From the Director’s desk. DON’T RULE OUT THE UGLY DUCKLING. Being able to spot an “ugly duckling” – a property which presents badly, but has the potential to be great – is a fine art. When it comes to shopping for a new home, fantastic homes can often overlooked because they appear to be unkept, poorly decorated or fitted with outdated fixtures. At first it may seem like too much hard work, but the trick is to look past that and see the house in a new light after a few quick and minor updates.
Many homes can be transformed into beautiful, profitable swans, with just a little imagination and often a fresh, new paint job. It’s about seeing past what a property looks like in its current state, to what it could look like with a little TLC. The trick is to go for homes that are actually visually appealing, but they have ugly parts to them which can include anything cosmetic including gardens, carpets, paint and cabinetry. If you are a homeowner looking for a property and potentially a bargain, aim for home with “surface” problems only which can be quickly and simply rejuvenated, without great expense. Getting pest and building inspections done will flag up any major issues, like big plumbing or structural issues which you really want to avoid as they can be costly. Keep it simple and go for a property that can be updated without too much work. Before you make an offer, research how much work will need to be done along with the potential cost. More often than not, changing the paint colour or installing new, clean flooring can make a whole world of difference. Old-fashioned or overgrown gardens can also date a property, but with a few tweaks, they can give the property fantastic street appeal. In Rockingham we have many older areas and along with those suburbs, there are plenty of older homes to choose from. While they may appear dated and out of style visually, don’t be afraid to look past these flaws and imagine what it could really look like with your own personal touches.
