positives that they can bring: character, texture, and a thread of history which brings a particular quality to the living environment. This means we always start our projects by looking carefully at what old buildings can bring to the design agenda and how they can be complemented by contemporary design. Additionally, it’s now more important than ever to recognise how retaining existing buildings can reduce construction-based carbon emissions.

Studies have suggested that it takes between 10 and 80 years for a new building that is 30 per cent more

efficient than an average-performing existing building to overcome the negative impacts of constructionbased carbon emissions. So as our buildings become more efficient in use and we move closer to the point where that energy in use can be offset by the use of renewables, it has become more important to turn our focus to re-using existing buildings to reduce emissions.

A prime example among our recent projects is The Links at Rest Bay in Porthcawl, South Wales. Originally built as a specialist convalescent hotel, “The Rest” as it was known back then, first opened its doors over 150 years ago. It’s heartening to be able to bring this impressive building back from a sad state of decay, just as it had nursed hundreds of miners back to good health through the 20th century.

It has now been given a new lease of life as contemporary coastal apartments. Carefully and

sympathetically blending old with new - careful attention has been paid to preserving its unique charm with many original features such as exposed brickwork, beams and tiling. The Victorian Grade II conversion has benefited from a replacement roof and new double glazed windows to maximize thermal efficiency and meet present day building regulations. Generous glazing and large sliding doors allow residents to enjoy the magnificent views over Rest Bay and a flow of space from inside on to spacious terraces. Energy-efficient appliances come as standard and the highly efficient heating system coupled with heat recovery ventilation keeps energy use low. There are also communal car charging ports in situ for residents with electric vehicles. The Links is the perfect example of bringing a historic building back to life with modern sustainable technology.

The design process at the Links was a joy to work on; starting with a core of such abundant architectural

heritage then layering over with contemporary design, flowing space and sustainable strategies. The fabric first approach to thermal envelope, the bio-diverse solutions to landscape and the courtyard, plus the tailored engineering solutions to reduce carbon emissions, all came together to enhance the design process and creates a rich mix of places and spaces that will allow the community to thrive for years to come.

In this case, the Landowner had obtained planning permission and wished to sell the site but couldn’t obtain what they believed was fair value. They entered into a development agreement with us where we guaranteed a minimum land price, which matched their expectations as well as a share of the profit.

A successful regeneration project that was completed in Partnership with Galliard Homes and investment company, Folland Ltd. Together we provided one-hundred-and-five much needed 1 to 4 bedroom contemporary new homes centred around the factory’s iconic nineteenth century chimney in the vibrant Bristol neighbourhood of St Werburghs. What do you like about working at The Old Printworks?

Diana: The site has so much history, having been the former Butler, Tanner & Dennis Printers, so many locals have a positive affiliation towards it. The development has transformed the site into a range of high-quality homes which is a wonderful progression that I am proud to be part of.

Helyn: The location is brilliant - we love showing customers what we have to offer here. It’s great that the development appeals to so many different people whatever their reason for moving, there is something to suit everyone.

What do you like most about the homes being built?

Diana: I like that so much thought has gone into the fabric of the buildingsthe materials used reduce our carbon footprint and ensure the homes are energy-efficient. As well as the sustainable aspect, the buildings sit so comfortably in the local community and the homes have an incredible sense of light open space and luxury.

Helyn: I notice the difference in the Acorn build, the extra height in the ceilings, the oversized windows and sliding doors, the high-quality bathrooms etc. All the homes and landscaping feel above and beyond most new build developments.

What’s your favourite home and why?

Helyn: It has to be our 4-bedroom T8 style. The open plan kitchen/living is beautifully designed – and having the separate living space on the first floor gives plenty of options to relax and can double up to a fifth bedroom if needed.

Diana: I love the T9 4-bedroom detached style. The huge glass window on the first floor is a showstopper and maximises the light into the room and onto the landing. Every room is a good

size and the principal bedroom has a door with a glass Juliette balcony overlooking the garden area.

