children in the future. “The residence works really well as an entertainers’ home, with plenty of external space on either of the decks to make the most of the morning and afternoon sun,” says Ty. The tall ceilings (reaching 3m in the main living area), open-plan interior and light-filled entry and hallway offer “a spacious and airy feel to what could have been a standard, dark space”, he adds. Not only does the design affect the overall feel of the interior, consideration was also given to creating a home that looks modern and provides the functional characteristics needed for the surrounding environment. Double-glazed windows, an insulation blanket underneath the iron roof, ceiling batts, high-density wall batts and underfloor batts all contribute to creating a cosy interior. Similarly, innovative James Hardie EasyLap and Scyon Stria cladding (in conjunction with cavity construction and insulation) provide an R-value (thermal resistance) of up to 3.4 for each wall (the CSIRO’s recommended R-value for this region is 1.5-2.0). “This home has been designed to maximise the solar gain of the site while maintaining privacy and style,” says Ty. “This home is very different from the conventional homes built in a residential family estate ... it has a bold impact from the street and offers a refreshing modern alternative. It aims to showcase the importance of clever design through both layout and aesthetics, as well as building design and construction methods in order to maximise affordability and overall value for the homeowner,” says Ty. The chosen building materials and aspect of the home have resulted in a comfortable, warm interior and a modern facade that maximise the efficiency, flow and liveability of the home. n the cool climate of northern Tasmania, a building’s design and construction is key to ensuring a comfortable and cosy interior. David Reid Homes, together with Turner Building Contractors, has built a contemporary residence that aims to demonstrate how future houses can be built without compromising on either aesthetics or functionality. In the town of Newnham, a new estate called The Green provided a blank canvas for David Reid Homes and Ty Turner to create something unique in the area. As the first to begin building on the block, the team wanted to “set a benchmark for what might be built around it”, says Ty. “The build was designed to showcase just what we could fit into a relatively small footprint ... to create a spacious, large-feeling home on a relatively small block.” With only 175m² available, a three-storey home comprising three bedrooms with built-in robes, two bathrooms, a European-style laundry, open-plan living/dining area, and a large galley-style kitchen leading to two separate entertainers decks was a huge achievement. When designing the home, Ty had a young professional couple in mind so plenty of entertainment space was provided, with extra bedrooms to accommodate
