It's that time of year where agents are asked to predict the future for the market - what will happen in 2015, is it a good time to sell or is it better for buyers, will prices rise or fall? Following are our thoughts, based on current conditions. We are entering a normal market, with a slight bias towards buyers. Conditions are good for buyers at the moment and are likely to remain that way for some time. Interest rates are very low and the general forecast is that there will be no change until later in 2015. There has been talk of rate cuts early in the year, but at the moment the Reserve Bank has indicated this is unlikely. We have seen listings rise during the latter part of 2014 and they should remain at reasonable levels into 2015, ensuring an adequate supply of properties and keeping the pressure off prices. Even though interest rates will be low, buyers will remain price sensitive so setting an appropriate price is still important. Economic conditions are still generally favourable, so market confidence is reasonable, but a change, such as in interest rate rise (even though rates will still be exceptionally low) or a poor economic forecast will have an effect on the market. However, this is most likely to be a short term adjustment. Prices have remained fairly stable throughout the year and this will continue due the good supply of property and buyers' price sensitivity. Sellers don't need to panic though as the market is still moving well and will continue to do so, however they must have realistic expectations on price and the time it takes to sell. We have seen the use of auction grow within the ACTON Group and we expect this to continue into 2015 as more sellers realise the benefits of selling by auction, including a shorter time on market (on average). Trade up buyers will continue to drive the market. The market is cyclical and first homebuyers are now less active. We are seeing much more activity in the top end of the market and more multi-million dollar properties being listed and sold and this is expected to continue.

Areas of the market that were suffering a few years ago, such as Mandurah and the South West have also continued to show improvement over the last 12 months and this should continue into the New Year. In Mandurah in particular there will be a strong emphasis on the $400k to $600k price range and a return of interest in the value on offer in the Mandurah canal market by both Perth residents and overseas investors. One of the key things buyers and sellers need to remember is that one size does not fit all when it comes to the market. Stories of booming prices and property shortages in Sydney do not reflect the Perth market, and similarly what is happening in Cottesloe does not equate to what might be happening in Rockingham. Buyers and sellers are exposed to a wide range of information about the market, some of it is slightly out of date - what has happened rather than what is happening, some of it is highlighted in the media because it makes a good headline. The best advice we can offer is that buyers and sellers should speak to local agents to get a picture of what is happening now in their particular market and their price bracket.

Beware burglars
At the close of the year there were over 13,000 properties listed for sale, and while conditions have swung to slightly favour buyers, it is not a market where buyers can expect to grab a bargain by offering significantly below the asking price.
As we enjoy some time off over the festive season and New Year it is worth remembering that while we are relaxing criminals will be looking for opportunities – summer holidays are a prime time for crooks!
While sellers still need to price their properties realistically, or they will risk them remaining on the market longer, buyers are encouraged to make sure their first offer is reasonable. It might be tempting to think that as there are more properties on the market sellers will be grateful for any offer, but under current conditions most sellers are not desperate for a sale and can take their time and ignore below the market offers. Sellers have the right to review all offers and are also entitled to reject all offers. If they feel an offer is unrealistic, or even insulting, they may not want to negotiate at all and a buyer may miss out on a home as a result. It is also worth keeping in mind that other buyers may also be making offers on the property and if their offer is more attractive, you will miss out. A seller can consider all offers at the same time and can choose to negotiate with only one buyer. It their right to assume that any offer received from a buyer is their best, so to ensure you are not at a disadvantage you need to make your first offer your best. Ask the agent if any other offers are likely to be made and then work with them to make your offer as attractive as possible. Sometimes price isn’t the seller’s sole motivation, other factors can affect the situation. For example, the seller may be building a new home and may want a long settlement to allow time for the new house to be finished. Or they may be willing to rent the property from you until their new home is ready. A seller may also choose an offer based on its conditions. These can include whether the offer is cash, subject to finance, or subject to the sale of the buyer’s property. If the seller likes your offer in general, but is unhappy with one or two aspects, they may counter offer. Negotiations commence and continue until both parties are satisfied. Don’t make things easy for them. Be security conscious; take a back to basics approach that can help make your home less attractive to thieves. Know your neighbours. Statistics show many burglaries still occur through unlocked windows and doors. Breaking a window or door makes noise, so it’s not an attractive option for thieves. Keep windows and doors locked. Help your home look lived in by installing interior lamp timers. Leave a pair of shoes outside the front door and clothes on the line – it looks like someone is home. Don’t leave empty boxes out where people can see/find them - it advertises all your fantastic new gear, and also makes it easy for thieves to return or sell products in their original boxes. Don’t give burglars a place to hide, keep a clean line of sight from the street to your house by keeping trees and shrubs trimmed. And just in case the worst happens, ensure your contents insurance is up to date and adequately covers your belongings!
