Personal communication skills are essential to make sure that your building experience isn’t stressful. During construction you may be talking directly with the builder, or you may be dealing with a site supervisor. David Reid Homes Central West Cobey Byrne is the sole managing director of the David Reid Homes brand in Orange N.S.W. Cobey has lived in Orange his whole life and served out his apprenticeship with a large local building company, working with them for a few years afterwards. Tell us a bit about yourself, what inspired you to become a builder? Have you always had a passion for building homes?

I have wanted to be a builder since I was 10 years old, I think spending time on building sites with my father inspired me to be a builder. I developed an interest in making things, very early as a child and my passion has only increased since then. Later in life as a young man, I started my career alongside Philip as a custom home builder, and seeing our clients’ dreams and ideas come to reality through us is extremely satisfying.

The pre done client letters, specifications, plans, etc, also create a great starting point for us to alter to fit our local area, market and personal preferences when it comes to exact construction process.

What is it about David Reid Homes systems and resources that gives you an edge?

The systems i.e. BuildXact and HazardCo, give us a clear advantage over conventional scheduling and managing processes. Allowing us to manage quality and time lines of more jobs overall increasing our productivity as a company.

As a specialist luxury home builder, experience counts. What is the most important thing you have learned about satisfying and exceeding your customer’s expectations?

Communication is key when it comes to a satisfied client. Be honest about inclusions, allowances and time lines and if something delays the progress of their home build. Be upfront and tell them straight away. One thing I’ve learned is that clients that are in the dark about what’s happening are a lot more likely to be unsatisfied at the end. Educate and inform them at every opportunity. As I said before you must remember it’s not just another job to your client it’s their home maybe even their dream home. So, take care of them and they will sing your praises to everyone they know.

With so many uniquely designed homes tailored to people’s dreams, how do you guide your customers through the experience to make it all fit together in a successful project?

That’s a big question. A lot goes into custom design and construction. Again, we are honest and constantly educating our clients right from the first time we meet them, right up until we’ve handed them the keys and provided information on how we support them after they’ve moved in. I have letters and pamphlets telling our clients step by step what will be happening next all the way through the build. This combined with our drafts people, quality trades and suppliers all play their part in a successful build. Another important thing we do in Tamworth is every one of our clients get an interior design consultant during the approval stage, before we start on site and all the selections from the ground up and inside is signed off and presented as part of the documentation. This speeds up ordering and alleviates confusion about what allowances or products where included.

What is the most important advice that you would give to someone considering building their luxury dream home? I always tell people the first time we meet, and before even talking about ‘how much’. Make sure your builder is upfront and clear about inclusions, costs and timelines from the start. Make sure you are indeed comparing apples to apples. Also pick a builder you can trust and ‘get along’ with because building a new home especially a custom luxury home is a journey and you will want someone that you are compatible with to take that journey with you.

A Luxury Home Can you afford NOT to build one? why build a luxury home? There are lots of reasons that people want to build a luxury home. Some would say that it goes without even considering that everyone wants to live in a luxury home. So why don’t people do it more often? You sit down with the salesperson, you show the map and photographs of the block that you are so proud of and the salesperson says, “Yes of course we can build on that.” She doesn’t tell you that because your building site is fifty metres from the boundary and because you have a sloping block your building costs will be much higher. She doesn’t tell you that the fittings and accessories in the display home will cost many thousands of extra dollars over and above the prices that are shown in the catalogue. She doesn’t tell you that it may be difficult to get some subcontractors in your area or that it will cost more to get them there because you may be further out than where they would normally build. That is of course, unless you ask all these things. Many people who aren’t experienced in buying or building homes don’t know the correct questions to ask to get the full picture. 10 Step Building Process If you’re wondering what happens through each stage of the building process, here are the basic steps to completing your new home.

1.

Display Home or Office

Come and visit us at one of our stunning display homes or offices in your local area.

2.

Initial Design and Process Meeting

We visit your land with our Building Consultant to discuss and document your ideas, needs, house plans and budgets.

3.

Concept and Design of Your New Home

Design and briefing meetings are held with the designer. From these meetings your concept design and cost estimate is prepared, presented and amended if necessary.

4.

Decision to Accept Estimate and Plan Preparation

On acceptance of the estimate, your house plans will be prepared. Your selections are documented in the addendum to specification and your working drawings are prepared, presented and finalised.

5.

Contract Documents and Council Building Approval

A fixed Price Contract is prepared and presented to you for approval. Once you are satisfied, the contract documents, including the building contract, working drawings, addendum to specification and guarantee documentation are signed. We will prepare and lodge with Council the building consent application. We may also need to apply for resource consent for your build.

6.

Colour Selection/Finishes

Whilst your plans are in Council, you select the colours and finishes for your new home. Kitchen designers, landscape designers and colour consultants are available to assist you with your specific requirements.

7.

Construction and Project Management

Construction of your new home will commence soon after Council consented plans are received; at which stage a build start date is determined and an indicative time line presented. Progress payments will be required as per the contract. We will hold regular site meetings with you and you will receive weekly updates on the progress of the build.

8.

Quality Control

Once construction is completed, we will undertake final inspections and full quality control checks.

9.

Handover - Completion

On completion, we will clean your home and arrange for the final council inspection. You will be invited to come and inspect your new home with the Construction Manager. Once the home meets your approval, a David Reid Homes representative will meet you at your home to present you with the keys along with an information pack about the house and product warranties.

10. Moving In You can now move in and enjoy your new home. A David Reid representative will explain the maintenance period and conditions of your guarantee. As part of the follow up service, we will ask you to complete a client satisfaction survey.
