Redefinition of the urban fabric, Hradec Králové Novotný & Koňata & Zmek studio, 2019

The assignment of the diploma project is the design of a new city district surrounding the northern part of a city ring road. This road is currently oversaturated with traffic, which creates a barrier in the wider centre. In near future, when the motorways and bypasses are finished, the transit traffic will leave the city centre to residents only. The project explores the possibilities of transforming the city ring road into a boulevard surrounded by a dense urban fabric. In the specific context of Hradec Králové the project reflects the recent problems of all major Czech cities. Hradec Králové is a city that is famous for it‘s urban plan and distinct architecture of the interwar era. The basic diagram of the plan consists of two city ring roads, one surrounds the historical centre, the other was meant to be a boulevard, around which the city grew further from the centre. This idea has never been fully implemented and the second city ring road became a traffic barrier. The northen part of the road is now an inner periphery. The city suffers from ever growing rent and apartment prices which results in pupulation decline while the suburbs grow larger. The ring roads are oversaturated with traffic. The city has no vision of the future and develops chaotically.

Currently this part of the city is more of an inner periphery filled with shopping malls, fast food bistros and of course parking lots. It is a neglected area defined by traffic, accessible via traffic and not suitable for pedestrians. It has the character of a motorway rest area despite being in the vicinity of the historical centre.


The basic concept of the new district can be described by four simple approaches A/ to transform the city ring road into a boulevard B/ to connect existing, slightly isolated city districts C/ to create typologically diverse district D/ to review the existing buildings and decide what is worth preserving and what can be demolished

The new city district is defined by a new street network which follows the concept of ring roads and radials. In the northern part I propose a new train station of a local importance. Proposed urban fabric varies based on the distance to the ring road which is surrounded by firm city blocks. On the opposite side there are residential buildings surrounded by gardens. The whole fabric can be seen as a gradient between these two extremities. This approach led to creating a typologically diverse neighbourhood. In the focus of the district there is a square of local importance. Primary school, cultural centre and residential buildings surround it. A stream flows diagonally across the district surrounded by a park.



One of the parts of the project were two plans in the 1:1250 scale. The ground floor and a common floor which describe the whole district in a detailed zoomed in view. The purpose was to show the characters of the individual building types, the spaces they create and how the whole organism works. The plan was necessary to show which spaces were private, semiprivate or public. Where the entrances are and how the more complicated buildings work. One example is a building that works as a depo of the public transport company on the ground floor but on the upper floors serves as a municipal rental housing.

Manual for the city centre of Kutná Hora Novotný & Koňata & Zmek studio, 2018

The work is a reaction on the urban sprawl consuming the landscape while the city centre loses its inhabitants. The aim is to propose an alternative to the suburbs by creating new housing capacity right in the centre of UNESCO world heritage protected city suffering from mass tourism. The intention was to come up with a way of integrating new urban layer inside the existing city. The first step was to find gaps in the urban structure which could be filled with new houses without handicapping the existing buildings. These new houses should articulate the public space and create a lively environment for the locals and newcomers. The historical city should never stagnate for it would become a grotesque decoration preserved for tourist‘s eyes only. The aim was to try to keep locals in the city centre via means of architecture and articulation of public spaces. The whole masterplan dealt with creating alternative paths that could disperse the masses of tourists. The outcome was a manual regulating the shape, volume and use of the new buildings. Rules were defined so the growth is cultivated. The rules are not too strict so the architects have a certain freedom of expression while preserving the genius loci of Kutná Hora.

case study of articulating a public space




Břevnov housing

Kuzemenský & Kunarová studio, 2017 nominated for olověný dušan prize Our task was to design a housing complex in upper Břevnov where various urban structures meet. Fragmented city fabric, which offers little to no clues on how to grasp it, is represented by the mixture of neglected garages covering the plot. The place is characterised by its complex morphology, certain remoteness and calmness. The most important component on the site is the wall that surrounds the orchard of the nearby monastery. Looking over the wall you can see a wide panoramatic view. My design consists of five houses descending the gentle slope and gradually getting smaller towards East. The scale of identical facades oriented to the street is derived from the adjacent villa. The mass on the other side descend towards the orchard, creating a terraced volume, so that from the monastery garden you can see the short facades receding as the houses rise higher. As an interconnection of the complex there are passageways cut into the ground floors of the first four houses, from which you can access duplex apartments. The remaining part of the structure consists of standard apartments. The houses are surrounded by a shared garden.

On the surface: to connect the square with a park by means of creating slope instead of solid wall. Under the ground: Get rid of everything redundant. Take down advertising light boards, remove free standing sales stands taking up space and find sufficient spaces that are currently unused instead, cleaning the underground space. Create a new passageway connecting the vestibule with river bank promenade. Exhibit the piping system, cable works, sewerage system. To let people see what is hidden beneath their feet. To show them the concealed infrastructure that keeps the city alive.

