ADERA PARTNERSHIP PROGRAM By Kevin Mahon Since 1991, Adera has heavily relied on our Partnership Program as a genuine cornerstone of our business model. This concept is quite straightforward: when a consultant, trade, or supplier completes two projects with Adera and is formally indoctrinated into our program as a partner, in all future projects where they work with us and collaborate in the refinement of our design, construction, marketing and financial processes, they receive a commitment from Adera to receive a percentage of our annual work in exchange. We hold in high esteem all partners who excel in effective communication, embrace change, provide timely and innovative feedback, deliver top-notch quality, and relentlessly pursue excellence. Those partners who are part of our program have played a pivotal role in helping Adera ascend to a position of leadership in our industry. We’ve also enjoyed building meaningful, mutual relationships with these same partners along the way. Throughout the year, we host various targeted partner events, including Adera Day, the Ken Mahon Adera Charity Golf Tournament, and this year, the Adera/MacDonald/Britannia Beach Gran Fondo Team sponsorship, amongst others. We want to express our heartfelt gratitude for your continuous support over the years. PARTNER APPRECIATION EVENT Thanks for attending our annual Partner Appreciation Event! We had a great function. It was great to see you all at the Delta Marriot Hotel in Burnaby. Hilal Asaf from the BCCA’s Apprenticeship Services team joined us with a brief presentation on how trades can gain up to $40,000 by registering employees in a Level 1 apprenticeship course. PEOPLE | HOMES | COMMUNITIES By Eric Andreasen “Our people are our superpower.” People are what makes Adera tick. Our people include you, our trusted trades, consultants, our customers, and also employees. Our people appear everywhere that Adera does. That includes the envisioning, the production, and the occupancy of our homes as well as the communities of which they are a part. Sustaining our people, our homes, and our communities is critical to the overall health of our organization. Adera Cares is the label for Adera’s commitment to sustainability which directly identifies our people, homes, and communities. Adera has been a leader in sustainable practises for years and has worked hard to foster leading sustainable practises for all of the distinct components that fall under Adera Cares. In fact it is engrained into our Vision as one of the core pillars where it references our people as our superpower. The incredible Summer of ’23 fittingly finished with a monumental bang for many of our people who had the good fortune to experience the 2023 RBC Whistler Gran Fondo. The Whistler Gran Fondo is an epic 122 kilometer cycling road ride from Stanley Park to Whistler with 2,136 meters of cumulative vertical climb along the way. There were also another 2 iterations of the Whistler Fondo, the Medio and the Forte, 55 kilometers and 152 kilometers respectively. The Sea-to-Sky highway has largely closed, or at least heavily regulated down to a single alternating lane throughout the duration of the race. There are 5 Aid Stations along the way where riders can stop for rest, bio-break, medical, mechanical, or food energy services. Macdonald Communities and Adera were major prominent sponsors of the event. Being partners at Britannia Beach, the combined sponsorships provided for an Aid Station at Britannia Beach’s newly asphalted village parking plaza and water bottles for each and every registered rider. Adera also had major communication rolls for the promotion of the event. Furthermore, Adera provided numerous volunteers for the Aid Station, the Velospoke event for all registrants at the Convention Center, and Adera organized and footed a team of riders from all our own people, again including employees, partners, consultants and trades. There were even new owners from Britannia Beach (again, our people) that volunteered to help at the Aid Station. It was truly a magical spectacle for all that were involved. The day was perfect from the first rays of sunlight in Stanley Park to the waning glow falling over the finish line parties at the Olympic Plaza in Whistler. At Britannia Beach, the energy built as the Aid Station was set up
and outfitted to handle over 5,700 athletes roaring through looking for whatever energy and electrolytic agents they could consume to power them through the next leg of the experience. Britannia Beach was in breathtaking form as she steadied for the tidal wave of cyclists about to descend on her for fueling the balance of the trip. There was nothing but spectacular scenery, an idyllic heritage village with sparkling new executive homes, fresh sea-air, and SMILES! The volunteers from Adera made waffles laden with fruit, syrup, and gobs of whipping cream tipping the scales of calories in favour of the riders. While the first few elites were after times, and only blew through Britannia without stopping, it didn’t take long for the balance to start pulling in and making Britannia a significant part of their riding experience. With a bit of a bathroom break, a quick rest, and a recharge of liquids and carbohydrates, they all remounted their twowheeled steeds and roared off up the remainder of the Sea-to-Sky! By 11:00 am, the entire pack had passed and the Aid Station was quickly dismantled. Most of the Adera team relocated to the Britannia Beach Presentation Center to continue the day with a Building Community Event for the new owners and residents of Britannia Beach. Adera hosts a Building Community Event for new owners once new homes are occupied to help the Community get to know each other making the community safer and connecting like individuals. On the day of the Gran Fondo, it was also an opportunity to have any of the some 10,000 travelers up and down the highway get a chance to learn about Britannia Beach. Adera was able to give away a special print from well-known Whistler artist Kate Zessel who had been commissioned to create custom art for the Britannia Beach village. The day was simply ethereal. While it was a lot of hard work and energy for everyone involved, the extra effort translated, as it always does, into an enriched experience with a much deeper connection and meaningful memories. In the end, this event was the sustainable culmination of our people from riders to volunteers, to our homes built and occupied by our people, and the community of Britannia Beach, a closer and more vibrant community tied together a little better by Adera’s commitment to the Gran Fondo and to include Britannia Beach in the experience. 30TH ADERA KEN MAHON CHARITY GOLF TOURNAMENT By Dave Thornton This year’s tournament marked the 30th anniversary of our charity tournament. Held under a sunny sky at Country Meadows Golf Club in Richmond, the day was full of golf, prizes, fun, comradery, and charity fundraising. With the generous donations from partner trades, suppliers and consultants, as well as the help from many Adera volunteers, the tournament raised over $90,000. This will go a long way to helping children’s charities supported by the Adera Foundation Society. •
This year’s champion team was Andreas, Wyatt, James, and Daniel from Geopacific.

