From the Director’s desk. common mistakes WHEN LISTING YOUR HOME. Selling a home is a strategic process. It requires thought and planning and without this, sellers can make some simple mistakes that can waste their time and money. The four most common mistakes made by sellers include:

Choosing an agent out of the local area

It’s common for people to choose an agent based upon a recommendation from family or friends, however the agent who sold Mum and Dad’s home in Baldivis may not be the best choice if your property is in Iluka. Generally a local agent can provide a higher level of service than a non-local agent. They know the area well, they are available to take buyers through the home at the drop of a hat, and they will have developed contact with buyers looking in the area.

Selecting the agent who suggests the highest selling price

Naturally people want to receive the highest possible return from the sale of their property, however the highest suggested price may not accurately reflect the market in their area and overpricing your home could actually reduce your profit. Houses with realistic prices generally sell within a reasonable timeframe. Overpriced houses deter buyers and you may be forced to reduce the price several times to attract attention. Buyers begin to wonder why the home is still on the market after a few months and why it is getting cheaper and cheaper. They may feel that there is something wrong with the property and choose not to consider it for purchase, so your property remains unsold for a longer period. To determine a realistic price, you should ask the agent to show you some recent sales results in your area, comparing the property with others of similar age and construction.

Making a decision based on the cheapest fee

It is only natural that people will be influenced by price, however you should select an agent based on the level of service to be provided. You should ask to see an activity schedule listing what the agent will do during the sale period. The level of activity will influence the fee charged.

Skimping on advertising

You can’t sell a secret! Successful selling depends on exposure – if you want to maximise your chances of selling your property in the shortest possible time and for the best possible price you need to tell people about it – and the more you do so the better. Buyers look at the internet, newspapers, magazines, signboards, and agents’ windows, so you need to develop a comprehensive program that will reach as many potential buyers as possible. The more marketing you do, the more buyers you will attract during those important first few weeks. As sellers generally contribute towards marketing costs you should also ask to have some input in the structure of the marketing campaign. You should work with your agent to determine an effective program that is within your budget.
