Adhearing to the concerned aim and design considerations, segregated the site area into 4 zones; Medium density housing, commercial, service and public spaces. Designed a honeycomb geometry for clusters, bringing coutryards into the place Gave a priyority to create series of frontyards and backyards that holds up the society in a certain pattern, on basis of which pathways are laid, giving rise to walk through clusters, those serve as frontyards, leaving clusters of backyards a certain level of privacy to perform outdoor domestic activities. Further creating hierarchy in the pathways, leading them to wide primary roads, dividing different zones with vehicular movement, secondary roads connecting frontyards, just pedestrian. And tertiary roads that connects all the backyards. Edges of the site respond to the immediate and regional context, in order to serve public facilities like school for community and nearby childern, Bus stop at the main road, Dhobi ghat near the water body, etc. Coming up with the basic grid of 3m x 3m, for house units, developed 3 typologies of houses catagorised by location of incremented space situated in the house. - Ground floor typology, Median floor typology, Top floor typology. Each of the types carry a different nature of space that has varied scope of utilisation. With these 3 typologies keeping incremental space as the variable factor, choosing workable permutations and combinations, developed 5 variations in floor plans, achieving workable incrementality. So, each unit of 5 storey cluster comes with all the 5 variations of house units of which 1-2 floor and 4-5 floor has 8 no of houses and the 3rd floor has 3 house units. Deviced an unique construction technology inspired on the lines of ancient technique in Himachal pradesh called “Kath Khuni�. Innovated in terms of usage of materials available in the given content, where the walls are replaced from conventional concrete masonary to Reversable dry waste assembly with steel sections, giving rise to 20mm, 45mm, thin internal walls and 250mm thick external wall. This technique has a breakthrough in cost cutting in a metropolitian like Mumbai, where the availability of construction waste is at peak, with lesser demand forits utility, where the cost of the building per square feet came up to Rs 886.5/- only.
