From the Director’s desk. are you ready to sell your first home? Interest rates are low, houses are more affordable and many people are taking the opportunity to upgrade to a new home. If you are thinking about upgrading there are a few things you need to consider.

Should you sell your current home first?

You should put your property on the market as soon as you know you want to upgrade. Generally it is preferable to sell your current home first so that you have a more accurate idea of what you can afford to spend on a new home. Selling first doesn’t mean you will be left without a place to live if you don’t find your new home immediately. You can always ask for a longer settlement, or offer to rent the property back from the new owners. However, all is not lost if you find your dream home before your property sells. You may be able to arrange bridging finance, or ask for a longer settlement period to give you more time to sell.

Think about what you are going to need.

This may depend on your stage in life. For example if you are looking for a new home because you are starting a family ask yourself if you plan to stay in it for only a few years while the children are small and then upgrade again as they grow, or if you want something to take them from infants to adults. If you are thinking long term, genuinely think about how many bedrooms you want, what sort of family space will be necessary, will you have enough parking spaces when they grow up and buy cars, can you renovate if necessary, do you want to be near certain schools etc. If your children have grown and you are thinking of selling the family home for something smaller you may still want to consider how close you want to be to your family, if there is room for when relatives and grandchildren come to stay, are you near facilities that are important at your stage in life etc.

Expect additional costs.

If you were a first homebuyer you may have been exempt from stamp duty, however as an upgrader you will have to pay stamp duty on the purchase of your new home. You can find information on stamp duty rates at the Department of Finance; www.finance.wa.gov.au You will also face two sets of settlement fees - one for the house you are selling and one for the property you buy. There will also be commission for the sales agent and fees associated with setting up a new mortgage. Investigate these costs so you will not be surprised.

Should I keep my current home as investment?

This may be a reasonable idea, but there is still a lot to consider. Firstly can you afford to do this? Speak to a Property Manager to determine how much rent you are likely to receive to see if this will adequately cover the mortgage repayments.
