In September 2018, graduate students from the Program Design and Urban Ecologies at The New School in collaboration with Beyond Care Childcare Cooperative surveyed the neighborhood of Sunset Park, searching for vacant lots and buildings for future opportunities to provide an alternative model of cooperative housing for members of Beyond Care and the Latinx community. After collecting data on site, an ownership map was created. This map shows 72 vacant lots and buildings within the neighborhood that are for sale, these properties are owned by individuals, LLC´s and banks.

We collaborated with Housing Development Finance Lab at The New School to develop rough proformas for different set of programs. We found that by accomodating 6 families in a 8 unit multifamily house, a 30 year mortgage period would be the most efficient affordable housing for members of Beyond Care.

Sunset Park Cooperative Project was exhibited in “Inscriptions in relation: from colonial traces to plural expressions”, curated by Ruedi and Vera Baur from Civic City. The exhibition took place in February at France’s National Museum of the History of Immigration. The research report is currently being used by Housing Justice Lab at the new school to promote cooperative ownership of unoccupied multifamily units in sunset park for immigrant families.

Vision

Sandy Super Storm

“If y’all want to do some peacemaking, peacemake between the elderly, the older group and the younger group, because they need to talk. We [the elders] have the information, but y’all [the youth] have the resiliency as far as the physical, the possibilities. We have to be able to pass this on, but there’s some kind of disconnect there.”

Red Hook

Environmental Justice

The goal of the project was to strenghten the social resilience in disinvented neighbourhoods. Although state funds and resiliency efforts are channeled towards physical infrastructure post disaster, we encountered a broken social infrastructure through our conversations with the community partners. The toolkit aimed to restitch the broken bonds between young adults and parents, teachers and students, police and youth through an intentional dialogue tool.

“We need to have those conversations. Some of them are painful to talk about, you know, sexuality, gender preferences. But we have to find a way. If you want to be a real peacemaker, those are the places you gotta find peace. You have to find peace within your family, your community.”

IMPACT

The research method included analysing city data and interviews with youth organisers at the Red Hook Community Justice Center, Fifth Avenue Committe and Red Hook Farms challenges in dealing with the disinvestment and resiliency efforts in the community. A recurring challenge to build grassroot social resilience in Red Hook was miscommunication, misunderstandings and generational gap between baby boomers and millenials.

Hence to maximise impact with minimum intervention we designed a pedagological toolkit to be used by community youth organisers at Fifth Avenue Committe, based on the values of navaho principles of peacemaking.

Process

Goal Between 1990 to 2020 Mumbai delivered its housing solution for the informal selttlements by supporting free housing though private developer led housing production. This produced 1500 projects, as claimed by the slum rehabilitation authority. The project is an attempt at mapping state led housing production mania. Can we speculatie this state led slow displacement process of the low income setltlements? How do we learn to counter and develop combat strategies to empower people with their right to stay.

Role: Graduate student Team: Aditi Nair Collaboration: Janajagriti Mahiti Hamara Shehar Mumbai Time: MS DUE Thesis

In the wake of liberlisation, real estate explosion has triggered massive private investment in Mumbai. As real estate investment and it’s value rise it has severely endangered safe enclaves of self-made houses by low income and indegenous communities. The project aims to analyse macro cases of displacement, it’s relation to municipal governing units and super imposed global indices to problematize the development paradigm.

Graphic representing number of state provided free housing between 1990-2019 in each ward of mumbai. (Ward is a municipal governing unit, similar to council districts)

By documenting the state provided housing within each municipal unit in Mumbai, we were able to focus our attention on communities where there has been an over production of ‘free housing’ by the slum rehabilitation authority. The vast disparities between different projects inspired a series or workshops and documentations to inform hosuing rights in informal settlements of the neighbourhood.

Programing for the project is envisioned in three stages: 1.Assembling logics: Collecting grassroot narratives of housing access 2. Enhance representation: conducting workshops to enhancing the representation of margenalised communities in housing rights. These stages would help acheive the final goal of increasing homeowner agency in housing access

Self-redevelopment as a model for Mumbai’s housing crisis

27

Self-redevelopment as a model for Mumbai’s housing crisis Aditi Nair, Rohit Lahoti

Abstract Around nine percent of Mumbai city’s land possesses half the slum population. This glaring inequality is dominant at a socio-spatial level. The failure of government-incentivised market solutions to resolve the affordable housing crisis (like the Slum Rehabilitation Scheme and Pradhan Mantri Awas Yojna) is evident across Mumbai, except in a handful of projects. This research plans to investigate the lesser known examples in Mumbai, where communities have mobilised themselves to become housing providers, as a response to these market failures. A social innovation in itself, the process of Self Redevelopment involves communities coming together, registering themselves as a cooperative housing society, acquiring land and being at the forefront. Through a case by case analysis of scattered attempts of self-redevelopment in Mumbai, and a comparative analysis, we argue the presence and role of multiple stakeholders—like the State, private players, N G Os, activists, academicians, and certainly, the users—without whom this community-led execution shall be impossible. We hypothesise that, slum development/ redevelopment/ upgradation is successful only in places where users have been an integral part of the decision-making process.

Focus group discussions with minority groups

MESN had never worked in this area earlier , thus it was important to establish connection with the locals. MESN took up issues like solid waste management and clean campaign to reach out to the local community

In a neighborhood where socially community is divided between Shia and Sunni Muslims, where few self proclaimed leaders speak on behalf of the majority silent community, where women are not comfortable voicing their opinion in public, it was necessary to have focus group discussions separately with women, children, old people, young boys and girls, religious entities, NGOs working with in the locality, shop keepers to understand their needs and concerns.

This allowed MESN to understand ground reality and helped in building relation and trust with the local residents.

MAIN STREET Stronger neighborhoods in West Orange, just as the roads go up First Mountain to areas that were developed in the 1950s as suburban tract housing.

A illustration of the Orange Main street for Dr. Mindy Fullilove’s book project on Main Streets. The sketch is illustrated to show concepts of Box, Circle and Line around Main Streets in a city. I made a figure ground sketch of multiple neighbourhoods along the orange line, each with its own fabric.

Orange line is home to an extraordinarily beautiful set of churches.

The Orange Line is treated as disconnected pieces of street, defined by the breaks made by trains and highway, rather than as the major artery from the center of Newark that it really is.