Moomin museum

Tampere University of Technology, visiting prof. Klaske Havik (TU Delft), 2017 A new building emerged on Tampere‘s koski banks. A simple volume fitted between factories, rapids and an urban square. The buildings‘ pale colour contrasts with the dark red factories. As you walk around it you pass great openings, blind brick wall and perforated wall you can see through. Once you enter this solid block you find yourself in a whole different world. First you see the lobby and then a void with a main staircase that is lit form above with daylight. It takes you up to learning centre and exhibition spaces. Sometimes you are surrounded by darkness, sometimes there is light coming from unexpected places, sometimes you find yourself looking out of a grand window, watching over the square or the skyline. As you continue walking, you pass spaces that are intimate, then you walk in a double height space, and then you are surrounded by walls in a tight space again. The light changes, the spaces flow into one another. It‘s a solid world of flowing motion. Once you are on the topmost floor you are in an empty large space flooded by light coming from above.

Rozárka viewpoint

cooperation with David Poloch, 2nd place in competition, 2016 Rozárka is a very significant morphological element in the otherwise flat region around Labe river, from which you can clearly see the historical city centre of Hradec Králové, surrounding residential areas and parks around them. In our proposal the platform on top of the hill becomes an auditorium. On the edge of the slope there is a lookout bridge, focusing the view towards the city centre and beyond. The black wooden structure is accessible from a picnic meadow with several barbecue spots. All around there is a recreational meadow for sports or simply hanging out. Second building we designed is a children’s playground which uses the same design as the lookout bridge. The wooden structure also contains a kiosk and is surrounded by concrete tables and benches. The viewing platform is accessible from the park below via straight, stepped path or via ondulating footpaths that lead you to three clearings. Each one of them has its specific atmosphere but all of them are meant to be meditative spaces.

Klatovy bathhouse

Novotný & Koňata & Zmek studio, 2016 To fill in the city layout, to find its problems and flaws and come up with suitable solution. To improve a city that became damaged during recent years. I propose a bathhouse near the city centre right behind the medieval fortification. It is a place that now serves as a parking lot and takes away public space from pedestrians. In my design the nearby park floods the parking lot, enlarging the city greenery and therefore the space for pedestrians. The city wall no longer divides spaces of different character but rather becomes an artefact in a park. The bathhouse itself is situated underground so it doesn’t block the view of the wall and the city skyline. It is defined by zig-zag path that dodges fortification tower and cuts through the sloping lot. A monolith emerges above the ground, letting people know there’s something hidden beneath.

Hřebenka housing

NovotnĂ˝ & KoĹˆata & Zmek studio, 2015 The task was to replace delapidated hotel situated in a garden city suburb on a sloping side near the city centre of Prague. We had to evaluate the potential of the site and come up with a suitable programme. I propose a housing cluster consisting of overlapping volumes seated on huge terraces. Articulation of volumes creates a variety of shared spaces. The roof of a lower volume is a terrace of an upper one. Passages between separate houses leading to patios are partly sheltered by overlapping volumes. Patios are accessible via stairs leading to the uppermost part of the site where there is a garden. A cluster consists of utility facilities, common room and several multi level flats varying in size.

Industrial trail

workshop in Tanvald, cooperation with David Poloch & Magdaléna Přečková, 2015 The workshop in a little city of Tanvald mainly dealt with the absence of well articulated public space, as there is no square in the city. The main focus was on wast parking area in the city centre near the abandoned textile factories. Our task was to examine the oppurtunities and to design appropriate public space. Our design reflected several aspects. The city is situated in a valley created by swift river and is therefore linear in character. Also it is deeply connected with its industrial past. We propose a new cyclo turist route leading along the river connecting cities that share the industrial history. The path leads tourists through the complex of buildings of the textile factory. On the river banks we create a new public space with a former cotton warehouse in the focus which we propose to convert into a farmers market. The regulated river banks are transformed into gentle slopes. Part of the former car park is shaped into stepped amphitheatre-like structure for people to rest on and to appreciate their heritage.

Holešovice apartment building Kordovský studio, 2014

The Northern side of Holešovice district has been a neglected area for a long time but it has a great potential. Situated by the river bank in a calm part of the quarter it is a suitable place for dwelling. The newly designed volume reflects both the old buildings from 1920’s and the new ones form early 2000’s. It is a single block, from which several prisms are cut off, creating balconies and terraces. Therefore the floor layouts are constantly changing through out the building. Bedrooms are situated to the north where the river flows whereas living rooms are facing south, overlooking large garden. On the ground floor there is a reception room and a common room from which the garden is accesible. The facade is cladded with grey bricks, the upper floors are cladded with copper sheeting, also the windows are framed with it. The chosen materials refer to the industrial past of the city district.
