THE TOWER A new Concept for Luxury Living for private Villas situated on the very best site, with the very best views with all of the benefits of a large private Villa combined with the advantages of a hi-rise tower. The tower will be a remarkable and beautiful structure that will be celebrated globally upon completion and will set a new standard for the Corniche of Jeddah and the region as a whole. This 30 Storey, 180 metre high Skyvilla tower is to be built on the Corniche in Jeddah with views over the Red Sea, the Corniche itself, the city of Jeddah and beyond to the mountains that form a backdrop to the city. The Skyvilla tower is to be occupied by one family and will contain 4 Luxury Villas of 1,735m2 with extensive landscaped grounds of a further 1,256m2 giving a combined Villa area of 2991m2. The Villas will be 4 storeys each with a grand double height Reception Level and 2 floors of bedroom accommodation below a double height garden level with large cantilevered gardens and rooms at each floor creating visual drama and clear sky aspects. Below each Villa will be a dedicated plant area housed in a serviced structural transfer floor of 900m2. The structural design utilises these transfer floors to allow an entirely flexible plan to be designed for each Villa, making each one individual to the family’s particular taste and living requirements. Above the Villas from level 28 upwards there will be a communal family penthouse housing a reception, dining area, prayer room, gym, massage spa, sauna, swimming pool and landscaped gardens - all with the finest views. At Ground Level a dedicated formal family Reception Area and Lobby will lead to the express lifts that will serve the upper floors, together with associated service and staff areas and a loading bay and service elevator. Attached to this Reception above on the First Floor is a communal Meeting Area that can be used as function, gallery, dining and meeting space. Above this is placed a garden terrace level. The specific siting of the building on the Corniche and the examination of the current and potential neighbours has lead to the requirement to raise the first level of luxury accommodation at circa 15 storeys. This raises the first Villa above the immediate neighbour and avoids any visual intrusion. Between the 2nd Floor garden terrace and the first Villa, 4 storeys of bespoke gallery space will be provided to house the family’s extensive art collection as well as a 12m high planetarium. The gallery will be serviced by a dedicated plantroom floor below and at the roof level, will provide a hard landscaped sports and recreation area with childrens play facilities. A single storey Basement is provided for local parking of the Residents vehicles, services, secure storage and drivers waiting accommodation.

THE SUPPORT BUILDING Within the grounds of the Skyvilla is a dedicated support building which will house the staff, additional plant and fuel, staff parking, storage and any ancillary uses.


Design Considerations The extraordinary site on the Jeddah Corniche is also challenged by environmental conditions of extreme conditions sun, heat, wind, rain, sand and dust together with highly corrosive marine conditions. All of these challenges will require careful study to ensure the correct response is offered for a building of 180 metres high. Wind tunnel testing and carefully considered design responses will be required to ensure the provision of comfortable quiet and sustainable environmental conditions.

Site


Parking and Population The Villas are expected to house a total of no more than 28 Residents and private Parking will be provided for this amount. Additional Villa related Staff of 50 with 10 parking spaces which could be located at ground level and within the dedicated parking structure. An additional allowance is made for visitor parking of 12 spaces, making a total parking allowance of 50 Spaces.

Landscape External landscape around the site at Ground Floor Level will be of a high quality with water features, Japanese gardens and verdant planting. Landscaped areas will require a minimum of 300mm depth of irrigated soil for plants. At each level and particularly at the Garden Levels planting is extremely important and will provided as extensive planted areas. Large trees and plants will be located in positions agreed with the Structural Engineers.

Circulation RECEPTION & GALLERY: The reception and gallery building circulation is via 2 large panorama express glazed lifts located on the east side of the building. This can stop at every level and can be security controlled to control access to any floor. VILLAS:. The Villas will be accessed by two high speed express lifts operating from the ground floor of the tower. Internally, fully glazed private lifts will take residents between floors with an associated staircase providing foot access at each level. A large dedicated Service Elevator with a shaft of 3.5m x 3.5m services every floor. A service core through the entire tower provides emergency escape routes. Escape route positioning & distances of the Saudi Building Code have been consulted in the design. Further verification by Fire Specialists will be required to confirm conformity to NFPA Standards.

Design Details


Mechanical & Electrical The Tower communal areas and each Villa will be served from separate dedicated plant located beneath the Villa Reception Level. This local servicing is extremely efficient in terms of length of travel and usage only required to service smaller areas. A high performance Building Management System will be installed throughout, and a back-up diesel powered generator located within the support building. High efficiency LED lighting will be used where possible to reduce load and maximise luminaire lifespans.

Building Regulations and Fire An initial appraisal by the Fire Engineers has advised 2 full height protected fire escapes are required spaced apart by 1/3 of the floor area, which has been achieved. Escape stair widths from the Villas have been calculated as minimum of 1120mm. The building is automatically sprinklered in it’s entirety, and this leads to the fire rating to the structure as 3 hours.

Design Details


The Tower structure has been developed to maximise structural efficiency while maintaining a flexible design platform for the development of individual Villa typologies. The Podium & Gallery structure are critical in forming a solid base onto which the 5 ‘Ground Level’ transfer structure levels can be supported with clear separation between each one. The ‘Trussed-Core’ solution that has been designed is composed of 3 inter-dependant components: 01: An off-centre split core which houses all vertical service and circulation routes 02: A row of outrigger circular columns 03: A series of 3d & 2d diagonal bracing elements which brace the outrigger columns back to the Core & prevent lateral twisting

Structural Concept


Structure and Materials

The primary building structure core and columns are reinforced concrete with steel bracing. The external walls are reinforced concrete and curtain walling with large areas of double solar performance glazing and opening windows and doors.

Buildability

The structure is designed so that the RC core is constructed as a jump form with staging platforms created at each transfer level used to create the next transfer structure. This is a very efficient and fast-track construction technique. In addition the primary RC columns and floors are constructed prior to the steel composite bracing structure being installed. This technique will allow early completion of the lower floors and also a clear distinction between the Villas and their construction and fit-out.

SOMETIMES ENTIRE BUILDINGS ARE COVERED WITH TILES SPELLING SACRED NAMES LIKE THOSE OF GOD, MUHAMMAD AND ALI IN SQUARE KUFIC, A TECHNIQUE KNOWN AS BANNA’I.