What are the benefits of a new build home?

Diana: There is a lot of clever design to the fabric of the building to ensure it is as energy-efficient as possible - because of these features, every house achieves an EPC rating of B.

Helyn: It has to be the insulation. Our homes are so warm which means lower bills and the low maintenance on a new property is such an advantage to having everything brand new. Our fabulous specification is top quality so appliances will outlast cheaper brands.

Why do you think this is a great place to live?

Helyn: Frome is such a vibrant place to live and The Old Printworks sits perfectly within the town. With many residents already moved in, there is a close community forming which is wonderful to see.

Diana: You are also so close to Frome train station and the town should you wish to walk into the centre. The fact that the development has 1.5 acres of public open space and a new boardwalk to link to the River Frome is an added benefit.

Best things to do in Frome and nearby?

Helyn: Browse around the beautiful independent shops and local businesses, Frome has so much to offer. Frome has the only independent town council in the UK, and this shows with all the independent shops on offer. The theatres are also very appealing, and The Cheese & Grain is a great venue for live music which I love.

Diana: For me, it has to be the Frome Independent Market. The roads close and the streets are buzzing with live

music, you can wander through the independent local food and drink producers, vintage clothing and eclectic furniture stalls and then pop into the Archangel for a delicious lunch.

A NEW LIFE IN FROME

It seems particularly fitting that behind every new resident’s move to The Old Printworks in Frome - where Penguin first started publishing books - there is a fascinating personal story to be told.

That is certainly the case with Sophie and Ali, who both moved to their new homes at the historic site recently after discovering how special Frome is.

Sophie, a Bath-born mother-of-two has revealed that she was inspired to relocate from the Midlands to Frome when on a visit to the town she witnessed a nearby spectacular starling murmuration – a huge shape-shifting black cloud of countless birds swooping and diving together. While health coach, Ali, fell in love with the town while visiting the notorious ‘Frome Independent’ Market and then soon fell for her new two-bedroom home at The Old Printworks in Frome.

Ali and her husband headed from Rutland to the South West to look for a new home before being won over by the delights of Frome and The Old Printworks.

“We checked out a fair few places but ultimately the vibrant street market confirmed Frome was THE place for us,” Ali said.

“We didn’t really know what we were letting ourselves in for - we just felt an incredible vibe around the market which epitomises Frome.

“It’s a place for people from all walks of life. It suited us as we felt a real passion locally for a greener, more holistic way of life.

“Seeing the murmuration was an absolutely stunning sight and confirmed to me that it was hightime I came back home to Somerset,” Sophie said.

“It was beautiful, powerful and so profound that it honestly felt as if I was being called back to the South West of England.

“I’d always loved life here when I was growing up in nearby Bath, but this felt like irrefutable proof that the time was right to return to the area from Nottingham where we’d been living.

For Sophie it has certainly proved to be a successful move and has brought her own thriving yoga teaching business to the picturesque market town and business is booming.

“We quickly figured out Frome would be the perfect place to call home and that’s proved to be the case because since we arrived, we’ve been blown away by the area.”

Sophie had high expectations of Frome but admits that they have all been exceeded since she moved into her new-build home at The Old Printworks.

“I had a feeling it would be a great place, but it’s been even better than I imagined,” Sophie said.

Ali goes on to say, “plus, as a former garden and interior designer, I appreciated how well the architect had maximised the space to give each room a workable layout and lovely flow through the house.”

Sophie says her new home will provide the platform for her yoga business to prosper.

“Our home works well as a base for my yoga work because it’s a relaxing, spacious and airy environment which benefits from enjoying plenty of natural light.

“There’s even a pathway leading down to the picturesque banks of the River Frome if we want a change of scenery.

“The site has been converted beautifully. As well as lovely new homes, it’s reassuring to know our new community has the same access to local nature they enjoyed when printing books was in full swing.”

Ali is also relishing the new chapter in her life and her work-life balance saying “I’m able to work from home in an office that I’ve set up in our garden which means my commute to work in the morning lasts all of 20 seconds.

