With rates at the lowest levels we've seen in decades there is now talk of when they will start to rise. This may happen soon, it may take months, and mortgage holders are wondering whether they should take advantage of the current low rates and fix their mortgages or wait and see what happens with the variable rates. Knowing where interest rates may go at any given time is a challenge for even the most educated economists, so deciding whether to fix or not is difficult. Both choices have their advantages and disadvantages. To help you decide what may best suit your particular situation, we have asked LoanCom Australia to review these options. Variable rates Having a variable rate loan will mean lower repayments when interest rates drop. Alternatively if rates increase, so do your repayments, and this is the risk you take. One of the great benefits of variable rate loans is their flexibility, allowing you to pay more than the required repayment and letting you make additional payments. So when rates fall you may choose to keep your monthly repayments the same, helping you pay off your loan sooner, and saving money over the life of the loan. Another benefit is that variable rate loans have nil or very low exit costs. Fixed rates A fixed rate loan fixes the rate for a set term, generally for one to five years. Some lenders do offer longer terms but these are limited. The lenders will tend to tier the rate for a specific term - a one year fixed term rate will generally be different to the rate offered for a five year fixed term and different again for a three year fixed term. The advantage is the interest rate will not change and therefore neither will the repayment amount during the agreed term. This means you know exactly what your repayments will be, and regardless of where interest rates may rise to, you are unaffected during the specified term. This is a great benefit to people on a strict budget.

The downside to this is when interest rates drop, your repayments will remain the same. So if rates drop below the interest rate at which you’ve fixed your loan, your repayments would be higher than they would have been if you had a taken a variable rate loan. Other significant downsides to a fixed rate loan are that if you wish to change or payout the loan before the end of the specified term substantial costs can be incurred. Also some lenders do not accept any extra repayments at all during the specified term, and some set a limit (say $25,000 pa) to the amount of extra repayments allowed. Split loans There is another option and that is to split your loan and put a portion into fixed and the other portion into a variable rate loan, then if rates move down you benefit from the lower rate on the variable portion, but your fixed portion repayment remains the same, however if they go up you have the security of no increase on the repayments on the fixed rate portion, but unfortunately a higher variable rate means higher repayments on the variable portion. It is not perfect, but it may be a compromise that suits you.

Another attempt at fraud Improved ID checks and vigilance by agents, property managers and conveyancers are having an impact on property fraud, however it appears that the scammers are trying yet another angle. A conveyancer recently prevented another attempted property fraud. In this instance the seller was acting for himself and was contacted by a potential buyer who asked for the seller's banking details in order to send a deposit via electronic transfer. Aware of other fraud attempts, the seller became concerned as the buyer already had a copy of his name and signature from the offer and acceptance form and instead requested a cheque be sent. The buyer sent a cheque to the seller's conveyancer, however the cheque was not in the buyer's name, was for an amount greater than the purchase price and came in an envelope from Nigeria. Alarm bells rang and the matter was referred to the Western Australian police. The investigation showed that the cheque was counterfeit and the same cheque details had also been used in a previous scam attempt in the United Kingdom. Sellers need to be aware of this overpayment ploy. It is very common, with a seller (or landlord) receiving a generous offer from a potential buyer (or tenant) and, if accepted, the fraudster sends a cheque for more money than the agreed price. An excuse for the overpayment usually follows - for example, the extra money was to cover fees - and the fraudster then asks the seller to refund the excess amount, usually through online banking or wire transfer, hoping the seller will do this before they discover the cheque has bounced. Remember - if it sounds too good to be true, it probably is! While conveyancers and agents will continue to undertake stringent ID checks, we urge you to also be vigilant, and to protect your identity, particularly if you are arranging a sale while you are overseas or are contacted by an overseas buyer.