The Harrigan Rentals putting contest was won by Corey from Nightingale Electric who donated it back to charity.

The 50/50 draw was won by Zaira who donated it back to charity.

The Frank Wanka Trophy for auction biggest spender went to Dave Atewal from DSM.
Thank you to everyone that participated and helped out. It was a terrific and fitting way to celebrate our 30th tournament.

SÕL Coquitlam, BC CONDOS SÕL is Adera’s Newest Mass Timber Community in West Coquitlam consisting of 1, 2, and 3 bedroom homes. The site team has lead SÕL to an excellent start and have not let up yet. Framing started in September, and our first CLT from Kalesnikoff will be lifted into place before the end of the month. Both cranes are now up, and excavation & shoring is now complete on the entire project. Our Platinum Partners Femo Construction and CIR Mechanical with Senior Partner Polar Electric have helped us keep this project within a couple of days of our original baseline schedule - that’s no small feat on what is turning out to be a very complicated parkade. The office team is working their way through the remaining tendering. Onsite the attention will shift to framing and getting the roof on.

BRITANNIA BEACH Britannia Beach, BC TOWNHOMES 73 modern townhomes on the shores of the Howe Sound, plus a safe, close-knit artisan village. The site team has almost completed delivering the remaining homes in Phase 1. The walk-throughs and handovers in the balance of Phase 1 went extremely well. Daryle Poon and Troy Lyons escorted our customers through their new homes and delivered a truly “Christmas Morning” experience. Our Partners, Macdonald Communities Limited, completed the asphalt of the commercial area in time for the GranFondo. Instantly the entire development looked close to completion. The first lift of asphalt will be complete on the entire project by the end of the month and attention will shift to Phase 2 completions in early 2024. The office team is providing excellent support to the site team.

PURA Surrey, BC CONDOS PURA is Surrey Central’s first wellness centered, mass timber community consisting of 1 to 2+ Den Urban Homes. The site team has the parkade moving along rapidly. The subtrade combination of Femo Construction, CIR Mechanical and Polar Electric are helping our team keep this one on track. The cranes are up for both buildings and the Pura team is pushing for a framing start of mid October and CLTs from Kalesnikoff before the end of the month. The race is on to get the roof on before the weather turns. Pura is a large site with lots going on, but thanks the site team working many late days, Pura, too, is on schedule. The office team is working on getting the remaining tendering done over the next couple of months.

ADERA CARES Right from day one, the founding fathers of Adera and their families, have been extremely generous with their time, skills and financial support for numerous charitable causes and community initiatives. That continues unabated and numerous not-for-profit organizations have been the benefactors of this powerful effort. What is even more impressive is that, along the way, there have been numerous employee-driven charitable efforts, organized and executed by the employees alone, that have benefited the communities we work in, or charities that are recognizable and important. The longest, and most recognizable is the Annual Ken Mahon Adera Golf Classic, that is over thirty years old! Last year it raised over $100,000 in a single day with 100% of the proceeds going to children’s charities. The Andrew Mahon Memorial Charitable Hockey
Tournament is in its eleventh year. Groups from Adera have donated time to help Stream Keeper Foundations through the Pacific Salmon Foundation, or to build, or repair, numerous mountain bike trails on the North Shore mountains, feed disadvantaged people in soup kitchens every year, or run for Prostate Cancer. At one time, Adera bought a portion of the Vancouver 86er’s soccer team, who are today known as the WhiteCaps, when they were struggling financially to keep the professional soccer team alive in BC, and for kids to aspire to be a part of such an organization in the future. The list goes on, and on. It’s a very significant part of the Adera culture.
WHAT IS FITWEL? Fitwel is a third-party certification system committed to enhance and support the wellbeing of its occupants and to support healthy communities. It focuses on the attributes of the building itself, and how the building affects the health and wellbeing of those who live there. Originally created by the US Centres for Disease Control (CDC) and operated by the Center for Active Design, Fitwel is based on 100+ years’ worth of evidence-based public health research and an analysis of over 7,000 research studies. It is currently in more than 50 countries with about 3,500 buildings registered.

Fitwel uses more than 75 evidence-based design and operational strategies categorized into 12 themes that drive best practices at the building level.
Adera’s 2025 Vision speaks to our commitment to sustainability through operational excellence, technology, and a commitment to innovation. Our use of Mass-Timber has been a notable commitment to sustainability in building materials and the implementation of the Energy Step Code in 2018 has provided a path toward the building’s energy efficiency.
Each strategy is associated with unique point allocations based on the strength of associated evidence and the demonstrated impact on occupant health. Strategies with stronger, multi-faceted impacts receive more points. STRATEGIES INCLUDE: •
Proximity to transit, grocery stores, playgrounds, and farmers markets

Walk Score and access to bike paths
•
Access to staircase that connects all floors with strategies to encourage its use
•
Implementation of acoustic measures
•
Inclusion of water bottle refilling stations
•
Use of occupant satisfaction surveys
We turned to Fitwel to look at the health of the building’s occupants, which was missing from the other sustainable initiatives within the building. Fitwel is one of the unique features in our buildings, setting us apart from our competitors, and has been resonating with purchasers at Pura and Sol, which are both on target to achieve Fitwel Certification with least one star (90-104 points).
