EXPERIENCE...

A POOLE OF CHARM As well as the bustling quayside and historic old town, Poole is well known for being home to Europe’s largest natural harbour and award-winning beaches, including Sandbanks. The beauty of the ocean can be admired directly from Harbour Lofts as well as from many of the nearby charming cafÊs, restaurants and bars. Enjoy watching the ships, fishing boats and luxury Sunseeker yachts leave the harbour from your home. Occupying the ground floor of Harbour Lofts is the newly located and locally renowned Guildhall Restaurant, which boasts an award-winning menu and fabulous service.

BEYOND THE SEA Away from the quayside there is much more on offer in Poole. The traditional High Street has a number of popular shops alongside independent retailers while Poole Quay itself has an eclectic mix of cafes, gift shops and museums. The Lighthouse is a 15 minute walk from the development and is the largest arts centre outside London. Boasting a symphonic concert hall, two theatres, an independent cinema, art galleries and function room spaces, you can enjoy an extraordinary mix of art forms.

EXPLORE THIS...

UNRIVALLED LOCATION The beauty of this part of the world is found in the amazing variety offered by countryside and coastline. Dorset is truly a county of contrasts as the Jurassic coastline stretches from the gently shelving sandy beach at Swanage due south of Poole, stretching west to the picturesque seaside town of Sidmouth nestled beneath majestic red cliffs and glorious green hills. Inbetween, you’ll find the iconic Durdle Door sitting at the foot of the Purbeck Hills, the power of Chesil Beach and further ancient seaside towns and villages.

COASTA L T R A I LS Explore by bike, with miles of fabulous trails along the coast or join up with the National Cycle Network which stretches along most of the south coast. Climb to the top of one of Dorset’s Iron Age hill forts such as Dudsbury Pilsden Pen or Woolsbarrow and reward your effort with breathtaking views.

AWARD-WINNING BEACHES There is a fantastic playground of beaches in this area as warm golden sands combine with cool, clear water. The impressive stretch of coastline has won many awards for high standards of cleanliness with Sandbanks Beach gaining more Blue Flags than any other UK beach resort, justifying its renowned status as one of the most exclusive beaches in the world. Meanwhile the Victorian seaside resort of Bournemouth is just a short drive and considered the best beach in the UK as well as offering numerous facilities and attractions.

COUNTRYSIDE CHARMS Inland there is plenty to admire nearby in the countryside. Dorset’s towns and villages mix a contemporary fusion of old and new - none more so than at a transformed Dorchester and the impressive Prince Charles project at Poundbury, the ultimate traditionalist model village with unexpected charm.

OUR VISION FOR...

WATERFRONT LIVING Located in a prominent position in the Poole Town Centre Conservation Area, a high-standard of design was essential in order to complement the surrounding environment and add to the richness and character of this waterfront location. The resulting design is heavily influenced by the traditional forms of the 19th century quayside warehouses however; it was also a key design driver that the building remained modern and contemporary. This has been achieved by carefully marrying traditional forms with modern building methods and materials. Generous floor to ceiling super-insulating triple glazed windows provide extensive views across Poole Harbour and to the panorama of the Purbeck Hills beyond. Balconies and terraces provide the opportunity to take in sun throughout the day and admire the glorious views. Zinc roofing and a slimline composite window system have been used to provide a sleek and contemporary architectural appearance. These modern materials are complemented by the use of traditional brickwork that integrates into the historic quayside frontage.

Laurence Bowen

The building as a whole has been designed to have low energy use. The windows, wall and roof, are all thermally highly efficient with a high standard of insulation and supported by an environmentally friendly heating system that recycles warmth from the air being extracted from the building. The penthouses provide a sense of loft living with double height open plan spaces that lead to mezzanine areas within the roof space creating a light and airy living environment. Harbour Lofts provides a unique opportunity to live in a traditional harbourside home which is packed full of modern detailing and finishes and designed to the highest standards.