Buying a property is a big step often involving a substantial long-term commitment. If you need a mortgage, make sure you get one agreed in principle before starting your search. Many banks or independent mortgage advisors will be able to help –we can put you in touch with some if you would like.

FIND YOUR DREAM HOME WITH US

Think about where you see yourself living - do you want to live in the heart of a big city or have the best of city/rural living in a country town, do you see yourself on the coast or among the sprawling countryside? You will need a solicitor to oversee the legal conveyancing process of the sale so that ownership is lawfully transferred through to you.

LEGAL COMPLETION

Once everything is in place for completion, your solicitor will advise your mortgage lender to release the funds. Or if you are not having a mortgage, your solicitor will request that you transfer the monies to them. Your solicitor will then transfer the funds to our solicitor and once the funds have been received, our solicitor will confirm that legal completion can take place.

EXCHANGE OF CONTRACTS

Once the legal work is complete and, if applicable, you have received your mortgage offer, it’s time to exchange contracts. This is required to take place within 28 days from the date your solicitor received the contract pack from our solicitor. If your new home is already built and finished you will exchange with a fixed completion date, or if your new home is currently being constructed you will exchange for completion on notice.

COLLECT THE KEYS

We will call you to confirm when you are able to pick up your keys from the sales team. At this stage, you will be given a homeowner’s manual. This manual will have detailed information about your property including appliance serial numbers, instructions and guides.

Romy Summerskill, Executive Chairman of Acorn Property Group believes working within local communities is key to the ethos of Acorn and we are proud to have so many team members take part in charitable endeavours to help raise vital funds for these worthy causes.

Acorn Blue embarked on a ‘£50 challenge’ where they were given £50 and 50 days to raise as much as possible for Children’s Hospice South West. With various challenges across four locations; Duporth, Padstow, Treglos and Newquay plus Grand National and FA Cup sweepstakes, the team are delighted to have raised over £1,000 for the charity.

Following a two-year delay due to Covid-19, Christina Massos and Mette Blackmore were finally able to go on their Cambodian adventure with ActionAid. Following the huge impact of their work and fundraising from their 2018 trip to Rwanda, this time they travelled to Pursat in Western Cambodia for 10 days where they worked with local people to help build a muchneeded classroom block at Put Tream Primary School. They managed to beat their fundraising target of £6,400 and have raised a fantastic total of £8,811.

A date in the calendar looked forward to by many is the Acorn Charity Dinner hosted by the Bristol team. Uniting the wider Acorn team and external partners from across the regions, in 2021 the event raised almost £15,000. We donated £2,000 to ActionAid and the rest of the proceeds were split between the Nicola Corry Support Foundation, who help support families when a parent is suffering from cancer, and

One25, a Bristol women's charity who work with some of the city's most marginalised women.

Other notable events that have taken place include a beach blitz in support of the Great British Beach Clean, where some of the marketing team headed to Trecco Bay to complete a beach clean-up. As well as charity golf tournaments, 27 teams attended and raised £4,000 for Children's Hospice South West. Acorn Blue raised £195 and donated their lottery fund of £150 to purchase and send supplies to Ukraine, aiding the support of civilians and soldiers.

We have also had the pleasure of sponsoring the Bolingey Barbarians rugby club based in Penryn, Cornwall. The team support several local children’s charities through their matches. The club often raise money by different means, such as impressive raffles and auctions. As one of the proud sponsors of the club, we are delighted to have provided 44 pairs of shorts that have been offered to the players to purchase, with all proceeds raised for charity.

We are proud to say we are now supporting London-based Toshi Karate Club. Specialising in sport karate, the club offers students quality tuition from children aged 5 years old to adults. Making the sponsorship even more special, a dedicated mentor of the club is Alina Paun, who is part of Acorn’s finance team. We love to contribute to local sports teams where we can, in the past we have also sponsored community races, cycling events and even a professional surfer.
