THE CONSTRUCTION LOAN PROCESS Financing your new construction home can be easy with AFS. Here’s how...

PHASE 1

PLANNING YOUR PROJECT & BUDGET :::

Complete a construction finance application at your local Adair Homes branch or online at www.alliancefs.net for a pre-qualification amount so you can start planning and budgeting.

Upon acceptance, we will mail you the construction loan package which includes a pre-qualification letter.

:::

Sign the loan package documents and return required financial documentation to AFS.

:::

After review of your credit, income and assets, you will be pre-approved.

:::

You can now begin the process of finding land to build your dream home on, if not already owned.

PHASE 2 MANAGING THE DETAILS :::

Provide a fully executed purchase and sale agreement with a minimum 90-day close of escrow which includes a 30-day feasibility period.

:::

Meet with your local Adair Homes Pro Team member to finalize your home order, schedule site inspection, and clarify any questions regarding site development costs & feasibility.

:::

If a well is needed on the property, please contact your AFS loan officer for details. The construction loan cannot fund without a viable water source.

:::

Adair homes will provide all required documentation, including approved and signed home order to facilitate ordering the home appraisal. AFS cannot order the home appraisal until all documentation is provide by Adair Homes.

Supply AFS finalized site development costs and written bids.

PHASE 3 PREPARING FOR CONSTRUCTION :::

Upon receipt of your appraisal our team will review the report, site development costs and written bids to ensure the proposed project is ready for lender approval.

We will submit loan documents to our lender for final review.

:::

Now that your loan has been approved, we will order the loan documents and have them sent to escrow.

:::

We will help coordinate your loan closing.

:::

Our team will contact you when your loan funds.

Near the completion of your home, Alliance Financial Services will contact you to begin your next step: Permanent Financing.

PHASE 4 FINALIZING YOUR PERMANENT FINANCING :::

During course of construction, your Permanent Financing Specialist will be checking in with you to answer any questions you may have regarding permanent financing.

When your home is near completion, your Permanent Financing Specialist will discuss various financing options with you.

:::

After agreed upon terms and review of credit, we will mail your permanent loan package to you.

:::

Sign the loan package documents and return required documentation to your personal AFS Permanent Financing Specialist.

:::

After review of your income and assets, we are ready to order the appraisal and submit your loan to our lender for approval and closing.
