LAKE WHITINGHAM - HARRIMAN RESERVOIR

A true hidden gem, Lake Whitingham, as locals call it, is a pristine lake that isn’t widely known. It is a 13 mile long reservoir that is completely public access, with boat launches, beaches, and truly unique serenity. WHAT TO KNOW WHEN BUYING:

You should know that agents represent the seller in all transactions unless you have a Buyer Broker Representation Agreement signed with that agent.

Unlike some states that have an offer sheet, followed by attorney review and then a contract, in Vermont when you sign an offer, that is the Purchase and Sale contract. Once a seller countersigns you have a fully binding agreement. Agents use standard forms provided by the state for this, as well as any contingencies such as inspection, attorney review, furnishings, etc, which would all be signed and agreed upon at the same time as the contract.

There is a 1.45% purchase tax when buying a second home in Vermont. This is called the property transfer tax and is paid by the Buyer.

You will need a Vermont licensed attorney to do the title work and handle the closing for you.

Most prepaid items such as taxes, homeowner fees, or fuel, would be prorated at the time of closing. Your attorney would confirm final numbers with you ahead of time.

There is generally a walkthrough on or near the closing date to confirm the condition prior to the official signing of transfer documents.

WHAT TO KNOW WHEN SELLING:

When you sell a second home in Vermont, you will pay a state tax on any gain. This is called Vermont Withholding and is in essence your state capital gains tax. In this case you would also typically pay Federal capital gains.

If you subdivide land and make a profit, there is a graduated tax called Land Gains. This is no longer applicable for any property resale other than new subdivision.

You will need a Vermont licensed attorney to do the title work and handle the closing for you.

If you are selling a property with common interest, such as a condo or home in an association, you will be required to provide the common interest documents, called the resale package, for the buyer to review. This is a state required contingency.

All single family dwellings must have the required number of photoelectric Smoke and CO detectors at time of closing.
